Went to New Orleans with my husband, sister, and my dad so we wanted a place we could all stay together but that had more than 2 beds. Hotel de L’Eau Vive fit the bill. It was clean and comfortable, and exactly what we needed. We had a small issue with hot water - there was only enough for one shower an hour but reported that to the hotel so hopefully they fix it. The location was perfect and an easy walk to the French Quarter. Even at night, the location felt safe. I would stay here again. ||The hotel occupies 2 buildings and there is a big step into the second building where we were staying. They do have a portable ramp for luggage but it’s beyond the locked doors that are accessible by keycard. You just have to put it back when you’re done. Also, like everywhere else in New Orleans, parking is an issue. The hotel does not have any parking of its own. You either park on the street and pay the meter ($3 per hour and you can only pay 2 hours at a time) or there is a lot between the buildings that is $40 per 24 hours. Bonus: The Ruby Slipper cafe on Magazine Street is only a block away, and Ceasar’s Casino is a block away in the other direction for dinner.

Before we arrived, our Uber driver told us this timeshare was sold and would not be used as such after the end of the year.|First, the positives: the location couldn't be beat. It was close to Canal Street, the WWII Museum and other destinations, but far enough away from the French Quarter's activity and noise. The staff was friendly.|Our stay was in a two bedroom, sleep 6 unit. It was last updated in the 1980's. We started out in Room 203. It was in need of a deep cleaning. During the week, the elevator broke down twice with members of our group on board. We saw a mouse in the unit, and the desk clerk gave us a sticky trap. We came in on Wednesday evening and found that the bathroom and the carpet were flooded from a leak in the unit above. The clerk said there was no one on duty from maintenance and she gave me a bagful of towels to clean up the water. After an hour, she had no new information. We asked to be moved to another room. We were given Room 204, and at 10:00 pm, we packed and moved our belongings to the next room. It also had mice. |The rooftop deck and the pool were not accessible. Workmen were in the courtyard each day to tear out the landscaping.|Although there is availability through the end of the year, avoid this location!

Hotel de L'Eau Vive was a wonderful place to stay! The location was unbeatable—walking distance to everything, which made exploring so easy. Check-in was smooth, and the property felt very secure, which was a huge plus. The room itself was a bit older, as was the elevator, but everything was clean and worked perfectly. The rooms were spacious! What really stood out was the incredibly kind and caring staff at the front desk. They genuinely looked out for our safety and went above and beyond to ensure we felt comfortable and cared for. If you're looking for a convenient and welcoming place to stay, I highly recommend Hotel de L'Eau Vive!

We stayed here for a night before departing on a cruise. It was nice to be able to spread out with two bedrooms before being in close quarters on a cruise. Our room did have a equipped kitchenette, sitting area, dining room. The hotel is older, nothing fancy and to be honest there are not a lot of amenities. There is a pool, but it was too cool out to use it. However, the staff was extremely helpful. They held our bags for us both before and after the cruise. Then we were stranded due to flights being cancelled & they really helped us out. Gail at the front desk was great. We really appreciate all she did for us. The hotel was in a great location. You can walk to the cruise port, the river walk. Canal street & the French quarter are within walking distance. Surrounded by restaurants & things to do.

This hotel is charming and a real New Orleans gem. The location is great, steps from the French Quarter, near our favorite restaurants (August, Chophouse, Mother's, Ruby Slipper) and the Halloween Parade (as well as many other parades) passed directly in front of it. Our unit had a full kitchen and slept six people. The linens and towels smelled devine. What made our stay really special was the friendly and knowledgeable staff, especially Twilla and Derick. Part of the Bienville Plantation, this hotel is more than likely one of the oldest working hotels in New Orleans. A wonderful stay, where the staff makes you feel like family.

Amy at the front desk was easy to talk to, patient with all our questions, extremely helpful and you could tell she genuinely cared that we had the best experience we could have in New Orleans. She even made sure we knew where the best parking close by was. Our rental space was spacious with three bedrooms and a fully stocked kitchen. The living room had quality, comfortable furniture. All three bedrooms had great beds and a television (if you are someone who wants a TV on while you sleep) There are two bathrooms in the unit, the one attached to the Master bedroom has a jacuzzi tub. Cute little courtyard, with a small pool. The rooftop patio was really nice, with a great view. Unfortunately it was too cold too hang outside while w,e were there. The main drawback was parking, but that is pretty much a New Orleans, French Quarter problem. However, Amy addressed that concern as soon as we arrived. On a side note, the tour at St Louis 1 cemetery was great. The tour guide was informative and entertaining.

NEW ORLEANS EXPERIENCE! The Hotel staff is amazing. Amy checked us in and was so welcoming that it made us feel at home. We had a 3 bedroom 2 bath unit. The beds are all comfortable and the unit is nice and clean. Not fancy, but just perfect for a sister get together. The location couldn't be better for 4 different personalities. Casino, trolley, historical sites and Bourbon Street are all within walking distance as well as lots of good restaurants. Many thanks to our travel agency Platnim Horizons Travel for finding this amazing place.

Unit is very dated. Visible dust and dirt on blinds. Base of windows covered with dirt. Very strong musty smell. Being an older hotel you expect some outdated things, however there is no reason for it to not be clean. Easy to update the paint and window treatments. If you have allergies or asthma this place will definitely trigger them. Walking distance to activities and restaurants.

Booked through Wyndham and expected a clean and nice hotel from pictures and Wyndham association. We never have high expectations but this place couldn't even meet our low expectations. Pros: good location, staff was very friendly and helpful (not they're fault the place is poorly taken care of.) Couches in living room were comfortable. Great hot water and good pressure. Cons: No hotel parking, luckily Harrahs a few blocks away had a free parking special for card members. Street parking is expensive. Bedroom wall sockets were so worn out phone plugs kept falling out randomly, bed cover had bleach stains on it, beds were on the harder side which is a con for us but not everyone. Bedrooms also don't have AC so if doors are closed you'll roast. Kitchen was fair size but had awful spell coming from sink, stains and cracks in countertop, mini fridge door wouldn't open all the way due to the slanted floor, tiles in kitchen were cracked and separated. Living room was cozy but saw a mouse several times while there (staff gave us glue traps to put down). Coffee table had duct tape holding the frame together. Last but definitely not least the bathroom. Had a step down large round jacuzzi tub but many cracks with mold around the top edge. You have to step down into and stand in middle of tub to shower with only a small grip mat that could be put at center of tub floor. Slippery getting in and out so could be dangerous for some. We didn't care but beware no TVs in Bedrooms if that is a requirement during your stay.

I called the hotel for a general question about my upcoming stay. Found out the were temporarily closed for some building code infraction until after my travel time. They didn't call me. I guess I would have showed up and not had a place to stay. Very unprofessional. When I called I was told to call back the next day and they would book me somewhere else or refund my card. I called got put on hold for a while. When they took me off hold I was told they would call me back. of course they didn't. I called Booking.com and got a refund. will have to wait up to 2 weeks to get. This is a terrible experience for NewOrleans. I would never suggest this hotel but would warn everyone to be careful booking the place. To me a shady place.

Worst place ever! A dump! Rented for $3500/week a 3BR condo during 2024 Mardi Gras. Filthy carpet, blinds broken, mold in bathrooms and in jacuzzi tubs. Disgusting dirty place that's not been cleaned in many years. Don't go near it. Rooftop is junky!

I have been trying to find positive things ti say about this place, but sadly have come up short. I guess the only good thing is the location, as it is within a few minute walk to restaurants, museums and parks. The negatives are way to many to list in a single review, so I'll stick with the main ones. First, the smell. It's horrible. Not sure what happened, but the hallways, elevator and units smells like a mix of mold and weird air freshener that is being used heavily to cover the mold smell. It's clear that they don't have regular housekeeping services for the units or the common areas--in the 5 days I was here, the housekeeper came by only once. Next are the units. We stayed in a 3 bedroom suit, which was decorated with furniture that had seen better days, carpeting that was heavily stained that it should have been changed 5+ years ago, and lastly an HVAC system that was so loud it scared the living shit out of me in the middle of the night (it sounded like loud banging when it turned on). There was also a strange, continous humm in one of the bedrooms that went on almost 24/7. The shower was also a debacle--hot water was actually luke warm, and the shower head is so old, it sprayed water in ther weirdest directions. Lastly, the staff. I've visited many cities/towns in the south, and am always amazed at how courteous people are. Not at this hotel. The night we checked in, front desk handed us two cards, gave us directions of where to go. Asking for repeat instructions got us an exasperated sigh, and an eye roll. Having GrubHub or DoorDash deliveries seemed frowed upon, even though they have no restaurant on site. The front desk refused to accept delivery for some groceries (it was just two small bags, which had gone out for delivery way earlier than scheduled), so I had to run out from a restaurant, in the middle of diner, to intercept the driver. Stay elsewhere. I really do not recommend this place.

If do you want a unique experience at a hotel close to everything this is a great option. Staff was friendly entry was nice and locked for safety. Parking is not provided so preplan what lot you want to go to as it. We use the stairs a lot because the elevator does make a funny noise going up. Room was fun and unique had a circle tub and we had a two bedroom suite that went in a circle you can walk all the way around the room. Fun unique design, Kitchen was in the center so you could walk all the way around. Temperature was fine true no TV in the bedrooms just in the main room. There was a musty smell probably the carpets but it wasn't too bad. We like the location and the rooftop patio.

Just stayed here for seven days. My parents have a timeshare in Hawaii, and they transferred it to New Orleans so we could use it. This place was listed as 5 stars by the travel agency...i'm not sure how. I had read reviews online prior to us visiting, and the reviews were horrendous. I was really scared of staying here. Luckily, most of the things we read were not the case for us (cockroaches, dirty rooms, hair on the sheets). However, I would not stay here again. In it's defense, this place has been around since the 1800's, although not always a hotel. So, it's old, but that does not make up for it's awkwardness and poor service. First of all, there is NEVER anybody at the front desk. Whether it is the middle of the afternoon, or the middle of the night, I never saw somebody working. When we needed something, we needed to ring the bell and wait. The walk to the room was odd. You got out of the elevator, went through a door, down 3 steps, across a hall, up 2 steps, through another door, then into our room. Hassle, especially with luggage. We had a 2 room suite, so we actually had 2 of everything. 2 bedrooms, 2 bathrooms, 2 kitchens, 2 living rooms. And an elevator in our suite. But there was a big sign on it not to use it. So...why is it there? The bathrooms were minuscule. One had a shower only, and it was barely big enough for one person. Ours had a tub and shower, but the tub was so high (it came to above my knees) that we had to basically hurdle to get in. But there is nothing to grab onto, so the chance of falling is likely. The bathrooms doors graze the sinks to close. Poor planning on their part. The bedrooms were also very small. We could barely walk in our room. It was also a dungeon. No windows. Not good if you are claustrophobic. The comforter on the bed used to be blue and white, but when we arrived, it was blue and brown. No thanks, we threw it on the ground and didn't touch it again for the entire stay. The "maid" didn't do anything. Well, sort of. She made my brother's bed everyday, but never touched ours. Probably because our room was too small and she couldn't get around the bed to make it. She never replaced the toilet paper in the bathrooms, so we had to go ask for more. She didn't clean the bathrooms at all. We would brush our teeth in the morning and when we came home at night, the toothpaste residue was still in the sink. The TV's barely worked. We only got about 5 channels, even though the book in the room boasted of about 60 channels. Not so, we ended up watching the news or TBS the whole time. The "smoking areas" were the roof and the courtyard in the middle of the hotel. The roof deck was made of splintery, old wood that was very uneven. Easy to fall. At night there were no lights up there, there were also no ashtrays. The courtyard had an ashtray, but again, no lights at night. I would give this place 1 star, but I am giving it 2 just because the bed was comfortable enough to sleep on, and the air conditioner worked well.

I stayed here in a friend's unit for a week in September 2022. The hotel is entirely suites and timeshares, so there isn't the bustle of a typical vacation spot; and there's no on-site dining or bar service. But every suite has a complete well-appointed kitchen, and the location (the French Quarter starts across the street) insures that you won't go hungry. Front-desk people had been there for years (as had my host), and were friendly and attentive. I parked for free in the lot one cross street away, in a numbered spot that was mine for the duration. Our suite wasn't rococo-extravagant, but it was very comfortable, with big windows and new-looking appliances, counters, furnishings and carpeting. Bedrooms are definitely small, and this unit had only one bathroom. But the exposed brick and high ceilings made the space feel bigger, and the layout was clever: the master bedroom was right near the entry, the other at the end of a long hall, along with the living room. The hall's wooden wall bypassed and concealed the kitchen and master bedroom, which was great for privacy: guests in either bedroom could enter and leave, use kitchen, bath and living room, without disturbing each other. The bathroom had a round jacuzzi that felt great after a car trip. Everything was clean, maid service came weekly and changed sheets, emptied trash, made up beds, etc. The rooftop patio is lovely with excellent views of the city, but there are no umbrellas or shaded areas, so it's blazingly hot. The outdoor courtyard is shady, tiny and pretty; likewise the in-ground pool, which is more a wading affair than a swimming one. During my stay the overhead trees bombarded the courtyard with what looked like mini peaches; they weren't big, but hit the umbrella like gunshots. The staff tried to keep up with them daily, but were overwhelmed--more rustic-amusing than problematic, and nobody knew what those "bombs" were...On the whole, I thoroughly enjoyed my stay, and intend to return.

The price looks good but then they'll give you a room without any windows. You don't need to be claustrophobic to feel bad there. Don't get charmed by the nice outside appearance. I'm giving it a 2 stars because the staff was really nice and they refunded us before we moved to another hotel.

The hotel looks beautiful from the outside and lobby. Oh but wait until you get into the elevator! The elevator will run slow and will jump before the doors open on your floor! Check-in was nice and easy! No on-site parking but we was able to park in Harrah casino parking garage for free. Thanks Twalia (sorry spelled the name incorrect)! Once in the room had paneling brown walls! Old carpet, a nice size TV in the living room ONLY! Just wait for the horrible BATHROOM AND SHOWER! The couch was nice and comfortable, the kitchen had the basic but the tile on the floor was cracked and loose. Oh that's right the mini refrigerator for a 2 bedroom apartment couldn't fit a lot in the fridge. The bedroom was nice size with a good mattress just no TV in either bedroom. The grand bathroom was a nasty, under the sink, no counter space in the bathroom but a table and mirrors on the outside of the bathroom. Then the purple oval jet bath tub which had dirty jets, you had to walk up 2 steps to get in the bath tub jacuzzi to take a shower. Thank God for water shoes! The outdoor sitting area was on the roof which was nice and small. The other area was the pool which was nice as well! Great location to walk to French Quarter, Canal St, and Harrah's Casino! Glad we was only there for 2 days! Oh ya they are in the process of remodeling the hotel per the owner!

This was a Marriott/ Interval International timeshare bait and switch from my luxury home timeshare to what looked like a charming building, but ended up in a scrappy building 2 doors down. The single glass door had graffiti on it, the hall to our mini suite smelled and the suite itself was anything but a fair trade. Carpet was worn, dirty and worn through to base threads in one highly visible spot, rooms were tiny and overall lacked any sense of design with garage sale furniture which did not match anything beside it. AC did not work and staff assured us it would be fixed but a few hours later on return from dinner, it had gone from 90 to 92 degrees. We switched to a room upstairs at 1:30am which also lacked. Next day staff said I could move into the charming building that was shown in advertising, but it was a "step down" and our party of 4 would have to share a bathroom. Since 2 were leaving within a few days, I said I would switch in a few days, and when that time came, they showed me the unit (which was elegant) but then said I would need to pay a few hundred more! Housekeeping came only on the 5th through 6th day and only made one bed and only took out some garbage; didn't clean anything. When the handyman to re-attach a double side-by-side set of blinds which fell on me as I tried to open them (and could have killed or seriously injured a child), I asked him to also fix the leaky and dirty toilet. He did not and staff did not respond to a request to fix it. Staff did come when TV was not working properly. But between the misrep in advertising, the conflicting info said by staff, the uncleanliness (filth behind fridge and between sink and wall, sharp broken tile at the corner of the bathtub which one could easily cut a foot on entering or leaving the tub, snot on wall, cracks in tub, dirty carpet and inadequate housekeeping), graffiti on front door and other above-mentioned stuff......it just scored at most a C-. Some of the fixtures and build ins were modern, but low end Home Depot, no class. And at 7am, workers were banging loudly in the unit next door. Not a place I would ever want to spend a week in again and I will be writing to Marriott and Interval to kick Hotel De L'eau Vive off their lists and ask for some kind of reparation. If you are still wanting to stay here, make sure it is in the actual hotel as shown on address and NOT the annex. Otherwise, Best Western or Motel 6 would be a classier option!

The photos on the website ARE NOT pics of this actual hotel. This hotel is old, dirty, nasty, SUPER small room and the whole hotel smells of mildew. If you need help or ask questions the MAKE SHIFT receptionist will NOT help you, knows NOTHING, and is very rude.. STAY AWAY This hotel is lower then a motel 6, Honestly... You get more class there. I can't stress how disgusting and misleading this hotel is. To even call it a "hotel" is disrespectful.. this is more of a crack house and 1 step above sleeping on the streets.

We stayed here for 5 days through our Interval timeshare exchange and tried to look at it as a place to sleep at night. The hotel is so very outdated and run down. We were located on the third floor of the annex building and had a three bedroom two bath with full kitchen. Upon entering the annex building there was a very pungent odor which was a shit ton of air fresheners masking the mildew smell from the carpets. In the elevator up to the room we thought a couple times it would not make it as it lagged and jolted and sometimes took forever for the door to open. Once in the room it was nothing spectacular but luckily it did not smell like the hallways. The rooms were fairly clean (no dirty socks) which was a plus and the bathrooms old. Thankfully the beds were comfy and the sheets and towels smelled and looked clean. The kitchen lacked some basics but we ate out most of the time so that wasn't a big problem. The staff was not friendly at check-in or check-out and the only thing that saved me from giving them a one star was that we left a tube of artwork in the entry doorway while waiting for our Uber and after speaking to two people and waiting three days to speak with a manager who was very nice and securely taped up the tube and shipped it to our house for a small fee to cover the postage. THANK YOU TWILA!!! It was my boyfriends Christmas present and I was so grateful for that.

We've stayed at several suite hotels over the past few years in New Orleans and this one is, by far, the worst. If you have any mobility challenges, do not stay here! Or if you do, make sure you are on the first floor. There are stairs in the middle of the hall to the adjacent building and no ramps on higher floors. The elevator is clunky. It jolts every time. Eek. It's the stairs for us. Our room has no windows. It looks nothing like the pictures on the web page. It is very small. It is not handicapped accessible. The doorways are extremely narrow. The walls are thin, we can hear everything that the guests in he adjacent suite say and certainly the sound of their t.v. The sofa is uncomfortable and you can feel some of the springs. They laundry facility is out of order ... and since this is a midway stop for us, our clothes need washing! The nearest laundromat is about 1/2 mile away on Bourbon Street. There is no parking available. Not surprising given the location but when we asked the reception staff person for recommendations, she had no information to give us aside from the vague ... park at Harrahs's. We visit New Orleans every other year and we will NOT stay here on future visits.

We stayed here for a week in September on a time-share trade. This place is adequate, but not exquisite. It's a bit decadent around the edges, tired and lacking in obviously needed repairs & upgrades. Perhaps the owner, who parks his yellow Ferrari out front, should open up his pocketbook. The elevator groans as it passes the third floor & seems to be threatening to breakdown, and all of it's buttons and lights don't work. Our room was a 2/1 &was quite large (good for the two of us, but would have been a bit tight for four). The help was okay and the location is just fine.

I stayed here for a week (my friend had booked it through an Airbnb). The location is perfect, right within walking distance to the Convention Center (where we spent most of our day), and just a few blocks away from the French Quarter. Our room had a kitchen which was convenient and helped us save a lot of money because we were able to cook some meals. I'm giving this place 3 stars because we had major issues with the WiFi - we were told that the internet worked in our rooms, but it did not, and so we had to constantly go downstairs to the main lobby (sometimes it was very loud) to get our work done early in the morning and late at night. The staff was very friendly but other than having our towels replaced everyday (because we asked), our rooms were never cleaned (I'm not sure if we had to request this specifically either, because we had booked the room through Airbnb and not as a "hotel"?). The building itself was old, but from reading the other reviews it seems like there is a lot of history. Overall, not a bad place to stay at, but not somewhere I would recommend to others if they were coming down to New Orleans

Ok as you can see by my yelps I'm very fair but this place was dirty .. the photos on the website are VERY deceiving. . I found a dirty bra under my bed ewww .. but we had to stay there as we used our time share points. The kitchen floor was marble but the grout was so yucky I wouldn't walk on it without shoes .. the pool was more like a swim spa surrounded by unkempt landscape . The bed was very comfy.. but my duvet had dirt stains all around the edges good thing it was hot out.. the air conditioner worked great and they did provide me with a box fan for the room with no air vent. we paid for a two bed two bath but when we got here of course they didn't have one for us. Not sure if they even have one in the hotel. BUYER BEWARE .. JUST MY OPINION . SORRY GUYS BUT .. also found a weird blue pill in the tray under the coffee table.. come on guys REALLY? !? The couch was so dirty we had to put a sheet on it to sit... the tub and shower area was dirty ..we got a sponge and cleaner from housekeeping. . I'm not trying to bash this place but wow ..

I loved this place. First off, the building is one of the oldest in NOLA. It used to be part of the plantation owned by a founding father of the city. Then it was a hotel in the 1800's and in the early 1900's was a house of ill repute called Lady Magnolia's Sporting Club. Once the navy moved the girls to Storyville, the building became a warehouse for illegal hooch during Prohibition. That alone is enough to stay here. The brick is exposed. Old building like this used to plaster over the brick outside. It does crumble and is dusty. But, I don't mind, the building is from the late 1700s or so. We got a two-bedroom suite with a kitchen and whirlpool bath. It was suite 403 if you want to book it from the photos. Everything was nice, no weird mildew or cracked tiles. Bedrooms were small, but that was expected for an old place. Same with the pool. Older buildings have smaller fountain pools. If you want a huge pool, sure, go to the Sheraton and have the same boring experience. Or come here and get your feel for history. You do need balance for the bath, but I thought that was part of the adventure. Our suite mates saw one cockroach, but I never did. Cockroaches are in NOLA because it is under sea level, so it gets those and gnats. I didn't see any though in the suite, gnats that is. The kitchen was great, no weird butting of washer against fridge. It was everything we needed to cook a great breakfast before touring about. The beds were comfortable and we got new linens everyday. They even swept the couch everyday. The furniture was new-ish, velvet couch and one bed was a canopy. The staff was very friendly. The first day, we had a free breakfast where Ray, the social director, showed us what NOLA had to offer. It isn't a sales thing, but we did end up taking the city tour because when it is 90 degrees out, a bus with AC is the greatest thing in the world! We got free beignets, coffee and a cocktail if we wanted. The next day, we got free breakfast too, other timeshares don't offer this. There was always someone at the desk, day and night...so I am not sure of those other reviews. We always got help when we needed it or a question answered with a friendly smile. We had windows! A review points out they got a suite without any, but 403 has many of them. The location can't be beat either, close to the Arts District and French Quarter and a short walk to street cars to go elsewhere. I loved the place and would recommend it to everyone.

The reviews are pretty accurate. The place was older and the decor was outdated, but the location is great and it had a lot of character. I wish I could have seen the times when this place was in it's prime back in the 80's. During the week we stayed the elevator in the main building was out of order so if you wanted to get to another floor you had to climb up the stairs. The bottom of the stair well (and hallway) was filled with supplies and building materials. Since True Blood has put LA on the map for vampires I was concerned that vampires might pop out at me while walking up the steps, but fortunately that didn't happen. It wasn't a big deal that the elevator didn't work because we were in a different building so it wasn't a big concern except for the one night that I did laundry and had to climb up to the 5th floor three times. And because of the stairs we didn't use the rooftop deck much. Plus it's dark up there and I already mentioned that I was afraid of vampires. I also found the pool to be funny because it was about the size of a hot tub, but after peeking through other hotel courtyards it just looks like the size of pools in NOLA are small. They're not made for swimming, rather just for escaping the heat. Hotel De L'eau Vive is located in the Central Business District (CBW) and close to some really good restaurants (Mother's, Restaurant August, Luke, Emerils, Bon Ton Cafe to name a few) and close enough to the French Quarter without having to smell it. It's also close to the St. Charles Ave streetcar and the Canal St. streetcar as well as the Tchopitoulas and Magazine st. bus route. Sure this place is aged and has it's quirks. It also feels outdated and dwarfed by the nearby Sheraton and W hotel, but when you stay at those big named hotels you rarely remember the experience and don't have as many stories to tell. Staying at a quaint hotel is part of the adventure, and adventure is the reason that we like to travel. I would totally stay here again.

Ok so I just checked in here and got suite 604b. Am really surprised at how quaint it is in regards to previous reviews and pictures. Fully complete kitchen with glasses and utensils. The clerk at the desk warned us about some construction that was going on which would last till about 10pm. The construction did end as expected and the remainder of the stay was quiet. Being located where it is is great because you are central to getting to the quarter or going sightseeing in New Orleans which isn't possible in one weekend. Now for the parking. This is a sore spot but we did park in the premium lot right next to the hotel which did cost 30$ a day. There are other options available but the hassle may not be worth it. You do need to pay attention though and make sure you have your ticket on the dash of your car where its visible. Now the only real complaint was a lack of continental breakfast. The did have croissants and coffee in the lobby it's New Orleans though so you just have to make that trip down to mothers and have a good breakfast. I would recommend this place to anyone in a heartbeat and would look forward to another stay.

We stayed here for a week vacation in New Orleans. The hotel needs some tlc but it was clean and the staff were friendly. The refrigerator was very small and the freezer didn't work. You have to ask at the desk for ice as there isn't a machine. Twice they ran out of ice. It served the purpose as we were only there in the evening. There was only a tv in the living room which was annoying as it was March madness and having a second tv would of been nice as I don't care for basketball. Internet was hit or miss. Updating the amenities and appliances would be a great improvement. Overall a decent place to call home for a week.

I have really mixed feelings on this place but overall the good things out weigh the not so good things :) I would stay here again. We stayed for a full week. Positive Things 1. The location for a timeshare is PERFECT to get to all of the main attractions! 2. We had a room with a Jacuzzi tub in it and that made my trip more amazing! 3. The rooftop patio has great views and nice patio furniture 4. The brick walls in the room added a lot of character and add the high ceilings in the mix and it was a nice place to show off. 5. The lady (Kathy I think) and Nate (The Bellhop) were really nice. 6. The kitchen in the room had everything you needed and more. 7. Lobby was nice and inviting with nice furniture and accessible items 8. Our room overlooked the pool was beautiful to look at and well landscaped. 9. The whole room was very spacious, we had a 2 bed/1 bath. Negative Things 1. Seems to not have been touched in terms of renovations since it was last bought in the 80's...it is really outdated with decor, etc. 2. None of the windows opened so it was really stuffy and musty in the room so we had to run the AC and Heat to get some ventialtion moving. 3. Our toilet was broken the whole time and was leaking. 4. I saw the owner 2 times and each time he didn't bother to say a word to me....I find that rude in a small place like this.

I give this place one star since it's close to a lot of great places in NOLA, but that's where I draw the line. Stayed here for 4 nights and I couldn't wait to leave... all of the other negative reviews are right on and I really was hoping they were wrong before I arrived. The ground floor room I had was right next to some sort of noisy machinery that kept me up all night, the one window I had looked at the door of the room across the courtyard, the TV was small and old with a built-in VCR, and the decor and furniture was really out of date. The bathroom really needed repair and had a lot of stains and issues, especially the strange purple jacuzzi room. Maybe the other rooms are better and I had the worst? I'm not going back to find out...

BEWARE!!!!!!! Hotel de L'eau Vive in New Orleans that we booked through RCI using our Hilton Club Points is possibly the worst "timeshare" that we have ever stayed in. We were prepared for the fact that is not a Hilton Resort or Marriott Resort and a Historic Hotel, however, it was so much worse that anything I expected. Here is a rundown: 1. The young lady that checked us in was extremely disinterested in us. Pleasant but could not have cared less. It took her quite some time to let us in the front door upon arrival (the front door is locked and needs a room key to gain access which of course we did not have yet.) On the flip side the morning staff was pleasant and accommodating. 2. We were booked into a 2 bedroom unit. This was fine, but at no time was I told there was only one bathroom. My confirmation conveniently did not disclose this information. 3. The one bathroom was miserable. Huge round "jacuzzi" tub that did not feel clean all. It had an overhead shower....kind of. Peeling paint on the tile wall. No chair/seat at the "vanity". 4. The carpet needs to be replaced or at least deep cleaned. 5. Hair dryer didn't work. 6. The entry door was slatted. Maybe due to age, a person could see through the slats into or out of the room. A bit creepy. 7. The room smelled of bug spray. 8. One of the bedrooms had NO window and poorly ventilated. Not good for anyone that is claustrophobic. The armoire closet in the other bedroom lacked a rod to hang anything. Second bedroom also not ventilated. 9. Wi-if did not work. I completely agree with several of the other reviews that pictures of the hotel are not a true representation of the actual property. The only two good things about the property, in my opinion, were the exposed brick walls and the location was close to Canal Street and not far from Jackson Square and the French Quarter.

I rented this through hotels.com and it was a mistake. It said handicapped accessible but that was not true for our room and management did not try to help at all. Reception was nice but they could only do so much. I will NOT stay there again. Definitely call yourself if you need special accommodations!!!

Don't do it! I wouldn't let my Dog stay there. Graffiti on the front door leading to our sweet , are you freaking kidding me and still there 5 days later . We stayed at the St James Hotel after leaving this hole.

Kitchen was perfect with cooking utensils and the jet-stream Jacuzzi was inside the unit. Only problem was lack of parking lot. I had to park on the street with parking meters and paid parking lot next to the hotel building. I and my wife enjoyed staying at this resort hotel.

Quite possibly the worst hotel in which I've stayed. From my windowless rooms to numerous safety concerns, it is hard to know where to start. Perhaps I will start with this morning and the lack of hot water with which to shower. Maybe it is the fact that none of the posted photos even remotely resembles this place. The drywall is unfinished in many spots and the hallway light is quite visible in the room. The desk staff is as friendly as this place is awful.

I feel mixed about this place - my mother traded her timeshare for a week here, and my husband and I spent 4 days with them in a 2/1 unit (Rm 404). If I were paying for this myself, I wouldn't stay there. But - for free, it was fine. Unlike some of the others, I didn't see the owner, I don't think - but I did see that yellow Ferrari out front. I, too, think that some of that money could be better spent on refurbishing his property! Positives: 1. Location - perfect to get to everything in the French Quarter 2. Brick walls and high ceilings - great character! 3. Comfortable lobby with coffee and crossants in the morning 4. Friendly, helpful staff. 5. 2/1 unit was spacious - plenty of room for the four of us. 6. Roof deck with nice furniture and a good view 7. The pool was really pretty (but small - as all in this area are) - but closed for the season. 8. Kitchen dated, but well stocked. 9. New flat panel TV, new living room furniture. Negatives: 1. Hasn't been updated since it was purchased in the 80's. Looks like it. 2. Heating/AC systems were loud and rattle-y. Kept us up - but the circulation was so bad that if we slept with the door closed, we cooked. Windows didn't open, so we were stuck. Also, we seemed to have no control over the AC no matter how we set the thermostat. 3. The jacuzzi tub in this unit was....creepy. Lavender. Water stained. The plaster all around it was cracking so significantly that we put bath towels over it to cover it when we showered. When we mentioned it, they said that "people were staying in the room all the time" and they therefore "couldn't get someone in to repair it." I think I'd MAKE the time to repair something so cosmetically bad and probably structurally bad for the tub. 4. Rather than replace the tile or clean grout, the painted EVERYTHING off-white. 5. Fridge in kitchen was cracked and hadn't been defrosted in a long time. 6. The towel bar fell off the wall in the bathroom while we were there - it took them 2 days to fix it. Overall, I'd say it has the New Orleans charm in some ways, but is in desperate need of an overhaul. Admittedly, I'm really picky about bathrooms in hotels, and that alone in this unit would keep me from coming back. I expect clean and functional in a timeshare - nothing exquisite - I suppose this met those expectations.

When you first walk in the door you are treated by a small dingy front desk with cheap tacky furniture. Electrical cords are hanging out all over the desk, talk about a fire hazard! If you come at night good luck finding a clerk! when we came there were transients rooming the halls looking for a bathroom,no one at the front desk to tell them to leave. The rooms have charm with the brick walls but it ends there. The rooms are furnished with cheap cheap furniture .everything is falling apart. The bathroom is a mess! The big round shower tub has cracks and mold and mildew everywhere. They have one hot water heater for every floor , which means you share a heater with 4 other rooms. Get up early or there is no hot water to shower with! Te shower curtain is hanging by a dollar store tension rod that has mildew as old as the hotel. The hand bar to grab to enter the shower is half black from mold and mildew and half of the cheap gold color showing through the mildew. The ceiling in the tub is chipping away. Dust everywhere! Housekeeping doesn't clean well.we had a cockroach in the Closet, when we called the front desk they just offered bug spay that we could go down and get. There was hair in the sheets when we arrived. Hair on the bathroom floor. Our fridge only had one setting, freeze. We called three days in a row and now one ever came to fix it. The beds are old and very uncomfortable. The kitchen is run down. Cracks in the floor. Peeling counters.dirt caked in the corners of the floor and counters. They take. No pride in this hotel, when they fix or add a new item, such as a blow dryer in the bath room, they don't bother to attach with screws! We had a towel bar fall to the floor as soon as we touched it. They don't bother to touch up paint, you can tell where old items on the walls used to hang. The patio on the balcony is run down! Looks like it is more of a storage place than a balcony. Do not waist your time or money here!

VERY disapointing. VERY outdated. VERY overpriced. The ONLY thing it has going for it is it's located in the middle of every thing. You will read alot of review that are horindous, but that might be alittle harsh. The biggest problem is it was built in 80's and has never been updated. Has potential of being very nice. Problems: bath tup didn't drip it ran and wouldn't stop. Has @ 19" tv in living room. Very noisy.

This place was great! It's a nice old building and the bricks give the rooms a nice feel. It's also close to the French Quarter. The A/C worked great and the room was comfortable. The problems I've had were fairly minor. The floors squeak really bad. You can't breathe without the floors creaking. The elevator is also a little scary. Other then a few things that need to be cleaned up or fixed its a great place.

Hotel staff was the best. Decor looked like it came from a old five and dime store. Within walking distance to the French Quarter, and a lot of great Restaurants. Beds were comfortable, but bedrooms were small. Dressers were too small and there was only one closet near the bathroom. The bathroom was really really small and low toilet the whirlpool/bathtub/shower was way outdated and hard for a handicapped person to use. The kitchen was fully stocked but we were told it had a full size fridge but it was a college fridge. If I return to New Orleans I would stay here again with out question.

I had a lot of reservations about this place and its no where near as bad as I was expecting. The room was clean, the staff was friendly and you can't beat the location. However there were a few minor problems that added up to make this would-be great hotel, average at best. I get that New Orleans is old and rustic, but a simple paint job where the ceiling and walls have been water damaged would be appreciated. My bedroom faced the street and there was either construction, traffic, or drunks to wake me up every morning. I live in a city and I'm used to street noise, but persistent honking for literally 5 straight minutes will wake the dead. I stayed with a friend in a 2 bed 2 bath lockout unit and one bathroom was recently renovated while the other one needed some TLC. During my weeks stay the wifi only worked about 3 days, and we saw 2 cockroaches, one that was in our unit. Overall I had a good experience but I would try to find a different hotel.

Worst decision to stay at this hotel on aug 4, 2013. I heard noise coming from my bathroom, got up to check it out and water was pouring down from vents in the ceiling in two locations it was coming down so bad I had to put trash cans to catch the water, when I reported the problem to the hotel manager Gail, she refused to help resolve the issue. I had asked for my money back or a discount on the room, but she told me flat out "no" because she had given me a huge discount on the room rate already. Following morning I spoke with her boss Jan. I even brought her and Gail to the room to see the trash cans full of water. I even showed her video footage I took from phone, however, to my surprise Jan being the supervisor sided with Gail and refused to give me any refund at all. I was very surprised she gave me the same response as Gail and said you were given a discounted rate on room which was $125.00 a night. I felt it was a slap to my face! It was as if they were telling me since you got a great room rate you can deal with water pouring down from your bathroom ceiling. Jan was completely unfazed when I asked for any resolutions on the issue, and she refused to refund my money. If I wasn't about to check out I would've reported her to the health department! Those conditions should've been immediately handled.I feel like the situation was mishandled by two unqualified women who call thereselves a "Hotel Manager" and "Supervisor". Big shame on you! I recommend you find healthier and safer accommodations while visiting New Orleans and you will have better customer service than I received, this hotel isn't worthy of any stars. Exchanged timeshare for first week in April. Would never stay there again even if it was free. Dirty bedding, ants in the kitchen and silverfish in one bathroom. Asked for assistance with bug situation but received none. Only one closet in one of three bedrooms. Two bedrooms were so small there was no room to get into bed from the sides which also meant a vacuum cleaner would not fit on either side of the beds. No windows anywhere in the suite....only natural light came from glass that outlined a commercial door in the kitchen that was riveted shut. Positive? Location.

The room we booked had no window and there was an inaccessible elevator door in the hall of the unit. Very small. Other units were not any better. Poor unkeep, unhappy staff. I seriously recommend looking elsewhere. We left and stayed at the Doubletree across the street.
