If I could give them negative 5 stars, I totally would! I have been a Club Wyndham owner for over 20 years. I know the ins and outs of Club Wyndham and Wyndham Rewards. If you book a property with Wyndham Rewards, Extra Holidays will sell the unit you booked if they can (which they have for my last 2 vacations) and they will offer you a craphole resort in place of the unit you booked only hours prior to your trip. Ruined my anniversary last year and crushed my 16 year old son whom we were going to celebrate his birthday with 3 of his friends. Called to inform me that the 3 bedroom Presidential (Oceanfront) has been downgraded to a basic 2 bedroom deluxe unit probably across the street from the ocean. Called to complain, got hung up on 3 times. Pathetic excuse for a company and considered a Mickey Mouse operation. Don't do business with them!!!!!

Canceled our reservation 3 weeks before our trip. 5 families left scrambling. Whatever you do, go with someone else. Had to wait 20 minutes to get someone on the phone only to be hung up on. This happened multiple times. No help. You’re screwed.

I tried to change a date on my employee reservation. The first representative assured the changes were made without extra charges. I did not receive the booking confirmation so I call back and found out that I needed to pay the ongoing rate at the front desk upon my arrival. I tried to reverse it as it was in order to keep the discount benefit, the agent said it was not possible. I emailed management without any luck. Anyway, this department lacks of efficiency and clear management that lead to misinformation and wasted time.

This place is a total FRAUD. They'll take your money for prepaid reservation, cancel the morning of check in, offer you a totally unacceptable alternative option, then just give you a refund for what you paid. This is fraud to keep your prepaid reservation dollars, make interest on it, and then give you back only the original. When they cancel day of check in, finding alternative reservations elsewhere cost me $1350 more, and they said I just have to eat that. DO NOT BOOK THRU THEM! UPDATE: in line with this place being a scam, the owners reply to my post asking me to call goes to a disconnected number. The owner has my email, they can reach out if they'd like to try to rectify the situation

We arrived to check in to our 5 day 4 night trip with my daughter’s softball team to find out that my family of 5’s 2 bed 2 bath condo reservation has been bumped. We were the only one on the team that had to stay off property. Nobody had contacted us. We then spent an hour on hold with the “customer service” team which had one worker answering the phone at 6pm on a Monday evening to get relocated to a 1 bed, 1 bath accommodation 30 minutes away with $35/per day parking in Nashville traffic. I was promised a manager would call me the next day. No call. I called back. The next customer service representative told me that she submitted a ticket for the manager to call me back and it would be within 24-48 hours. I waited until the next day (48 hours from the first ticket submission) and called back. The next representative that answered told me it could take 72 hours and she submitted another ticket. I waited again next day (72 hours) no call back. I called again and spoke to the same rep who told me it wouldn’t do me any good to keep calling back. The supervisors do not work in the call center. She did offer to compensate with an additional stay through the company. I will never book with this company again and I hope that people will think twice before utilizing. The business practices are very unprofessional. In most companies, this type of customer service would be grounds for firing. I hope they realize they are impacting their customers on vacations that some only get once a year or once in a lifetime. I’m so very disappointed for my daughter who was looking forward to a fun week with her team and was not able to stay with them.

I sent the following email to Extra Holidays in March. I do not like to post negative reviews but after 6 months with no response, I believe it’s warranted: When we arrived and were told that they were full and they did not have a room for us, no one ever notified us or anything. The front desk handed me an 800 number to call and wait on hold for 25 minutes before someone answered, it was despicable. I then had to go break my daughter's heart on her birthday and no one on the phone even cared. This trip was planned for my 8 year olds birthday, she chose this over anything else, a party or presents or anything. Our family and friends also booked multiple rooms that were not cancelled. My daughter's birthday was completely ruined. I had to break her heart on her birthday, after traveling for hours, with a car full of decorations while her friends and family got to stay there and enjoy her birthday without her. There were no apologies or anything. Shame on your company for treating good people the way we were treated.

My family and I arrived at this location on 6.19 in the afternoon. We were excited about the trip because we had visited this location in the past and were a custom to the fun and amenities in the area. However, this time when we arrived, we were advised that our 3 bedroom unit was overbooked. They accommodated us with a 2 bedroom unit and 2 free nights. We were responsible for moving our selves into a new 3 bedroom unit around noon during the middle of our trip. When they made these accommodations we thought take the good with the bad. Thank you for the 2 free nights and we'll make the best of it. Fast forward to today. I am still fighting with Ocean Walk for the refund of our trip. We booked through Extra Holidays, the preferred method of booking by Ocean Walk. I called them to obtain a receipt of our stay; during the call, I pulled up the receipt and it showed we were charged for the 2 nights we were to have free. Extra Holiday said sorry, your account has no notifications of this agreement and they have no email from Ocean Walk discussing it. They instructed me to contact Ocean Walk to request a new email for the refund. I have spoke with a number of different people and managers at Ocean Walk stating they will do all they can to help. They all stated they see the notes in the system and will resend the appropriate emails. The refund should be processed in 10 business days. I have had no further communication since July 3rd despite my many emails and phone calls in an effort to obtain an update. At this point I am discussed. I have never posted a google review so this isn't the norm for me. These 2 organizations have clearly made a mistake; they are not standing by their word and apparently will not. I pray that you never receive the same treatment as we have. As for the future, my family will never stay at Ocean Walk Resort again, nor will I book through Extra Holidays.

Google
Extra Holidays scams owners. We put in all these points to rent for 3 or 4 days and they don't rent them all. We have had the on a 4 night we have given them rent out only 2 night. They say also they they did not increase the price for the room even though it was a holiday. They have done this for our Vegas and Hawaii rentals. It is truly 100% embarrassing the amount these checks we received from this company, how low they vs how many points we used to give them 3 and 4 nights to rent out. What a joke. Also they don't itemized the checks to show what everything breaks down to And you pay taxes on what they made no what you make. So if they took in $1200 and sent you a check for $290. Yep you pay tax on 1200. We are so totally done with this rip off. Also they are not helpful when you ask questions about any of this.

Yelp
This business/booking platform is AWFUL and unreliable. Do not trust them. I booked a few rooms at a resort through EH for my family in Las Vegas. I booked our flights, rental car, and everything else that accompanies a vacation. I received a bland email from the company yesterday stating that the resort had inventory issues and our reservation was cancelled. I have NEVER had this happen with Hilton, Marriott, etc. I called the customer service number and honestly wish I hadn't, because the lack of customer service was even more upsetting. The rep told me "sorry, it looks like the resort did a mass cancellation." No real apology, no help, and no emotion. Most of all, there was no offer to help us rebook something. I ended up finding a similar resort and they could have easily helped me with this. They just literally didn't care. Please read Yelp and Google reviews for Extra Holidays before you do business with them - listen to the other customers and BE CAREFUL!

Yelp
They can improve on telling the truth about their owner's rental program. By the sound of it they are scamming the owners and their customers.

Yelp
HORRIBLE! DO NOT EVER BOOK THROUGH EXTRA HOLIDAYS. They will cancel you reservation and provide sub par cheap alternatives and not clearly explain your options. They are very shady! Very bad customer service did not even try to help us. We were stranded in Long Beach Wa with no other alternatives.

Yelp
I don't recommend to make reservations at this website, I had a terrible experience with my reservation and cancellation process, I have the emails with confirmation numbers and the person assisting me named Alina said neither my name or the confirmation number appears in the system, I gave her details of the credit card transaction with the amount charged and she didn't help, now I'm in the dispute process, thankfully I have all documents that prove my case.

Yelp
Booked through Air BnB for a 2 bedroom condo for our trip to Disney. As we were boarding the plan to travel to FL on check in day we got a notification that our room wasn't available, only options were 1 bedrooms (wouldn't work for our group of 6). we had already paid in full for this. luckily Air BnB was awesome and helped me find a new place and gave me extra $ for the poor experience with one of their Hosts (extra holidays). We ended up at a great place and it all worked out but this was an unfortunate way to start a vacation. I feel that if a reservation is paid in full and for some reason it cannot be accommodated the day of check in, they really need to upgrade and give the customer a place similar.

Yelp
I had stayed at Club Wyndham Bonnet Creek in the past, and I was hoping to book there again. I called Extra Holidays to book myself, and unfortunately, Bonnet Creek was booked for the dates I needed. Luckily, I had the pleasure of speaking with Carol, who was so wonderful in helping me book my stay at their sister resort, Star Island. Carol was extremely friendly and I loved that she was only looking to find solutions for me. I will definitely book through Extra Holidays/Wyndham in the future. Thank you Carol!

Yelp
LET US OUT OF OUR TIMESHARE! We do not want in this anymore. My lawyers can't get through to you, I can't even get anyone to correspond with us. Take all the money we've given you already, and let us go. Please remove this weight from our lives. Everyone stay away! You sign the contract, and they have you for life! Don't be stupid like we were.

Yelp
I purchased this Vacation getaway for $199.00 and was not able to use it within the months they allotted me. Now as I am trying to get a date Im being asked for another $100.00. Really? So, they have my 199 and want more money for me to be able to use this..This is ridiculous and unheard of. I'm a senior citizen living on a fixed low income and they had the nerve to ask me for more money. So, I guess i have to consider this a loss of my money. Don't do it!! The people on the end of the phone line are not workable unless you pay them more money.. Really??

Meena S.

Yelp
Norberto told us that we had 2 years to use 300,000 points and if we did not use we would get our money back. Now I noticed that the contract was never sign by Norberto and when we called Wyndham customer service they said he did sign but some how we never received a copy of that agreement which is 17 pages than the 2 page we have. Please look at you agreement carefully and if you are in the same boat please overwhelming the FTC, BBB and Florida attorney general with your complain so we can have them look into Wyndham fraudulent practice in getting people to sign up base on false promises. Just Google Club Wyndham and your will see all the horrible stories about timeshare and Discovery membership.

Yelp
We've been clients of Wyndham since 2014, and since then we have been experiencing problems related to the timeshare that we have purchased. Every time that we stay at a Wyndham resort, we are harassed to attend an update/workshop meeting. These meetings are always promised to last 60-90 minutes but end up being a 3-4 hours long sales pitch. The moment we arrive at these meetings, we are "attacked" by very aggressive sales reps; who not only pressure us into purchasing more points, but they also humiliate us for being smart enough to say "no". In 2016, we thought that our problems with our timeshare would be resolved when Wyndham's sales representatives assured us that we could have everything we wanted for our vacations if we upgraded and purchased more points. Sadly, we soon found out that everything that the sales representatives assured and promised us was not true at all. We expended a large amount of money in hopes to finally have the timeshare that we were promised, and nothing changed or became any better. Since 2017, we have been requesting the cancellation of our contract from Wyndham. We have sent Wyndham Resorts Corporate Headquarters 12 letters about our complaints with our timeshare so far. To this date, nothing has been done regarding our case or our complaints that we have filed. We have corresponded with multiple different "Case Specialists" at Wyndham who have all refused to help us. They only sent us multiple denial responses that have included these "reasons" for their denial to our cancellation requests: they claim that we don't have any proof of their representative's lies, that we have requested cancellation past their "5 day rescission period" (which we were never informed of when we bought the timeshare; not to mention, 5 days is NOT enough time to realize that you were scammed), and that our complaints could be based on "misunderstandings" (which we think is a polite way to call us "LIARS"). If we were lying, then we would be the only customers with these kinds of problems. Except, we recently found out on the internet that these aggressive sales tactics are considered the normal environment in Wyndham's update/workshops meetings. We wish we would have known or been warned about them before coming in contact with this company. With this review, we want to be heard by all possible/future customers of Wyndham Resorts. We hope that this review will help prevent other innocent people from making the same mistake that we did. Please be careful if you come in contact with this company or their employees. They have no morals or souls to speak of and will trick you into making a huge mistake that will put you and your family in a very bad situation. We have had enough. Knowing that the scandals this company performs are not illegal is very unsettling to us. We have been lied to, misrepresented, insulted, ignored, and all of our complaints and requests have been disregarded. We will continue to fight for the cancellation of our contract until Wyndham finally grants it.

Yelp
ON vaca in Myrtle Beach SC, went to a timeshare talk 2/28/19. signed up for a timeshare with Wyndham and gave them $5,894.00 deposit. Got home to NY on 3/6/19 wed 10pm. 3/7/19 transfrd monies from online bank to other bank. 3/8/19 fri went to another bank and closed out our cd-had to pay $300 early withdrawal penalty. 3/9/19 sat-went to book a vaca with Wyndham and found out they lied to us in many ways. we IMMEDIATELY fax'd a letter stating we want to cancel AND mailed certified letter same day. We didn't sent them any add'l monies at this point. But they have our $5,894.00 deposit. We were NEVER told we only had 5 working days to cancel this contract and of course the info they gave us re:booking timeshares,,etc--wasn't true. We have contacted Wyndham in Las Vegas and were told--too bad--this was a signed contract. This is a huge financial commitment for us retired people, which we were so excited in doing when we signed up on 2/28/19, the places we would see, memories with family, etc. So we were willing to pay them $30,000 PLUS monthly fees of $113.00 for ownership UNTIL we found out they lied to us-were very deceptive with their answers. Shame on them. DO NOT buy timeshare from them--NO MATTER WHAT THEY OFFER. Walk away!
