We moved in to our apartment in March this year and have been in love with the Heron community since then. The staff are always helpful and easy to talk with, the building is kept so clean and well maintained, anything we put a work order in for gets taken care of within about a day's time, and the apartment itself is amazing! We weren't even really looking to move when we did, but after touring and seeing that it ticked all the boxes on our must have lists, we were sold. Three months in and we couldn't be happier about the decision to move here. The smaller community, closeness to both downtown and the trail system in Redmond have been huge perks as well!

A huge shoutout to the excellent maintenance team at Heron Flats and Lofts. Brian in particular has been very helpful and prompt to address my maintenance requests. Brian went above and beyond my initial request and helped address other minor issues I had. Apartments are very well maintained, friendly and helpful staff, location is great and easy access to stores and restaurants. Rent is above average for the area.

My dog and I have loved living here! The park and trails are beautiful. Downtown and groceries are walkable. Wine tasting is a 25 minute bike ride on the path. The staff is wonderful and so good to pets-especially Brian; he keeps everything running smoothly. I’d highly recommend a courtyard unit.

Avenue 5 does an incredible job managing and maintaining the Heron Flats & Lofts. The building is always so clean, patio pressure washed, and coffee bar stocked. It has been my home for the past five+ years and what makes it home is how well it is managed and also the community/neighbors! It’s dog friendly, and I genuinely feel so safe in this building. Big shout out to Brian in maintenance. Whenever I have an issue he is so quick to respond (Josh too!) Love living here and couldn’t recommend it enough.

My apartment had a cold concrete floor for some reason. We have a small child who was just learning to crawl, so we decided to lay our carpet (we spent about $1000 on it). When we moved out, we took the carpet with us, but after it, there were traces of glue on the concrete - we were charged about $2000 for this as Damages/Cleaning.

Apartment quality and maintenance is good. Main problem is with advertising - they put up corporate advertising on fliers in the elevators some weeks, and there's a bright entry way TV with rotating ads. Nothing like walking back home, tired, late at night and being greeted by an full led screen comcast ad. Home sweet home.

We are very picky about where we choose to live and rarely does it live up to our expectations. Our experience at The Heron has been outstanding, a credit to the team that runs and maintains the property. Brian and Lourdes keep the place in tip-top shape and are super responsive and helpful to all of us that live here. The office team does a good job covering this property (some times the team shares duties at the sister building next door). When we see them here, which is more often than not, they are friendly, courteous and always willing to help us with whatever issue we have. If you are a pet owner, the team here is especially friendly to our cherished pets. Our dog was terribly frightened by one of the landscapers using a gas powered blower in the courtyard at the building next door. So much so that she would get nervous to the point of shaking when she heard a blower from outside. We had a chat with the team here and they worked with the landscaper to use an electric blower which was much better. All for our sweet dog. What a team! Thank you so much for making this a great experience! While we are moving across the country to be with family, this place will be on our list when we comes back to the PNW! Thank you Alma, Brian, Lourdes, Tanya, Laiha, Abigail, and Dan!

I have lived at Heron Flats for over two years now and it has been a great experience, especially since the new property manager took over. I particularly wanted to call out the maintenance team. Bryan is the best. Super responsive on requests. He has even helped when I had an issue with setting up some furniture. Every day I can see the cleaning team working on keeping the public spaces in great shape. Thank you Heron Team! July /2023 Update to my Review - Additional kudos to the Heron team in particular for their amazing maintenance dept. Brian was super helpful with advice for getting my Portable AC Unit set up. I have been enjoying the cool air for the past month now. Thanks Brian! Also, appreciated the barbecue that the Heron organized recently for the rental community. That was very nicely done.

Would not recommend. Poor building design. Heating and AC issues that move from month to month. If you're looking for a convenient place downtown Redmond I'd choose a different place. *Update: Adding context - 11 instances of heating and AC issues in 2.5 years (more that weren't self reported), extending beyond 1 month at times.

Very rude customer service. I inquired about an apartment and let them know I have a husky. They can't even write a proper email to let me know she's a restricted breed. Instead, replied with a question mark and sent me their breed restrictions. It wasn't listed on the website so how would I know before inquiring.

I've lived here for close to five months and have intentionally waited to leave a review. My move in went well; with only one week to prepare the unit for me to begin my residence, the team got it done. What needs I did have post-move they were heard, addressed, and followed up upon to where I had no further needs to address thereafter. A professional and courteous leasing staff here allows for a most comfortable experience, what with all the fresh coffee in the mornings, the snacks available in the main lobby, the cleanliness and detail to maintaining the property, and the comfort of the community alongside the professional and courteous staff it is safe to say that, for me, this won't be a one-term stay. When it comes to finding the right place, on all facets; good luck :) I'm home.

TL:DR: DO NOT MOVE HERE!! No matter how good of a deal they provide. Considering how bad the last management/leasing group was, I have no idea how it could get worse. BUT IT CAN. They new dont communicate with the resident when: 1) Exterior vent cleaning - It was like having a drill going off right next to your ears. There was no notification that this was happening so you could not prepare for this especially if you work from home. 2) Tue, May 17 the leasing office was closed. No email was sent and the only communication was a memo taped to the building front door. 3) Increased our parking rent. Out of no where they increased our parking from $119 to $129. We called the leasing office and the agent first response to us was that they would notify their lawyers to send an update. WHO DOES THAT?!?! Our goal of the phone call was continue to pay the $119. Our lease contract actually states our parking rent is $0 but we've been paying the $119 rent every month since we moved in. ----------------------------------------------------------------------------------------------------------- PRE-MOVE IN EXPERIENCE: Lack of professionalism, horrible customer service, and not having their shit together. 1. The number on their website isn't correct. 2. Located their number, left a voicemail, and never heard back. 3. Never heard from the leasing team afterwards to set up a tour date/time. 4. Lack of communication once we submitted our application - if it was approved, if the apartment was ours, or any follow up phone call/emails regarding the tour we requested. 5. Did a 2nd drive by again to see if we can do an impromptu tour since we never heard back for weeks. Stood outside their door and called the leasing team. My call was picked up and hung up on TWICE. Finally the third time, Shawn finally decided to talk to me. 6. Once our application was confirmed, we were provided misinformation regarding renter insurance name to be put down, set up first month payment and incorrect lease contract as our parking was not included but they included our car info. LEASE FIRST DAY (Aug 4, 2021): 1. We weren't given a parking spot even though our lease had our car information. 2. Incomplete work from maintenance: issues with bedroom closet and window as well as issue with the bathroom. PROPERTY DESIGN (not a leasing team issue): This property is not move in easy. No ramps to assist with all the heavy items. Imagine navigating through no loading area, 2 doors, 2 elevators, and a windy hallway. NO idea how this place pass ADA compliance especially when none of the entrances have the handicap accessible button. The "Canopy" and "River" tower are all labeled incorrectly. Signage in the lobby and the parking garage doors have one tower name that does not match when you go onto the resident floors. "FETCH" PACKAGE SERVICE: Third party package system that ABSOLUTELY UNNCESSARY. All your packages must be address to them in Seattle, where they accept on your behalf but will not cover any liability for damage or lost items should you not get the package. We were unaware that the set-up account link given to use by Heron was incorrect which mean ALL of our packages were sent to a completely different apartment in Seattle (not Heron in Redmond). Upon being notified of the issue, KEVIN called the Alexon 100 property and drove to their building in Seattle to hand deliver our packages. He did all of this with an upbeat positive attitude and a smile. So far he's been the best part of living here.TL:DR: DO NOT MOVE HERE!! No matter how good of a deal they provide.

If I could give this place less than one star I would. After applying during of my moving week I was told the process was moving forward only to be met with non professional communication with the staff. I made more than enough in income but they took my weekly earnings and argued with me lol. The dates were extra clear. I've never met a more inept company. The apartment I applied for is cheaper now and still emptied. There's more empty units in this building than ever. I think the staff forgot they are in a sales position. I run my own company but that wasn't good enough. I took my money to a much much better place & qualified! They can't do basic math, they're bias & can't complete a sale. I'm stoked I'm not dealing with this management. Good luck with staffing heron. No thanks.

Avenue 5 is incredible! The maintenance team keeps the building spotless. Terrific customer service. It's a beautiful property and I highly recommend if you're looking into the Redmond area.

I enjoy living at heron flats and lofts . I love our spacious one bedroom , one bath apartment . We have a walk in closet , high ceilings & there is always street parking so convenient . My fav staff members are Tanya B & her mother they're always so friendly and kind . Always check on me and my puppy after his accident . I always stop and chat with them . They are always very helpful and ready to answer any questions or concerns . I will miss them when we move next year

I have been a resident of Heron for 3.5 years. It's a bittersweet moment for me to say goodbye to my cute modern apartment in the heart of Redmond. I loved living at Heron . I love location, security of the building and responsive management. The building is very clean and maintenance is top notch!
