Stayed three nights mid week in a one bedroom apartment. An excellent all round experience. Rooms were clean and very comfortable, service was excellent with apartment cleaned daily, location was fantastic with close walking proximity to all the AdelaideCBD had to offer. Overall a huge thankyou to all at Franklin Apartments we will definitely be returning in the future. I would highly recommend a stay at this establishment.

Location was good, Room was spacious. Bed was comfortable. Cleaning staff were friendly and obliging. Kitchen well equipped|Onsite parking wasn't available despite booking months ahead. Available parking is one block away. If that is full the apartments guarantee a spot there but you may spend considerable time trying to find it.|The one lift is very slow and often involves considerable wait time.|If you think the water in the fridge is complimentary, as it is in most quality accommodation, it's not. Apparently there is a sign in the fridge detailing the cost but you probably need a magnifying glass to read it.|Also the credit card charge is exhorbitant

We booked a room with two bedrooms for three people: one single bed and one double bed. They provided towels, toiletries, coffee, tea, sugar, and a tiny cup of milk for your drink mix. Laundry and a dryer are free, which includes the liquids. The rooms were quite spacious, and the facilities were adequate, including a hair dryer and utensils. Some small things that could be improved include the TV, which took ages to turn on, and the limited channel options. Room makeup was not clear, as there was no tag on our doors. Edit: they didn't provide slippers, so bring your own.

We had an overnight stay as a family of 5 adults and 1 infant in a 3 bedroom apartment. Room very spacious, great parking experience, excellent CBD location, plenty of room for mobility access and prams, and of course the staff - extremely helpful and friendly. A perfect overnight stay at Franklin Apartments with family - we all would absolutely stay again.

I rarely leave reviews, but this experience was so frustrating I feel the need to warn others. From the start, the hotel took a $200 deposit, claiming it was in case of damages — but that’s unreasonably high for the kind of accommodation and wasn’t communicated clearly upfront. They also charge for parking, but when I arrived, there was no parking available. I was told to find a private park nearby – which, of course, cost me extra. When I called beforehand to ask about parking, the staff were unbelievably rude – dismissive and unhelpful, as if I was a nuisance for even asking. The room had were 3 bottles of water in the fridge that looked complimentary (no price tag anywhere), only to find out later I’d been charged $15 for it. That’s absurd. The WiFi barely worked — constant dropouts and painfully slow when it did connect, which made working or streaming impossible. Overall, this place feels like a money trap with bad service. Unreliable amenities, misleading charges, and staff who seem to forget they’re in hospitality. There are so many better options in Adelaide — I would strongly recommend staying elsewhere.

Very handy location, short walk to markets & city centre, parking $30 a day. |Rooms are a good size but are a bit tired, an odour stayed in ours even though cleaned regularly, musty old smell. Carpets need replacing, cushions had to be replaced because of smell, friendly enough but as stated, you get what you pay for, cheap enough just don’t expect too much.

The apartment is conveniently located, it is one block from Central Market and Chinatown, 15 minutes walk from Rundle Mall. Many stores and restaurants are within walking distance. The apartment is clean and spacious. It has a big living room, kitchen with cooking utensils, microwave and fridge, also it has a washer and dryer, laundry detergent provided. The bathroom is average size, may be because the washer and dryer are in there. Underground parking is $30 per night. I definitely would stay here again if I visit Adelaide again.

Very comfortable room and in a great location. Staff are helpful and polite. Rooms are very spacious and quiet. They are well laid out well with a good size kitchen with large fridge,dishwasher and stove.

Please if your wanting a nice apartment that won't overcharge you by $1800 go to avaini. Apparment just down the road there cheaper there washing machine works and they offer much more for you buck

Great apartment at a reasonable price. We stayed in a room that sleeps 7. Had a microwave, oven, hot plate & dishwasher. Also had your own laundry in the apartment. Beds were comfortable. Balcony was a bit of a let down, unfortunately. The open lounge, kitchen & dining room was fantastic and opened out onto the balcony which gave great airflow. The appartments are reasoably priced and in a good location. The carpark is a bit of an issue its very steep and akward and there's only one lane so you have to hope that no ones coming in while your heading out or vice versa. Overall its a great place to stay in the city.
