Went here after cruise to stay overnight. Got there around 10, the check-in was 4. We stored our (many) luggage to William, who was just pleasant and friendly. Katherine at the front desk was extremely helpful with absolute EVERYTHING! Used their free bikes for 1 hr, free beach chairs and towels before checking in, which was much earlier than 4pm. The location is excellent, lots to do. We pre-purchased breakfast, which was at a nearby restaurant. Good value, I think. Discounts to the gelato place, which we pass to get to the elevator for our room, was great! The best gelato in South Beach! We went there twice! Overall, it was a fantastic stay. Truly enjoyed the South Beach experience. Sure, the building may be older, but the large space and balconies (room 515) you can’t beat!

🚫 Dirty, Musty, Infested – Absolutely Unacceptable Stay 🚫 One star note is because I can't put Zero star. This hotel delivered one of the most unpleasant and disturbing hotel experiences I have ever had, especially for a price of $250 per night. From the moment you enter the property, there is a strong smell of moisture and old, musty air, heavily masked by an aggressive artificial fragrance. It does not feel clean—it feels like serious humidity and aging issues are being covered up rather than properly addressed. The cleanliness of the room was deeply concerning. The towels were old, worn out, and smelled dirty, as if they had already been used. This is a basic hygiene expectation, and the hotel failed completely. Using towels that look and smell unclean is unacceptable and frankly disgusting. The moisture issue is not just a smell—it shows in the overall condition of the room and furnishings, which feel damp, poorly maintained, and unhealthy. The situation escalated overnight. We woke up to find the desk covered with insects, crawling over our personal belongings. This is not a minor inconvenience; it is a serious cleanliness and pest control failure. To make matters worse, I woke up with visible insect bite marks on my arms, which is completely unacceptable and alarming in any hotel environment. When I reported this to the front desk, the response was shockingly inadequate. They simply offered to send housekeeping to “treat” the issue and proposed a late checkout. No real apology, no urgency, no acknowledgment of how serious this was. Being exposed to insects and waking up with bites should trigger far more concern than what was shown. The check-in experience was equally as bad. No check-in possible before 4pm. Air conditioning was not working properly (cold air blowing regardless of the temperature set up). I asked if they can just turn it off. They insisted it was not possible and sent a technician who spent nearly an hour trying to replace the thermostat. When he was done he noticed changing the thermostat did not fix the issue and suggested to turn it off (as I suggested in the first place), leaving the place dirty and in a mess. Between the dirty-smelling towels, the constant musty and humid odor, and the insect infestation, this hotel fails at the most basic level of cleanliness and guest safety. This property is poorly maintained, overpriced, and not worthy of its location or rate. Charging $250 per night with no breakfast included for such conditions is a complete rip-off. ⚠️ If you value cleanliness, comfort, or basic hygiene, run as far as possible fromthis hotel. ⚠️

God, pl make me come here again. The staff is suuuuuuuper cooperative n friendly, the location is heaven, and the room was extra cosy. I literally have nothing slightly negative to say about anything. The washroom was fully equiped, room was refreshed daily with daily service, the locker in the room is cherry on the top for me. The beach is on less then a minute walk away. The private pool was the most inspiring thing. And the breakfast 🥞🥞🥞🥞 my goodness. And yes, Lily, my dear, u are awesome inside and out. Love from Pakistan 🇵🇰

❌Don’t waste your money!!!!! Worst experience of my entire life !!!! ❌ They don’t answer calls, no matter what. The rooms were awful. The tv, tv remote, the ac, the landline in the room, NOTHING WORKED?? The showers couldn’t even provide lukewarm water. They were awful, and rude and didn’t care. Had to switch rooms for reasons above^ but bc of this they punished us and wouldn’t give us sheets or blankets. When asked 2 different times for those necessities, we walked down stairs and asked front desk for these. Being super patient and kind when explaining how upset we’ve been with this experience, they handed us a “complain clipboard” (the multiple complaint’s ppl wrote were the exact same issues we dealt with including worse situations) then said they would call security on us after filling out the clipboard. The valet sucks and argued with us and wouldn’t give us our car back. Upon arrival, they neglected to inform us, all of the roads leading up to the hotel would be closed down and blocked off everyday for two weeks. Had to drive around finding valet for 40 plus minutes, once found, we had to drag our suitcases 3 blocks to even get into our hotel. We spent over 1,000 for two days and this is what we got?? This place was unbelievably unprofessional and the shittiest hotel experience I’ve ever had and I will never recommend this place to anyone. Do not waste your time or money with this place!! They should be embarrassed

Our stay at Hotel Breaker in Miami was frustrating and far below expectations. Multiple rooms in our party had non-working TVs, and staff acknowledged it was a known issue, yet there was no solution or compensation offered. In a hotel that markets itself as comfortable and convenient, this shouldn’t be a problem at all. Even more surprising: there was no ice available on any floor. Every ice machine we checked was out of order, and again, this seemed to be an ongoing issue rather than a one-off. Having to go without ice entirely during a Miami stay is unacceptable. To top it off, the hotel has a strict policy of only two coffee pods per room per day, regardless of how many guests are staying. Additional pods require asking (and sometimes paying), which feels unnecessarily stingy and out of touch with basic hospitality standards. Overall, the hotel feels poorly maintained and overly restrictive on simple amenities. Between broken TVs, no ice, and nickel-and-diming over coffee, this stay was more aggravating than relaxing. I would not recommend Hotel Breaker unless these issues are addressed.

DO NOT stay in the penthouse suite ocean view. I was there on December 8, 2025. It was my friends 50th birthday, 1st time in Miami, and we were so excited to stay on South Beach. It was absolutely DISGUSTING! There was bird poo ALL OVER the deck. It was so bad you couldn’t even look out properly. The pool had a green tint to it that I can only image came from Bird Poo. There was NO reason to book the penthouse because we could not use it. The door was busted and wouldn’t close. Might as well get a regular room.

Ideal location, central south beach plenty of bars and restaurants. Friendly, helpful staff, both reception to housekeeping. Rooms and bathroom clean, roomy and efficient. |Some noise from the lively on site restaurant and bar. One evening very soft and barely heard but another the base did seem to reverberate. Didn’t keep us awake (very tired) and I think it was over by midnight.

There was an Asian lady at the front desk that was nice. Otherwise the bathrooms toilet and shower malfunctioned on both rooms. The night time clerk came to the other room knocking on the door at 6am mistaking the room say they needed to leave the room. The manager never addressed this major inconvenience. In all the management seems to have no regard for the condition and maintenance of the property. I’d had expected after such a huge mistake they would have reached out and addressed the issue then to hide and ignore it. For the value and condition of the property, there are better values on the strip.

This South Beach hotel is really cool! I very much enjoyed the location, the "Miami" vibe, and the bar restaurant attached is outstanding! (see my review for Havana 1957). This place was reasonably price, comfortable beds, awesome shower, and the staff was very friendly and helpful. I will be back!

Wow, not even sure where to start (and I didn't even get a chance to actually experience the property directly). I live in Pasadena CA and was planning on visiting Miami for the Orange Bowl game. As you've likely seen, my community was impacted by large wildfires, and I was directed to evacuate my home literally an hour before I was supposed to leave to catch my flight out of LAX. Evidently this sorry excuse for a hotel thinks that I should have known this information four days prior so that I could cancel in accordance with their still somewhat favorable cancellation policy. Problem is that no one told the Eaton Fire to give me any real notice. Long story short, despite many efforts via messaging the property, calls to the property, and working through the site through whom I booked (and who refunded me their small portion of the booking fee), this hotel has refused to grant any consideration toward wavering vs. their "full price of stay" cancellation fee. I'm absolutely gobsmacked, all while dealing with many, many others (like the local hotel I had to evacuate to) who have been nothing but kind and understanding during a time I hope no one else ever has to deal with. So, while I'd love to have been able to weigh in on the pool, the hotel bar, or the proximity to local attractions, I'm unable, though I did "get the privilege" of paying as if I was there!! Carlos, you and your minions whom you deploy as cover to not have to actually have a difficult conversation, are deplorable and should be ashamed of yourselves. Sad that the only way I can even get any attention to the matter is in a way that hits you commercially. So, stay here if you want. Just know that you're money is going toward some pretty crappy human beings if you do. Oh, and, while I'm still evacuated and had to catch the Orange Bowl on TV, me, my family, and my pets are alive and well if you're unlike these monsters and actually care about the well-being of others.

Worse experience! staff was not very welcoming . room was filthy and my sheets had blood on them . ask the front desk for assistance and was told they had to wait for someone to answer I don't know whom but I guess I am suppose to sleep on dirty sheets. in addition the walls were so filthy and the rug smelled very musty this hotel is dirty . staff is rude and acting as if they don't care in regards to the room being filthy have not even tried to make any accommodations and have completely blown me off. yes, I am currently writing this review why sitting in front waiting on a. answer in regards to when I will get some sheets. because apparently I will have to sleep on sheets that have someone else's blood on them

Sad to say you ll must go through 2 restaurants and a ice cream shop in order to get to the other side of the hotel (motel) on this day there was no working ice machine No one showed anything to me about the hotel. What a scammy uncomfortable experience. First, the hotel is legitimately awful. Our bathroom had no door. Read that again: our bathroom had no door. The door was missing. The pool was inaccessible and unusable. The service was equally awful. Upon arrival, I was told our room was in another building but I had to pay in full without seeing it first. When I objected to this, the man at the front desk said that he wasn't going to let me in at all for our non refundable reservation. I asked to speak with a manager multiple times, never got a response. I emailed as well. No response. Every time I walked through the lobby, I saw upset guests being berated by horrible staff members. Avoid!

This is a no! You will not be staying at the Breakwater seen in the pictures. You will be led through a restaurant next door, and then through an ice cream shop dragging your luggage to rooms above the ice cream shop. The ac was not set in the room and it was very hot. The carpet felt wet all the time. It is outdated and looks like the 90's. Over $300 per night! Phone to front desk didn't work so had to trek back down for everything. No coffee kiosk as promised. They had to bring one. "Free" bikes were never available. Much more. One of our worst hotel experiences ever.

This place totally sucks and is a SCAM. Took 3 days for a manager to finally , " be on the property." From the second we arrived this was a disaster. Front desk is no help. When I tried to get a refund they lied and said I didn't launch a complaint! I complained for 3 days to speak to the manager!!!!! Dirty Elevator, homeless woman who peed on the property, filthy pool. And this was our honeymoon! Do yourself a favor and SKIP this.

I only give this hotel a 2 because of the friendliness of the front desk staff and the location to the beach. Lily and Kai were excellent! Lily got us into our room earlier than the 4 p.m. check-in and they helped us find our way around. She pointed us to MamaMia, gelato and coffee place connected to hotel, which was lovely! Even the night front desk staff was great, though I never got their names. And as far as location, it was close to the beach, which is what we wanted. They offered us towels and chairs if we wanted them and we were at the beach in 5 minutes. That is where the good experience stopped. 1) I reserved an ocean view room (more expensive) and you can see the picture from our room, you have to look to see about an inch of the ocean. I paid extra for an ocean view and I might as well have saved my money. 2) The room carpet was damp when we got into the room. Okay, we figured they just cleaned it and it wasn't dry yet. Over that day and the next, the room got mustier and mustier and smelled of mold. It was almost unbearable when we left the 3rd morning. When they did clean, they could have something about that. 3) The maids took one of our hand towels and didn't replace it or the "free coffee" pods in the room. We drank 2 and they didn't replace them, nor did they replace the condiment package (creamer & sugar). 4) The cleaning crew arrived at 9:30 a.m. on the day of our checkout - checkout is at 11! All in all, I would definitely not stay there again. Elizabeth C

Absolutely gorgeous neon hotel right along Ocean Drive in Miami, and one of the most iconic and beautiful and memorable and instantly recognizable out of all of them - all the many Art Deco hotels and bars along here, I mean. Yes, it's true. Rates are high. Expect that. But that's the same at every Miami Beach place, especially these Art Deco oceanfront gems. Rooms are really nice and it's definitely one of my favourite places to stay on Ocean Drive, and to walk past, walk into, or drive past over and over.

Couldn't have asked for a more perfect stay in Miami Beach! Incredible hotel--our room was fabulous with a king sized bed that was so comfy, large room and amazing view. The location is in the middle of South Beach, right on Ocean Drive. That said, was surprised we could barely hear any street noise in our room! Loved the amenities (the pool, free bike rentals, beach chairs and towels) but what really made our stay was the people. Each and every staff member we encountered was kind, courteous and went above and beyond to make our stay special. Huge shout outs to Lizza, Sekene, Hubert (SO helpful!!), Estephanie, Araji, Stanley, Jabit, and all the housekeeping staff. Couldn't recommend this more--book here to save some money (to spend on the overpriced food in the area) and enjoy one of the best hotels in Miami Beach!!

DO NOT STAY HERE During our 4-day girls' trip, we stayed at Breakwater Hotel. After complaints of plumbing and a strong mildew smell, they transferred us to another room that also had plumbing issues. We were unable to request yet another room because were told for 2 days "only a manager can help you". Kia, the manager, was present on our final day. I was given a business card and told to email my complaints and I was given a refund of the $82 service fee. I explained to Kia that the $82 was offensive, given the plumbing issues in both rooms, one room with a strong mildew odor, the inconvenience of having to switch rooms, and the run around with attempting to have matters resolved with the 2nd room. We would have been transferred to a 3rd room if we were able to speak with a manager. Only front desk staff were available on the last days of our stay. My friend's written complaint (also posted on Yelp), the inconvenience of transferring to another room caused us to miss an important dinner. I will also post reviews on several sites including the Breakwater site in case upper management cares enough about guest's experiences and rectify their plumbing issues. The day after the trip I emailed Breakwater, I had to make several calls to get them to address my very detailed email of all that occurred during our stay. As I disputed the charge, Breakwater staff sent a statement "that I never made any complaints during our entire stay and that I was trying to beat the system". Another Breakwater response was that we stayed the 4 days and didn't go to another hotel - wow, we had already moved to another room and they did not care about or consider the cost we would have encountered. Pros: delicious food, readily available fruit (oranges & apples) and bottled water, reception staff was great, and the hotel was directly across from the beach. Cons: (1) You will get the run around when seeking a resolution, (2) management may make a false statement against you, (3) a dead cockroach was seen in the hallway, (4) plumping issues - there were work crews on the 3rd floor working on 3 units as we were transitioning up to the 4th floor, (5) the lobby has a strong but good smelling air freshener scent. We checked in saying, it smells good in here! But later guessed that the strong lobby smell was probably to cover up mildew or other odors, (6) the wall art throughout the hotel did not reflect the multicultural patrons, the artwork should reflect all races of the people that make reservations there, (7) loud street noise, the neighboring restaurant had live music late night, and (8) remodeled bathrooms but dated furniture. If I knew Breakwater was unprofessional and dishonest, I would have taken pictures of all towels laid down to soak up water in our rooms on both the 3rd & 4th floors and called the state department over the severe mildew smell and plumbing issues - the room on the 3rd floor. If we called the State Department, Breakwater staff would not have been able to be dishonest and deny our unpleasant 4 day experience, and there would have been a record of the plumbing issues in the building. We do have a picture from the 4th floor of water not draining from the bathroom sink. The lessons learned - take pictures of everything wrong and never book at Breakwater Hotel South Beach! My friends and I did not think that we had to cover ourselves and defend ourselves while we were on vacation. What a huge inconvenience and disappointing experience. I thought I was going to have a great time, for that was my first trip to Miami.

Greta hotel right in the middle of everything in South Beach! Arrived Sunday for the last of the Miami carnival party at Mangos right next door. The price was super cheap for a big weekend of partying in Miami. Valet parking is a bit pricey at $50 a night but then again so is everything at south beach. Estefanie was at the front desk and was so courteous, great people skills and very pleasant, she even gave us a bottle of champagne to toast away our stay for the night. Aside from the AC in the room being hard to control everything else was just amazing. Love the dual head shower and the complimentary package in the room. This is my second time at this hotel and I can't say anything bad about it as they are always good to me.

We booked this hotel last minute. Our previous arrangements canceled. We arrived earlier than checkin. Unfortunately, our room wasn't available, but the hotel held our luggage until our room was ready. The staff was more than friendly and accommodating. They allowed a little later checkout as a courtesy (our flight was later in the day). The room was nicely updated and big for south Miami, AC worked well, and had good complementary toiletries. The hotel is centrally located on the strip. Parties everywhere! The cons were the TV wasn't installed straight and the bar table underneath the TV was slightly loose. I still would recommend giving this hotel a try. Pretty good bang for the buck.

I stayed at this hotel from 3/18 through 3/24/2021, I had no idea that was the period of spring break and all hell broke loose in South Beach as past spring breaks in Lake Tahoe and elsewhere were peaceful. The only reason I rated this 2 stars s because of my good impression the 1st time I stayed here 2 years ago. I entered the lobby to register and was met by people almost knocking me to the ground evading the cops, I saw a cop chasing a shooter, I had suitcases w me and managed to duck as best as I could. I was not too scared as I was always 2 steps ahead of the terrorists in my past trips and believed in destiny. That said, I was shocked the clerk was not interested in telling me what was going on, the following day she said It was no big deal, the shooter was only shot in the foot, there was already a shooter on the loose outside, I was stuck in traffic 90 minutes waiting for the police to let traffic through, I finally had to walk 2 blocks to the hotel. I just wrote the background to this review. I was wondering why the rate was so high, spring break that was why, but I paid anyway for a deluxe room w a partial view of the ocean. Only the ocean view penthouse w a private terrace and private pool would cost more at around $1000 to $1,200. I was shocked to find out my view (from room 402) was a brick wall and straight view was a very noisy restaurant, so noisy I could not sleep after a long flight and stuck hours in traffic, the following night was even worse, the noise also started early in the morning when the restaurant opened for breakfast, I could not sleep in. I complained and was told by Sunday, they would have a room for me to move in w a view and away from the noise, I was going to let it slide even as I was cheated for 3 days but come Sunday they said they did not have it either, they had booked my ocean view room to someone else twice. I called hotels.com that I had booked this hotel with. The agent was very nice, I waited 1 hour, the agent said the manager never came to the phone for him to negotiate a partial refund for me, I called again Monday, another agent apologized profusely but said wo the hotel manager permission, he did not have a code to refund me. I was very upset especially I ran into the guest in room 411 and saw how gorgeous his room looked like w the partial view, he took a picture of me that I posted to compare w my room, imagine my anger when I found out he paid much less than what I paid. I called again when I got home, a rep said it was now in the arbitration dept. and I should be patient and wait another 72 hours, well that was a week ago, I rate this hotel 2 stars but it should have been 1 star or even ZERO STAR FOR ITS BAIT AND SWITCH and FRAUD, if I do not get any remedy, I promise I will go to every review site to rate them 1 star, I don't want this to happen to anyone else. Btw I decided to investigate as to why it was so noisy, I know it was spring break but how could it be that noisy, it blew my mind when I walked over to the hotel next door and found out the restaurant was a also a HOOKAH LOUNGE AND THE ROWDY CROWD was all high as kites, stoned out of their head w Hashish and whatever else these spring breakers inhaled in the hookah lounge. Needless to say I will never stay in South Beach again, I loved this hotel and this was my 2nd stay, I doubt I want to return here.

My husband and I took a Disney cruise and decided we wanted to spend a day in Miami before flying back to California. We decided to go with breakwater based on the reviews we read and the convenience being right across from the beach. We disembarked the ship at 9am but check in wasn't until 4pm. I was a bit worried that I would have to wait till 4 with all my luggage. As I got to the hotel Lily was the receptionist to greed us. She offer that we leave our luggage there and go walk or eat and she would call me as soon as a room became available. She was so nice and sweet along with Kai who help with our luggage. Not lying almost 12pm she calls me that my room is ready. I swear that was amazing of her. The rooms are so clean, beautiful and the restroom is fabulous, 2 shower heads. As we were going to the beach to relax Lily and Kai offer towels and chairs and even water . Can I say the customer service is amazing and how freaking convenient they make it for their guest. I am so sad I only planned to stay here for a day but I love this place and all amenities this hotel offers their guest. Even discounts to shops next to them. I did stay at another hotel on Collins when I first got here before we boarded the cruise and the customer service does not even compare at all. This place is a MUST if you are ever here in south Miami Beach. Lily and Kai made it so much better! Thank you for having such amazing staff. Literally has been the best customer service I receive in Miami.

Overall, the hotel isn't super glamorous but met its needs as it is clean and safe for solo female travel. I love how they had free bikes. There was a small pool but who needs it when you have the ocean in South Beach anyways, right? As far as service, the front desk ladies were great and were very helpful and good communicators. Housekeeping did great as well. My only complaint is it was weird walking through a restaurant and ice cream shop to get to my room but I think it's common in the area. If I were to come back again, I'd probably stay here as it's budget friendly.

The Breakwater is centrally located to all the action on Ocean Drive. It has plenty of amenities, very clean rooms, and safety features in place. It is steps away from the beautiful Miami South Beach. They also have bikes, beach chairs, and beach towels for your daily use. It's also 2 blocks away from the Metro Bus Route #150 (9th & Washington) which is a $5 round trip cost per person from the airport. The a/c kept the room cool. The mini fridge in the room kept my beverages chilled. The pool is nice and private. Your room card will allow you to obtain 10-20% off in discounts for various restaurants near the hotel. Lily, Kai, and team welcomed us and made sure we had everything from check in to check out. They even escorted us to our room at check in and informed us at check out that we are still their guest until we depart with access to amenities. I would strongly recommend this hotel to a friend. This is my 5th time staying at this hotel and look forward to many more future visits. Book with confidence.

This was the WORST hotel I've ever been in. Paid around a night and it was HORRIBLE. My room was detached from the main hotel meaning I had to wheel my suitcase through an outdoor bar, restaurant and gelato store. It was super unsafe and inaccessible. Not to mention the entire place smelled weird, the room was barely clean, and the elevator was sketchy. On too of the already weird atmosphere..my room lost power on the second night. When I called the front desk to see what was going on I was kept on hold for 10 minutes only for the girl to answer laughing, talking to someone else. She told me "this happens" and she is the only one working at the hotel...ALSO UNSAFE... I had an early flight the next morning and couldn't set an alarm because my phone had 5%. I asked if she could do a wake up call at 5:30 am and 6 am. THEY NEVER CALLED. Thank god I woke up and fled that tragic place. If you love yourself NEVER STAY HERE.

ROACH INFESTATION!! STAY AWAY!! I am constantly traveling and I have stayed in many different hotels throughout my years. This was BY FAR the WORST hotel experience I have ever had. I paid extra for a balcony room to enjoy the Florida weather from my hotel room. 3 nights into my stay, we noticed ROACHES the size of small mice on the balcony. To our disgust, we decided to no longer use the balcony that we paid extra for for the rest of our trip. That should have been the end of it, except a couple days later MULTIPLE roaches were found INSIDE OUR ROOM. After calling the reception desk, the only help we received was a couple maintenance men who came to search the room, and they found TWO MORE ROACHES on the balcony. After inspecting, they said they would return shortly, but never did. After that, ANOTHER roach was found in our room on the SAME DAY. Once we turned on the room light to deal with the roach, it ran directly INSIDE THE AIRVENT. This was our last straw, so we called the front desk and demanded a new room. The man at the front desk (Spanish guy) was the only helpful person throughout this whole situation, and he gave us a new room without hesitation. You would think the story ends here, but unfortunately there's more. On our check-out day, we were told to speak to "Donna" who is supposed to be a manager of some sort. If Donna is a manager, then I'm the President of the United States. Donna didn't even TRY to accommodate us in any way. She constantly interrupted when we were trying to explain the issue, and even had the nerve to laugh in our face when we expressed our frustration. After offering nothing but a smirk on her face, Donna says "the best I can offer you is an apology" without ever actually apologizing. After sleeping with roaches for at least 4 nights, the "manager" of this hotel refused to accommodate in any way. This is by far the WORST hotel establishment I've ever stayed in. I have the General Manager's contact information, as Donna said this isn't her problem, but one I must bring up to the GM, which I will be doing. I am writing this review to WARN EVERYONE about this hotel. Unless you want to sleep with mice-sized roaches, FIND LITERALLY ANYWHERE ELSE TO STAY! PS: IF YOU SEE THIS REVIEW, YOU MIGHT NOT SEE IT NEXT WEEK, AS THIS PLACE DELETES NEGATIVE REVIEWS. BEWARE!

My name is Deborah Wiggins I was a guests along with Dyanne I am writing this letter to request compensation or a refund for a recent stay at Hotel Breakwater in Florida. From June 16, 2023 to June 18, 2023. On the 16th of my arrival as I enter room#323 it was a foul odor very strong mildew. I ask the Dyanne what is that smell. Dyanne stated you smell it to. Yes!! at the point we went down to the front desk with our complaint, and was told by the over night desk staff person we will have to wait until morning at 9am to speak with a supervisor. We return back to Rm #323 I Deborah went to use the shower it was back up the water wasn't going down the drain, so there was a tub with a shower head an flex line. While in the tub I pick-up the shower handle the flex hose pop-out. water spray all over the bathroom. Now I couldn't take a bath or shower. Soap all over me I had to stand at the sink to wash this is june 16 night. In room 323. The next morning on june 17, I woke up with a bad headache. we was back at the front desk, with, more complaints the room# 323 odor smell, flooded shower, and bath tub equipment being broken. We was offer to move our from 323 room to room#404 later in the moring another inconvenience, we had a tour trip schedule and dinner. our Dinner plans with friend got cancel due to the room# 404 moving on the evening of the 17, Now this room#404 was no view. The little walk way balcony was share with other guest male. we couldn't open the curtain because the other male guest was on the balcony looking directly in our RM404 glassdoor, Also, went from having daul bathing to one Shower, still a light Mildew odor. I Deborah Wiggins was very disappointed with my first experience in Miami of Hotel Breakwater. This was unsatissctory condition.

Upon arriving to check out time it was all done with such ease and professionalism. Management was phenomenal, staff was friendly, and the rooms were clean and perfect for our stay! This hotel is literally in the center of everything and you cannot go wrong with staying here or visiting their restaurant (awesome food!). We needed extra towels and called front desk and they were knocking on the door within seconds!  This will be my go-to hotel for my future Miami visits!!!! Stayed here with 3 of my friends Friday through Sunday in March 2018. The ONLY thing this Hotel has going for it is the location because it's right across from the beach, but I'd rather walk 15 to 20 minutes than stay here again. The setup is weird, if you're in the main building where the front desk is, cool you're lucky. We were staying in the building on the other side of the club/restaurant and the elevator to get to our rooms was through a Gelato shop. Sounds cool until it's later in the night and you want to get to your room. We got yelled at for trying to go through the restaurant and shop. Maybe they were trying to keep people from sneaking in? not sure, but still rude how we were approached. We showed them our hotel cards and they were still hesitant to let us up to our room.. such a joke. We got 1 room for 4 people - a king size bed and pull out couch. The couch was so old and disgusting and the pad was so thin we opted to throw it on the floor to sleep. It was then we realized just HOW disgusting it was.. people shouldn't be sleeping on it. See photos. ---- We complained to the front/manager about the condition of our sleeping accommodations and they couldn't care less.. gave us $50 off which was just the hotel fee basically. NOT worth the money $960 for the weekend for those conditions? never again. Also,there were no extra pillows, no extra sheets, only the ones on the bed for 2 people.. We called downstairs 3 times to ask for them, then finally walked down to the front desk to ask for them. They arrived finally, 4 hours later from our initial call, with only one super thin blanket and 2 pillows. Continued onto the next day to get another blanket.. Kind of ridiculous since we booked the room for 4 people, but they clearly didn't plan for it. The bathroom door was also an issue. It's a glass door that slides and it would never stay closed. We had to shove a towel in between the door and the wall to keep it from sliding open. The breakfast included with the room was OK, I've had better and shocked they didn't have any fruit. It's Florida, how do you not have ANY fruit, bananas are pretty damn cheap, but this hotel is clearly cheaper. Also, we ate at the restaurant in the hotel one night. Higher priced as you'd imagine, but the food was disgusting. None of us finished our meal.. went around the corner to Naked Taco - SO much better! Stay Away

Papa tried. We arrived on Fri night of Memorial Day. Pure. Chaos. Police had to move barricades. We couldn't even get to the hotel without help. It felt unsafe unloading the crowded street. We had to use valet. The hotel staff came to help & I didn't know they worked there. Rooms were old & dirty. Couldn't leave soon enough.

We arrived late at night and the night manager barely checked us in. He would hardly talk to us, barely gave us directions to our room and actually kept my husband's ID, we were so tired that we just tried to get to the room as quickly as possible. The upsetting part was that we found a COCKROACH in our bed sheets and when we told the front desk during check out the response was "ew that's gross... here's your receipt." It was a good location with a nice hot tub but the service was terrible, the shower barely worked and obviously dirty.

I will never be able to say enough about our experience in this beautiful old hotel. Everything is 5 star. From the staff at the front desk, to the amenities provided with your room, to the restaurant and bars attached. Every person you speak to is a professional in their craft. You really know that their sole purpose is to make sure that you enjoy your stay with them. The rooms are updated, beautifully decorated and cleaned each day. The rooms come with free beach chair rental and beach towel rental. The beach is less than a 3 minute walk across the street. The Havana 57 restaurant attached to the hotel has some of the best croquettes I've ever tasted. The pitcher of Red Sangria is delicious and absolutely your best deal for you. Our wait staff in each of our dining experiences were amazing. The live Cuban show in the hotel does NOT disappoint. You cannot help but get into the fun of it! There are a LOT of hotels on the strip, but this one is a wonderful choice. The hotel does offer a roof top pool...it's a bit small, but if you're not traveling w kids, you really do not need much more. Having said that, there was a family w 2 children who made good use of it. Finally, the hotel really is very quiet for where it's located. You may hear a bit of a hum of the music outside, but it's minimal. And to be honest, that full hum has nothing to do with the hotel, that's the opportunity and experience of being down in the heart of South Beach! Take my advice...stay here!!

We arrived to Miami on Saturday night and ocean Blvd was blocked off for Memorial Day weekend. I wish the hotel would of let us know that when we made a reservation or upon check in. We literally had to drag our luggage for over a mile to get to the hotel because of the horrendous traffic. Upon check in, the front desk girl was on her phone and it took her a couple minutes to get off of her phone to check us in. She was not very attentive or efficient throughout our stay here. The room itself is really spacious. I loved the fact that the bathrooms were a nice size too. The walls in the bathroom can use a little more cleaning though. Even though I love to be on ocean Blvd and have stayed in Miami on ocean several times, the insulation in this hotel doesn't exist. Literally you can hear people outside talking, so as far as the raging loud music til 5am, don't expect any rest. We also got a king room but it was two beds pushed together, so I had to sleep on the crack most of this trip. It would be nice for the hotel to inform you of this as well that was you can make a sound decision on where to stay. Unfortunately our room was right next to he street. Overall great location, walking distance to everything!!! The food at the hotel is even amazing. We had a pound of Alaskan King crab legs for $45 and you get 20% off as a hotel guest! Can't beat that. Seafood is always so fresh, pasta was amazing. Try their strawberry mojitos there too! Delish! Oh and we got to ride their bikes for free, so that was fun. I will be back at this hotel, but maybe not on a holiday weekend and especially not Memorial Day weekend.

I will try to be fair. This is a party hotel. We did not know this when we booked it and didn't check Yelp. We paid for a superior king room and was given a tiny room with a full size bed. They refused to honor this and insisted a manager was not available. The front desk also agreed that we did pay for a superior king but there was nothing they could do. It is noisy an impossible to sleep before 3 am when the night club music stops. It's not the cleanest place, parking is a pain. We had to drop are car at a valet a couple blocks over and drag our bags to the hotel. We learned our lesson and will not stay here again. I gave 2 stars rather then one because I now realize this is a party hotel. One of the worst hotel experiences of my life and I work in hospitality and travel a lot.

We got transferred from Hotel Ocean due to construction. Hotel Ocean probably shouldn't be selling rooms if they need to transfer guests. Rooms are a lot older and worn down compared to their website, but are ok. Food is pricey downstairs but you get 15%discount. Service not the best, not sure how happy the staff are being there. I got left with one towel and no bath mat from housekeeping despite three times requesting. If you want convenient location and nightlife this is the hotel to go ,noisy but that's what you expect being in the hub of everything. I wouldn't have chosen this for myself but had to transfer due to hotel ocean construction. Won't book it again or hotel ocean, but if your prefer convenience over the niceties then this would be fine.

Stayed here in July and was pleasantly surprised! The location of this hotel is fantastic, literally across the beach. The staff and manager are extremely friendly and helpful, honestly the hotel manager impressed me with how attentive he was toward my boyfriend and I. The room was clean and well kept. I would highly suggest having breakfast at their restaurant, they have a shrimp eggs benedict which is delicious!!!

This is my second stay at this hotel and I have no complaints. You cannot beat the location since it is steps away from the beach. The hotel supplies it's guests with towels and beach chairs. I also like that they provide their guests with cold bottled water. The lobby has a nice sitting area, PCs for complimentary use and a bowl of green apples and oranges for guests to eat. The beds are comfortable and the rooms are modern. Anytime I needed extra towels or toiletries, the hotel staff never hesitated to provide me with what I needed. I have to make a special mention to Sekene Kai, one of the hotel attendants at the front desk who was exceptional. She was very helpful from the moment I checked in to the moment I left. I arrived early and left late from Miami and on both occasions, they were able to hold my bags and coat. It's the little details that help make my stay pleasant. One thing not related to the hotel is that I do not recommend the restaurant located at the hotels entrance. Havana is the name of the restaurant. The hotel is not affiliated with the restaurant and I have written a separate review for them which you can read at your leisure.

Despite the negative reviews regarding the noise, my friends and I have stayed at the Breakwater Hotel at least 3 times in the past few years for our annual birthday celebration and absolutely loved it. HOWEVER, this year was a total disaster! Apparently the Breakwater Hotel is under new management and has an entirely new reservations system and reservations staff. Prior to arrival, 5 of the rooms we reserved, which we booked directly through the Breakwater website, mysteriously disappeared. After several frantic phone calls where the hotel staff insisted that we booked through a third party website, we were finally able to speak with someone who resolved the issue and manually re-entered our reservations into the system. Upon arrival, the hotel refused to honor the promotions which were clearly advertised on the landing page of their website! I had to return to the front desk every day and request an itemized bill and show the staff, on my phone, the promotions which are advertised ON THE LANDING PAGE OF THE BREAKWATER WEBSITE!!! Ultimately, after numerous requests, they agreed to honor the promotions, however, after check out, I noticed my bill was still incorrect (in their favor of course). I called the hotel, but yet again, they refuse to correct the error and keep giving me the run around. I am truly exhausted dealing with their incompetence and unprofessionalism. My friends and I have decided to NEVER return to this hotel. Even though the Breakwater is located in a prime location, if I were you, I would avoid this hotel and spend your money elsewhere. Oh and FYI when it rains the ceiling in penthouse leaks, but the staff (including the manager) didn't care about that either!

Noise is unbearable at night from the restaurant in the hotel lobby until about 3 am. Hotel staff says they can't do anything about it. How is this acceptable? Your guests cannot get rest or sleep in your hotel. I won't stay here again.

We stayed 5 days at the Breakwater last week. We loved every second of it. The staff was friendly, helpful, nice, etc... I cannot say enough nice things about the people at the Breakwater. Sekene Kai Ajami was particularly wonderful. She made sure we had everything we needed to have a great vacation. We were sad to say goodbye to Sekene, our new friend. The Breakwater is centrally located too so we did not have to go far to have the time of our lives. Go see Perla's show in the bar at night and eat at Havana 1957 in the lobby. Stay at the Breakwater... you willl love it too!

The Breakwater hotel is a great hotel with the most prime location on Ocean Drive in South Beach. People going to South Beach to vacation and think they are going to sleep and relax.... Go to Tampa or Orlando.... South Beach is not the place to go to relax with the kids (seriously I think I saw 2 babies there in 2 weeks and those parents looked like they could slap theirselves for bringing them... Just kidding). Taking the kids to the beach would be a good activity and I did see a lot more kids there but this is a beach where women can and do go topless so I probably wouldn't be to anxious to take my child there. Plan to have the entire night filled with loud great music, drinks until morning, the streets packed and an all night party. Room is clean and newly remodeled... I hate to even write this review and let anyone in on my little slice of heaven. Sure there are a few awkward things such as walking through a nightclub to get to your room .... But again... Why do you go to South Beach!!!!?? They also provide beach towels, free bikes to use and water. One word..Heaven!

The only problem - if tips are included already DOESN'T mean that server can do his job so horrible and not pay attention to the guests ! We had the worst waiter ever! Service was...not good at all! Our server was Oliver E (Emp ID 2245) We got seated, we waited a good 15 minutes for just two waters! We got drinks and food and our waiter disappeared!!!!!!!! We were literally looking for him to get a sauce/water/whatever. Once again, server MUST pay attention to the guests,ask how is their food and if there is anything else guest need !!!! It's sad and UNFAIR!!! and it's not about how much tips he got (this place is expensive by the way)but if I had a choice I'd leave ZERO!, because when you work in such a tourist place, be nice and friendly, smile and do your best !!! BTW, food was okay!

When I read some of the negative reviews I have to laugh. Noisy? Welcome to South Beach! Man the reason you stay here is because it is right in the middle of the Action! There are a lot of places just north of the Art Deco area if you want quiet.... Then! You can complain about noise. Then there was the lady who complained that the pool was so close it looked like someone would be swimming laps into the room... Get real. This place was super clean, had a pleasant staff, great linens! Super shower, a room safe and AC. AND!! It was right in the middle of the action! We joined the crowd strolling up and down Ocean Drive, borrowed bikes from the hotel and rode up and down the boardwalk, watched the volley ball players and the guys working out in the muscle beach area, drank overpriced rum, great Cuban food and walked to Joes Stone Crab a few blocks away to the south, Lincoln Drive mall to the north and Espanola Way (which is a hidden gem)And the music was blaring!!! FIVE STARS!

Stayed at the Breakwater early February 2018. Had a Jr. Suite it was about $350.00 a night. This was the worst ever. There was free breakfast or you could purchase breakfast and it is sooooo whack. The service was whack as hell too. The waitress came to check on us when she had the check. We were asking other servers for things as they walked by. :( Back to the room. They have sliding frosted glass doors for the bathroom. The door does not stay closed so we had to rig it with a towel. It was 3 of us so someone slept on the pull out couch. The pillows on the couch was sinking. We did not pull it out the 1st night but the second night we pulled it out at 2 am when we got in and there was no mattress on the couch. The said they were short on mattresses and had to switch them from room to room. It took them 16 minutes to bring it up and when they brought it up they took forever making the bed because he said he wanted to teach his new employee what to do. (wait what?) At 2 am when we drunk and sleepy.... i'm sorry you have to do that another time. If you have guest paying that kind of money for that rinky dink room you should make sure they have EVERYTHING they need. You knew that door was not working properly before we got there. The pull out bed should have been checked. VERY disappointed. Gave us 140.00 off the bill. VERY VERY DISAPPOINTED. Our friends had to change rooms because the power went out and never came back on, the kicker is... The Hotel did ask them to switch they had to ask to move. I will make sure to let everyone I know not to stay there until they get their shit together. NEVER AGAIN FOR ME!!!

Nice boutique hotel. Friendly staff. We got a Groupon, so while it was far from cheap, it was reasonable for the area. You can't beat the location within South Beach and the view is fantastic. I doubt I'd stay there again, however. The big problem was the valet service, which is pretty much mandatory due to traffic conditions on South Beach. The valet took longer than they told us to get our car for dinner (30 mins as opposed to a stated 15 mins), making us late for dinner. When we came back they had backed up and my boyfriend had to circle the block for 30 mins until they were able to clear cars enough for ours to drop it off. I also felt that the pricing was misleading. The sign out front said that "Breakwater visitors" were $20, which I thought meant hotel guests/day. However, that wasn't the overnight rate. That came to about $35 with tax. I wasn't able to spend any time in the lobby due to whatever air freshener or scent they use. I am allergic to perfume and can't remember a hotel setting it off, but this one did. Luckily, the rooms didn't share the smell. (It's not a BAD smell, but for those people with sensitivity to scents it could trigger a migraine or other reaction.) The noise level was definitely loud - admittedly South Beach was right there (and that's why we picked it), but it still seems the windows could have been better insulated against the noise.

MIAMI 2015- Just checked out of hotel yesterday! Beautiful place, the rooms are beautifully designed. And very spacious. We had room 430 which was located at the corner of Ocean & 10th, we were able to see Clevelander bar, and view of the ocean. If u trying to relax, this is not the room for u because of the noise level. I enjoyed my stay at the hotel, the staff was really nice & I thought it was great for the staff to accommodate us very short notice after having to leave another hotel. Everyone this hotel is great & you should consider if ever in Miami!!!!
