I would only book this place if you are on a tight budget, which I was at the time. The saving grace was the breakfast--it was a great spread and everything was laid out very nicely; unfortunately it only goes for one hour in the morning. My main complaint about this place was that the AC unit in my room was not really working. I called Daryl and he said he would have a look at it, but he never came. The unit was on high all night and the room didn't cool past 75 degrees. Another thing to mention is that the room was very, very dated and small. The flooring was uneven, the windows and doors not sealed well so bugs were coming in and out, and the furniture was super old. With all of that said, the upsides to Fairchild House are that it's pretty budget friendly and the breakfast is good.

It would have been a great stay had it not been for a small incident and the way it was handled. I stayed in room 2 and got locked out. The key was stuck in the door and would not turn. I let the inkkeeper know. She sent the housekeeper to help. She could not turn the key either. The innkeeper then tried. Same result. She called another gentleman to also try. I assumed he had some sort of tool to get in. But he also only tried to simply turn the key. By this time, it's been 40 minutes and I was late for an event that was very important to me. Eventually, the door opened. I had to leave my room unlocked for the duration of my stay. I felt very unsafe leaving my belongings as some guest do not obey the rules of locking the gate and house entrance behind them. The issue was never resolved nor was a locksmith ever called at any point to my knowledge even though I explained these sense of urgency that I needed to leave as soon as possible when I first brought the matter to the attention of the innkeeper. The website lists off-street parking. When I arrived I drove around looking for it but could not find it so I called and was told I needed to park on the street. Minutes later, when I checked in I was told by the same person that I could park in the back. I had a 13 hour drive and did not want to deal with it at that point so just stayed in the spot a few blocks down I was parked at. I had asked previously asked was told breakfast was all a self-serve buffet but was pleasantly surprised there were hot items cooked to order. The breakfast was plentiful and delicious! There was no coffee maker in the room but the innkeeper was very accommodating to let me know what time she'd start preparing breakfast so that I could have coffee an hour earlier. There were a couple of small hair ties in the bathroom when I checked in that were gone the next day. The housekeeper was an absolute sweetheart and cleaned each day.

We had a wonderful stay at Fairchild Houst over the Valentine’s weekend and we could not find enough good words to express how happy we there! It is located in the Lower Garden District, and the location was perfect for exploring the nearby city and we appreciated the host's recommendations for local restaurants, bars and parade info. Beatrice, a beautiful host and the owner is incredibly welcoming and made us feel right at home. She kindly accommodated our early checking and late departure and even was able to locate a small desk so I could work during my working hours. Our room was authentically decorated with a comfortable pillows and bed and even some extra warm blanket to be sure we are OK during cold nights, and we indeed had some cold nights. The water in the shower was always hot and consistent. The breakfast (homemade dishes) was served in a breakfast area which was full of sunlight. This place has a “NOLA” soul and we felt it. If you would like to stay in 5star hotel with modern amenities, flowless interior and valet parking – this would not be YOUR place. But if you want to understand a soul of this city and meet Beatrice – Fairchild House is your destination. We would definitely recommend this B&B to anyone looking for a cozy and authentic experience and …. We will be back 😊.

Wife and I decided to spend our honeymoon in New Orleans. It was our first time here and we wanted an authentic experience, not some cookie cutter hotel stay where the interiors and amenities are the same from NOLA to NYC. Fairchild House offered just what we were looking for. The vibe from the room itself, to the cute little dining room for free breakfast, to the outside patios and balconies gave us a slice of what New Orleans life could be like. We stayed in Room 13, one of the suites. It had a sitting room with a twin-sized memory foam mattress, and a spacious master bedroom with a large king-sized spring mattress. It was super firm, wife wasn't too fond of it but I slept like a rock lmao. A private, walkout balcony connected to the room overlooked the street. Beatriz was the first person we met in New Orleans, and she helped set the first impression of the people we encountered in this city. She was extremely kind and generous, and when we informed her that the showerhead in our bathroom was broken, it was replaced later that day. Overall, I don't think we could've picked a better place for us to stay. 10/10, would recommend to anyone wanting something more up close and personal without contributing to a corporate Airbnb.

As others have noted these are old homes that have been converted. It’s hard to maintain them in the New Orleans climate. We were moved from a single to a suite due to termite issues. Though the room was bigger, the bath was much smaller with a stand up shower the size of a phone booth and a broken door. The room was a little rough around the edges and the bed too firm. Our room was at the front of the house overlooking the street. Fairly noisy with traffic at night. Staff was very pleasant and accommodating.

Charging 700 USD over Super Bowl is kind of fine , I am ok with you wanting to make money and using supply / demand. Charging 700 USD for a dirty room, with dirty sheets and the room smelling like urine , that is just not decent. Room is probably the worst I have stayed in ever , and that was their suite. Even for 100 USD it's not worth it. Location is good though and staff was friendly and went to buy new sheets after I loudly complained. Still the place smelled like urin and it was still dirty. The picture of the sheet is what they consider "New and just cleaned" , I think that says it all.

Very much enjoyed our stay here. Breakfast was good and such a relaxing vibe to enjoy it. Gentlemen explained the trolley system and how to get passes. Room was simple, nice and clean . Slept great. Safe gated property. Some parking available inside gate. Overall probably the best part of my experience of 3 days here.

We loved staying at the Fairchild. It was our first time in New Orleans and Darrel was very welcoming and knowledgeable of how we could get around. Trolley and bus are really close by so it was easy to get places. Even told us about Hoshun, the chinese spot around the corner. It was very good. The first room we stayed in was just a smaller bed than we were used to but everything was fine. Our second stay was lovely. We are very thankful for Beatrise for being accommodating for us. Hope to see you again!

If you'd like to stay in an antique house that was built in the mid-1800s and be served breakfast every morning, then you might want to book a night or two here. I would suggest staying in the front room with the balcony overlooking Prytania Street. The fine folks who serve you breakfast are very nice. Just keep in mind that the water coming out of the shower head is either very cold or scalding hot; there was no in-between to be found. Also, I was hoping this house was haunted, but it really did not seem like there were any ghosts or spooks here at all. I suppose a lot of people will appreciate that, but for me, it was a bit of a disappointment. Would I stay here again upon a return to New Orleans? No. Not because of anything bad, it is just that there are too many other places to stay in NOLA that I would like to try out.

Fairchild House , my my. Daryl (Darrell) was super friendly. Walked in to office and we really couldn't see. It was dark and really really cold in there. Long drive from Texas. We checked in. Unfortunately we checked out 30 minutes later. Room 9 definitely needs a good cleaning. Smelled musty. Property needs a good upkeep. Has great potential. Felt bad for leaving but couldn't stay in a place where you are not comfortable. Got money back though!

I really enjoyed my stay at Fairchilds, Darrell is amazing to all of the guest and it is convenient to get around the city. If you get room 9, expect to have to cell or wifi service. They would've received five stars, however, I am unpacking my Urban South Brewery bag now that I am home (8hrs away) and realize that two of my IPA beers have been removed from my bag. While I have made several attempts to contact the property and receive no answer to discuss the situation, I am beyond disgusted that the housekeeping staff would think it is remotely okay to steal from the guest and think we would not notice. I guess I should be thankful that it was beers and not my electronics that were stolen. I really wish I could make this up, I am beyond disgusted and disappointed!

This is a nice cozy getaway tucked in between two major tourist streets. The rooms are nice with a window air conditioning units built into the wall. The ceiling is about 18ft tall which lends itself to a very big room. The windows are floor to ceiling. If you are looking for top of the line BNB this isn't for you but if you like a simple no frills stay, I recommend this. The owner will make you breakfast every morning between 830-930 am. The menu is light but on our stay she added something extra as a treat.

Wow! What a beautiful place to stay in the Gardens District, I would come back and stay here again. Me and my boyfriend only needed an extra night to stay in New Orleans after leaving from an Airbnb place within the area and decided to book this room through booking.com. Compared to other places around this one got a better deal plus breakfast included. It is only a block away from the tram and it is not far from Downtown, approximately 10 min. I was very happy with the service we received from the beginning, we came early around 12pm and was supposed to check in at 2pm. However, we wanted to leave our luggage there in the meantime before check in and for our surprise the room was ready. Jennifer was very kind allowing us to receive our keys before the time. You can see pictures of my room, we had a very comfortable King size bed, a kitchenette and a private bathroom. Everything decorated as years ago, in fact this house is from 1841 and very well maintain. We had breakfast the next morning which had a variety of options like eggs, sausages, bagels, oat meal, cereals, fruits, etc. Coffee and tea! Everything, honestly the most important thing was the feeling of being welcome and safe. We both loved it and would recommend the place to everyone who wants to enjoy the culture of New Orleans as we did.

Wow. Sweet, generous, hospitable. Those are the words that first come to mind when describing Beatriz, our hostess at The Fairchild House. She upgraded us to a king room simply because... she wanted to? (Thanks, Bea!) This place is on the funkier side of the Garden District, but that is reflected in the price. The house was built in the 1800's, so yes - the floors and stairs are creaky. The rooms have 12 foot ceilings, and every room has a window air conditioner. The bathroom in our room was recently redone, and it was splendid! (Translation: lots of hot water, ample water pressure, and room enough for two of us to move around.) There is a patio out back along an enormous hedge - I can only imagine it can help you keep cool during the NO summers. The breakfast room has a wonderful old bar as a counter - Beatriz keeps the hutch that used to sit behind it in the reception area. I can only imagine the effort it took to move those in there! Breakfast includes breads, cereals and fresh fruit - along with juices, tea and coffee. The neighborhood, as stated, is toward the funkier end of the Garden District (on the downtown side). This proved to be no problem, however. We came strolling back fairly late many of the nights we were there, and never felt unsafe. Also, its location puts it a block or two away from lots of eateries... and just a block from the St. Charles streetcar line... primo! I am certain that we'll stay here again, the next time we get to New Orleans.

Hidden Gem in the Garden District While we did not have high expectations, we were pleasantly surprised with this stay! Staff was amazingly friendly!!! The customer service was top notch! And we loved the authenticity of the place! Pros: -Customer Service!!! A++ -Plenty of parking. Gated lot that will fit several cars and tons of free street parking -Breakfast!!! Loved the small, quaint breakfast area and variety of food options -Security. Felt safe with all the locks and gates. Surrounding area was nice. People were friendly -Location. Plenty of food and bar options in the area... and only about a mile walk to the main scene. We walked it during the day, night, and early AM hours... never felt unsafe -Clean. All linens were clean and fresh. Bathroom was very clean -Bed. Was very comfortable -Price. Cons: -Room. They're very basic! I think our room had a 9 inch (?) tube tv that had to be manually turned on/off. This was held up by a piece of unpainted plywood. The baseboards needed replacing. And a fresh coat of paint would be great. They could definitely use a little upgrading and . -A little hard to find... sign was tiny, so we ended up driving around the block a few times before finding it. We would definitely return! If you don't need luxury items to appreciate a place, try this B&B out. It won't disappoint!

Everything about the house and the owners is lovely. The house was established around 1841 and consists of three houses. So, as you can imagine they are in continuous need of repairs, but this adds to the charm and ambiance. We stayed in a king room, fireplace, wood floors, cold air, beautiful patio. Breakfast was simple European, no proteins. The most special part was Jennifer, who treated us while professionally, like family. Then the owners coming home from vacation and hearing about their adventures, and meeting their dog Audrey. The the middle of the historic Garden District, oak trees, beads hanging everywhere, you are walking in the middle of History. Within walking distance to Minnie fabulous restaurants, historic sites, and antique shopping. Lovely experience, and would venture to stay again when visiting New Orleans down the road as we continue our adventures.

I was not able to complete my reservation after I had been through a north Texas blizzard and NOLA was out of electricity due to a hurricane, but the employees were so sweet and communicated with me every step of the way. I just had to say they made a stressful situation a lot better with their positive dispositions. I hope to stay there one day soon!

If you find yourself in New Orleans and need a place to stay this is the perfect B&B. Away from the hustle and bustle of downtown and the French Quarter it is the ideal place to wind down. Nestled in the Garden District, quiet and unassuming, close to transportation and walking distance to food cocktails without the excess activity that is always exciting yet sometimes tiring. Their morning breakfast is generous and very much not like the continental breakfasts of many chains. Crepes, bread pudding, ham rolls, cheeses, of course cereals, pastries and bagels. The breakfast bar is a repurposed 150 year-old pharmacy counter. Why stay anywhere else?

amazing stay !! very quiet and clean , and like a two minute walk from the street car. ross was super accommodating and gave us great recommendations. i would stay here again ! breakfast was a little early for us (8:30-9:30) but we are also in our early 20's on spring break so we were not really the target audience. truly fantastic

Pros -Friendly and helpful staff -Owners were nice -Has the Garden District charm and style -Gated -AC Works great -Towels replenished daily -Two blocks to the Saint Charles Street car -Beds are extremely soft -Budget Friendly -Serves Continental breakfast daily Cons -Walls are thin -Dust everywhere (i.e. the corners, the furniture) so if you have bad allergies...beware -It is like a damn obstacle course trying to avoid from having to step on the large cockroaches outside -Stained rugs/ cushioned chairs (do they ever get clean?) -Stained/holes in curtains (do these ever get clean?) -Towels laid out in the entrance ways for leaks...definite eye sore -Mold in corner of bathrooms of shower -No micro fridge in my room Honorable Con mentions....I did see a roach in my bathroom. I was leaving out as the cleaning team was coming in and I was confident they would be handling it....right?! WRONG! I came in later that evening and found the now dead roach behind the toilet...as if someone either kicked and/or swept it there in attempt to get rid of the evidence. Oh and did I tell you about the bathrooms...they were extremely tiny...I had to either turn sideways to use the bathroom or else my knees would hit up against the door or just leave the door open when using the bathroom and I am 5"8 if that gives you and sort of reference. Overall, although this place has definite charm and appeal and is budget friendly, I can't really see myself staying here again until the cleanliness and upkeep of the rooms have vastly improved. It is a shame as this place has so much potential.

Our stay here was miserable. Dreaded going back to the room each night. Refrigerator did not work and they were aware it was broken. Bathroom was horrible, claw foot tub with really bad makeshift shower. Impossible to use. Chose location based on advertised description and location and access to St. Charles Streetcar which was not and has not been running for quite some time. Cook to order breakfast advertised but not what we got, Continental (bagel, oatmeal, cereal, fruit) is what we got. TV was tiny and Internet was very unreliable.

We were delighted to stay in this group of three historic homes (all from the 1840s-1860s in the Lower Garden District. We loved the room, appointed with antiques from the period. The room was not large and as it was historic there was a claw-foot tub which did not have holders for soap, shampoo, etc - which called for a bit of creativity - but this is not a major impediment and we were getting a real historical experience, which we appreciated. Breakfasts are served in one of the houses' first floor areas, with the host or another staff member offering a nice variety of options, including packaged oatmeal, fresh fruit, juices, coffee (the real New Orleans coffee!), boiled eggs, meats and cheeses, bagels and breads for toasting, yogurts, cold cereals and more. There is a small gated parking area in the back which we used; the kumquats are producing fruit - also free for the picking!

It's a cute little old b&b. The room is old but clean enough. It's run down but that's the character. The only downside is the thin wall. Fortunately my neighbours were not too noisy. I can literally hear entire conversations in the room I stayed at. They have all the very basic amenities: soaps & shampoo. The bed was really comfortable. The heater is very warm. I really enjoyed brekky. There r a selection of bagels, bread that u can toast yourself; cereals; baked goods (cake, bread pudding & sweet potato pie on the day I made it for breakfast which was served between 0830-0930). Everyone is friendly & Beatrice the inn keeper was giving the guests tips. It's only a half an hour walk to Canal street. Magazine street is just a few streets down. The St Charles streetcar stop is just a block away which is very convenient ($1.25 1 way or $3 for a 24h "jazzy pass") Really enjoyed my stay there.

Not one of the nicer bed and breakfasts, but maybe it was just my room. This bed and breakfast is located on Prytania and I was in the first room on the bottom floor. For starters, this happened to be one of the few cold days of the season and there was zero heat on in the place. No heat in the room, which is understandable, but also there was no heat in the rest of the house. I can understand if they don't want to crank the heat up to 90, but put a little something on to take the chill off of the house. If it had been colder that day, it would have been really uncomfortable. The room itself was pretty basic. There was a ratty old vintage chair, a desk and a bed. It was as "no frills" as it gets. The desk was blocking the air conditioning/heating unit, and I could barely move it out of the way to let heat into the room. I wouldn't have even really known who to ask to help me at this time of day. The bathroom was really small and nothing to write home about, but I know that in these old houses they have to fit the bathrooms in where they can but the size of it was worth noting. The most off putting part of the room was the paint that was chipping off of the walls and the cracks in the walls that were lazily spackled and no one even bothered to try to paint over it or hide it or put the ugly chair in front of it. They do have a nice dining room/kitchen area where you can have breakfast and coffee in the morning and the staff is nice enough. This would definitely be a good crash pad if you are just going to be out and about for Mardi Gras or on vacation. I'm sure the more expensive rooms are a little nicer than the one I was in.

This place looks like it would be very nice and quaint however I couldn't be more wrong. While everyone here is nice and friendly, the rooms, at least the one that we stayed in was just terrible. Let's start with the carpet. Stained and looks like it was once a light tan cream color but is not a dirty brown. The walls are two different shades of blue, it looks as though someone started painting in here and then just quit. The floors are very sketchy, when you're walking on certain spots it almost feels like you're going to fall through at any moment. But the bathroom is the biggest problem with this room. There is a hole in the way that looks like was fixed but then started breaking through again. The floor in there is also very unstable. It's just not nice at all. I'm sure that the rooms in the main house are way nicer than this, but I'm sure we got this room because we used a Groupon rate so we don't get one of the good rooms, which is crap. If you aren't going to treat all guests the same, discount or not, then don't use a service like Groupon for potential guests and guests that would possibly become repeat customers. We will NEVER stay here again. This was terrible. And don't even get me started on the WiFi, I'm pretty much backed up 4 days worth of work because I couldn't get on and stay online.

My fiance and I ended up at this charming B&B via a recommendation from a friend who was also staying here at the same time . The rate was reasonable for $275 for 2 nights, especially given its prime location in the Garden district a block away from St. Charles and the street car line. It is also really close to magazine street with its funky shops and bars. The place itself totally has a personality, its not one of those pretentious bed and breakfasts, and it seems to cater to a younger crowd (late 20s to early 30's). Their rate includes a continental breakfast, which I didn't partake in due to the late nights we had during our stay, but I did find a coffee cake lying around, which was pretty decent :-). The rooms also vary in size, our friend's room had a kitchenette, while ours had an antique armoire. The two rooms had a small tv, mini-fridge and comfortable bathrooms and showers and were both uniquely decorated. I also appreciated the high thread count sheets and comfortable four poster bed. Their showers take a little time to heat warm water, but that's expected for an old house. Oh and their courtyard was just charming, it had tables where you could hang out and have a drink before going out. The staff was very friendly and easy to get a hold of as long as you have their number handy as the check in area tends to be empty unless you call ahead. Either way, the value, location, ambiance, amenities, was just great. I definitely plan on staying here again.

I stayed here for 3 nights on my honeymoon. We wanted a place that was close to all the action, but not in the French Quarter. The Fairchild House met all of our expectations--reasonably priced, quiet, cute, and great neighborhood. The staff was friendly, our room was cleaned with fresh towels daily, and there was A/C (New Orleans is HUMID!). I especially loved the fact that even though it is an older building, there were upgrades being made (like a new back staircase that made for easy access to our room without bothering any other guests). There were modern conveniences like a fridge and coffeemaker, but there was also a clawfoot tub and creaky wood floors. I would have no qualms about staying here again. Be sure to take a walk around the Garden District neighborhood--it's beautiful!

My husband and I had such an amazing experience here. The place has a very authentic, quaint feel about it. The staff was kind and very helpful, the room was clean although the walls were a little thin and it looked a little run down but dilapidated is not a word I would use to describe this place by any means. Breakfast was served between 8:30-9:30 and was always fresh and delicious. There's a beautiful little courtyard where you can sit and talk while enjoying the fresh air. It's close enough to a few restaurants that you can easily walk there but far enough away from the main roads that you won't be kept up at night with sounds of traffic. This is definitely going to be our go-to spot to stay next time we are in New Orleans.

In terms of B&Bs, this a nice, affordable, no frills establishment. One night in the standard room cost me ~$120 (I wish I would have seen the aforementioned Groupon...). Staff was really sweet. The room was "rustic": meaning everything in it was old, but in a cute way. I even checked under the bed for a trundle. And I decided to find the Robert E Lee painting in the lobby "quaint". Breakfast was spartan - but who needs much when the Ruby Slipper and Surey's right down the street, offering some of the Big Easy's best brunch-so-hard options?

We had an excellent stay here. The Bed and Breakfast is located in the Garden District, which is about a ten minute drive if you're headed to the French Quarter. At first I wasnt sure if it was close enough but I'm glad I didnt stay closer - it was nice and quiet and relaxing. The price was great - I actually learned about it through a Groupon I saw online, and even though I didnt use the Groupon I still ended up paying what I consider a very fair price for a lovely Bed and Breakfast. Our room was on the first floor - which I wasnt thrilled about but it was a good sized room with a bathroom in it. The decor, as you would imagine, was antique and the ceilings were very high. I was joking with my husband that it is probably haunted! lol The coffee is wonderful! What you can expect for breakfast is: Yogurt, Cereal, Eggs, Sausage, Pastries, Tea, Milk, Orange Juice. Its quite the spread. The keepers are so nice and will sit with you at breakfast to talk to you about the city and the property. They are so sweet and knowledgeable There are a few parking spaces on the property. though street parking was ample when we went so we didn't have an issue. I had a wonderful time and i recommend.

I found the Fairchild House through a Groupon offer... it was my first real vacation in about 2 years. I went to New Orleans with my good friend... we wanted a less touristy experience and the Fairchild House was perfect... charming and great location in the Garden District. Beatriz made us feel at home and gave us wonderful recommendations for restaurants and places to visit. We loved the B&B vibe, chatting at breakfast in the morning with the other guests and Beatriz... it was a very relaxing way to start the day... considering the partying the previous evenings. We were also close to the St. Charles bus(streetcar is under construction), we only took 2 cabs during our stay. Our last day we wandered in the rain around the Garden District. It was a wonderful trip overall. The next time we go to New Orleans, we are staying at Fairchild House.

Very nice location for the Mardi gras parades...most of them pass by. Quiet area otherwise and walking distance from a variety of restaurant options. It feels like a safe neighborhood...I walked around by myself during the day and at night unscathed and comfortable. A mile from the french quarter. I only stayed there 1 night, but spent breakfast talking to Beatrice, the owner, who has been operating the property as a bed and breakfast for 20 years or so. She's a doll! Buildings were erected in the mid-1800's, so expect stuff that goes along with that: creaky and drafty with charm and character. The courtyard has so much potential, it would be wonderful with some better landscaping. Needs some basic maintenance, such as in my room: the cracked toilet seat and an old tiny tv. I had a great stay!

First of all, I am not a Groupon shopper. I have stayed in the Fairchild House before and it was extremely well priced for the experience. Upon arrival we were greeted by the consierge that welcomed us there, and after checking in they gave us a cheese and wine plate to eat in the garden which made the arrival very pleasurable. The street car only a block away takes you to Canal St. to the French Quarter. We got off the street car and went out to Frenchman St. and Toulouse St.. We returned in the wee hours of the morning to the house and slept well. When we awoke to go downstairs for a nice breakfast with chicory coffee and a few eggs. The cook that was there was very sweet. I recommend tipping the staff unless you're a cheap-ass grouponer that has no money. Overall this is my favorite place to stay in New Orleans when I visit. A "normal" hotel just won't do it for a stay this historic city.

My boyfriend and I recently stayed at this B&B through a Groupon deal (I think it averaged to about $55/night). For that price, it was amazing. I actually liked the neighborhood -- you felt almost like a local. It's a 3 minute walk to the St Charles Bus and there's a great scene of restaurants and bars to explore. The inn is in a very charming 1800's home. Bea welcomed us -- we were actually impressed on how "on it" she was -- we were running 10 min late from the airport and we got a call to ask if we were on time. Our room was nice -- big vaulted ceilings, antique furniture, a good-sized fridge and a personal A/C, which is key in New Orleans in the summer. We really liked the laid-back vibe here -- housekeeping never bothered us and every time we left, we came back to a clean room :) We never tried breakfast either -- too many late nights! Some things that could be better: :: The TV was new (flat screen) but it was probably the smallest flat screen I've seen and during the olympics, it was a bit hard to watch on it. :: The bed could be a bit more comfortable -- it was a bit stiff and old. :: An iron and ironing board would be nice to have in the room -- we were there for a wedding and it's always nice not to come wrinkled :) :: The wifi was non-existant :( Overall, it was a good experience -- we'll definitely recommend the place to others.

Awesome location and extremely friendly and courteous staff. The rooms are older and they truly give you the vibe that you're in an older city with rich cultural history. They serve breakfast and it is by far the best breakfast someone could have at a hotel.

This place should not be a bed and breakfast. The room we were given had an A/C that broke after the first night. One of the sides of the bed frame also broke. The towel rack in the bathroom was broken too. Basically the entire room was broken so we asked to be moved to another room. The other room we were moved to had GARBAGE under the bed. Literally bags of potato chips and other junk with dust that had never been cleaned. The king sized bed was just two smaller beds put together. I bought some trinkets in the French Quarter that I left in my room and they went missing after the maid cleaned but the manager did nothing about it and the maid says she never saw them. But the cherry on top of this experience was when it started to rain the ceiling was leaking. The room ceiling was also cracked and caving in a bit. So we slept our last night with water leaking from the ceiling. It's wrong on so many levels that this place is being used as a bed and breakfast when it's falling apart and the owner doesn't care, even though YOU'RE being charged to stay in it.

My fiance and I were driving through New Orleans on a road trip and it just happened to the the Jazz Festival as well. We were either going to have to pay upwards of $300 a night in the French Quarter or stay in some sketchy neighborhood until I found the Fairchild house. I was lucky enough to book a room at a very reasonable rate. Like they said, the house is old I think it said build in 1848? but it is well maintained. Hardwood floors look nice, there are Mardi Gras displays here and there that add a festive atmosphere. We were 2 blocks from the train line, walking distance to food and even walked to the French Quarter. We were very pleasantly surprised. Oh and the breakfast!! Was wonderful. We different breads, pastries and Beatriz made this egg casserole every morning. It was a great way to get up and kill the hang over before it set in :) Only downside - the WiFi didn't work in our room so we had to go out to the middle of the hall by the router. Just something to keep in mind if you desperately need the internet. I will definitely be back next time I'm in town!

The staff was super friendly and the accommodations were very comfortable, you felt as if you were at home. The location was great! It was quiet, but close to transit that brought you right into the hustle and bustle of New Orleans. We will definitely book again when visiting!

I was very excited to visit New Orleans for the first time and try my first B&B. I figured a southern one would be great and I was right. Not only was it a great price in a good location it was really comfortable and let me really enjoy the New Orleans style houses. The people were very nice and gave solid info for a first timer. It made better sense to be here also because it was relatively close to the streetcars which made travel cheap and easy. I'd recommend and stay here again next visit.

Sunday morning, 7:45 am. Sitting on the balcony in Room 13. Cool September breeze whipping the leaves around on the sidewalks. The sound of the cars zooming by and the trolley car's clankity-clank sounds in the distant background. It's the reason why we always get a little teary-eyed every time when it's departure day. NOLA is a town of dreamer seekers, failed dreams, bachelor(ette) parties, bad mistakes and lots, and I mean lots of booze. Our 2nd stay in NOLA and this time I chose the Fairchild Bed & Breakfast. Why you ask? Because 2010 was a great stay and I wanted to duplicate this experience with my friends, whom have never been to New Orleans. The check-in was a little long. But hey, the guy checked-in the newbie to NOLA in front of me, and did a great job. We were not in a rush, so it was alright. (Have to remember 'I'm on vacation. I'm on vacation. I'm on vacation') Guy comes back, my check-in was a breeze. Showed me the two rooms, took my $$ and we were done. Room 9: Larger standard room. Down small hallway in back of house. Has a door that takes you to the courtyard. Nice accommodations for $89/night. TV didn't work. Was an old tube TV. I would have preferred that was working and upgraded to a small flat screen. But our friends weren't staying there to watch TV, so not a star killer for the review. FB&B did get an -1/2 star for the door that takes you to the foyer of the house. It was also broken so the door would not shut without having to lock it every time they came to our room. Room 13: The balcony suite. Great view of street. Loved the day bed in the sitting area. Chair sitting against armoire was a bit weird. Oh wait (moves chair), it's keeping the armoire doors closed..... mmmm, ok. Goes to open window to get outside, from sitting area, gets a splinter trying to do this and hits shoulders on low window pane. What a pane in my arse... corny pun intended. Wish they would have some brass/metal handle on the bottom to keep the splinter from happening. Bed was nice. A little soft for my liking, but I'm a guest in an old home... So no big deal. Bathroom lacked the umph I was hoping for with the suite room. Small, small shower where, me being 5'6 could barely move around in it. I heard my husband bumping around in it while he tried to shower. So it made for good comedy when I was putting on my make-up. Shower head was broken. Water was coming out of the top of the head, around the seam of the head and just about everywhere else except the holes where water is suppose to come from. Oh well. I can take a shower. That's all that mattered. I could tell there was a picture that was on the fire place. Wish it was there... I wanted something to look at when I woke up. Oh well, again. Outside there was not a table. We would out our drinks on the floor and because of the angle of the porch, our drinks would fall over if a breeze moved it good enough. Room was always cleaned after our day out. They did a wonderful job on cleaning. Breakfast: Last time I stayed there was a phenomenal egg dish that was made. I was really looking forward to something similar. Went down to see what was available at 9:00 am, and there was just cereal, bread(s), some fruit and drinks. M'eh. The lack of accommodations and breakfast was the other -1/2 star. Why you ask with the full star deduction after quite a few smaller complaints; because it's NOLA. You don't come for the room, you come for the history and experience. What makes NOLA unique from other old port towns is that there's so much dark and mysterious history you tend to get lost in the enchantment of the grimy streets and artists trying to make a decent living on the street corners. Normally this would be about a solid 3 star rating, but because we're here for making wonderful memories with our friends, the room was not something that weakened the experience. it actually made it more memorable. Thank you, Beatriz and your team for making this a great experience for all of us! She's a wonderful innkeeper and so warm and welcoming.

I'm updating my review based on my stay for New Years 2013. This place is still a winner. It has charm, hospitality, clean rooms, and an excellent breakfast. The owner is sweet lady with pleasant conversation. I even met a new friend from Berlin. Ill be back for a conference soon. The best part is the privacy. I love places that leave you to your own. Hotels have so many rules. This bed and breakfast is the way to go.

If you are in NOLA and need a place to sleep and shower (like we do), this is a very homey, convenient place. The ease of the location is what sold me and we have been going to New Orleans for years and spent as much as $280 per night on hotels. It's not fancy and is in need of a remodel (think of it as staying with an older Aunt who has lived in the same house for years) I mean, it's clean and had a convenient gathering place with coffee and tea and offered a continental breakfast. It's two blocks from the St. Charles streetcar and a $6 Uber ride to the Superdome. It's easy to go into French Quarter on the streetcar or the other direction to the zoo and Garden District. A few good restaurants within walking distance. In other words, it's WELL worth the money. We will be back for sure.

This place was EXACTLY what I was looking for! I wanted the charm, I wanted the imperfect perfect place and I found it. Enough can't be said about how friendly the staff is there. Beatriz is amazing. As she told me about breakfast one morning, "If you want to take a tray to your room, go ahead...I'm not an old stick in the mud." If you're looking for perfect paint, non-creaking stairs, and eggs benedict, go somewhere else. If you're looking for what a true B&B is in an old city like New Orleans, you won't find anything much better than this! When I return to New Orleans, this will be my first and only choice of where I want to stay. Friendly people, great location, and perfectly imperfect...what more could a person want?

My fiance and I stayed at the Fairchild Bed and Breakfast this past weekend. The price was great. The breakfast was incredibly quaint. The room was a little small but I booked the Standard, not the Queen or the Deluxe. It included a television with cable, a wardrobe, and a cute bathroom with a ton of natural light. The location was great a block away from the St. Charles street car and great local restaurants. Will definitely be going back!

I recently stayed at the Fairchild House and found it to be more than adequate for a short stay in New Orleans. This BnB is located in a quiet part of the Lower Garden District that proved to be a quite walkable. The weather was lovely in New Orleans during my visit (Oct. 26-29, 2017), and I enjoyed a stroll to a coffee shop a few blocks away, and then a brief ride via Uber to the Upper Garden District and shopping on Market Street.. Service at the Fairchild House was good -- I always returned to find my room made. Breakfast each morning was more than adequate, and there were even fresh cupcakes in the upstairs hallway when I came in one evening. I do believe that the House (which is really a grouping of three houses) was badly in need of updating -- even a fresh coat of paint in the room would have made a welcome difference, The bathroom floor in my room was decidedly slanted, and the bathtub needed new caulking. Additionally, in order to get to my room, I had to walk between two of the houses, through a dark patio and parking lot before an outdoor light came on, which I felt was unsafe. These are simple and inexpensive fixes. Otherwise, I would recommend this place for anyone who wants to feel a bit of N'Awlins authenticity and hominess.

Fairchild House is a true gem. House oozes character and the owner, Beatrix and her mom, are pure pleasure. We stayed four days at Fairchild and enjoyed every minute of it. The house is located a very short walk to the St. Charles streetcar which came in very handy. It's also a good walk to Magazine Street which we did late at night with no worries. Our room was cozy and worth what we paid. Could stand a little TLC but nothing you would expect from a 200 yr old house. We were given keys for the main gate, getting into the house and, of course, our room. The shower in our room was super sensitive to minor adjustments so it was a delicate balance between super hot and bone chilling cold. Would we stay here again. Heck yeah...plan to.

Outstanding and authentic accomodation in the Lower Garden District. A short ride to the Quarter on the streetcar and a fun neighborhood make this a good choice. Incredibly comfortable bed and all-around cozy feel to the room. We asked for a special concession and it was given with no hesitation whatsoever - just try that kind of thing at the Hilton.

So thrilled with this place! I was nervous, because we got a groupon deal for $49/night. With it being so cheap, I thought it might be rough, and I'm so glad I was wrong! Everything about this place was charming! Breakfast is served from 8:30-9:30 and it is low key and relaxed. We had our own entrance into our room, and it had a tv with DVD player, microwave, and mini fridge. The key to our room, also opened the gate. You have to have a key to get in and out of the gate, so don't lose it! I felt very safe the whole time. The walk to the streetcar only took about 3 min.. Just one street over and a couple blocks down. The restaurants in walking distance were awesome, and more affordable than when you go into the French Quarter. We loved the city and want to stay at the Fairchild House again when we come back.

If i come back to New Orleans I am only staying here. We stayed here for 3 days and then the Banana Courtyard for 4 and we had wished we never left. We had the 2 double beds room and the AC was quiet and the bathroom was super clean and the beds and pillows you could just sink into. Rita and Beatriz were AMAZING and the best REAL continental breakfast I have had in a long time. I really loved the high ceilings and the old Victorian charm of the room and it was so quiet. We want to come back and only stay with you!!!!

I'd say it was adequate. The room was clean, if a bit spartan. We went and had the continental breakfast they serve and it was good. The location near the streetcar and the free parking are the true appeal. The employees were very friendly and helpful. They let us keep some meat we purchased in the freezer until we left for the airport and that was incredibly nice of them.
