The location is the best thing about this place. The rooms were what you'd expect for the price. When I arrived I noticed the toilet didn't flush. I messaged the owners and but they didn't respond til about 5 hours after. Good job I was only staying for one night

Booked lasr min based on location and price|ended up with two top floor rooms |bathroom was seperate next door|did the job, only needed room to leave bag in and grab few hours sleep|smelt bit of weed on arrival but tbankfully that went away|2 min walk to pier

Reasonably priced accommodation in a really convenient location, with your own private bathroom and a lovely little partition creating an internal balcony and screening out the noise from outside. What's not to like? The host was lovely and we really enjoyed our stay.

Stayed overnight with my wife, checking in was easy, with good communication beforehand. Room was clean and fairly well equipped, ok for us for a night, bed comfortable, room might be a little small for some, but good for us for a night. Staff were pleasant and helpful. No breakfast served on premises as far as I'm aware, but not a big deal, plenty of places nearby. Overall good!

Absolutely wonderful. From the moment we arrived, our hosts David and Eric were brilliant. Nothing was too much trouble. The B&B is ideally situated within just a few minutes' walk of the beach and Brighton Pier. A few more minutes and you are in the centre of the bustling town. We stayed on the top floor with my parents. The setup is a sort of two-bedroom mini apartment, with private wet room and kitchen facilities for both rooms. In terms of cleanliness, the place was spotless. Would highly recommend based on excellent service and a very central location. Breakfast was pretty good too.

Check in area was dim and disorganized. Wanted an exact time we would be there weeks in advance. This is difficult when traveling, and I expect a hotel to have a more flexible check in during business hours. The room was dirty. The sink in the bathroom was broken and wouldn’t drain with stains in the sink from not being cleaned well. Big, dark red stains on the sheets. Sat down on the bed and immediately noticed it sounded like a bag of potato chips. Pulled up the sheets and found a plastic bed bug cover. Looked closer at recent reviews, and found several reports of horrible bed bugs. We left immediately and went elsewhere. It has changed hands, and the amazing reviews are from the prior owner. Way overpriced for what it is now, even if there weren’t bed bugs. We just wasted money on this place. Horrible experience. Don’t waste your time and money; stay elsewhere.

We stayed here for two nights on the ground floor. The room was small but had everything we needed and as we were planning on doing more exploring than sleeping than we were happy! There was coffee etc in the room and water and toiletries. We needed more milk and the host was more than happy to help! Room was clean and parking was easy with the permits available from the hotel. The hotel was in the best position for walking everywhere and right by the seafront!

Disappointing and expensive. Initially, the service I received from Sandy pre visit was excellent. She was on hand to answer questions I had before my stay, sent me directions and gave me general advice on getting around, places to eat and always responded immediately. As soon as I arrived, I was expected to pay in full and was told check out was before 11am, despite being advertised as 11am. When I questioned this I was hastily told 11am would be fine. Not the warmest welcome.||||The first thing I noticed was how small the room is, would be a struggle if there were two of you. It is positioned above the staff kitchen which invades your privacy and not to mention the noise. The staff were up very early, and seemed to have absolutely no consideration for a paying guest while they noisily went about their morning, talking loudly and generally crashing about.||||There was a very strong damp smell in the room itself, particularly in the toilet. No TV or adequate hanging space (X2 plastic hangers hung on a very small wooden storage frame) The room was not clean and everywhere felt grubby and dusty, the blinds all had dirty marks and had I been staying longer than one night, I would have checked out and ask for a full refund.||||The bedding had a few marks/stains and it neither smelt, or felt clean. Minimal and basic items were available, hand wash, a tiny shower gel/shampoo and shower hat. Tea, coffee, a kettle and mugs available (although both mugs where heavily stained) on a very low table. The furniture was dated, mismatched and far too much for a room that size. Overall this place is not as advertised and I wouldn’t recommend nor would I stay again. Overpriced for the offer, you can find cheaper options for the same standard, or pay a little more for a full upgrade with breakfast. The people running Guest and the City are different from the previous team and are quite clearly cashing in on the good reputation and images of the last owners. Save your money, stay somewhere else.
