I rented at the complex located off of Raintree Drive, where the current leasing office is for 7 years until the current property management company took over.
The new owners and the current property management staff became the equivalent of dictators, in my opinion!
I had a preexisting lease agreement with the previous owner and management, and the current management company circumvented everything that it contained.
First came treating the existing tenants like they were "trash," in my opinion, emails threatening fines for normal services to
the apartments for no reason, other than to show a dictators grip.
Implementing new services/fees to increase profits. Things were implemented like picking up trash at your door, annoying due to inconsistency, and another way to fine tenants, while still paying for the city of Tyler trash fees on top of this. (City of Tyler trash service is who empties the dumpsters)
Second came other fees that exceeded existing fees for pest control, common area fees were added for a picnic table by the office and the mailbox area of all things! (I could understand fees for amenities and a picnic table and mailboxes doesn't qualify to me!)
Water/wastewater that were far more from the previous charges and not due to any increases from the city.
The final insult to injury was having to pay for my parking spot, after restriping was done and my parking spot became two very small ones. I could barely open my car door on the driver's side, not at all on the passenger side, because of a retaining wall about 3 foot tall. (See photo) My parking spot was directly outside my backyard gate, and management said it didn't matter if it was obviously the parking spot for my unit and it was never meant to be two, because of the retaining wall. (How much sense does this make?)
If I didn't pay for it, and for the adjacent spot, so that I would have enough room to open my passenger door, I would be forced into parking wherever I could find in the common parking area at the back of the complex.
(Extortion, in my opinion!)
The way to pay your bill was extremely confusing and vague, conflicts of what you owed from one part of the system to another and management often wasn't sure what you owed either, but you would be late anyway.
(I believe the term disorganized crooks applies.)
When I received my renewal at the late part of 2023, for my one bedroom apartment, I was quoted $1,050 a month plus all existing fees and new fees in the future.
The website showed that a new tenant could rent it for under $920 a month.
I asked why this was and the office manager and corporate would not explain why.
When I obviously decided not to renew my lease, no one wanted to do a walk through from the office management, and I was told that they couldn't do one until I was fully moved out.
(How extremely convenient, considering I was moving to the Austin/Hill country area, and they knew that 3 months in advance!) I, to this day, continue calling and trying to get my $300 deposit back in full or a majority portion, and no one will call me back or respond to my emails in any manner whatsoever!
Think about all of this before you commit yourself to a place that you will most likely regret greatly in many ways, obvious and hidden, and the likely stress and chaos from the beginning to the end!

I have finally received my deposit back in full!

This would have never occurred if not for people who read truthful reviews that are helpful for some and a hindrance for others.
I was asked to remove my review entirely by the property manager, upon receiving MY deposit.
Giving me the money doesn't change anything, including the fact that I will NEVER remove my review, because it provides useful information for everyone!!
(Too bad for the crooks and the elaborate lies to explain themselves!)
