Our stay was marred by a very rude staff member who oversaw breakfast. When we checked in we were told breakfast was available until noon and if we wanted breakfast we could just let the breakfast host know. The next morning (having arrived late the night before) we awoke late arriving to breakfast about 20 minutes before noon. Knowing it was close to noon we weren't planning to stay long (maybe 20-25mins) and grab something quickly from the cold self-serve buffet. When we entered the room the host was immediately hostile. She did not greet us or even respond when we said we'd be having breakfast, never asked if we wanted coffee and for almost the entire time stood glaring at us in a hostile manner. She only brought coffee when, after sitting for almost 10 minutes, we asked if any was available. The only time she spoke to us was to remind us (at least 3 times) that everything closed at noon. We eventually left at 12:03. The second morning my daughter was unwell so we arrived to breakfast on the later side but again before noon (around 11:35) intending to eat quickly. The host hostilely confronted us demanding to know if we had “registered” for breakfast. My husband explained the manager said we could just let her know we wanted breakfast but she remained hostile. As it got closer to noon she told us quite angrily we needed to hurry as she had a job to go to and they had done us a favor by serving us yesterday. We were completely shocked. I have stayed at many hotels and never been told to leave a breakfast room because it was near the end of the breakfast time (or even a few minutes after). In fact, the breakfast hours normally refer to when you can receive breakfast not how long you can stay in the room after. To be clear on neither of these mornings did we stay more than 3-5 minutes after the breakfast hours and we were not asking for any service during this time. The breakfast was a cold self-serve buffet and we had grabbed all our items by at least 11:50. The extra 3-5 minutes we stayed was just to finish our meal. The host was so hostile it made me wonder if there was something else about our group that bothered her. The response from the manager was entirely unsatisfactory. We received a tepid apology that felt dismissive at best. The entire experience was unacceptable and we will not stay here again.

Great hotel. Right on a waterway. Very close to St. marks square. Staff was great. Breakfast was good and nice. They will store your luggage if needed. You can walk out of front doors and get into a gondola. Water and small snack available at all times.

This hotel is located in a very convenient area. The staff is very helpful and the breakfast is good. The only serious negative are the beds. I like a firm bed. However, these beds are rock hard with absolutely no give to them. We both awoke with sore backs daily. Since the main goal of a hotel stay is a good night's sleep, I have removed a star for this reason.

Brilliant location, very close to vaparetto stops which made it easy to get to. Also close to San Marco square. The staff were helpful. The bedroom and bathroom were clean and nicely decorated. Nice complementary toiletries. There was a good selection at breakfast and you could sit outside in the courtyard if you wanted. There is also juice and coffee with biscuits left in the breakfast room in the afternoon for guests to help themselves to.||The only minor downside was the mini bar fridge in our bedroom didn't keep things cool which was a shame as we would have bought water and prosecco from there if it had been cold. There is a nice bar downstairs though.

We got into Venice very late. The staff is extremely helpful & friendly. We did the breakfast which was very nice. We loved our cappuccinos & macchiatos. We were only here overnight. I wish we had more time! Stay here in Venice it's a great location! From Houston TX, area USA 🇺🇸

Nice room. A little bit dated but still nice. Good service. Air condition is on "Hot" mode (8th April) but the room extremely hot , the only option to cool the room is just by opening the windows, but you need to consider mosquitos....Good breakfast. Many choises.The hotel is located very close to san marco square.If you arrive from the airport take alilaguna service and get off at San Zaccaria terminal. 2 minutes walk to the hotel. Excellent way to arrive to the hotel.There is free coffee and cookies , water and juice from noon. This is lovely !!There is elevators to the upper floor.To summarize, nice hotel in very good location.Thank you.

Absolutely fantastic hotel! Amazing location for walking the main island and getting to the boats. Right on a canal with gondolas outside. Staff are friendly and attentive, there was always someone on the desk to welcome us. The complimentary breakfast was great and served from 7-12. It’s a nice small hotel, only one floor of rooms up a single flight of stairs. The rooms are decorated nice and plainly, particularly for Venetian standards, I find most hotels in Venice too busy on the decor so not very restful, but this was lovely. Spotlessly clean room. The only small downside is that the air conditioning does not get activated until mid April (this was according to another guest we spoke to) so the room was very warm, we kept our window open all of the time which we felt safe doing, even though we looked over a busy street it wasn’t too noisy and was quite nice to hear the city waking up each morning. I imagine the rooms could do with a bit of a facelift within the next few years, but I’d definitely stay again.

The location was excellent...a very short distance from the water bus stop. They gave us very clear directions ahead of time which was nice because it's very easy to get lost in Venice! The staff were very helpful in giving us restaurant recommendations and even arranged our water taxi back to the airport for us. Breakfast was great and we loved that it started at 7am..enough time to grab a bite before heading to airport. The room was spacious and clean...could maybe use a bit of updating as some rugs and furniture appeared to be stained and mirrors scratched. Overall a wonderful experience.
