We booked two rooms here for two stays while in Mexico. For 3 nights before we left for a side trip to Michoacan and for 3 nights when we returned. We requested two deluxe rooms on an upper floor at the back of the hotel (quieter) and were told that these had been reserved for us and that we would have the same rooms for both stays. When we arrived, we were given two very nice rooms, 11 and 12. 12 was larger, but 11 had a nicer balcony. We were pleased with both, as well as with the hotel overall. There are several areas to hang out and the breakfasts were very nice--plentiful food served in a lovely garden setting. When we left for Michoacan we confirmed that these would be the rooms we would be put in when we returned. However, when we returned we were told only one of them was available, room 11 and that we would be given room 7, which was at the front of the hotel and considerably smaller than the other rooms (with a very small bathroom). My friend who is in her late 70s was given this room and the bathtub/shower was less than optimal for an older person since water sprayed on the floor and made for a dangerous situation. She questioned whether this was really a deluxe room and the response was that all rooms are different and this one was on the smaller and less luxurious side. Apart from this one debaucle, this was a lovely stay and I would have given a 5 star review had our rooms not been switched. The location of the hotel was excellent, being close to many nice restaurants and the deskclerk was helpful in providing recommendations.

We are in the midst of a 7 night stay in this wonderful small hotel in a quiet street. The room is quite large, with plenty of space for our belongings, a refrigerator, and a microwave. The bed is very comfortable. The room is immaculate. The scrumptious breakfast is served in a lovely garden like setting, with fruit , juice, hot coffee, and your choice of omelets and other hot breakfast items. This hotel is an oasis , away from the hustle and bustle of Mexico City. It is very easy to get an uber to anywhere you wish to go. I would highly recommend this hotel and would be happy to stay here again when I return to Mexico City.

This hotel came highly recommended by a good friend and I am very happy that I took her advice. I would classify this hotel as ideal for experienced travelers who are not looking for plush accomodations and amenities...someone who likes to experience a city, culture, in a quiet, comfortable place. It's not walkable to any major historical centers, but the location was perfect for me and my partner. We loved walking down Avenida Amesterdam and grabbing a coffee and pastry from Odette and just soaking it all in. The staff was very polite, helpful, but not saccarin or fake. The breakfast was very good and I still dream of that guava jam!!! Can I buy it. I will need to go back just for that delicious jam!

A wonderful boutique hotel in a very safe and quiet neighborhood, walking distance to Condesa and Roma. The rooms had everything we needed and the bed was comfortable. My favorite part of the hotel was the common areas. There were many places to hang out throughout the hotel. Hector was friendly and helpful. There were people cleaning all day and someone is on site 24/7. The front gate stays locked.

This boutique hotel located in the heart of Roma Norte Mexico City is fantastic! The staff are all super helpful and always willing to go above and beyond to help with any request. The room itself was amazing, bed was super comfy, AC unit kept it nice and cold, and we had a nice balcony that was very quiet. Cannot recommend Villa Condesa enough! Would definitely stay here again, especially considering the price.

This is a lovely boutique hotel with a local artistic personality. Our standard room was well appointed with water, good sheets, a large bed, black out drapes, a large balcony, good lighting, a small but well equipped bathroom, and was really clean and quiet. It’s located in north Roma near a couple excellent restaurants and cafes. The hotel breakfast features wonderful coffee, fruit, and breakfast choices. You will probably meet some interesting people over breakfast.

Totally overpriced and in quite average conditions. It seems the owners are saving a lot. It has been a house converted into a hotel. There are 3 small rooms right at the pool area with 0 privacy as everybody is sitting and eating right in front of your door in the dining area and they can look into your room through the windows. If anybody uses the pool you get all the noise. We woke up at 7am as one family decided to swim! The ferry arrives around 10am but the check-in is at 3pm. There is no reception area with air conditioning. So you have to sit in the yard next to the pool that is terribly hot as it gets the sun all day long. The hottest hours of my life! Instead of a reception there is a kitchen which smells a lot of food. We were told there were kayaks and sup to use. All lies. There is one kayak and one sup and only one paddle. I'd like to ask the owners how much does an extra kayak and paddle cost when they charge 160$ for an overpriced run-down room. The island itself is tiny and has very little to offer. The ferry is very expensive. While we were there the hotel had issues and the electricity and water was cut off for the entire stay. The owners did not care to contact us, offer a compensation (we contacted them) and what is more next day when we checked out they had more guests coming while there was still no light and water. It is very sad to see how much they try to milk their clients just to make extra bucks. The pictures are much nicer than the reality. Spend your money in a place that has much more charm, love and respect for their clients. The staff was very friendly though.

We arrived from the airport on a Thursday (staying til Tuesday). It was a bit difficult to find since there isn’t signage, just a light blue gate. It is on the left side. We ended up helping others find it as well. So we recommend adding signs to help people find it better. We hit the call button box and were buzzed in and went to the office. We were given room 12; second floor with king size bed, full private bathroom (shower only), our private balcony and the keys. Our room has remote controlled AC, spare pillow, lockable safe with detached lock, guest towels, toiletries, tower fan, desk with chair, spare chair, luggage rack, full mirror, and closet with hangars. No fridge; we would’ve loved one to keep water cold. WiFi included and complimentary, but it can be slow to check work emails, or large data items, like spreadsheets. Not really a place for laptop work, as we saw others struggling. Bed was comfortable and we were easily able to adjust the temperature to our liking. We used the tower fan as well since we like it really cold. Water in shower was hot; window in shower allows steam to escape and let in breeze. Water heated quickly. We had no issues with restrooms. Since you cannot flush toilet paper, they do come daily to clean, take trash, give fresh water and make the beds. You are given a carafe of filtered water with two glasses. We always asked for more and didn’t have issues with that; we did use it for brushing our teeth as well. It wasn’t cold but it was available. We only had one breakfast since we had early mornings otherwise; the meals were good. You get one main, along with coffee or juice, fruit or yogurt with granola. It was substantial and we felt the omelette was the better meal choice. We did end up spending a bit of time on our balcony and enjoyed the time out there listening to the birds. It does come with a magnetic screen keeping the bugs out and the breeze blowing, so that was a nice surprise. We enjoyed the outdoor community space; it was nice but a bit small to share with others. (Fellow travelers did end up taking a lot of space here working so there wasn’t much time we could enjoy in the afternoon.)We loved the blanket basket and used it one evening we popped out for a bit. The mosquitoes are terrible there at night so bring bug repellent. The day time was nice and we came out in the morning before leaving; the birds live in the trees and it was a good spot to enjoy. One evening I did order a mojito. It was nice but not worth the price tag. During our time there, they did experience a power outage. It did disrupt the buzzer at the gate, which caused a bit of strife but they have cameras to see when you walk by so that helped. They were also having a problem with the water piping, which was problematic when my husband came back with an upset stomach (over a very spicy dinner). Since we couldn’t flush the toilets, we had to go down the block to get some snacks so he could use the bathroom. It went on for a bit but eventually the issue was repaired around midnight or so; it did cause some sediment in the water pipes ( noted from when we washed our hands in the sink and started the shower), but eventually it was resolved and things were back to normal by the next morning. Overall the pricing felt somewhat fair for the area of Condesa/Roma Norte but a bit steep compared to some other places with more amenities. The location is great - and Uber is good for visiting the farther ends of the neighborhood. Staff are nice and the check in and check out process is pretty smooth. It is an intimate and quaint spot, with ease for Uber pickups. We recommend scheduling an uber for your airport trip, like we did; it makes it easier. ***Visiting in May 2025, they are experiencing a water shortage so water usage is limited. Their “fountain” is converted to additional seating at the front of the property and they do have notes in your rooms to limit water consumption. Even around the city the fountains are off and drained to reduce water consumption.

We spent 4 nights in room 16. Very comfortable bed, spacious suite, except for the tiniest bathroom I've ever seen. Many American men would be challenged to fit! The breakfast is delicious, staff are kind, and the courtyard is beautiful.

It is very unmarked and hugely quiet. This hotel was roomy and inexpensive, from the size of the rooms and the quality of everything- the sheets, the shades, the bathroom, you name it. The maitre D was politeness itself and the staff knocked themselves out with great service. I could tell many regulars returned.. My only hesitation about writing a review is the publicity may garner not being able to book again.

I absolutely adored this hotel and will be coming back! The unassuming exterior gives way to a gorgeous, quiet courtyard where guests can enjoy the delicious complementary breakfast (don't miss their house-made guava jelly!). The rooms are spacious and clean, the staff is incredibly helpful, and the location on a quaint Condesa street cannot be beat for charm and convenience.

My husband and stayed in April for 4 nights. The staff was more then wonderful and rooms and hotel beautiful. Breakfast every morning with a smiling staff and in the evenings tasty margarita. This hotel is walking distance to shopping and restaurants. I will stay here again when in Mexico City and I recommend this hotel to any looking for a quiet and quaint place to stay.

It's gorgeous and feels like I'm in an garden oasis. It truly is a lovely hotel. The staff are friendly and helpful. If you get the room all the way at the top be prepared for a steep dangerous walk to the spiral staircase. I had some issues with that particular room (no hot water and an god awful smell that woke me up in the morning and lingered all day.) but the staff compensated me a night for the inconvenience.

This place grew on me. It's easy for someone used to large bathrooms and convenient chargers to get irritated with the quirks of an old house but after about five minutes of frowning, here's what I discovered: A quiet homey place A good and convenient neighborhood Nice and helpful employees A free breakfast that included choices Interesting books and couches and patios on which to read them The bad news was that my bathroom was small - nowhere to put my cosmetics - and it sometimes had a faint odor. For me, that was a negative but not a deal breaker. I would stay there again. FYI: I was in room 7 with a cute private patio. The desk guy says that 10 is also a favorite room.
