I went to simply walk around and enjoy an outdoor lunch. I left with 5 wonderful bags, and I had a fabulous lunch on a patio next to a rain wall. Who doesn't love shopping when you can see the ocean, feel the breeze, and feel the sun shining on you.

Not only a normal mall 🥹 first time seeing the architecture like this. Visited outdoor mall before Irvine spectrum but I think this place is 💯💯💯 love walking and sitting around here. Other people in the store also nice and helpful too. It's close to the beach if anyone want to combine short trip here

Nice views, some cool architecture, and the koi pond is very pretty and peaceful. Good place for people watching and strolling. I mostly get in some good walking/move goals - more so than actually buying anything.

Condensed high-end fashion. A lot of high-end stores like Apple Store, Macy’s, Nordstrom‘s Lululemon, etc., and many small boutique stores I’ve never heard of. Restaurants and fast food for different price levels. Like five guys Chick-fil-A, panda express, etc.. Was there on a Saturday afternoon. Found parking but It took a little time. A nice food court area and some nice restaurants spread around shopping area. Check the Google site to see the list of great restaurants.

It’s been a while since we’ve last visited this mall. It would appear that most new stores are active wear stores. There were plenty of seats to rest and the whole place was well kept and clean. Plenty of parking as well, though it does lack high end retailers compared to the nearby South Coast Plaza.

Expensive, grand and bougie. You won't get bored people watching here. There's so many unique shops here that you really can't find elsewhere. The grounds are clean and there's lovely music playing in every corner. The peekaboo ocean views and fun fountains really take it to the next level. Parking is free and usually easy to find in the parking garages but can be hard to find by true food/Whole Foods.

Fashion Island is an outdoor shopping mall located in Newport Beach. Opened by The Irvine Company in 1967 the mall spans 75 acres and has ample free parking for up to 5,000+ cars. Parking options also include valet parking and EV charging. There are a variety of stores including clothes, furniture, jewelers, shoes, tech, and more. These shops range from casual all the way to luxury. There are also tons of food offerings ranging from fast food and casual to high-end sit down restaurants. One of the earliest and longest lasting features of the mall is the koi pond which has been there since the beginning. It's a nice place to walk around and enjoy the entertainment when it's nice outside (which is pretty much all the time) like live music. There is a nice blend of outdoor and indoor shopping depending on what you want. It's also pretty pet friendly as we saw a lot of dogs around.

If you can afford high end retail stores then this semi outdoor mall is for you. The place is nice and nice to have a cool stroll if the weather is nice outside and they do have cool stores like Anthropologie, Urban Outfitters, and Free People, but since it's a drive for me to get here, prolly won't come back. Their food court has very limited food options IMO, gelato place was good though, but they also have Bacio di Latte located outside the mall, which is YUM, plenty of parking.

Fashion Island was originally opened in 1967. So, it has been around for a lot of years. Of course, throughout those years, things have changed. But overall, it has remained one of the central hubs for shopping in the Newport Beach vicinity. This is an outdoor mall, which is both a good and a bad thing. When the weather is good, it is a great place to shop. When the weather is bad, not so much. This is just something for you to keep in mind. In terms of what this plaza offers, they have all kinds of everything. There are a number of high-end stores, as well as a food court, restaurants, pretty much a little bit of everything. I have one major beef with this mall, however. That is that they have Koi pond. Though this should be a good thing. But, the problem is, that Koi pond is barely one foot deep. If you know anything about Koi fish, you understand that for them to live a comfortable, long life, they must be in a least three feet of water. You will often see the fish with their upper fins sticking out of the water as it is too shallow for them to stay submerged. Add to this, it is a channeled Koi pond, so people can walk around them disturbing their life all day long. That is just wrong! So, if you care about fish and/or other living creatures, and you don't want to get upset, I suggest that you do not visit the Koi pond of Fashion Island. Other than that, Fashion Island serves its purpose well. A lot of places for you to spend your money.

Not a shoppers paradise per se but a nice place to take out of town guests and it's right by the ocean so there's a nice ocean breeze. Makes it a nice stroll as most of the stores are outdoors. Free parking which is a plus and there's many seating options to just enjoy the weather, sip coffee, enjoy an ice cold beer, or people/dog watch

The fashion island is known for the outdoor mall, and it also has an indoor area with a food court and two levels of shops, although the fine dining restaurants are at the outdoor mall area. Overall it's very clean and well maintained, amble spots in the parking garage. I find the shopping experience is chill and relaxing here, and the koi pond has many beautiful fishes.

One of the nicest outdoor malls in the LA / Orange County areas. It has a beautiful circular design of shops, eateries, and department stores. They have Bloomingdale's, Nordstrom, and Macy's, as well as a Neiman Marcus. This mall has many of the top fashion design places and also has two car showcase rooms like Tesla. They have a food court area as well. It's near Newport Beach and the weather is perfect. Plan on a few hours and have lunch in one of the many restaurants like the Mariposa or Sushi Roku. Parking is free and easy to find spots. I recommend coming between 10am to noon. It gets really crowded after that. Enjoy.

This upscale outdoor mall is gorgeous! They have all of the high end shops and luxury brand names, a real Heaven for fashionistas! The setting is gorgeous! Lots of great restaurants too!

What an upscale mall. A bit of a journey from Los Angeles, but well worth it if you don't mind sitting in traffic. It's hard not to find what you want because there is such a variety of stores. Not to mention the sales people in every store were friendly and very willing to help. I was looking for something very specific and about to give up when at the last minute, a mannequin caught my attention and voilà! I got what I wanted and as a sidenote, the restaurants there are also varied so you could have a quick bite or more formal meal. Lots of sales going on..

We've been here multiple times when visiting the area. There is much to like, it's open and airy, they are dog friendly, it's very clean and they have some good restaurants including Great Maple which I like. There is a large parking area which always seems to have spaces, and some smaller parking lots that always seem packed. There is also garage parking. And they get bonus points for having a koi pond and some fountains. I don't spend much time at shopping centers or malls, but as they go, this is a nice one!

Fun fact: in 6th grade, my girlfriend booked a limo to shop at Fashion Island / Wet Seal for her 12th birthday. So it's a no brainer that this spot will forever go down as my favorite mall in existence. Besides the nostalgia, Fashion Island truly has it all. This beautiful outdoor shopping center is the definition of California living. FI hosts a number of name brand stores, high end boutiques, and great local eateries. I mainly come here for Vuori (x10), Barnes & Noble (x11) , Brandy Melville, Dr Martens, Pacsun, and their very cute Levi store. For food, I adore Great Maple, Mendocino Farms, Sushi Roku, Red O, and frozen dessert from Gelato Paradiso. Plus, I'm physically incapable of passing on a Nespresso store! Parking is always easy and they have a number of onsite events throughout the year geared towards both locals and tourists. You won't find a prettier mall on earth. Bet.

Yes, I remember when there was not a Fashion Island. It was just a hill seen from the beach below. Then there were those seven in the morning bus trips up to the mountains to learn to ski when I was in elementary school. We met at the hanging bells in front of Robinsons. It is a Newport Landmark. Big Newport Edwards Cinema is where I saw Jaws when it first came out. This place is a part of my life. And as the demographics of Orange County has changed, so has Fashion Island. Fashion Island does still offer something for the middle class. Macy's is still here. There are a few stores, Loft, Anthropology, and just maybe Nordstroms. Everything else is for the Upper Class. What I mean is designers. One of a kinds. Sold only in New York, Los Angeles, or here. Tee shirts for $68. It is for people who do not look at the price. As far as food goes, there are some great choices. We love Great Maple and Joeys. There are others. Muldoons is across the street. It is great place to walk around, have a meal, sip coffee and watch people walk by. It is not such a great place to shop for me.

As a teen, even younger I've come to find this place to be swarmed with snooty show offs for instance a lady came with her Nanny the poor girl had to wear her uniform. What woman would have the audacity to do that? Before cell phones were a thing another was incessantly complaining this phone doesn't work everywhere, it works in the house but only if I turn it a certain way fyi there aren't enough of them, people stare at you like what are you doing here? , cause they know you're not from around there There are are some positives. Like the farmers market with the freshest Fruit you could buy really delicious long gone now An enclosed section of the Mall used to have a kind piano player who'd invented my sister to play along with her she was about 7 at the time But because of the insecurity that I have I will never go there again

It's always such a treat to come to Fashion Island during the Holidays! This place is one of my most favorite place to shop and I love it even more coming here during Christmas season! They always have the hugest tallest tree in OC displayed and every day from 11/17/23 to 1/7/24, the Christmas tree will light up with music and snow and fog machine every 30 min from 530pm to 8pm! It's part of their 50 nights of Coastal Lights! It's so fun! I love taking my two pooches here, although they did not enjoy the snow storm and fog as much as I did! If you don't like crowds too much, I would come during the weekdays to enjoy their coastal nights! There are plenty of parking and you can always shop and walk around! I love this time of the year!

The nicest outdoor mall in OC. There's the usual department stores like Bloomingdale's and Macy's, then lots of expensive shops like Rolex and Prada, and then the more familiar stores like Levi's, Urban Outfitters, and Barnes & Noble. And now there's a new Mendocino Farms. It is now complete!

They really need to have security at the koi pond, especially when it is busy. Time and time again I see visitors and their kids touch and whack the koi and put their hands in the water. I've also seen other parents yell at each other when they are told not to disturb the koi.

The prettiest! I'm a local, but if you're vacationing in OC, GO. It's the most "Southern California" shopping vibe you can absorb. Great restaurants, shops, and ambiance most of all.

It is disappointing to see that fashion Island is allowing homeless people to cause unpleasant and unsafe environment for customers, paying customers. When I reached out to them regarding this issue, they told me that there is nothing they can do about it. Really??? Please do your job to keep paying customers safe and away from unsafe, unsanitary situation at your mall. Safety of your customers should be your number one priority. Contact South Coast Plaza Mall, and learn from their operation!!! Very disappointed. Many young girls walking around this open mall area and it is alarming that management saying there is nothing they can do about it.

I've been coming here for years. There are upscale stores and boutiques. The Christmas decorations are just going up (right before Thanksgiving) and if you have little ones it's a great place to take photos and see Santa. The security is very helpful. They directed us in locating a restaurant. Some stores close early during the week so check before you go.

Oh boy, Fashion Island. I have been coming here for years and years and years. Its a great place to take your girlfriends, wives, husbands, boyfriends, families, kids, and even your best friends. One of the best outdoor malls in all of Orange County. Just 10 minutes away from Irvine Spectrum. We have a nice Movie theater here, Balboa Island Beach is right across the street, including Newport Beach. Its cool to be a teen living in this city if you are a teen. You have the best of both worlds. So we went shopping here over the weekend. My girl loves this place. She go many time without me with her girlfriends lol. Lots of new shops, restaurants are here now. Good to see business is still booming a bit. Its just a good place to be in the OC.

There's nothing quite like the holidays and one thing is for certain, it's not the holidays for me without making a last minute trip to fashion island to pick up a few last minute holidays gifts! It's also nice to take in the holidays vibes with all the festive Christmas decor throughout the grounds. Let's not forget about the christmas tree. It's massive, and attracts guests from all around. In addition to the anchor luxury department stores like Neiman Marcus, Nordstrom and Bloomingdale's, the outdoor mall boasts some pretty impressive shops too from athleisure like lululemon & vuori to staple restaurants like the Cheesecake Factory, they've got just about everything for everyone. The food court is quite impressive as well with healthy dining options like Hana Grill as well as treats to satisfy your sweet tooth like Mochinut. You can get your grocery shopping done here too cuz there's a Whole Foods on the grounds, as well. One of my favorite restaurants are also found here, Sushi Roku. Chill vibes and fantastic cuisine, what more could a guy ask for? I'm just glad it's a short drive from my place so I'm not having to endure the gridlock and frenzy that is South Coast Plaza. Overall, it's a great alternative to the more bustling shopping malls in OC and offers plenty of great shopping and dining options.

Before I ever even had the thought of moving to Los Angeles, my parents and I would often drive to LA - reasons range from my Mom wanted to go to a specific mall, my Mom wanted to see her sister who lived in Newport Beach until she passed away, I wanted to go to something I read about or whatever, when I was 15 and called the Dr. Phil show even though I hate him; however, my Mother who was an actual surgeon, loved Dr. Phil and when I heard he was doing a show on my Mother's Birthday, I called non-stop after getting the three tickets, I kept harassing the phone lines until I got through to Dr. Phil and requested for my Father, Mother, and I to be seated in the first row on his show for my Mom's 70th birthday and if he could call her up and hug her and tell her Happy Birthday. He agreed (since when your an invincible teenager you believe you are able to do everything), other reasons include: my Granny needed to play in the Celebrity Golf Games with her always-partner, Clint Eastwood, more shopping, we always stayed at the Beverly Hills Hotel where I would have an adjacent suite which was right next to my parents' room so that my Mom could request a door unlocked between us or one where they'd give her the key to the door between us, also this is a good one- my Mom and Jennifer Lopez were in a limo together going from the hotel to the mall and they got along so well that they spent the day with her, shopping without my Mom having the slightest clue who she was in general, my Mom met us back at the hotel in a lounge outside with her sitting, laughing and she waived us over and my Dad said, "our, she's got to be kidding us, but in an annoyed way - they exchanged information and my Dad and I were laughing and she kept saying, "What?" and we were both like you have no idea who that lady is... She said, "Oh, we met on the way over to Newport Beach and we were going to the same taste and she was also super sexy, we got along so well that we spent the whole day together having the best time. We had lunch; and before you say anything, yes, of course, I paid because I could never do that to a young person, although, she kept insisting. We are both Leos!". Most of all, we drove those easy five hours to LA and head straight to Fashion Island in Orange County, to what is known as the second largest mall in America - Fashion Island, behind only the Mall of America in Minnesota. My Mom was always happy to put down her Black Card and we'd shop together and buy it all. I love this Mall so much because, well, who doesn't, who wouldn't, it has every store you have ever known and there are rides and, at least for us women, it's a very happy place we have here on this Earth (don't et me segway into a Tiesto song).

This outdoor mall with its uncovered walkways inviting shoppers to explore more stores is a cherubic place that is immensely enjoyable. They have both large chains, like Nordstrom, Bloomingdale's, and Macy's, but also lots of smaller stores like AG, 7 For All Mankind, and several ones you've never heard of. Lots of eateries as well. It's not far from the ocean, and you can see the ocean from this mall.

Fashion Island has got to be one of the best outdoor shopping centers that I've ever been to. It's so beautiful, well laid out, has great stores and the weather is always nice but hello... It is Newport Beach. I highly recommend fashion Island and whenever I'm in Orange County, I always make a point to visit there. I love that. There's lots of little Sr area for resting between shopping. Spree's parking is plenty full, especially if you park on the top near the cheesecake factory, however, there is a parking garage near Nordstrom but just be careful because the ceilings are really low. Go to Fashion Island .... you won't regret it

I've been going here for as long as I can remember as far back when Pennys was here. I've seen it change so much it still is changing. They have a great food court although I haven't been there for a while. There are plenty of restaurants including on the outskirts of the shopping center. They have theaters that also includes its own restaurants or you can order and have them deliver it to your seat. So much to choose from.

This review is only about their toilet facilities. After I finished shopping at Whole Foods, before heading to my car, I decided to use the toilet since I needed to go somewhere else. When I walked back to Whole Foods, the store was closed, so I went to the Fashion Island toilets and found out that all of them were locked. The janitor walked around without offering to open the door. He could have informed me that the doors were locked. All the outer doors to the toilets were open, making you walk all the way inside to find out that the toilet doors were locked. A week later, I had a meal at Fashion Island. After a short post-meal stroll here, I tried to use their toilets again, but they were all locked. It was too weird to walk back to the restaurant where I had dined to use their toilet. I assumed that the shopping mall toilets would be open since the restaurants and charging stations were still operating. But not here. So, if you have a few drinks at Fashion Island restaurants, don't stay there for an after-meal walk or to release some fluids while charging your car, because their toilets will be locked. It's strange that they are open to you while you are spending money there, but close essential services like toilets when you need them.

We come here allllllll the time since my partner lives on Balboa island- which is right down the street. Some of our favorite spots to hit here are The Great Maple, Red O Taste of Mexico, The Apple store and The Lot. There are tons of shopping places at this outdoor mall. They are mostly high-end places. So, if you are on a budget, this may not be the best place to go shop lol We have gone to the Peloton store, Nordstrom, Macy's, and Bloomingdale's to shop. Those places are more reasonable priced for shopping. Fashion Island also has high-end stores like Prada, CHANEL, Gucci, and LOUIS VUITTON. We mostly come to Fashion Island for the food and movies. But it is always crowded, and I've seen lots of people shopping at these stores. Fashion island has electric vehicle chargers available, but you do have to pay to use the chargers. Very clean and safe area. The mall is kept very nice. There are fountains throughout the mall. It is also dog friendly so that is fun to see people walking their dogs around the mall. The doggy's look like they are having tons of fun! lol

I really enjoy this outdoor mall. I have been here a lot and I enjoy walking around, shopping here. They also have plenty of parking and the best ice cream can be found there. I really like this mall, I highly recommend it for everyone to come and see specially during the holidays.

I probably first heard about this high-end fashion mall in the late 2000's and I finally get to visit this mysterious "island" in recent weeks. Truth to be told I was a little bit disappointed with what this mall had to offer. The mall is very similar to outdoor malls like Irvine Spectrum Center with mostly outdoor shops mixed in with few indoor department stores, but Fashion Island doesn't have few "it" factors that make this mall unique. Koi pond? You can turn any ponds in any plazas into koi ponds if you throw some koi in. Indoor food court? Feels more like your typical food courts in 2000's. Neiman Marcus is probably the only slightly interesting department store, but then again why shop here for high-end jewelry and luxury brands if you have that kind of money to spend? Wouldn't you want to visit South Coast Plaza instead? Parking was free and I didn't have any issues finding a spot to park, but maybe easy parking means ... no one wants to come here because this mall isn't all that great? Wow mind blown. Go South Coast Plaza for the best indoor high-end mall experience in Orange County & Irvine Spectrum Center for the best overall outdoor mall experience in Orange County. P.S. - On a brighter side, RH is currently constructing the only Design Gallery in the region with an integrated hospitality experience and the construction is expected to be completed in spring 2024.

Bellissimo centro means in Italian,Beautiful Mall. So much to see and do here. The view of the ocean priceless. This was also the backyard of Kobe Bryant where he spent many weekend's here with his family. This mall is in the Heart of New Port Beach, very expensive. probably about 30 percent more than you would pay for something in another city closer to your own home. Be prepared to spend some money here.' The View of the ocean is so peaceful and so relaxing. The landscaping of the Exterior is also very appealing. Very High end Shopping Experience, Be prepared. Beware of your surroundings folks.. this is a high end retail center with very wealthy clients who are susceptible to armed robbery and or theft.., high visibility security is there to watch you get robbed.. observe and report.. they cannot interfere.. that's their job... PD is great but cannot always be there so you are on your own!

Love, Love, Love FI. It's our go to shopping, eating and hangout place when in Newport. Our family loves this place and now with the new addition of RH it's going to be even more amazing! Can't wait to visit the Holiday season

After hearing 'Fashion' as part of the name of a shopping center, I realize I was getting this confused with Fashion Show Las Vegas (in a completely different state, I know) and Fashion Valley in San Diego. Figuring I haven't been here yet, I decided to make a day of it. I was really looking forward to visiting the Voluspa shop since it's the only brick and mortar store in the area. Dotted in between are fitness shops such as alo and vuori, along with larger luxury stores bloomingdales, Neiman Marcus along with a Nordstrom and Macy's. Parking was free which is always a plus, and I was in the garage but there may be other options.

I love Fashion Island for the following reasons: * It's the only outdoor mall in Orange County that has higher end stores. * It's dog-friendly. * There are beautiful and zen resting points, including a lovely koi pond area. * It's located in Newport Beach. * You won't find a Dave & Buster's here. Granted Fashion Island was way better in my youth when I spent way too much time in malls. And at that time, they had not a single tacky store here....like Claire's (Sorry Claire's fans). Wish I could say the same today. Even the children's stores here back then were super posh. I feel like they did a better job of curating its upper end but totally welcoming vibe back then. Overall, it's more pandemic friendly than an indoor mall, so it's my current mall of choice if I must physically go to a mall. Parking is also strategically planned so it feels less expansive and bleak. No concrete jungle feel here. Rather, there are more nooks and crannies so it doesn't feel like you're parking in Timbuktu.

We've been to Fashion Island many times over the years, but this is our first visit since the pandemic. Coming from AZ, we see a lot of similarities with Scottsdale Fashion, which has most of the same high end stores. But Fashion Island is outdoors and has virtually no interior mall space. One of the major attractions is their beautiful views of the Pacific Ocean from the grassy promenade area near Macy's. One other addition is Bloomingdales, which we miss from back east

I like fashion island! I'll have to start my journey's here for now on. I bought a 12 session skin package today near by and decided to come over here after. I love it. I spent majority of my time just lounging and light shopping and eating. It's so nice over here. I love the fish pond. Parking is free and available. I wanna move near by. I wish my gym was near by. It's about 10 miles away, and I live in lbc. It's worth the drive tho. I'll be out here more often. Get away from LA. *_*

Love this place, high end stores, very clean areas and great place to shop. They also even have a Whole Foods if you need to shop groceries before you leave. Love the koi pod area, so much fun for the kids and adults. Appreciate the range of Store and food court options. Very well executed shopping plaza.

I've been to Fashion Island in Newport Beach on a few occasions over the years primarily for the Susan G. Komen Race for the Cure 5K Walk for breast cancer awareness. Every year, they hold an event here. Most recently, they changed the name to More Than Pink 5K Walk. Anyway, besides coming here for the 5K walk, I've walked around this beautiful mall, perused through many shops, ate at its food court, and just enjoyed the fresh crisp air that surrounds this area. Parking is free which is always nice. Just a lovely place to chill for the afternoon. What's not to love about Newport Beach. Too bad I don't live any closer. Otherwise, I would visit it more often and not have to wait a year to come here. Until next time... Happy Fashion Island'ing!

Had a wonderful time at fashion island today. We came with the intent to just eat at CPK and maybe look around for a bit and it turned into so much more. When I approached the outside of the mall I was struck by the beautiful architecture and the easy to locate signs that had approximately a dozen stores on them helping to guide me to the direction I wanted to go. I appreciated that both large department stores as well as smaller boutique stores were featured on the signs. Although we didn't spend too much time there,I also enjoyed the food court with the Barnes and Noble in the center. Would make it very convenient to grab a book and a meal in the same place and read under natural sunlight that was able to break through. Additionally there were multiple grass patches and a koi pond thst my 3 ye old daughter and 1 year old son were fascinated with. Would definitely recommend making a day of this placeto fulfill your shopping and family fun needs:-) I would highly recommend this m

I came for dinner before The Boys of Summer concert. We ate burgers at Hopfoddy Burger Bar. This area is huge. Be sure to wear your most comfortable shoes. Lots of nice choices for shopping and dining.
