*Pool is currently not operational* We recently spent time at this hotel and overall had a pleasant experience with a few important caveats. It is very cute, clean, and quiet—exactly what we were hoping for in terms of accommodations. The staff were also exceptionally friendly and welcoming, which made us feel right at home. One of the main reasons we chose this hotel was its ideal location—close to the bike trail, the beach, and, notably, it advertised a pool. Unfortunately, upon checking in, I asked to confirm that the pool was open and was then told it was closed due to a hole. I asked whether it might be fixed during our stay, but was told it would not be. We were genuinely surprised and disappointed by this, especially since we booked for the second week of June, which is prime season. There didn’t seem to be any urgency to repair it, which was frustrating given it was one of the key reasons we chose this spot. This hotel really is a charming and cozy place, but I’d strongly recommend calling ahead to confirm that all the amenities you’re paying for are actually available. Had we known the pool was out of commission, we would have chosen another place. It’s a lovely property, but a little more transparency would go a long way.

This is a real gem. Super clean, really friendly and helpful staff, gorgeous pool area and very convenient to the beach. Room 21 in the Beach House felt very special- with lovely furnishings and a covered private deck with comfy chairs to relax in.|We will definitely be back.

Wonderful oasis minutes from the Island Queen departure to Martha’s Vineyard and short ride or walk to Main St Falmouth. Rooms are impeccable : huge closet , white furniture - not a rug in sight. A large porch with oversized comfy chairs, flowers and quiet pool make this a relaxing gem in a bustling area of the Cape Every woman I met at the front desk was helpful, friendly and enthusiastic to be of assistance. Our stay was absolutely wonderful. The staff is so friendly! We even met the owner and she is delightful. The beds are comfy and it’s so serene.. The grounds are well kept with beautiful flowers all around. It is conveniently located close to a great coffee shop,, restaurants and the beach. I would stay here again and highly recommend if you are planning to stay in Falmouth.

We needed a place to stay with very short notice and this place was a perfect find! The staff is very friendly and helpful, very customer service oriented. We didn't arrive until quite late and they personnel waiting for us. They fit us in a perfect little cottage with everything we needed. Although our stay was brief we made sure to enjoy the pool. Just a quick walk away from the beach and town. Definitely will be coming back!

My husband and I loved it, family owed, sweet people. Rooms are gorgeous and clean. The beach and restaurants are in walking distance, it takes like 5 minutes. We booked for next year. My advise, make sure you are talking to the owners when you book.

Excellent Find!!! Charming "New England Beach Town" feel. Fantastic get away from it all, in the middle of it all. Walking distance to beach, restaurants, marinas, downtown, ferry. Cabins are extremely clean and spacious with kitchenette, proprietary AC/Heating units. Can't say enough about the owners and staff, very personable and friendly. Wonderful front porch overlooking the pool. Pool and grounds very well kept. Highly recommend over any "chain hotel". Original reservation was last fall, had to cancel due to late season hurricane. No issues with extending the reservation to the following season, no additional fees. Well worth the wait. Looking forward to another stay!

We stayed in the beach house room. It is on the second floor so there are stairs. The room is a wonderful room. King size bed, clean room, wonderful shower. Outside deck with awning was lovely to sit and relax. Motel property has lovely grounds with picnic areas and swings. Pool is very nice. Coffee in office in the morning. Very walkable to beach, ferry, restaurants. Staff was very nice and friendly. Highly recommend this motel and am looking forward to a return visit.

Stayed for one night. Don't expect a chain-hotel feel, but more of a quaint homey experience with lots of charm. The front staff were very friendly and inviting. The room was nice and super clean. We had the first room closest to the street and it was still quiet. It sits in a great location close to town and walkable to the ferry. No breakfast but the Portuguese bakery is a short distance. Would definitely stay here again!

Love Our Room....king bed , beautiful decor and Great Locationmini fridge & microwave only thing missing is a Kruerig . I was hoping to enjoy my coffee on my mini deck. My hubby & I even had a chance to use a swing set in the quant public green area.. Thrilled with Falmouth & anxious to bike the trails. Feels like Home... Sparkling clean, convenient, friendly, and within easy walking distance from the Island Queen (in case you want to spend a day on Martha's Vineyard). The motel rooms are very small but bright, cozy, and comfortable. So why only three stars? The shower is a miserable experience. Water pressure is very strong, which would normally be a good thing, but the shower head must have been installed by a basketball player. It's at least 7.5 feet high and permanently pointed at face-level for someone (like me) who stands 5'10". It blasts that powerful stream right into your face, and there's no way to point it further downward or decrease the pressure (without making the water cold). Furthermore, the powerful water pressure causes the flimsy shower curtain to get sucked inward, where it stubbornly clings to you while you're trying to shower. Nasty. Put one of those hand-held shower heads on a hose, get a more substantial shower curtain, and I'll give you another star and a half.

Well I made my way back to the area after 7 years ! I am so happy that I chose to stay here! From the day I arrived the staff was nothing but accommodating . I stayed alone in a beautiful cottage #24 the guests are all friendly and the place is super clean it's very conveniently located near everything! The ferry over to Martha's Vineyard is literally about a 5 minute walk away! I will stay here from now on! Thank you guys for everything!

I was visiting a friend in Falmouth and she recommended Falmouth Heights Motor Lodge. She said it was close by and several friends and family have stayed there. I reserved a king size room. When I arrived I was informed that there was an issue but that I was upgraded. I was amazed at the accommodation I was given. It's a very recent remodeled home directly behind the main area redesigned into multiple bedroom Suites with full kitchen, LR, and patio deck. It is tastefully decorated and very comfortable. But I was most impressed by the attention and friendly service by the owner and staff: front desk staff and in room maid. Lovely people. I had a very pleasant stay in Falmouth and would definitely stay there when I am back.

Wow, every time I stay here it gets better and better. A family owned resort now run by Maureen and her amazing team, this resort is not to be missed. Well priced, excellent location, - (a minute from the vineyard ferry & 5 mins to the ocean) immaculate. Glistening quiet pool, grills and picnic tables - as well as a few gliding swings for just sitting back and relaxing. Lots of different accommodations from adorable recently renovated motel rooms to cottages and small apartments. A lovely and quite generous continental breakfast ( juice, coffee, tea, fresh baked goods - cereals and oatmeal) who could ask for more?

Stayed here this past weekend. Other than the room being clean and the hotel being relatively close to center of town, i cannot in good conscience recommend this lodge - ridiculously small room (roughly 1/3 the size of a standard hotel room, we literally felt like we were in a closet), barely enough room to stand up when getting out of bed, the bathroom can literally accommodate only 1 person at a time, poor lighting inside the room, no mirror other than a tiny one in the bathroom, no coffee machine in room, there's more but you get the picture. In summary, a poor value proposition when compared to a basic hotel room.

This place was fantastic for the price we paid. It was a clean room with an exceptionally friendly staff a short walk to the water. The rooms in the main motel were clean and the cottages were especially nice. While this isn't the stuff of ultra modern luxury hotels, it's definitely more than worth the money.

This place was great. long story short my car broke down in wellfleet, and no one could tow me home to hudson ma that night so I called around to find a cheap hotel near the bridge so I could get free 100 mile tow with my triple A card. but I digress. the women on the phone was very nice and completely understanding of our predicament. she even stayed later than office ours to greet my girlfriend and I at the front desk with a smile, asked us if we needed anything and if we thought of anything to just give her a call bc she is right next door to the property. we were in room three. this room was very nice. flat screen tv on the wall full bath, a sitting chair, two twin beds, and air conditioning/heating unit. our room didn't smell, was very clean and well maintained. nice wall paper, clean carpet, nicely made beds two pillows per bed, all in all it was a great stay for the night. in the morning I asked the front desk if she knew where we could get breakfast within walking distance , and she sent us down the road about a 10 min walk to a very nice bakery that was affordable and had great morning pastries. I would most certainly recommend the Falmouth heights motor lodge and will stay here in the future. and at $119 a night that's a pretty good price for such outstanding service.

Stayed here last summer for a few days . It's more like a motel . It's pretty basic has everything you need and more . Very pleasant staff all very friendly and quite informative . The location you can't beat down the block you can catch the ferry to Martha's Vineyard . About a minute walk to the beach . Would def . Recommend this place to anyone who wants to experience the cape life for a few days .

Personally, I don't like giving bad reviews. But I have no other choice given how my family and I were SO BADLY TREATED at this hotel. I strongly recommend you DON'T STAY HERE given my experience. We stayed in one of the cottages ("anchor house") because of the kitchenette which, I must admit, was surprisingly small in comparison to similar places at which we've stayed. But the worse part was the moldy smell with which we were greeted upon entry. However, we decided to bring our stuff inside and let the fan with open windows air everything out for the day. Given our late return to the room that night, we decided to stay for the night. If anything the moldy smell worsened. Nobody got a good night's sleep. Our son was not feeling well and we had to leave on Thursday afternoon though our checkout was on Saturday. We calmly explained our situation the next day. The complaint was dismissed with different excuses: "the neighbors next door have been staying for 14 days" (my reply was that I couldn't speak to their accommodations, only ours) or, "this is Cape Cod and mildew does exist more frequently". People often use the word "mildew" as a euphemism for mold, but mildew IS mold. So basically they _eventually_ owned up to the problem and only offered to relocate us to another building (how could we want to stay?). The only financial recompense received was entirely unjust - it was for just a half day. IF YOU WISH TO HAVE A NICE VACATION IN CAPE COD, DO NOT CHOOSE FALMOUTH HEIGHTS MOTOR LODGE.

On a recent trip to Martha's Vineyard, I became stuck in traffic and missed the ferry. I attempted to find a place to stay in Falmouth for the night as I was travelling with my one year old daughter. This hotel was recommended by a previous B&B I had stayed in on Cape Cod. My wife called the Motor Lodge and made a reservation, and since I was traveling with 4 total people, we were told that only 3 could stay in a room. We said OK and agreed that one of our party would take the ferry to the Vineyard. We gave our credit card information and assumed we were set for the night. LO AND BEHOLD we get a call five minutes later saying we can't have 4 people stay in the room and that the room had been booked to someone else. So let's recap: 1) We were told we couldn't have four people in a room and we agreed to that; 2) We gave our credit card information for payment. AND THEN 3) we received a call saying our room was booked to someone else because we couldn't have four people (WHICH WE DIDN'T HAVE). Nowhere in my 1), 2), or 3) was a courtesy call to confirm that we wouldn't have four people, which was clearly stated . Our room was simply given away to someone else. So to quote Jerry Seifeld, the Falmouth Heights Motor Lodge knows how to TAKE a reservation, but they just don't know how to HOLD a reservation. And that, my friends, is really the most important part of the reservation: the holding. Anybody can just take them. Moral of story: Don't get caught in traffic and miss your ferry ride; don't make a "reservation" at the Motor Lodge; educate your staff on the difference between four people and less than four people.

Last August, my friend and I spent the night in a lovely suite at THe Falmouth Heights Motor Lodge. We had cocktails on our small deck, made dinner in our kitchenette and slept beautifully. PLEASE, PLEASE, PLEASE...STAY IN THE WALMART PARKING LOT BEFORE YOU STAY HERE!!! I have never encountered a hotel/inn manager like this person. Completely unreasonable, and insulting towards "the younger crowd". I thought people were supposed to be quite friendly on the Cape. I guess we ran into that one person who ruins everything for everybody. We were approached by the manager on-duty around 12:30AM and quickly kicked out for having our music on "too loud". I swear on my grandfather's grave the music was playing for less than 3 minutes when we got a knock on our door from the manager who said she had "many complaints" about loud music. Now if you have ever heard any form of audio coming out of an iPhone then you know it can't get loud enough to go through walls. She insulted us by calling us "kids" when we are almost in our 30's. We asked politely to not be called kids and treat us like adults, to when she said "You kids need to leave." When we tried to reason and make peace, and cut the music and just relax and go to bed, she said "No you're out of here. The first warning is the police." At that point, we didn't want to stay in a "College Like Dorm Room" atmosphere where if you happen to cough with the windows open you might get tossed. We got our full money back and proceeded to look for a hotel on an early Saturday morning in the Cape. Luckily we found a spot across the street at a better accommodating hotel known as THE HOLIDAY INN. We were not bothered once when I turned the music up on my iPhone. They treated you like...ADULTS. (HEY LOOK AT THAT!) So the moral of the story here folks is you SHOULD NOT stay at Falmouth Heights Motor Lodge if you aren't sporting grey hairs, but stay at the far better establishments like the Coonamessett Inn, your local Holiday Inn, or...even the Walmart parking lot. Don't let this place ruin your Cape experience.

I came to FHML on vacation with my kids and brought my 22' boat on a trailer. The hotel would not allow me to park my boat and/or trailer anywhere on the property although there was ample parking mid-week. When I called in advance they indicated that there is a lot next door, apparently owned y the hotel owners or related, that offers parking for $20 per night. When I got there, suddenly the rate jumped to $30 per day and they wanted $210 in advance cash only for the week. I offered to pay one night and see how it goes. Then they wanted $60 cash for the overnight because the charge by the calendar day. I said forget it. I moved my boat to Whites Landing 7 miles away where I launch my boat and left it there for free. I had to bicycle back and forth every day. The parking lot is a scam apparently meant for day-trippers visiting MVY. You would think they would make an accommodation for guests of their hotel and charge a reasonable weekly rate to park. I would be reluctant to stay here again because they are not hospitable to boaters.

Beware of their cancellation fee. I had to cancel with 3 MONTHS notice and they kept $20 for their administrative fees.It's their written policy. Why take the chance when there are other options?

Budget motel and minimal at best. The room did have a microwave and small refrigerator, which was helpful. Clean room but there was a musky smell. Staff was super friendly.

DO NOT STAY HERE! I have never written a review in my life. The owner of this place is the most incompetent employee I have EVER come across and she alone compelled me to write this review. She knocked on our door and kicked out me and my 2 other paying guests because of "loud music" which was coming from an iphone on the table and "other paying customer complaints" in a brief conversation with her, she had referred to me as a "kid" being 26 years old, I corrected her and asked that I respectfully be referred to as an adult. She then said "you kids need to leave" being 12:41 am. We were a bit apprehensive to find another vacant hotel on the cape on a Friday evening but we left. We found another room twice as nice at the local holiday inn. Don't waste your money. The owner of this establishment is a prejudice used to be hippie. Spend your money else where! Horrendous customer service if you appear to be "under age"
