Franklin Apartments

Absolutely wonderful stay! The accommodation was spotless and beautifully maintained, with a peaceful, quiet room that made for perfect relaxation. The check-in service was fantastic - friendly, responsive, and even accommodated my early arrival with ease. Communication was excellent throughout. The location couldn’t be better, just a pleasant 10–15 minute walk to most attractions. I couldn’t recommend it more highly!

Very claustrophobic rooms, no airflow, no fans or aircon in rooms. I felt like I couldn’t breathe. The room was smelly, musky- had to spray perfume so I could sleep. No view, old dated furniture and glasses, cutlery were dirty. Don’t even ask me what was on the bedside table lights. The main bedroom backs onto a hallway so if you open the window you hear everything all night, plus the next room. Horrible uncomfortable bed. I would have booked elsewhere had I have known as we pre paid and our stay was for 6 nights.

The apartments are in a great location. They are tired and ready for a refresh, but clean and decent. The underground car park is not for amateurs. It has a narrow entry and a very steep angled slope to enter and exit on. We had a large SUV, and it was a challenge to get in and out; the car struggled to navigate the slope when going back out, with the wheels spinning.

Apartment was clean and tidy. It was close to shopping, restaurants etc. However, there was no plug in sink for washing up. There was a dishwasher but we didn’t have enough to use it. Apartment was serviced everyday, which was nice, but no replacement face washer was supplied after first day. |We would consider staying again.

Interesting. We were an Airbnb. Not a serviced apartment. Ok space for what we had. But the place was very cold the first night, and no extra blankets. Had too ask.

I was quite disappointed with the cleanliness during my stay at Franklin Apartments in Adelaide. The towel that was supposed to be fresh and clean had visible brown stains, which was very unpleasant, unhygienic, and was quite yucky. I took a photo, but there’s no option to attach it here. The pillowcase also had a strong, sweaty odour, as if it hadn’t been changed after the previous guest. It seemed like the bed was simply remade rather than properly changed. The experience was very disappointing. I do not plan to return to this place.

I checked into Franklin Apartments late at night only to discover the air conditioning was broken. It was a cold night, and when I called reception for help, I was told nothing could be done. Security eventually came to check, and instead of a heater, all they could offer was a single blanket.The room itself was in poor condition: dusty surfaces, a dirty oven, and generally unkept. I followed up with an email to management, but they didn’t even have the courtesy to reply.For a place that markets itself as a serviced apartment, the service was non-existent. When guests are left cold, ignored, and given dirty rooms, it shows that management either doesn’t care or isn’t paying attention.If you’re considering staying here, think twice. The lack of basic care, cleanliness, and customer service is unacceptable. I hope this review gets the attention of management because guests deserve far better

Stayed three nights mid week in a one bedroom apartment. An excellent all round experience. Rooms were clean and very comfortable, service was excellent with apartment cleaned daily, location was fantastic with close walking proximity to all the AdelaideCBD had to offer. Overall a huge thankyou to all at Franklin Apartments we will definitely be returning in the future. I would highly recommend a stay at this establishment.

Great apartment at a reasonable price. We stayed in a room that sleeps 7. Had a microwave, oven, hot plate & dishwasher. Also had your own laundry in the apartment. Beds were comfortable. Balcony was a bit of a let down, unfortunately. The open lounge, kitchen & dining room was fantastic and opened out onto the balcony which gave great airflow. The appartments are reasoably priced and in a good location. The carpark is a bit of an issue its very steep and akward and there's only one lane so you have to hope that no ones coming in while your heading out or vice versa. Overall its a great place to stay in the city.

Please if your wanting a nice apartment that won't overcharge you by $1800 go to avaini. Apparment just down the road there cheaper there washing machine works and they offer much more for you buck
