In one word-- location, location, location. This hotel is literally a few steps from the meandering parks that grace the edge of the Miraflores district overlooking the ocean. The hotel is within close proximity of the park housing the Lighthouse (El Faro) that sits like a prominent landmark for the residents that live in the towering condominiums, apartment complexes and traditional upper middle class homes that infuse the area with it's modern but quaint small city vibe.
The hotel itself is clean but very dated and pricey by Lima hotel and AirBnB rates. So you are basically paying premium for location not for upgraded amenities. The rooms have no air conditioning, just a standing fan and open windows for ventilation. The wall mountain TV is very, very small by hotel standards, especially in this expensive price range. The bathrooms are clean but not luxurious and if you opt for the jacuzzi tub, chances are that it will not work, which basically means you opted for a large bathtub.
This quaint little hotel pretends to be in league with the big 4-star hotel players but has a long way to go in that regard. The staff is young and beholden to management dictates that can sometimes not be in the best interest of hotel guests accustomed to a far more worldly or service-oriented experience.
So if you are looking for location and willing to pay premium for it , while overlooking the hotel's lack of luxurious amenities, look no further. But if you are looking for a complete package of location, panoramic vistas and world-class standard lodging and amenities, you will definitely feel shortchanged. It is definitely a balancing act of travel priorities.
