Historic accommodations that make you feel at home. Rooms are well furnished with many period pieces of furniture. The owner and staff are super friendly and willing to go out of their way to make your stay enjoyable. Breakfast is made to order from a unique and very tasty menu. Located a block from the main street of town, everything is within a short walk. You will not regret staying here!

There are several buildings that are managed together. Welcoming, friendly staff. Wonderful room with a comfortable bed, big and bright windows, a hot and steamy shower and perfect armchairs. Good wifi. You can walk everywhere. We enjoyed the Woodrow Wilson museum and really loved all the places we ate at, Mill St Grill, A Taste of India and Bistro on Byers Street. We started on Skyline Drive, popped in here for a couple of nights and now on our way to the Blue Ridge Parkway.

After trying too many hotels in the area this one is my favorite. The breakfast is delicious, the people are lovely, and the rooms are really cool. I only wish they had proper blackout curtains but otherwise everything is awesome.

The FREDERICK HOUSE is just great! The historic buildings are full of interesting architectural details, and our room in Womack had more than enough space for us. Also, it wasn't filled up with cutesy knickknacks, which was a relief. The breakfast was excellent, and Ross and Chris (who served us excellent breakfasts) were unfailingly helpful and polite. Staunton is a great little town, and if you like to ride bicycles, an amazing place to base yourself.

Quiet, clean rooms (Bowery). Everyone was very friendly. I had the ground floor area, which is one of the pet friendly rooms. It's very quiet. Walkable to many interesting areas, very easy parking. Good shower, comfy bed, big space. Was very warm during an extremely cold weekend. Breakfast was great. Do not miss the waffles unless you have uncontrolled diabetes

Quiet..peaceful stay....Absolutely delightful Victorian style room in the Patrick house with super high ceilings, ample natural light, warm and cozy room. We could park our car right outside our room which was so convenient. It is right next to a beautiful Catholic Church from the same era. Staff was so helpful. Got wine glasses from reception area. Breakfast was supreme. Had the egg sausage casserole with fruit and bread. Will be back whenever staying in Staunton. So much to walk to from Frederick House(s).

We love the Frederick House! ||We've been staying here for short getaways for more than a decade now, and typically choose a room in Patrick House. (Patrick 27 and 35 are our favorites.) Patrick 27 is more accessible, on the first floor, with a couch and other seating in the living room area. Patrick 35 is on the 2nd floor, and the best part is the sun porch-type room that hosts the bed. SO much natural light and beautiful views of town! The only downside to Patrick 35 is the seating in the living room area: there's no couch or place to sit together.||We've always enjoyed a quiet stay, regardless of how many other people are also staying in the same building.||The hotel's location is perfect for walking to downtown (restaurants, shops, and the American Shakespeare Center); we only need the car for further-out sightseeing.||The owners are quite friendly and hospitable, as are the staff who serve breakfast in the mornings. Breakfast is consistently good though it feels a little heavy.

This was a lovely place. We stayed in the Patrick House, room 35 (King Suite, Sunporch). We really appreciated the extra room in the suite -- one of us was able to sleep in the sunporch (with nice light) and the other could comfortably read or do yoga in the living room. There was a refrigerator in the suite, which was handy - but no hot water or coffee maker. I mentioned that to Ross at breakfast, and he prepared a basket with a coffee maker, hot water boiler, and coffee/cream for us. It was unexpected and delightful. When we visited, it was cold & rainy - so we appreciated our hot beverages. The location is great - right in the middle of downtown. We got a nice workout on the hilly streets of Staunton. Would definitely return!

Lovely BNB. Historic. Great breakfast. Warm n toasty rooms even in early January. Wifi was great as I had to work a partial day. Central to all Staunton has to offer. Parking no issues. Beautiful church bells on the hour. And a cat rescue. Could not have enjoyed my stay more. Chris was the host for 3 nites and he was attentive and kind. My favorite part of breakfast was the tiny cookie cutouts of melon each morning! I was in room 15. Very comfortable. Slept well. Super quiet.

We were delighted by the friendly staff and first rate accommodations! This quaint multi-building Inn consists of several historic houses and 20 rooms combined. The centrally located office offers a delicious breakfast each morning that is much more hearty than a standard continental breakfast and includes fruit, spice bread, quiche, ham and egg pie, waffles and more. The historic houses are each furnished and decorated with well preserved antique furniture. We found the room comfortable and quiet. Modern amenities like HD flat-screen television blended the modern with the historic. With all of the antique architecture and furnishings there is plentiful wood from the floor to the bed frame, tables and rocking chairs. Please remember that historic wood (like people) is more noisy than the modern materials. So, be prepared for some creaking and groaning.

Wonderful Victorian style Bed & Breakfast with modern amenities. Their service is impeccable, the (included) breakfast very wholesome and tasty. It's in ridiculously easy walking distance from everything in Downtown Staunton. We enjoyed our stay very much!

Our room in the Frederick House was quite pleasant. OUR BREAKFAST WAS EXCELLENT. We were glad to be close to Main Street and ate very good oysters at Blu Restaurant. We really enjoyed visiting the Woodward Wilson Museum and Home-place. They had a special exhibit on The Trenches in WWI.

Five stars for friendly and helpful innkeeper and delicious breakfast along with great location. Three stars for outdated rooms with TVs from 80s (tiny, with VCR!) and very slow WiFi. Solid four on beds and linens. Not quite old/authentic enough to be fully worth the funkiness. Still, we enjoyed it more than some anonymous motel when staying in a cool historic town. Just put in some decent little TVs and upgrade the internet access please!

My wife and I desperately needed a weekend away and some time to reconnect and we stumbled across the Frederick House. We selected a king suite in the Patrick house and were pleasantly surprised by the size of this room, the great appointments and a stunning four poster canopy bed. The house was absolutely charming with early American and Victorian styling. We were able to have breakfast delivered to the room each morning which was absolutely delicious. Their attention to detail and customer service is something that is rarely seen these days. I give the Frederick House and everyone associated with the highest recommendation. It's an absolute charming treat and we look forward to being back!

Stay here. The owners were friendly and attentive and gave us great recommendations to try while we were in town for the weekend. The buildings are historic and charming. We stayed in the Patrick House #26 right across from Mary Baldwin University. The room was huge, and the bathroom was ridiculously large. Nice spacious shower, separate toilet. Nice big bed, tv, and wifi. We were very comfortable. It's within walking distance of everything you want to see in Staunton, but it is uphill. We would definitely stay here again.

My wife and I took a scenic railroad trip through Kentucky-WV-Virginia. We arrived late in the evening and Evy picked us up took us to our room. During the week she drove us to different places. She recommended and took us to the Frontier Culture Museum. This museum was worth the trip alone. What Evy did not know is that we had planned this trip a long time in advance. However weeks before the trip my wife miscarried. Ivy willingness to beyond usual hospitality made a dark time into a pleasant vacation. The breakfast menu for the morning is on the cup which holds your coffee. What a brilliant but simple idea. We would have been there in February of 2012.

They should maybe call it "Frederick Houses"; it's a group of five historic properties in the same area in downtown Staunton. Our stay was in Patrick House. The room was immaculate and beautifully decorated. We found that the heat wasn't working when we first checked in, but the caretaker came right over when we called and got it running in very short order. The neighborhood is very quiet; we slept comfortably and soundly. Breakfast the next morning was delicious! They serve a small menu which is printed on the house coffee cups, a cute feature (and of course we bought cups). All in all, a most enjoyable stay; we would stay at Frederick House again anytime. Special thanks to the innkeeper, whose name I believe was Ross, a most helpful and friendly guy. He seems to do everything from HVAC maintenance to serving breakfast and he does it all with a smile.

A multi-building bed and breakfast perfectly located in the heart of old town Staunton. Nice folks and a bit charming but not a place we would stay at again. The heat wouldn't work and the manager was quite put out to come fix it. Even once it was fixed, our room did not heat that well. The breakfast looks much better than it tastes. Our friends stayed here twice in warmer weather and had AC trouble both times, in different rooms and buildings.

Great place to stay when visiting the lovely town of Staunton, Virginia. Great location, a very short walk to the attractive main street, other points of interest, and restaurants, and right across the street from Mary Baldwin University. (Walk across the street and onto the campus; it's really nice and has a great view into the distance). The inn consists of a series of older historic houses furnished with antiques (but not overly fussy). Good WiFi and air conditioning. Very comfortable beds. Good breakfast. Hosts and staff very welcoming and helpful.

I took a chance and made a reservation for three couples at the Frederick House. It was a winner! All of us enjoyed the comfort of our rooms and the delicious breakfast every morning. We had comfortable beds, and each room had plenty of areas to put things. We enjoyed the extra sitting room at the Patrick House and the front porch for visiting and playing games. We were so thrilled to be within walking distance of everything we wanted to do. We hope to return for a future reunion!

The best place to stay on one of the most beautiful small towns in Virginia. Steps from downtown with delicious restaurants and charming shops, as well as across the street from Mary Baldwin University. Frederick House is the place to stay for the annual Queen City Festival of Mischief and Magic (close to the party, quiet in the room. What's not to like?) I didn't mention the breakfast. Menus are on the coffee cups, but get the strata. Brilliance! And a helpful and friendly staff make for a wonderful weekend. If you've not visited Staunton, take time and a weekend at the Frederick House. What a joy!

Simply amazing inn and the perfect place to be for Queen City Mischief and Magic or any other reason you'll be around down town Stanton. They've gone above and beyond to make everything festive and fun. The innkeepers and other staff are so kind and fun and make this a lovely place to be. Also very honest. There was an error with the original rate I was quoted when I booked and they honored it even though there was a large difference. We will definitely be back. Oh and breakfast is also very good!

I stayed in the 27 Patrick House suite from 4/16 through 4/19/15. It absolutely exceeded my expectations! It's even better than the pictures show, with a beautiful canopy bed (great mattress and pillows), high ceilings, lots of white shutters and woodwork, and nicely decorated. This room is on the ground floor across the street from Mary Baldwin college. Despite being next to the road, it felt very private due to the trees and foliage, and was very quiet. I also enjoyed sitting on the porch. For those with bad knees: I had fun climbing up the two-step stair to get into the very high bed, but that might be a problem for some. I was also glad to be on the ground floor since the stairs to the second floor looked very steep. Also for visiting Staunton, the "downtown" area is a few blocks away but it is a very steep angle going down for about two blocks. Highly recommended!

What a lovely hotel! I found out about this place through the Shakespeare theater and was so glad that they mentioned Frederick House! The room we stayed in--Patrick 35--was beautiful. The hosts were so friendly and welcoming. The breakfast was pretty good, too! I asked for a waffle and instantly regretted ordering it, thinking about how waffles are all crap and never fill you up... and then it was a waffle filled with pineapples and stuff. Yummy and filling! Things to know: - Patrick House is a hike up a hill. I knew to expect this and was fine with it, but to those who aren't into hills, beware. - There's free parking for guests behind Patrick House. - The shampoo is a bar of soap that also serves as shampoo (conditioner is separate). I was charmed by this concept originally, and pleased by the lather... but my god did it dry my hair out. It was like running a desert over my hair. I poured the entire little bottle of conditioner onto my hair to restore some moisture... and it just barely worked hard enough. But woah! Bring your own shampoo. - Nice chairs on the porch. Kick back and relax! - They'll coordinate tickets for you to the Shakespeare theater. We did this and got fantastic seats for a good price. Easy pick-up, too. All in all, really recommended! Wish it were a little cheaper and had real shampoo, but otherwise only compliments. Would very, very happily stay here again and would recommend it to anyone and everyone.

This is our second time staying at The Frederick House. The owners and staff are fantastic as always. The rooms are clean and charming. The breakfast is tasty and filling. The staff goes out of its way to make the stay fun for the children and adults alike. We come down for the Mischief and Magic festival in Staunton and this B&B never disappoints.

Wonderful little hotel. It was clean and beautiful. A historical home, this is a must stay for history buffs, made you feel like you were going back in time. The owners were lovely and I was shocked at how much love went into breakfast, it was gorgeous and delicious if not entirely naughty as it probably neared my allotted calories for the day in one sitting. The only negative was the chairs in the sitting room were very dated and worn, looked as though they were from the early 90's. The cost was very affordable for what we got. Came out to $176 with one night stay, breakfast for two and two tickets to the Blackfriar Playhouse.

Great for our girls weekend. Staunton is a lovely town, and Frederick House was the perfect place to stay. First the location was very convenient, we enjoyed the nearby restaurants, shopping, and wine tasting, as well as an evening show at the Blackfriar's Shakespeare Theater, all within walking distance of Frederick House. We had a spacious suite that was perfect for the four of us. Although there were nightlife options, we didn't think twice about turning in early one evening for a wine-fueled gab session in our nice big living room. The staff was very helpful and friendly but unobtrusive. Breakfast was delicious (I recommend the wheat waffles!) and kept us powered through the day. I would definitely recommend Frederick House and Staunton as a great destination for visitors. We had so much fun, and I know there is still so much more to do in Staunton that we'll have to come back!

Disappointing!! Not a place for kids. Owner was rude and made it obvious he would rather us stay elsewhere. He stuck us in the basement with linoleum floors, hard beds with bricks for pillows. It was dark and dreary with only one small window for natural light. We decided to find alternatives for breakfast because it was not good. Who eats buckwheat waffles stuffed with pineapples when the menu only states "waffles." Upon checkout, we were charged an additional $100 for our child because he ate cheerios for breakfast one morning. If you're an old couple, then this may be the place for you but if you are a family, go somewhere else. The owner does not like families staying at his place and had no problem making us feel unwelcome.

What a wonderful weekend with my husband and two children. We had a suite in the Young House where the kids had their own room with twin beds and a separate sitting room. Lots of privacy. The breakfasts were fun and delightful. The owners were always polite and helpful. We will come back again!

Joe and Evy (and their properties) are great! We stayed at the Stonewall Jackson last time we came through Staunton and will definitely stay at the Frederick House instead from now on. We arrived after midnight and Joe was nice to stay up to welcome us and walk us to our room (22). The bed was the most comfortable we've ever slept in (Simmons for Hotel, according to Joe), including our own at home. Breakfast was tasty and we stayed to chat with Joe & Evy for a bit. Fully recommend this place!

I have stayed here twice, and the Frederick House's location can't be beat -- it's in downtown Staunton and everything is in walking distance. It's also very close to the American Shakespeare Theater; we go to see the summer plays. The rooms are well appointed and clean,there are many different choices of types of rooms, and the parking is close by and free. A few complaints: the air conditioning wasn't able to combat the summer heat, the microfiber towers are unpleasant, the shower had no pressure behind it, and the breakfast was a weak effort.

Beautiful family-owned bed and breakfast. Hands down the most comfortable bed we've ever slept in -- we were literally rolling around in the sheets with joy!! Breakfast was delicious, service delightful, and all of Staunton was eminently walkable. We asked if they had a postcard so we could remember our visit, and they gave us a stack and offered to pay all the postage.

Really convenient location and within walking distance of most things in Staunton, including Woodrow Wilson museum, Blackfriars playhouse, restaurants, shops, etc. The couple that owns and manages it is very sweet and is very involved in the Staunton community, which is great to see. Our room was very nice, clean, and comfortable, and they also provide super-absorbent towels that my friend and I both loved! I would definitely recommend this to friends.
