The shower was great, 10/10 – warm water with strong pressure. The air conditioning also worked well. On the positive side, the check-in and check-out process were fast. The location was great 10/10 The hotel could be rated 1 or 2 stars, but definitely not 3. My experience was far from good. First, the receptionists were not at all welcoming, always wearing a very negative expression. When we got to the room, there was a damp smell throughout the space. The hotel seemed outdated, with peeling wallpaper, broken, and unclean furniture. The bed cover was disgusting, it looked like it hadn’t been washed in years. The bathroom didn’t have a proper water collector, and it would flood every time I used it, so I had to clean up the water myself. The carpet looked like it hadn’t been cleaned in years. What was most strange and scary about our experience was that when we woke up from a nap and went to get ready to go out, we found the door to our room was open. I asked the receptionist, and he said I must not have closed it properly. After years of traveling, this had never happened to me before. It turned out the door was broken and out of order. The receptionist tried to fix it but didn’t offer to move us to another room. Still, I appreciate that he tried his best to help, even though his expression wasn’t very empathetic. We didn’t have breakfast there, so I can’t comment on that. However, I’d like to conclude by saying that this experience is personal and not something that would likely happen to everyone, as the door breaking was a rare occurrence for us. It may have just been an unfortunate coincidence. However, I love Italy and have encountered many kind people. Venice is fantastic!! 🥰

This hotel is ideally located—a minute walk to the water taxi, St. Mark’s Square and Doge’s Palace. Room decor is dated, but room was clean and comfortable. The reception desk is a flight of stairs up, and, be warned that there is no elevator lift on this property; so you will be carrying your luggage up a few flights of stairs. They do have a breakfast option (we didn’t partake in it), and they require you to eat during your assigned shift. They did have a mini bar/fridge, but it is not included if you are purchasing your stay through priceline.com

This hotel has no service at all, no lift and nobody to help carry our bags up three flights of stairs, continental breakfast was just passable just. The breakfast room is so small you have to eat in 30 minutes intervals.|If in Venice do not stay there. |The location is pretty good, no views as its up an alley.|The reception desk was unhelpful, the other staff we came across tried very hard to please.

The location was great for our 3 night stay. Staff is abrupt and rude. The room smelled of mold. The beds were extremely uncomfortable. To to it off. They ran out of toilet paper. Glad they had the bidet.

Our 3 night stay was near perfect. We stayed in the annex round the corner from the main hotel. The aircon kept the room at 16C even though it was 32C outside. As we are able-bodied, the stairs weren’t a problem. Staff were pleasant. The continental breakfast was fine. It was very quiet. The bed was huge and comfy. We didn’t try the whirlpool bath as we’re used to a shower. The fridge in the wardrobe worked OK, as did the safe for our passports etc. In the evenings we ate outside in the small restaurant on the square which the room’s window overlooked.|The site was perfect - so close to St. Mark’s Square, the water taxis etc.|The only improvement we could have had would have been a kettle and coffee cups in the room.

Avoid - BED BUGS!!! 🐛 Only location is good. Avoid all cost. Firstly we were waiting at reception desk to check in for a long time as no-one was there. Reception area look nice , but after check in you are being sent to different , very old smelly building. You need to pay city tax straight away and if you do nit have cash at the moment you need to look for ATM, there is no option of paying next day The room is very dark, not clean. Beds and pillows are extremely uncomfortable. Breakfast is served for 2h but you need to tell exactly what time you going to cone, we claimed to be there at 9, but needed to wait 30min as ben told we have booked for 9:30.. Breakfast is VEry basic, few croissants and jams. No savoury options. But the WORST of all is that we woke there being extremely bitten by BEd bugs! Avoid

If I could give it 0 I would. This is my worse experience in my 10 years of traveling. After we arrived, the guy at the reception asked we pay before seeing the room, which after took as to another building where our room was located. Once we stepped in, we could smell and see the mold and I started to cough and have an allergic attack. After no more than 30 minutes we came back to the reception asking for our money back or change of room - he did not agree, even after speaking with the manager on the phone. Then he suggested to go to again, another building (the 3rd one at this point), which was luxurious and new (like the ones here in Google maps), where we spoke with the manager and explained the situation and the fact I am having an allergic attack which can be life threatening. He yelled at us, made silly faces at us and insulted us personally, mentioning our nationalities. We were humiliated in the entrance of the hotel before all other guests and decided we are going to sleep outside, waiting for our boat next morning. The pictures speak for themselves.

It's BAD. Don't fall for some good pictures. Steep stairs, tiny rooms, smells like mould, rude receptionist, poor breakfast, zero view, poor lighting, broken and unfixed stuff in the room (outlets, cables, windows, walls). At check out I had to argue with them for the tourist tax receipt, which was clearly wrong, and they accused me of lying. Can't say it's overpriced because of the convenient position and I guess everything is overpriced in Venice, but surely it's not value for money. Look for something else.
