Arrived in Folly Beach today for the first time ever, and this place totally killed the vibe. This place is like some run down apartment with black mold under sinks which are also rotting out. There is no filter in the return vent, which is gross. The bathroom sink under cabinet areas obviously had some mold issues. There is a shelf above the toilet that is pretty much just hanging. When we open the dishwasher, well I'm not really sure what was happening. I was under the impression that extra linens would be provided. All I found was a dirty blanket on a shelf and a bunch of paint buckets. The bedroom obviously wasn't cleaned as there was a little bit of trash and a dog toy (which this said no pets) under the bed. I'm really disappointed that this is my first experience in Folly and with this property company. I would never rent this place out. We have kids with us as well, and this is far from family friendly fun.

Oh my goodness, I don't even know where to start we LOVE this place and company so much! I rent from them multiple times a year and am NEVER DISAPPOINTED! They have a great selection of properties on and off the beach, each of them are incredible. They have properties in EVERY BUDGET range too. We ALWAYS book directly through Tom and SAVE HUNDREDS compared to airbnb depending on our length of stay. They don't have too many requirements for renting either which makes things so nice, I don't feel like I'm getting ripped off as with most rental sites by the time the final bill totals up. They make it NICE and SIMPLE, 1+2=3. Both Tom and Chris are so easy to work with and make you feel at home. Any questions you have they'll always answer the phone and help you out. They've really streamlined checking in so well, you almost never actually have to see or meet anyone. They have videos they send you about the property; how to unlock the doors, where the lights are, where the fun stuff is. Its all pretty self explanatory and efficient. Once again I'm staying in one of my FAVORITE properties at 919 East Arctic. When you pull up you see a big teal house and hear the WAVES crashing in the backyard, can't help but smile! As you come up the driveway around to the back the deck and balcony will BLOW YOUR MIND. Before you even notice the outdoor sink/cooking area, bbq station, oyster shucking table, fire pit, romantic dual headed outdoor shower, built in deck seating, and gorgeous foliage, your drawn to the backyard....it's the ocean. This house has it's own PRIVATE boardwalk to the sand right at the end of the deck! There's even built in bench seats so you don't have to sit on the stairs or be seen by anyone else. When you head up to the balcony, which has gate locks for kids safety, they have a perfect table and deck chairs set up for your PRIVATE ISLAND sunrise and sunset. Does the inside even matter when the outside living is this good?! Of course it does! No matter which unit you stay in they come FULLY FURNISHED down to the salt oregano and hot sauce. You really don't have to leave! Each unit greets you with bright colors, beachy vibes, and funky art. The house is equipped with cable, wifi and everything else you might need when the ocean is your backyard... including sand castle molds :)

Sadly, our experience with this property management company was far from being acceptable. Property was dirty upon arrival, mildew in showers, sand on decks and indoors, and also items belonging to prior guests were left. The ceiling in one room looked like it would fall through at any moment. Toilet was broken on first floor. Most importantly the air did not work our second night of a two night stay. Spoke with regional manager and he claims it was “factual” that it indeed worked. As you can see in my pictures provided, we had it set on 71 and had already reached 83 degrees by lunchtime. Refused to refund me any money but the cleaning fee. I say all this to be very cautious when renting from Vacasa.

I booked a rental property through Vacasa for my bride and I after our wedding. When we arrived, we noticed that the house was poorly maintained. There were two hairs flattened on the pillow and a hair in the crack at the top of the door. Both were obvious. We started to go to the back deck but there was no door handle for the sliding door, just rusty screw holes. On the back deck, there were exposed wires coming out of the house. On top of all of that, there were gnats flying around the entire house and a dead fly next to the fridge. Those were the bigger things, amongst warped mattresses, broken/rusted furniture, and other small things. My wife and I decided that due to all of this, we did not feel that it was safe for us to stay, nor were we convinced it was sanitary. They offered to help remedy the situation the next day but my wife and I had already made arrangements to stay elsewhere nor did we feel like spending the days after our wedding trying to meet and discuss with landlords/maintenance about things that should be bare minimum (exposed wires and door handles). It completely ruined our wedding weekend and resulted in us spending more money for a hotel. After all of it, Vacasa only offered a $250 refund (total booking was ~$2k). Please try to avoid booking Vacasa properties in this area if possible.

DO NOT STAY at Charleston Oceanfront Villas 101 or with this company in Folly Beach. - Loud construction noise that was going all night moving sand Memorial Day Weekend. - If they advertise this in the Airbnb description no one would book so its easier for them to lowball a refund instead. Upon our second night of staying we were greeted by cockroaches swarming the kitchen, groceries, and personal belongings. We notified management and they were able to move us into a new unit later that week for one night but advised to LEAVE ALL OF OUR GROCERIES so we wouldn't infest the new unit. They followed up 3 days later with a refund amount that barely covered our grocery cost and are now ghosting our follow up. Horrible experience, stay anywhere else in Folly Beach.

Do not rent with them. Spent weeks finding the perfect place for our trip only to have Vacasa cancel two months later. I get that stuff happens but then... I expect to have reasonable accommodations made. There were a couple of comparable rentals (same number of bedrooms/bathrooms) to accommodate our group but they refused and offered us places that wouldn't fit us. This was on the basis that these comparable rentals were more money. Seemed to me like that's the cost of doing business if you are going to cancel on your guests and leave the high and dry. No thanks.

Highly recommend Casa Malibu! Check in was smooth and easy. Property managers were friendly and easy to get a hold of. The house was light and bright, super clean, everything felt new. Only a few steps to the beach and there’s an awesome, private outdoor shower. Beds were comfy, big decks, large landscaped grounds, tons of parking. Perfect comfy beach pad for the whole family. Will definitely stay here again next time we visit Folly!

Seamless check-in and everything worked great and the home was very clean. It was an amazing stay at a beautiful beachfront home called ‘Gypsy Tide.’ The team at FollyTime was super helpful when I forgot my phone charger, I did not realize the home came furnished with them in the bedrooms. Details like that being taken care of put me at ease. I could sit on that beach porch swing and be happy. The upstairs porch with views of the stars were incredible. Such a beautiful home and I was thrilled with the service.

Worst start to a vacation EVER.. House was disgustingly filthy. Office was most UNhelpful...did not even care...left at 6pm regardless of the fact that our 8 guest party was extremely unsatisfied and grossed out. A cleaning lady was called and Kendall was the best thing that happened all day...she honesty tried to make it the way it should be. She started with the bathrooms (gross!), while WE cleaned the kitchen and washed dishes. Maintenance guy Mike went after hours to get a new window AC unit for the one downstairs that must be 25 years old and non-functionong. I cannot believe that anyone would think it's ok to want people to pay their hard earned money for a place in this condition. Will NEVER recommend this property company.. EVER....

Our rental house had a lot going for it: near beach and town, big deck, great layout, well equipped kitchen and clean inside. But other issues lead us to conclude that the mgmt is "casual." Issues: twin sheet on full mattress, filthy outdoor shower, sliding doors that don't open, weeds 2' hi, no umbrella for table that takes umbrella, trash in driveway. Also BBQ was left full of old coals - really gross. Impression is that they hire minimal cleaning stuff that just runs thru a minimal checklist. Biggest disappointment was mgmt decision to install new ac when it just needed new filter (old filter was completely coated) . So we were without ac for several hrs and avocet did not offer any gesture of goodwill like a credit or pay for a dinner out. Avocet rep Mandolin was pleasant and responsive in dealing with a/c. Other reps were either no help or actually snippy. Hard to believe....

We were happy with our rental through Avocet. They communicated as they said they would, they promptly answered the couple questions we had, and otherwise it was good experience. The place we rented matched the photos/description; it could have used a few basic maintenance fixes, but that's more on the property owner than them in my opinion. They even take the trash cans out for you on trash day, which I had never heard of. Overall, I would consider using Avocet again if doing a vacation rental in the area.

Vacationers BEWARE! This company will put you in unsafe properties, lie cheat and steal your money! We rented a house for 62 days and left in 15 hours. After driving for 11 hours and getting to the house. We had to request the code to get into the house to find the place filthy! Dog hair and dander covered every surface. Couches, bed sheets and comforters covered with dog hair. My small kids slept on beach towels for the night since it was close to New Years Eve Folly Beach was booked. My 9 year old has asthma and in the first 5 minutes ended up on his nebulizer. The couch and master bed where broken. Completely snapped down the middle so they were unusable. The oven had never been cleaned, the stove was covered in caked on food. We checked the filters and I have pictures of them. They have never been changed! Vacasa only offered to send over a cleaning crew at 8pm at night. I was not comfortable considering COVID restrictions. We have been fighting with them for over 5 months. They lied and said the refund was in the mail, which it never was. Then after 30 days they told us we had to go to Airbnb and now Airbnb is playing the game with me and the Better Business Bureau that they can't find any booking information. I have it all documented so all lies! This has been 5 months now. They charged us $7500 for 15 hours! And then they proceeded to rent it out to at least 4 more renters after we left. DO NOT USE THIS COMPANY!!!

We rented a vacation home for a week from avocet. Folly Rhodes on the beach, upstairs was a quaint cottage directly on the beach and rented for about 2100. My biggest suggestion to anyone renting from Avocet would be to find out if nearby houses are under construction. Folly Beach has seen a lot of growth and unfortunately for us, 2 houses away was a large construction project with wet saws and circular saws running all day long. So loud that it drowned out the ocean!!! The coffee pot had green mold, the stoves broiler did not work ( this was discovered as I went to broil a large amount of fresh seafood that we had purchased) and the TV stopped working a few days in. Avocet was kind enough to give us 260 back. Not enough to compensate for a noisy spot on the beach. Beware

Nice enough staff but low barre in terms of property maintenance. I checked into an oceanfront home at night that reeked of water damage upon entering to find it had been shut air tight, (as in the windows did not open!) which is a recipe for mold. The "recently refurbished" flooring was buckling due to underlying moisture; indicating a quick cosmetic cover up and there was visible mold growth from behind the sheetrock in both bathrooms. This home was a health hazard. I got out as quickly as possible (ahead of schedule) at which point I learned that Avocet's allegiance was to the owner, not the guest. It is challenging, but not impossible to keep beach property moisture and health levels, at a standard that works for everyone, but you have to actually care about it.

We had a great experience renting a condo via Avocet Properties. I was nervous after reading previous reviews but they are professionals with a great office location in the center of Folly. The keys pickup took roughly 2 minutes, and drop off was 15 seconds. The condo we rented was extremely clean. No bugs, no sand, no leftover hair...It was spotless! They provided parking passes for the condo as well so we didn't have to worry about where to park. I would rent from them again in a second.

My mother booked a rental property with Avocet properties for a reunion. 3 weeks prior to the check-in date, she was told that if the house was ready ahead of time, she would be allowed to go in a little early. On check-in day, she stopped by the office to ask if the house was ready for check-in to see if she could get in early. She was told no, that the maids were cleaning. Since she was already on Folly Beach, she decided to ride around for an hour until she could check-in. While riding around, she passed the house and noticed that the cleaning service was finishing up. About 10 minutes after seeing this, she decided to call to see if the house was ready for check-in. Upon her question, Tim told her, "Didn't we already tell you this?" As a local, I decided to call to see what prompted Tim to speak to my mother this way. (She was persistent and yes, probably didn't need to ask a second time...but ultimately, she should not have been spoken to this way.) Upon speaking with Tim, I tried calmly discussing the issue I had with the way he spoke to my mother, as a client of the company, but was interrupted 4 times by him. At this point, he then told me that my mother shouldn't have been "stalking" the house to see when she could get in. She was not stalking. Anybody that sees Folly knows how relaxing it is to drive around with the windows down and look at the houses...especially if you have time to waste. When I asked for Tim's last name so that I could file a complaint, he refused to give it to me. This is the absolutely LAST time I will recommend this company to anyone visiting Folly Beach. I work in a customer service setting, so I know the importance of treating clients with respect and patience, no matter the situation. Tim did the complete opposite of that with both my mother and myself. For this reason, I suggest that if you are looking for a rental property company, this is not the place for you.

When my entire family came to visit from near and far we decided that renting a beach house on Folly would be the best bet! I stumbled across Avocet Properties located on center street and was pleasantly greeted with a warm smile by one of the employees. Stefany showed me several properties and helped me find the perfect rental for my family for the holidays! I could not be more grateful or impressed with the staff and overall experience there!

Avocet is by far one of the worst rental companies I have done business with in many years of renting beach properties. Rented the "mellow yellow" house on Folly last week for a birthday celebration week. 3 bedroom 2 bath. Lovely, well appointed house with one major issue. They have a sewer/plumbing issue that apparently is a continuing problem that Avocet is aware of and yet continues to rent the property. The toilet in one of the bathrooms began having problems flushing and backing up on Sunday evening after arrival on Sat. Raw sewage flowed up thru the shower and kitchen sinks Monday morning. Disgusting to say the least. 3 repair staff (rotorooter, plumber and sewage expert) were in and out on Monday until about 930 pm. Meanwhile we spent all day waiting around. The sewer expert was able to fix but said it was a short term fix and we probably shouldn't use the bathroom. We communicated with Avocet first thing Tues morning and were told the owner of the property was getting involved and sending his repair man over that day. They indicated we would either have a solution or they would move us to another house by Wed morning. No communication after that unless we initiated. No answers or solutions provided and frankly by Thursday I was sick of trying. So my guests came Wed morning and 4 adults had to share 1 Bathroom. I understand that maintenance issues can happen at any time, but according to various repair people this was an issue that happened before. My two main complaints are absolutely no communication from Avocet for a serious issue, not doing what they said they would and for continuing to rent a home with serious problems. They did offer us a small credit for our inconvience but it was only a fraction of our total rental price. I should have read the many negative reviews before using them. Lesson learned.

Unethical - charged $125 for damages they say occurred during our stay 19+ days ago. No call, just an email from Allison. The property was in perfect condition upon leaving. Beware for charges that might come weeks after leaving. Insist on a walk through inspection with management before checkout. Better yet, just don't rent from Avocet Properties.

We were traveling to our rental property and received a phone call that the house we had rented was no longer available, due to it being vandalized and maintenance needing to be performed. But we were told good news, we are able to upgrade you and we will give you a house on the beach. My husband and I were excited and happy about that. That was the only good news from Avocet. We had no cable or internet upon arrival and ther was no urgency to fix it, so we have been here 3 days without those services. Then the outdoor shower wasn't working and now we have no air conditioning and it's 88 degrees outside and 80 degrees inside. Avocet said they were sending someone to fix it, but then they they called and said their air conditioning guy left the island. That's unacceptable, no emergency serviceman available? That doesn't speak well for the quality of Avocet or their commitment to customer service. What exactly are we paying for? We don't have air conditioning, cable, or internet. We will never again rent from Avocet and encourage others not to rent from them as well. Some of the worst customer service ever.

Booked a property that we used the year before on the day we left in June of 2014. In December 2014 got a call saying the people were moving back in. We were bummed because the house was perfect for our family. I told the person I was working with that if the listing comes back on the market let us know. Well guess what we just returned from Folly beach and the place was back on the market in March to rent. No phone call or email. We have used the other companies down in Folly and never had any issues like this before. Walked down to the office and talked to a person there all they kept saying was sorry. Left a message for the manage of the property and she was told to call us. No phone call. My wife called down and talked to the director of property management. All she got was sorry, not how can I make this right. We used a property off Vacation Rentals By Owner. The home was great. I have know idea how these guys stay in business other than there are only so many place to rent from on the island. I would not recommend using Avocet for my Folly vacation rental again.

My husband and I had to visit Charleston for business. When checking into hotels we decided to check for alternatives accommodations and ran across listings at Folly Beach with Avocet Properties. We found the perfect one bedroom beachfront cottage for much less than a downtown hotel. We had our own kitchen, screened porch band went to sleep every night to the sounds of the ocean instead of Charleston traffic. We were just 30 minutes from downtown, an easy drive from the James Island Connector. The cottage was clean and the Avocet staff was friendly and helpful. We will definitely use Avocet again.

Avocet is a first rate property management company. I read the reviews and must say that after renting in folly beach and isle of Palms over the years, the problems mentioned here lie mostly with some of the the homes and not the management. Dee and Jillian have gone out of their way to make things work for me. They are professional and act accordingly. I would recommend them without question!

I waited five months to write this. It's not that Avocet was terrible, it is more that they were sub-par and really didn't seem to care. The people in the office are really super if things are going well. The big mistake was mine. Never give the cleaning lady, who looks like a junkie, a generous tip BEFORE she cleans. If you do, she won't! She disappeared. The company sent her and another woman back a few hours later but it was for naught. Avocet said a supervisor would come but nobody did. In the end, I cleaned. It just seemed like nobody really gave a shite. Folly Beach is awesome and Avocet can be, if you have really low expectations.

Terrible company. As you can see from prior reviews. They must not even care about customer service because they do not even reply to reviews, good or bad! I was e-mailing with Amanda about a folly beach rental. I was quoted one price, and she had the dates wrong. (Which were clearly written in the e-mail she was replying to). I wrote her back with the correct dates and stated that we would like to book the property and she wrote me back with another price, which was higher. When I called her to get the accurate information, she had no recollection of our emailing and had to call me back. I received no call and finally called her back, only to be quoted another price, that was yet even higher! And after reading all of the other reviews, I am glad I am not booking with this company!

Every summer, we rent a house at Folly Beach for a week. Over the years, we have bounced around to different houses, trying out Fred Holland, Dunes Properties, and Avocet. There is a HUGE difference between Avocet and the other property management companies. They are much more professional, courteous, and helpful, and we seem to have way fewer problems. Everything works. They often send people over to fix things that the renters from the previous week mentioned need repair. If a rare problem arises, they attend to it in a timely and courteous fashion. Last year, we found a house listed by another agency that we liked so much that we decided to stray. Afterward, we decided we will never do that again. This year, we went back to Avocet and everything was PERFECT!

Absolutely vile experience renting from Avocet. House had dirty floors, mildewed blankets, dirty dishes in the cabinets. Our sheets were stained and our daughter's bedding had a blood stain on it. We left early. The manager made it absolutely clear that they did not give a damn. It was our only beach vacation of the year and it was ruined by this miserable company who wouldn't even refund our "cleaning fee." Go elsewhere!!!

We rented "Coolin Out" after labor day this year. The property is very nice although it was FULL OF COCKROACHES! I strongly feel that before renting a property at $2500 per week an issue like this should have been addressed. It's very noticeable someone would have had to have seen this. It's also labeled as "Not pet friendly" as I was reminded by three women who showed up at the front door claiming to have seen a black dog being led into the premises while we occupied it. Sorry but we don't have a "black dog". While here they asked me multiple questions on the whereabouts of the "black dog" after they were already told we didn't have one and they were offered to enter the premises immediately at the time of arrival. I was also questioned as to why I had baby gates up at the kitchen if we didn't have a dog. I HAVE A 16 MONTH OLD is a great place to start. The ladies were rude and condescending. This type of behavior is not acceptable.

I was looking to rent a nice apartment or condo, their website had 4 - 6 places that looked great. When you click the link to schedule a tour it says "fatal error" so I called the home office. They had no record of any of the addresses I had from their website - which I was looking at while I on the phone with them. The first person gave me a number for a second person who didn't bother to even ask my name - he just said "we have nothing available". Poor service - even if there is nothing available and you don't bother taking them off your website - at least be nice to me about it. I'm better off not renting from them at least!

Bahama Breeze was supposed to be our relaxing and comfortable week away from everyday frustrations. NOT SO! The young man at the Avocet is not prepared to be a property manager. He is not aware of the mess this house and many others are in and is costing the company their reputation. Too many problems to address here but we won't be back!

This company deserves NO stars but that's not an option. Our rental house was filthy in general, staff was not friendly or helpful. There were multiple bees nests outside causing my husband to be attacked with numerous bee stings- we called to let them know and they offered to take care of it AFTER our vacation. But worst of all- it was infested with ROACHES. We left early with our dog, they refunded one night with little sympathies. Health dept had to be contacted, save yourself the headache and avoid their piece of shit rentals.

We rented from Avocet Properties a 3 month vacation rental in Folly Beach. The property itself was rundown but we knew that but could not turn down living on Folly for a bargain short term furnished(beat a hotel). We had about 7 to 8 maintenance issues and I have to admit they responded immediately to everyone albeit results varied. Allison and Dee Dee were great to deal with and I have to say Dee Dee got us in on Christmas Eve since our timing for my new role was not ideal. I found Avocet very professional and as VA RE Broker they are true professionals. I would give them five stars but I think the maintenance team results were not five stars.(That could be what the owner was willing to pay for, so I can hold it against them if that was the reason). They were great to deal with and would certainly rent another vacation home thru them for certain. Also, note we used their address for packages and they called every time when they arrived. We then moved out and we had our full deposit within 4 days returned. Allison was great to deal with.

This is an absolutely horrible property management company! We rented the Driftwood house on Folly Beach on the marsh. We flew from California and were completely shocked at the state of this home. We have vacationed here for more that 10 years and have never had this kind of problem. The house was dirty and had many things broken/not working. There were both live and dead cockroaches, a sliding door that would not lock, a front door that had such a rusty lock it would barely work. There was mold on the shower curtain and one of the beds only had a flat sheet not even made up properly. Lights throughout the home did not work including the front porch. There were several wasps nests near the back porch so we could not even be outside to enjoy the beautiful marsh views. The kitchen faucet was broken, toilet paper holders were broken. The bath rugs were filthy, and on and on. We called several times and went to the office twice to try and get some resolution. They suggested we get bug spray for the wasps and to put a wooden dowel to secure the sliding glass door. All other issues they refused to help us with. They had zero concern! They both refused to take care of the issues or to refund us some of the rental fee. We finally left after 3 days. Thank goodness we took photos/videos of this homes condition. DO NOT do business with this company they are amoral and have no interest in provided clean and secure vacation homes for families.

Recently rented from Avocet Properties on Folly Beach renting the Pavilion Watch unit 2F. Was very disappointed in the condition of this unit. It was not very clean, overly decorated which made it look more dirty/dusty due to all the decoration accessories. When we arrived there was a major issue with gnats around the sink area in the kitchen, that we took care of by going out and buying vinegar and placing it and liquid dish detergent down the drains. The garbage disposal also had a foul smell that we took care of with a garbage disposal cleaner. The bathroom in the bedroom off to the right as you entered the condo needs a shower curtain liner as the shower curtain there barely came to the top edge of the tub so therefore water ended up in the floor every time we took a shower. The light above the sink in that bathroom also had a light bulb out and we replaced it only for it to blow again, which told us that there was an issue with the light fixture. Bath towels were provided but you were only given two bath towels, one wash cloth, and one hand towel per person, so therefore we did laundry for the towels more than we would have liked to. To run the TV in the living room area you had to access multiple controllers and there was not a listing of the channels available. The condo itself is nice with the location to the beach, pier and restaurants being great but the paint, cleanliness etc lack a lot. It would have also been nice to be able to get 3 keys to the condo when you have 3 couples staying as everyone was not doing, coming and going at the same time and you need the key in order to lock the door behind you. The lady we spoke to at Avocet Properties that we spoke to concerning some other things was not very helpful. I have stayed at another Pavilion Watch condo before rented from another rental company with much better results.

Will never recommend this rental agency to anyone. The house we rented had mold, water damage, and smelt of urine. Additionally, the porch balcony was broken, the bedroom doors wouldn't close, the sheets were stained with what I could only hope was coffee, and the living room furniture was unusable. When the agency was contacted, the response I received "We will forward your information to the property manager." That was it! They didn't even bother to come take care of the issues. We also sent a message to the manager and didn't even get a response. We were ready to pack our bags and leave the first day!

Terrible property management. We rented a house for 10 people, paid a rate clearly for 10 people, and got a "starter kit" with one roll of toilet paper in the bathroom and one garbage bag. Obviously we ran out after the first day and they told us (rudely) that we had to replace them at our own cost. The fridge did not keep our food cold, and the place was pretty dirty, broken towel rack in the bathroom, they obviously cut corners when they cleaned. Spiderwebs everywhere and filth behind the futon when we moved it out to fold it down. One barstool looked like it had puke on it and it took another phone call to get them to clean it for us. When I called, however, they did send someone right away with a new fridge and to clean the barstool, however they never fixed the broken towel rack.

I had a similar unethical experience with this property management firm. They find any reason to void your contract and make you pay out of pocket. Do not use this company for whatever reason.

I am a property owner and Avocet is my management company for the past two years. I have had over fifty wonderful renting experiences. However my tenant experience this past week with what I can only believe was a scammer was unbelievable. I was told the tenant was unhappy with certain minor things, some legit (broken door handle, lack of wine glasses) and some items just off the wall. After addressing the legit issues with an action plan, I offered a reasonable discount for these minor inconveniences and to try and make them happy. They responded with more illegitimate complaints (they didn't like the plants in the planters, among others) and a requested I double the discount (even though they said they couldn't stay in the house under any circumstance). Avocet was wonderful and kept me in the loop the entire time. After realizing these people would not be happy under any circumstance, we provided them with a complete refund and Avocet found them other accommodations. I think Avocet went above and beyond.
