All super friendly and kind staff and we enjoyed our stay there.
Breakfast was good (starts from 7:15am so if you book the earliest slot for Colosseum or Vatican museum, you might need to skip).
Location is near to almost everything. Room 3 was spacious with a large rooftop space/garden too. We were able to watch the fireworks twice from there 👍🏻

Worst hotel we have stayed at ever. For an average of $400.00 a night you will expect better. Not worth the money we paid.||The room needs an upgrade or maintenance. The carpet was filthy, needs a very good deep cleaning. The paint in the bathroom was peeling. ||The balcony is a hallway, you have to squeeze to be able to sit in the chair at the other end of the table. The Inner Courtyard View looks at a building that looks abandoned.||Air Conditioner does not work in December, just heat. If you want to cool the room you are told to open the Window.||If you want eggs at the included breakfast you have to pay extra. ||Positive Points;||Coffee was good and the gentleman attending the breakfast was very nice and attentive.||Location is good

On the good side: excellent location; a waiter at their tiny cafe, his name is Sandro, he was wonderful.||On the bad side: The rooms have carpet, and had a musty smell. The walls had luggage marks all over. And the furniture was run down.||On the ugly side: the two male receptionists with their terrible attitudes. They truly hated the world.||We paid for 3 nights and left after the first because we couldn’t stand the room. ||Not suitable for a person with allergies.

Really kind of lucked out with this Hotel. Charming and lovely. Very Clean. Every single staff member was always helpful, polite, and seemed to want your experience to be great. Helpful for Airport and Cruise Port taxis, super close to the top of the Spanish Steps. Really enjoyed staying here, and highly recommend.

Location is excellent if you want to visit the popular sites. You would need a taxi or transit to visit the Vatican. Lots of cafes and restaurants but you can get easily duped by some of these restaurants being in a touristy area. So, always ask for the price of the food. Staff were pleasant, breakfast was basic ( eggs cost extra). We had a suite so it was nice ( comes at extra cost).

Fantastic location, half a block from the top of the Spanish Steps. Villa Borghese and the heart of Rome, the Pantheon, all within an easy walk. Professional staff who very much are serious about doing a good job. Room 3 has a magnificent terrace with lovely views. Highly recommended.

This boutique hotel is a true gem! Just minutes by foot from the Spanish Steps, the rooms are spacious and well appointed. The staff members truly care about the guest’s experience and happily provide directions and information. Because I was taking an early flight, they offered to put a lovely continental breakfast in my room. They go above and beyond. I wholeheartedly recommend this hotel!

This was near so much and the front desk night person was SO helpful and kind. The breakfast was good, but it wasn't a lot of food, so just expect that. It was a choice of yogurt, coffee/cappuccino, orange juice, croissants, breads and spreads, cheese, salami, ham, fruit, corn flakes and muesli. You can pay extra if you want eggs. I would stay here again. Super nice staff members.

Yelp
This a delightful family owned hotel near the Spanish Steps. The staff was warm and friendly and spoke English very well. The room was cozy and quaint for my two nights in Rome. The free continental breakfast consisted of pastries, cheese, meats and beverages. The location was perfect. You're less than a 10 minute walk from the Spagna red line stop on the Metro. You can easily walk to the Trevi Fountain and Pantheon. Vatican City would be a nice 45 minute walk. If shopping is your thing, you're minutes away from Via Condotti. I would definitely stay at this hotel again for a return trip to Rome.
