Beautiful hotel, conveniently located near the city center of Bath. We had a room facing the road, but the noise didn’t disturb us at all. We were able to check in earlier than expected and appreciated the assistance with parking. All communication was smooth and handled through the Booking platform. The room was tastefully decorated and spacious. The bathroom was modern and fully equipped with everything we needed. Although it was quite warm during our stay, the hotel provided a fan, which made it more comfortable.

What a lovely guest house. The room was very well appointed and the owners really thought of everything. Bed was comfy, and the bathroom and shower modern and clean. Be aware that on booking sites (not on their website) the parking is a bit misleading. It states parking available, but it is at on off lot park 1/2 mile away. We would definitely stay here again.

If you to get a good night's sleep, I would strongly suggest booking alternative accommodation. Whilst some guests will love the shabby chic decor, it does nothing for the soundproofing of the room.||When cars drove by the window it sounded like the panes of glass were non-existent. When coupled with the creaky and wooden floorboards in the room above, it made for two rather uncomfortable nights.||The overall cleanliness of Hill House was okay and it did have a bit of charm about it; however, the level of personal service and interaction leaves a lot to be desired. From a self-check in process, to an unexplained absence of breakfast provision, it felt like I was staying in an AirB&B only it was multiple occupation of the same premises, with the only means of communication through WhatsApp, calls or texts.||Despite it being at the top of a long hill, the location is pretty good with plenty of dining options and Bath's key attractions, within walking distance.||Whilst I travel to the area frequently with work, I do not envisage a time that I would actively seek to stay in Hill House again. If a situation arises where the majority of alternatives are booked up, I will more than stay at home that week.

This is the perfect place to go when you spend a few days in Bath. The rooms had water, a kettle, tea and coffee, which was lovely to start and end the day with. Our room was on the top floor, and we had a great view of the city. This place felt very accommodating and homely, with a very comfortable and big bed, a TV and lovely vibes. I would love to stay here again!

Had a beautiful stay here. Didn't realise it was a discounted guest house (my error!) - but even with that, it was better than most guest houses. Beautiful large room, comfortable bed. Tea and coffee facilities. Spotlessly clean. I would maybe suggest a larger tv in the room we were in, and spare cups, but that's about it. Excellent value for money.

Great place to stay! Clean and comfy. I would only suggest a fan for some airflow, during the summer it can get a bit warm!

Hill House in Bath is in a fantastic location, perfect for exploring the city. The room was beautifully decorated and had a comfortable bed, which made for a relaxing stay. However, the kitchen was out of action during our visit, so no breakfast was provided, which detracted from the essence of the B&B experience.|Disliked · Parking was quite tricky to find in the area, and it would have been helpful if information on nearby car parks or parking options had been included in the welcome email. Overall, it's a lovely place to stay, but a few improvements in communication and amenities would make it even better!

Such a special stay! The room was beautifully decorated, with everything we needed and full of details that made it unique. The room was also very comfortable, cosy and warm. The location is ideal, with views from the top of the hill and only a very short walk from the centre and main spots. I highly recommend it!

Yelp
This B&B is rated #2 in all of Bath by Tripadvisor 2018. The office address is listed as 23 Belvedere but be aware that the actual entry door of the B&B is located at 27 Morford street at the corner of Lansdown road. Big sign hangs above the door. Stayed three nights June 2018. Retains most of the original charm of the old building. Has modern conveniences but retains the feel of the Georgian period architecture. Located far enough up the hill to enjoy a modicum of peace and quiet from the crowds and noise of downtown. Yet it is just a 15 minute walk to the action by the river. You will get aerobic exercise walking back up the hill from the River Avon. Hosts do live on the property. They are delightful. Room furnishings are comfortable. Not precious or overly fancy. Bed is comfortable. Wi-fi works well. Plenty of hot water. En-suite shower big enough to wash without banging elbows on the walls. Good quality toiletries and towels provided. Breakfast is homemade. Not fancy, but plenty big enough to start the day with a full belly. Be aware if you have a car that finding a parking spot can be a nightmare. Bath is crowded, there is not enough car park spaces on the street for the population. Then there is the parking zone scheme which governs where you can legally park according to the parking permit that the Hill House guys will loan to you. If you break the parking rules out of frustration, a costly citation will be your reward. If I return to Bath, I would consider staying here again.
