Not a terrible hotel in terms of service, but the hotel itself and the surrounding environment are not satisfactory at all. If you want a 4-star hotel for a short stay and you value an affordable price, then this hotel will, I believe, be a good option. But if you value the extras, then consider again before coming.
Firstly, in terms of rooms, this is the first hotel in Italy we've stayed at that does not have any forms of electrical kettle, coffee / instant tea bags, sugar, etc. Nothing. Even some random 3-star hotels have these basic amenities in the rooms. Rooms are pretty small in size, despite being comfortable. What's good is that the air conditioning for us is working properly, and the hair dryer has great power.
Second, the service is, however, very good. The receptionist and the people working at the bar/restaurant are very professional and fast, while the housekeeping staff are very friendly as well, and our room is always very tidy when we return after a long day. That being said, 1 staff member in particular is less enthusiastic, but no problem with that.
Location is awful. In terms of convenience and connectivity, it is good, with bus stops and tram stops nearby. But around the hotel, there's almost no supermarket for groceries (which is helpful when staying for 5+ days). Almost no ice cream shops, gym, nice restaurants, whatsoever. Furthermore, it is near Pigneto, which will feel a bit unsafe late at night.
Additionally, I would like to comment on the facilities. The gym is closed for 3 days, and it says "renovation", which is inconvenient for those who want a workout. The breakfast is fantastic, but the dinner is truly disappointing. With grilled vegetables not grilled properly (some entirely burnt, some not cooked well, 100% not cooked to T), and the tiramisu containing water/liquid inside, perhaps meaning it is not homemade after all.
Despite all that, the hotel is not bad for a short stay. Just consider all these before booking it for a long, ~ 7 days Rome trip.
