Franny’s Pizzeria in Highland is a hidden gem! The pizza is absolutely delicious—fresh, flavorful, and perfectly cooked with a crispy crust. Their specialty pies and classic options are all made with high-quality ingredients. The staff is friendly and welcoming, and the service is quick whether you’re dining in or taking out. Cozy, clean, and always consistent—Franny’s has become our go-to pizza spot in the area. Highly recommend!

What a great find, I had never been here saw their advertisement in the LCD addition of the WFMU program the pizza half pepperoni, half sausage well-done was amazing. The server was also very super nice and the young man assisting her was equally as pleasant and hospitablesitting in the garden on a nice Sunday afternoon was great and relaxing. I will be back to try the rest of the menu before the summer’s out have a great season and good luck.

I came here because Food IQ author Matt Rodbard posted on his story that this is the ”best grandma pie in NJ.” The next day, I had to try it and got the same thing he did: a grandma pie, half tipsy (vodka sauce). It’s a well-done, thin-crust pizza with light sauce, 5 stars if that’s your thing. The vodka sauce was amazing. $26 price was tough, losing a star for that.

We stopped in as we were passing through and it was a pleasant experience. There is no direct table service. You order at the counter and then they bring your food to you. I was kind of confused by this system because I observed food brought to the wrong table several times. The pizza was good. My wife thought the sauce was too sweet but I thought it balanced the saltiness of the cheese well. The meatballs were very good. They were tender and delicious. Unfortunately they were not a consistent size. We got a huge one and tiny one which was kind of annoying because they were expensive in my opinion. The price of the pizza was reasonable on the other hand so it made up for it. ***Feedback for owner, please find a system of tracking orders to tables since there is no true table service. Maybe consider table numbers or some other simple system.

The pay it forward wall is such a beautiful way to help support your community. I would love to see more businesses partaking in things like this. The inclusive signage is also very much appreciated and the pizza was great.

Outdoor ambience alone deserves 5 star. We ordered few slices of pizza, wrap and chicken Alfredo on spaghetti. Be aware their quantity, it’s huge. The lady who served was very kind. All that cost only 65 bucks.

Friendly neighborhood pizzeria serving one of the best pizzas in town. The grandma pizza and the capri pizza are the best and the homemade barley and mushroom soup was very flavorful. A must have in a cold wintery day.

Great small town pizzeria that has a 100% authentic vibe but all the modern updating of classic pizzeria favorites. That is at the very least there are less salty, oily, and greasy. The service is A+ and they use local ingredients

Ordered a half cheese and a half pepperoni pie and mussels via DoorDash and everything was so delicious! I have never tried a New Jersey style pizza before and I personally think it's similar with New York style but better! All in all I highly recommend this local pizza place

Try the Sicilian pie. You won't be disappointed. Light crunchy crust, cooked perfectly. We had red sauce, ricotta cheese, pepperoni & hot honey. Excellent. Indoor dining and a large tented outdoor area. Nightly specials! Fair prices and a very nice staff. Good for families.

Ordered delivery in advance for a party and the pizza arrived right in time. Pizza was delicious, tomato sauce is flavorful and the crust is crispy. Locally owned and delicious. Great meal.

HIGHLANDS: Kevin Smith, Jason Mewes, Brie...wait, what? Yes, these famous NJ-stars have patronized Franny's! Franny's is an old school Italian restaurant with great dishes, while being aware of modern dietary needs like gluten free and vegan (they also offer vegan cheese!). Leashed dogs are allowed outside at their cute garden and terrace space with full service. BYOB! Mya, the owner, is very sweet and loves dogs! Come visit this charming spot in this hidden-gem of a town.

Very good pizza, nice crust (thin but not too thin). "The commuter" (hot honey pepperoni) and the "tipsy nonna" (grandma pie with vodka sauce) were delicious. Cute, casual outdoor seating area.

Fast delivery, good pizza (next time I'll ask for it medium well done), fairly priced. The broccoli rabe side was perfect-garlicky with a sheen of olive oil and lemon.

Great ambiance, small town pizza place with variety, and the food was delicious. We got the chicken Alfredo and Granny pizza. Plus they have a pay it forward board that is so amazing!!

Formerly known as Francesco's, it was sold to Franny, told to me by its former owner, Giorgio. He said it was time to retire after 35 years. Enter Franny...... The place was hopping serving the locals, me included, at this time of year before the summer crowd descends on this Shore town. It appears to me more of take-out than sit-down place. Some of the indoor tables were missing. Outdoor seats were observed but no servers were there, probably due to the cold weather. I wish them good

Local spot is a staple for all the residents in highlands. Tony makes excellent pies and the highlight is a sandwich called the starfire. Breaded chicken innundated with garlic, oil, broccoli rabe and fresh mozzarella. Super friendly staff and very affordable.

This place hands down has the best Cesar chicken wrap keep up good work and the chicken Francese omg is the best around get alot of food for your money and the staff is very friendly

Stopped on our first day in town for a quick bite and had one of the most delicious gluten free pizzas I've ever had and the staff is super cool. We will be regulars at Franny's for sure.

Been coming here for a few years now. Usually was good but today I came during work and half the sandwich had chicken the other half had nothing. It's also a $4 up charge for vodka sauce. I guess they're importing it from Italy or something. 1 bad time I will not be coming back.

I have been several times and it has certainly been consistent. Unfortunately, it has been consistently just OK. Nothing objectionable but just not memorable either. The sauce and cheese is pretty good but the crust is just a bit doughy and just a bit chewy for my taste. Perfectly fine for a random Friday night and just as good as any other pizza in the area but I wouldn't drive a long way to get to it.

Very poor service by cashier. Drivers, cooks and helpers are great as I have been a customer for years. It's the evening cashier that needs an attitude adjustment. First she was too busy to cash me out although someone else had taken the order then gave it to the kitchen. Once the order was ready she neglected to add my knots to the order and we left to go home. I called the restaurant back and they informed me that my knots were left behind. I came back to the restaurant only to be told by the cashier that I didn't pay for the knots but if I wanted to wait she would have them put in the oven. At this point I threw up my hands and went back home. Hopefully the cashier service will improve or they should hire someone else.

Their food was good. We got a pizza and the beef cheesestake and chicken cheesesteak which were both pretty good and filling.

My grandmother Dawn lived in Highlands all her life. Every time I would come to visit, she would get me Franny's. When we lived together, Franny's was our go-to at least twice a week! The owner is such a delight, and I always look forward to visiting. The pizza is great quality, and I absolutely LOVE their garlic knots, I usually request them with vodka sauce. Although my grandmother is no longer around, every time I'm in town I cannot pass up on Franny's. They have such a beautiful dining area outside, and I would highly recommend!

A fantastic, no shore trip is complete without it, stop! My group and I came into Franny's after a long day in the sun. We had pepperoni pizza slices, a chicken Cesar wrap, an Italian wrap, and the wings. The food was fantastic, everything cooked to perfection and great portion sizes for the price. The wraps were HUGE and the fries came seasoned and were delicious. The pizza slices were the classic NJ pizza experience and had the right proportions of sauce to cheese to toppings. The best part of the experience was the staff. Everyone was genuinely just friendly and helpful. Was a great way to end a beach trip, and can't wait to come back!

Perfect Jersey Pizza Joint. Cheesesteak is A+ too. Will be picking up dinner on the way home from the Ferry. Theres also great outdoor seating.

Absolutely blown away by Franny's! We had our daughter's 3rd birthday here this past weekend and it exceeded my expectations on every level. Mya was so amazingly kind and easy to work with from the very first time we chatted up until the end of the party. Her prices were so reasonable, the space is perfect for an event, the food was delicious and she could not have been kinder. Every single person at the party commented on the customer service she provided. Plus the party was SO ADORABLE. I truly cannot recommend Franny's enough - they have a customer for life in me and likely most of our party guests too. Thank you for everything, Mya!

While waiting out bad weather for boating, a guy at the marina recommended this place. Walked about a mile to get there and it was awesome. If you like local neighborhood restaurants, this is it!! Excellent service, fantastic food and a good vibe. Such a treat.

The staff here were so friendly and wonderful! I came here on a hot, Saturday afternoon and sat outside in the patio area which was shaded. The atmosphere was very nice and welcoming. The Capri pizza slices were TOP NOTCH. (Picture included) We also got a white slice, Sicilian slice and a side order of mozzarella sticks which were great, too! I definitely recommend this place to anyone wanting to stop by for a quick bite if you're passing through the Sandy Hook/Highlands area.

They sell single slices to go, and got two white slices with tomato, garlic mozzarella and basil. Big slice with good crisp and fresh ingredients, but the amount of cheese added a bit too much grease. Definitely a solid option though

It's not bad decent food. I order here every couple weeks. Portions for dinners are good and pizza is too.

Good place to stop and grab a slice or stay and sit in the outdoor dining area. The have everything from pizza,pasta dishes,subs,cheese steaks and more. Order to dine in or delivery, either way you get great service.

Moved to The Highlands in 2021 and Frannys has become a staple. Not just the pizza, but their sandwiches are delicious and their sides are immaculate as well. I am very pleased with their vegan options, as they are the only place in close proximity with vegan pizza and toppings. Would recommend to anyone

Best pizza ever, I can't even explain the flavor, we came from Maryland and some how ended up in Highlands , NJ and find the pizzeria, nice people,and nice place.

Classic beach town pizza joint. Mostly outside, not too much road noise. Very casual. Good for kids--they make crayons and coloring available. Pizza is thin crispy crust. We got Margherita and were happy. Nice service.

Had dinners from Frannys and were very happy with the quality and the price. We have also enjoyed the pizza. Glad you are close by.

The service ... Absolutely amazing Nicole catered to my food allergies she was the best . Food was delicious I recommend it as a spot to go check out if ever in the area you won't regret it !!!

We took out here on a Saturday night after phoning in our order. The order was ready when promised, was 100% correct, and was tasty and fresh when we got home with it. I had a chicken Caesar Salad and my wife had an eggplant parm. My brother in law had a meatball parm hero. While we all have probably had slightly better at other places, they definitely deserve that 4th star for getting the takeout part of the operation correct keeping in mind that we made several modifications and special requests in our order.

Francesco's might be overlooked if you are seldom in the area like myself. Locals know Francesco's worth and now I do. It's not much to look at when you pass by but you need to sit down and try the goods. The business's name may be a bit misleading because it's not really Francesco's and it's not just pizza. We met the affable owner Georgio, and he gave us a bit of history about the restaurant. Francesco has not owned it in 35 years. Georgio kept the name and took over the restaurant in 1983. To be in business that long is a testament to his love of food and commitment to the business. In addition if you are looking to pick up a little Italian, speak to him, he's not shy. Kelly our waitress was great. When she wasn't waiting on us she was tidying up, cleaning the windows, etc. Her service was excellent. We split the ample appy portion of the eggplant lasagna which was made with no pasta. Fantastic! I ordered a medium sausage pizza which would be a large in most other places. I could only finish half. You won't find any wood fired or thin crust pizzas here, just the old traditional kind you'd find 50 years ago. It was terrific. Plenty of other things to try on the menu and daily specials as well. Very reasonably priced, friendly atmosphere, and BYOB. Salut!!

The Sicilian is delicious. I also love the arugula salad with grilled shrimp. Delivery is always great and the food arrives HOT.

Still a solid 4 star pizzeria, the ownership has transferred and the name is different, Franny's Pizzeria now, but the food is still fabulous. We love the tipsy nonna (vodka rectangle pie), the regular cheese pizza and the shrimp parm hero! All are delicious. They take their covid procedures seriously, and wear masks and take payment over the phone. I wish I could say more, but I have been inside since covid. The new owners have continued Georgios garden tradition.

Awesome place. Haven't been inside but ordered 3 different times. All hero's.. 2 cheesesteaks and 1 chicken California chicken. All 3 times I was extremely happy. A lot of flavor and GOOD BREAD! Bread will make or break a sandwich and they had a great hero. I would 100% recommend this place based upon what I have ordered.

Long story short -I've been going to Francesco's since childhood - times when Snapple made RootBeer - true story, Giorgio had it. Mya Anitai - the new owner, is wonderful as well as accommodating. My ask was totally off the menu - 3 cheese white pizza, red sauce under, fresh basil on top. It was some of the best pizza I've had in NJ or NYC. Think grandma's pie but round and 2 more cheeses. Mya, thank you for the wonderful dinner. P.S. Can you please name it the "Betsy Pie" if someone decides to ask for the same?

The service is great. What happened was the pasta was always tasty, last year! but from now the changes have been overcooked pasta, as soon so you fork it, it falls apart. The flounder (not in season right no was always fantastic) but lately just a waterly mess!! I have told the owner about this been it has not getting better!! We order from there 2x a week min!! but no more... It's just too frustrating!!!! Not to mention not worth the $$$$$
