My husband and I really enjoyed ourselves here! We stayed in the Victoria room. The bath in the claw tub was so relaxing. Breakfast from Heather was absolutely delicious! She made our stay very enjoyable. The room was cozy. We'll definitely come back again. Thank you for the great experience!

I had a fantastic time in this small town b&b. The woman running the front was very friendly and made me feel right at home for my delicious breakfast. My room was actually in use so they upgraded me to the parlor room at no extra cost. The hot tub was a nice little bonus. The town is great and the people are more than friendly. I do think the mineral water made me feel healthier, all in my mind I'm sure but the natural springs are pretty cool. The inn cats are a nice touch too, if you're a cat person. Overall I had a really nice, relaxing weekend and I will be coming back again.

Highlawn Inn is a wonderful place to relax and unwind. They truly know how to take care of their guests, all you need to do is ask for something and they are at the ready. The attention to detail in the service they provide for their guest's is excellent! Each morning we were treated to a lovely breakfast that arrives on time and is appealing to both the eye and the palette! Thank you Heather! If you are lucky enough to stay on a Saturday morning you will get a history lesson from the owner, Laura! Laura is also very attentive to your needs as you relax and unwind. My husband and I stayed in the Algernon room. I highly recommend this room as it has a whirlpool tub. We felt at home here and look forward to going back to Highlawn Inn!

I couldn't recommend this place and this region more for a quiet and refreshing escape. Sandi is an exceptionally great cook and the breakfasts were delicious with a well rounded mix of eggs, meat, fruit, yogurt, pastry, and coffee and juice. We had the privilege of staying at an odd time and having personal breakfasts for 3 days during our stay. (be aware that this resort town's restaurants tend to be closed Mon. through Wed. or Thurs.) The room was clean, a perfect mix of private and close at hand for breakfast. Sandi was kind enough to have a fire for us during one night so we could take full advantage of the romance and beauty of this old and well decorated home that is meant for sharing with guests. If there is any spirit stuck about this place it surely took the form of the cats that were fat and friendly. I'll not forget the sight and sound of the cat NV as he chased a squirrel across the parking lot while kicking up gravel and demonstrating all the feline grace and agility of a small freight train. We loved the area. The spas were fantastic and the recommendations we were given panned out perfectly. There are incredible historic sites (like Antietam) within a reasonable drive and the Atasia Spa was well recommended.

Best B&B in town. Prices are very reasonable, and include a fantastic home-cooked breakfast. The Victorian Suite was spacious, beautifully decorated, and had a private entrance and porch for sitting and enjoying their complementary coffee, tea or hot chocolate. Sandy and the other young ladies made our stay beyond comfortable. Best part- the kitties! I felt right at home. Can't wait to go back for one of the special Wine Tastings/Dinners. Don't waste your time or money or money anywhere else.... Revisited in 08/20. Stayed in Lovers Loft... was clean and very cozy. Heather called the morning of to confirm our reservation and to ask what special preferences/accommodations we had. Even made us a reservation for dinner in town. Breakfast was OUTSTANDING! And the company of the kitties is always nice. Will return.

Loved the Highlawn Inn, beautiful old home, decorated perfectly to suit it's personality. This was our first stay at a B&B but it will not be our last. The Inn and the area are comfortable and relaxing. The breakfast is delicious and filling. The staff is friendly and helpful. We enjoyed the company of cats. The town has plenty of good restaurants and shopping. The Roman baths were a hit. We look forward to our next visit.

My partner and I spent a weekend in the lover's loft to celebrate an anniversary, and had a wonderful time. Heather was a truly incredible hostess and chef - she ensured we had everything we needed, down to the smallest details, such as leaving us wine glasses and bottle opener in our rooms, thoughtful handwritten notes welcoming us to the inn, and being flexible with our breakfast times within her limits. Moreover, we deeply enjoyed speaking with her, which, in my opinion, is one of the most important draws to a BnB. The cats were also darling. While I am allergic, I was not bothered either while spending time in the main rooms or our bedroom. The room itself was cozy and fun, excellent temperature control, cozy lighting and seating. We had opted for the Summer in the Springs package, which includes a partnership with Atasia Spa and Tari's Diner, both of which also did not disappoint. While the labor shortage seems to be hitting Berkely Springs hard, I was truly amazed by the quality care and service we received from Heather while staying in the inn. So much personality in this town, and beautifully exemplified in the Highlawn Inn. We will be back!!

The decor is VERY floral, so if that's not your thing, you might be overwhelmed. We had Aunt Pearl's cottage to ourselves because we came during a slower time of year. It was quaint and cozy--exactly what we were looking for for an anniversary weekend. The staff is extremely helpful, and the three (?) kitties are friendly and humorous. We really enjoyed our stay and would absolutely stay here again.

Highlawn Inn has been a great place to get away from the D.C. area in the past. The previous owner passed away earlier this year and Heather is managing it now. She's friendly and helpful. However, I had two concerns on this visit: 1. The mattress in the Victorian Suite on the first floor is way too soft and isn't planned for replacement soon. 2. Heather and others in the kitchen didn't wear face masks while preparing food and serving it.

An absolutely charming B & B. The room had that cozy feeling, the attention to little details were amazing (hand written notes to guests, bottle of wine waiting on arrival, plus more), and a three course tastey breakfast. The inn's resident cats were friendly and adorable. We can't wait to go back.

Spent the weekend at the Highlawn Inn and couldn't have been more comfortable. My room was clean, cozy, quiet and charming and the bathroom was spacious. The bed was very comfortable and I slept well. Heather, the host, was wonderful and served a delicious breakfast every morning. The Inn was close enough to town to walk to restaurants and shops but not too close to be noisy. I loved it there and would happily go back!

The Highlawn Inn is amazing! Ms. Sandy is so warm and welcoming and the entire staff makes you feel like family. Ms. Sandy's food is outstanding, and she adjust her cooking to fit any dietary preference needed. My husband is a celiac and for breakfast they made sure he had plenty of choices and gf bread. The food makes you want to get out of bed and rush down for breakfast. Definitely want to come back!

What a cute bed and breakfast! My husband and I stayed over labor day weekend. We had the carriage house, which included a super relaxing jacuzzi tub. The breakfast was absolutely amazing! The staff were incredibly nice and extremely attentive. One of the days the ac broke and Sandy, the owner, was very accommodating with having a room available for us to lounge in while the ac was being fixed. Laura went above and beyond for us the entire trip by telling us the high lights of the town, giving us numbers to call to schedule activities, and was all around an amazing host. The Highlawn Inn was an amazing experience.

This Inn is located atop a rather steep street yet does have parking around back....this place is homey and cozy, and it feels like you're staying with a doting grandmother. My husband and I went during an off weekend in early February. We checked in to our room in the afternoon and were shown the common rooms and locations of the coffee, tea and cocoa. Breakfast was served from 8:30 to 10:00 at nice little 'tables for two' buffet style. I really enjoyed the fact that although B&Bs are notoriously more personable than hotel/motels, this one doesn't force you into sitting at a big 'family' style table for all meals. Yes, there are resident cats. We saw about three milling about though out the weekend, they were not underfoot. The rooms were very clean and I am not a cat owner, but never smelled any 'cat' or litter box smells. (nor saw any litter boxes) We stayed in the Algernon room. I specifically chose this room for the big spa tub that is located in a separate room. I took several soaks in it and aways had hot water. The bathroom had a large window,basic sink, porcelain tub with a integrated shower. It also had a nice little vanity table with mirror. I found the bathroom to be fairly roomy and was heated nicely. The bedroom had many windows and a nice table and 2 chairs. It was very cozy and comfortable. Bed was a queen and mattress was nice, not hard or worn out. It seemed like all of the doors has big cracks in them, but I just chalked this up to 'character'...and the fact that everything is kind of vintage. The hostess that checked us in offered some dining choices and even made reservations for us for that evening. The Inn is in easy walking distance to many of the restaurants and also the shops and spas. It was hideously cold, but we braved the low temperatures to walk to dinner that evening. We were also celebrating my husband's birthday this weekend and they had a nice little bouquet of balloons for him in our room($20) when we checked in. We brought our own wine and Barbara (the hostess) sent up a cute little tray with 2 wine glasses. We both found our stay here to be very relaxing and even the soap had an intriguing smell. I actually bought 2 mini-bars when I left.... -------------quick facts---------- Food--- good coffee cakes and preserves, a jar was even gifted to the birthday boy coffee--- yum..but .my husband didn't care for the 'coconut' blend served with breakfast, there was instant available in the tea/cocoa area wifi--- great connection tv--- boxy 'flat screen' circa 1995, but enough to watch the weather parking----unload and check in out front...then pull around the side/back. sneaky tip----nice path from side of parking area that goes down to Aunt Pearls house and downtown

My wife and I stayed at the Highlawn for Valentine's Day and had a wonderful visit to Berkeley Springs. Our room was comfortable and clean. The TV worked and the free wi-fi was fast and reliable. The innkeeper made good recommendations for dinner and told us how to reach the B&B without driving up the steep hill. The Highlawn is an easy walk to all parts of the town. Breakfast was very nice. We enjoyed our stay at the Highlawn and look forward to returning.

The Highlawn Inn is a very quaint and charming B&B located within walking distance of the town of Berkeley Springs. While I had an enjoyable and pleasant stay, it wasn't the best B&B I've ever stayed in. Pros: Cute and cozy room, very clean, very cold AC, all the amenties you can need, you can walk to town, etc... Cons: While the breakfast is "gourmet" it's really not THAT great. I've had better at B&Bs. The Inn was also a bit hard to find as you have to go up a very steep hill. We arrived late and had a bit of a hard time locating the cottage we were staying in. The Innkeepers could have been a bit more helpful as well. All in all, a nice place to stay but I would not stay there again. There are other B&Bs in the town to explore. :)

Sandy and her team are doing it right at the Highlawn Inn in Berkeley Springs, WV. We stayed in the #6 Victorian Suite for a weekend in November. We were greeted by a wine and cheese plate when we arrived at 2pm on Friday - kicking off a relaxing weekend (included in package - FYI). The B&B is conveniently located, just a 7 minute walk from downtown. The breakfast is delicious, generously portioned, and homemade! The coffee is really yummy too. Apparently it's a secret blend with cinnamon, orange... whatever it is... it was delicious. Sandy has decorated nicely within the rooms and the house. She definitely sets the mood for a Victorian B&B. We look forward to going back in the future. Here's a tip - check out the Highlawn Inn specials web page for the Spring or Autumn Escape Packages. Great value for a spa and food add-ons! NOTE! Not that this is hidden, per the web site, but if you have cat allergies, be mindful there are indoor cats at the house.

Stayed at the Highlawn Inn this weekend and had a great time. The breakfast was delicious and service was great. Sandy, the owner, talked with us each morning and offered suggestions for activities nearby. The Lovers Loft room was definitely cozy, and watch your head in the room if you are tall! The house cats were very friendly and adorable, but if you don't like/are allergic to cats this may not be a good place for you - they are everywhere! The inn is within walking distance to all the major restaurants and spas, which was very nice. I'd definitely return again!

A friend and I stayed at the Highlawn Inn for a girls' getaway weekend. My friend had the Spring Garden room on the second floor and I had the Victorian Suite on the ground floor. Both rooms were nicely decorated with antiques and spotlessly clean. My room had a private side porch and an inside sitting area, which were nice for hanging out and chatting. My only real complaint was the number of cutesy knickknacks in the room -- they made it feel a bit cluttered, and it was difficult to find places to put down my own stuff. I was nervous about leaving something behind, since my stuff could have easily gotten lost amid all the stuff in the room. But I suppose this is typical of many B&B's and considered part of the "charm." There was a very friendly cat who I allowed hang out in my room with me -- I liked this, since I missed my kitty at home, but anyone who is allergic should probably not stay at this B&B. Also, i would not recommend the Victorian Suite for anyone who wants to sleep late in the morning as it's right off the breakfast area, so you start to hear the kitchen activity around 7 a.m. This was not a problem for me, as I was up anyway, but people who want to sleep in should probably pick a different room. The innkeepers were friendly, helpful and professional. The breakfast spread was one of the best I have seen. There were lots of choices, all homemade and beautifully presented: eggs, meat, vegetables, fruit, baked sweets, yogurt, cereal, jams, etc. etc. They had plenty of options for vegetarians. And the coffee was fantastic. We also appreciated the free wi-fi in the rooms, which was easy to access and worked well. All in all, a very pleasant experience, and we would definitely stay there again.

This place is amazing! The owner makes an amazing 100% homemade breakfast (that is included). We visited 5 years ago and have been dreaming about since then. Then we found another reason to visit again. Everything stayed exactly how we remembered it: clean, sweet, and homie. I would highly recommend it!

My family used to run a b&b so I came in with pretty high standards and this place still pleasantly surprised. The hostess was so sweet and helpful. She set me up with a massage, the best I've ever had and even reserved the Roman bath temp be set to a pregnancy safe temp. The room and place was cozy and breakfast was wonderful.

Good location, and friendly staff. Other than that the place was just too much. Too many cats, cat pictures; too much floral wallpaper/pillows/currtainry. I think you get the picture. I know this is attractive to some, but not for us. The breakfast was gross - canned fruit and crappy croissants. My bf and I decided we want to start a website or network of B&Bs that don't have cats and floral wallpaper. Holler if this is your jam.

Are you a big Twilight Zone fan? Really like estate sales? If so, you'll love this place. My sweetie and I were a bit too slow on the draw in booking a place for the recent holiday. The only place left in town was the Highlawn Inn. Better than nothing, right? you'd think so. Our room was tiny, with 1960's-vintage mint green carpet, a wheezing old window unit, threadbare sculpted pink towels, all the charm of an estate sale, and- best of all, not- a bed with all the coziness of a plywood board. If you are still of college age, just returned from a military deployment, or are a survivalist trying to toughen yourself up, you'll like it. Because a sore back is all but guaranteed here. And you're probably going to smell musty, dusty, and sneeze a lot.

My husband and I stayed here for a mini-honeymoon weekend in mid-October. We really enjoyed our stay and the location couldn't have been better (can walk to the main road, farmers market, etc. very easily). The food was tasty and clearly made with love (lots of herbs grown on the property, veggies served were perfectly in season and lots stewed-for-hours flavor). It wasn't crazy-gourmet, but it was very nice and the fall flavors were great! I don't know what they do to their coffee, but it was delicious! I asked about it and it's apparently a secret recipe. The ladies who run the place were extremely helpful and friendly. One thing I will say is that if you aren't ok with cats you probably shouldn't stay here (they are upfront about the cats on their website). There are several cats around the property at all times. The owners clearly try to keep the cats outside for the most part, but they did sneak in several times during our 3 day stay (which I was thrilled by, but I could see if others weren't too keen on that). Having said that, I will say it was very clean. Even though we have cats ourselves, the first thing I might think when I see the heavy Victorian decor and several cats is "hmmm...the cleanliness of this place might be an issue" but it wasn't at all. Very clean and tidy. Overall, very nice stay and we would definitely go back. We were given a jar of Highlawn Inn-made raspberry jam as a wedding gift! Cute! Thanks again, Highlawn!

Comfortable and clean room. We stayed in the Herb Garden room and did not expect it to be nearly as roomy as it actually was- good sized with enough furniture to be practical, but not too much to make you feel cramped. Our room was quiet and felt secluded, unlike other b&bs we have stayed in where you hear everything around you. The bed looked lumpy but was actually extremely comfortable and there were more than enough pillows on the bed. Breakfast was decent, but nothing to go on and on about. Easy to find, close to town, but nice that it's a couple streets away from the main drag. Lots of common space, with a wrap around porch and a big sitting area. The wifi signal was great. The innkeeper was not overly outgoing, but was friendly enough and helpful for what we needed. We would most certainly stay here again!
