This Historic Villa in Lake Como Offers Some of the Best Views in Italy - Hotels Above Par - Boutique Hotels & Travel

"This historic 14th-century villa, fully refurbished in 2018, sits on the shores of Lake Como in Varenna and blends timeless Italian charm with modern luxury. Its signature terraced gardens cascade down to the water and are filled with exotic plants, purple wisteria and bright flowers, offering sweeping lake views and glimpses of Bellagio across the water; an iconic set of gates that lead directly to the lake provides a much-photographed focal point. The property has 32 rooms across three buildings (including an ancient wing dating to the 1300s), with room categories ranging from classic village-view rooms to deluxe and prestige lake-view rooms, plus five suites — Junior Suite Tremezzo, Junior Suite Bellagio, Suite Mimosa, Garden Suite, and Suite Magnolia — each offering spacious living areas, large beds, sleek TVs and minibars restocked daily. Dining is available at two restaurants located next door on the grounds of Hotel Royal Victoria: Restaurant Visteria for fine Italian/Mediterranean cuisine with lake views, and Victoria Grill for casual Italian favorites facing the main square; both emphasize fresh, locally sourced ingredients. Wellness offerings include the Suite Spa with massages and facials, a Finnish sauna, steam bath and a color-therapy shower. The hotel feels peaceful and serene, is rated four stars, provides conveniences such as private balconies/terraces in select rooms, flat-screen TVs, complimentary Wi‑Fi and air conditioning, and is an easy stroll to Varenna’s shops and trattorias with the ferry terminal about five minutes away; rates start around $440/night."

This hotel and its sister hotel down the street were such a surprise in a great way! We had three adults in a Suite with two levels and it worked perfectly. The room was large, the a/c worked well and the lake view was incredible. The concierge Dali (shared with the sister hotel Royal Victoria) was so friendly, extremely knowledgeable and really cared about connecting us with local places. She listened to what we wanted and suggested things we never would have tried including a trip to a nearby town for an authentic Italian experience and an amazing dinner in a charming small restaurant. The boat ride that she arranged for us with Zano was exactly what we described. She really seems to listen. Marco was also extremely helpful with helping us get our bags to the dock for transport to our next hotel! Can’t say enough about the staff at these two hotels. The bartender at the Royal Victoria was also very customer focused making amazing custom cocktails for us late night and so personable. He seemed to really care about the visitors.

Hotel Villa Cipressi is a stunning lakeside retreat in Varenna, Italy, that exceeded all expectations. The beautifully maintained historic villa offers breathtaking views of Lake Como and lush botanical gardens that are perfect for a peaceful stroll. The rooms are elegant, comfortable, and spotless, blending classic charm with modern amenities. The staff are incredibly kind and helpful, making every guest feel special. Breakfast on the terrace with a lake view is a highlight. Its location, just a short walk from the town center and ferry, is ideal for exploring. A truly magical and unforgettable experience—highly recommended!

My family recommended us staying here.. Upon arriving at the hotel to check-in we were informed that most of the hotel area was restricted access. At least that was the case for the us staying at the hotel, but didn’t attend the dinner - outsiders attending a dinner could freely access the hotel area. If only this was advised when booking I would’ve known. I believe this is below the standard, you can expect from a respected hotel like Villa Cipressi. I would think twice before booking next time.

We stayed at Villa Cipressi for 2 nights and overall had a pleasant experience. The hotel is perfect for those who love gardens and charming architecture — especially the iconic gate, which is absolutely picturesque and full of character. The service was attentive and professional throughout our stay. Staff were helpful and made us feel welcome. That said, the pricing is on the high side, and for a hotel at this level, we were quite surprised that bottled water wasn’t complimentary. It’s a small detail, but at this price point, we expected it to be included. Still, if you’re a fan of lush gardens and historic beauty, this place is a gem — just be ready for luxury pricing without all the usual perks.

We had a fabulous day at Villa Cipressi, where every inch of the grounds felt intentionally designed and beautifully maintained. We got combined tickets to see this and Villa Monastero. The kids go free. The setting was serene and tranquil, with the botanical garden being an absolute highlight. We visited in mid-June, when the temperature reached 34°C, and found wonderful shady spots to cool down—especially in the meditation garden, which was peaceful and restorative. One of the most breathtaking spots was “The Gates of Heaven,” located to the right and all the way down the path. The view there is truly spectacular. That said, it’s a very popular photo location; I joined the queue in the early afternoon and waited around 2 hours and 15 minutes, as many visitors were dressed up for pictures. The walk back up is a bit steep, all good fun so would advise to get good walking shoes. There’s a café onsite for refreshments, which was a welcome break from the heat, and facilities include one toilet for each gender. The toilets were beautifully prepared and spotless, which was a pleasant surprise. Overall, the views across Lake Como were gorgeous, and the atmosphere throughout was calm and peaceful—a perfect escape for nature lovers, photographers, or anyone in need of a quiet and beautiful space. If you collect magnets, these sell fast so grab them when you see them when booking in. These were 5 euros which is reasonable.

Villa Cipressi came to me softly. I didn’t arrive expecting transformation I just wanted a walk through beauty. But from the first step into the garden, I felt something loosen inside me. The path wound gently down toward the lake, lined with ancient cypress trees and wild blooms that seemed to breathe with me. Nature was alive here, not just growing but speaking. And somehow, I understood. There was a moment where I stood still, the lake shimmering in front of me, the breeze touching my skin, and I felt completely held. No noise in my head. No pressure in my chest. Just a softness like my soul had taken a deep breath for the first time in a long time. And in that space, I felt safe enough to feel. To remember. To reconnect. This garden healed me in a way I didn’t even know I needed.

Incredible time and experience. The staff were helpful, friendly and accommodating for my food intolerances/allergies. The suite/room was break taking with the views of the lake, well decorated, a rain shower ( worth the extra in price- i will remember that view forever!) and they provided a complimentary shuttle which was very helpful with the luggage. The botanical gardens are absolutely beautiful and can be accessed by guests after 8pm. Right next door to Villa Monastero. Thank you so much!! Wonderful experience
