⚠️ Buyers Beware – This is NOT a hotel, it’s a scam disguised as one ⚠️ I honestly cannot believe this place is being marketed as a proper hotel. What they’ve done here is taken an old building, thrown in some basic furniture, and started charging hotel rates without actually providing anything close to the quality or comfort you’d reasonably expect. It is completely misleading, and people need to know what they’re walking into. Here’s what you don’t get when you stay here: 1. Sound insulation – non-existent. You can hear absolutely everything around you. Footsteps above, conversations next door, furniture being moved, toilets flushing, doors slamming, even people breathing. Nothing is private, and nothing is quiet. 2. Thermal insulation – missing. The building doesn’t regulate temperature at all. The rooms are stuffy and uncomfortable, with no proper climate control, making it impossible to rest properly. 3. Security – questionable at best. The doors are flimsy, the locks feel cheap, and I never once felt like my belongings were secure. 4. Comfort – forget it. The beds are truly shocking: lumpy, rock-hard, and impossible to sleep on. I’ve stayed in budget hostels that had better mattresses than this. We stayed for 4 nights, and each one was a disaster. Here’s what we experienced on a nightly basis: • Constant noise from above: Guests walking around until 3am every single night. Every step echoed straight into our room like they were in there with us. • Street and fast-food noise: There’s a Burger King right below the building. It doesn’t close until midnight, so you hear customers, loud voices, chairs scraping, and then staff cleaning up long after closing. Just when you think it’s over, at 6am sharp a delivery truck would park outside and unload for over an hour. The walls and windows might as well not exist – it all comes straight through. • Internal chaos: Because there’s no soundproofing inside either, we could hear everything from the neighbouring rooms. One night, the person next door was vomiting until 3am. Every sound was crystal clear – retching, coughing, stumbling – and the stench seeped into our room. When we complained and asked to be moved, the staff brushed us off with, “He’s checking out tomorrow, don’t worry.” As if that solved anything. The result? Four of the worst nights of sleep I’ve ever had in my life. I travel a lot, and I’ve never encountered anything this bad, especially at this price point. This is not what you expect when booking a hotel in Europe – it’s more like staying in a rundown hostel above a fast-food joint on a noisy street corner. And here’s the kicker: they charge as if this is a proper hotel. It’s not. It’s misleading, it’s dishonest, and it’s a complete rip-off. Do yourself a favour and avoid this place at all costs. If you value sleep, comfort, safety, or even basic respect as a guest, this is absolutely not the place for you. I will be formally requesting a refund because what we were sold is not what was delivered. You are not getting a hotel here – you are being scammed

For some reason Trip Advisor and Google list this as a 4 Star Hotel. It assuredly is not. It's a 2 Star Pensione (see picture at their front door). For a 2 star place it was perfectly adequate, but it lacked all the amenities associated with a 4 star property. Accordingly, I was disappointed

The Boulevart is a very small little hotel in the heart of the tourist zone. While the hotel itself is simple, it is very clean and well worth the value. Nearby hotels, albeit with more services, would charge 2-3 more for the same location.||The room has decent air conditioning although it's on a timer so you need to either change the base settings or restart the unit from time to time. The room also came with a mini-refrigerator that included a couple of cans of beer and coke along with 2 water bottles. It was a nice touch.||Daniel, the manager, was very friendly and gave us some good ideas regarding some things to do in the area. The check in process was very efficient and we were good to go within a few minutes. ||If you are OK with simple and clean, the Boulevart Donostia is 100% recommended.||While I didn't cut the review ranking I would have two suggestions to the team:||1) Improve the signage for the hotel. The hotel occupies most of one floor of a larger building and is almost impossible to find on the street. We actually needed to call Daniel to find the entrance. NOTE - It is pretty much right next to Burger King. Look above the door to spot the #2 and the key pad to the left has a button to gain entrance.||2) The safes in the rooms should be bolted down so they can't be easily removed. While I wasn't too concerned about the security of the building, it would have been nice if it was a bit tougher to simply walk off with room safe.

DO NOT BOOK. Price is OK for a 2 star hotel. Rooms are clean. Main issues: 1. Actually a 2 star hotel instead of a 4 star hotel. Incorrect information shown on google. 2. Hot water seems to be shared centrally among everyone and runs out within 5-10 minutes of showering. Need to wait before hot water is replenished. 3. During our stay there, there was a power issue twice in the building where we were locked out until a neighbour opened the door. 4. View was fully blocked by construction which was not stated on the website.

Very responsible host. Not a big hotel there's no need of reception. Air-condition works perfectly, sound proof is good at night, beautiful interior with leather taste. For San Sebastian I think this standard is 8/10. Perfect location spacious, clean. Would definately come back again

We canceled another hotel booking and switched to Boulevart Donostia. I'm so glad that we did. The location is perfect...just across from the old part of town and a short walk to La Concha. There's a parking garage right across the street as well. Parking is a little high but there are cheaper options if you don't mind walking a little further. The room was perfect and had so much space. The beds were super comfy and the room was nice and cool. This is our second time visiting San Sebastian and we definitely preferred our room here over our previous stay. I would definitely stay here again when we come back. Highly recommend.

WOW! This place was spectacular. We’ve never stayed in a better location before - right near the old town, right near the beach, but quiet enough that there’s no disruption. The room was perfect - comfortable bed, nice and clean, spectacular views of the street where you can watch the comings and goings. The staff were lovely.
