We stayed at this lovely little hotel in Brighton, and it was genuinely one of the best places I’ve ever stayed. It’s small, cosy, and has such a warm, family atmosphere. The place is run by a wonderful mother and daughter, who were incredibly kind and helpful. We could ring them at any time if we needed anything, and they always made sure we felt completely at home. One of the things I really appreciated was that there was a kitchen available for guests to use it made the stay feel so much more comfortable and homely. The whole place was spotless, peaceful, and had a truly welcoming feeling. The location was also amazing, everything was within walking distance, from the seafront to shops, cafés, and the main attractions. It couldn’t have been more convenient. It’s not a large or luxury hotel, but that’s exactly what makes it so special. It feels personal, genuine, and full of warmth. I’d definitely stay here again next time I’m in Brighton, and I’d highly recommend it to anyone looking for a cosy, friendly place to stay. Adri & Clay

really difficult time getting in and the room was filthy. i did not feel safe in my room as there's only a keypad on the outside, no deadbolt or anything to secure in the room. only redeeming quality of this is the location but would not recommend staying here.

Really not true to the photos and more like a one-star than a four-star. I felt completely bamboozled. The bed was wrapped in weird, think plastic, the bathroom fan sounded like a sputtering jet engine, and I spent the whole night listening to someone stomping above me—despite requesting a top-floor room to avoid exactly that and being ignored over email. Checkout was unreasonably early, and to make it worse, someone came knocking on my door at 9 AM (checkout was 10) even though I’d had a late-night and needed those last few winks. Truly awful stay. I ended up lying on the beach after checkout just to salvage a couple hours of rest before catching my train.

We booked 3 rooms for the bank holiday weekend and were thoroughly disappointed.|One room had not been cleaned from the previous guests so the towels were dirty, the bed had been slept in so the person who had that too had to sleep on top of the bed.|There was rubbish everywhere and dirty glasses.||My room, had been cleaned but not to a high standard. There was lipstick on the coffee cup and the shower screen was filthy.|The shower seal was covered in black mould.||I don't like leaving bad reviews as a business owner myself and have left it a month because we have asked for some money off but have had nothing except for "we don't offer a cleaning service!"||Therefore I feel I have no option but to leave this review.

...was overpriced for what it was...room was a bit claustrophobic...and quite a few faults in the room (too many to list here) ...was OK...good enough for a 2-night stay ... No parking unless paid - or local paid parking... ...be prepared to spend £20-30 per day .. Good location... Darren (London)

The location is the best thing about this place. The rooms were what you'd expect for the price. When I arrived I noticed the toilet didn't flush. I messaged the owners and but they didn't respond til about 5 hours after. Good job I was only staying for one night

Reasonably priced accommodation in a really convenient location, with your own private bathroom and a lovely little partition creating an internal balcony and screening out the noise from outside. What's not to like? The host was lovely and we really enjoyed our stay.
