Stayed here for 4 nights in the std twin room. It was spacious enough for 2 people and large luggage. The rooms are dated and smell as old as they look. The beds are spring mattresses with pillow top covers, and feather pillows and duvet. Overall, the hotel needs a major overhaul, but the location was absolutely perfect. You just cant get better than this. Its so central. Busses are 5 minute walk, shopping right out the door. There's even a super delicious ramen shop right out the front doors. The staff are super nice and speak really great English. They helped secure dinner reservations for us, with is an absolute must when you stay in kyoto.

A really great and affordable place to stay while you’re in Kyoto, incredibly close to a lot of great shops, restaurants, and plenty of bus and train stations nearby to take you around the city. Our room was very clean, temperature regulation felt right for us but it might be too cold or hot depending on your personal preference. You pick the majority of your amenities at the lobby which I personally appreciate because it encourages you to not waste anything. Will definitely stay here again.

The location of this hotel was an actual dream during our trip. Close to everything, walking distances to bus stops/trains, halal restaurants which made everything convenient. Rooms were also more spacious than other places we stayed in Japan. Only downside was breakfast- wish there were more veggie friendly options and that the food was warmer in the morning

Terrible experience. They charged me 1,000 JPY just to throw away a broken travel bag — absolutely ridiculous. The room was not clean, the furniture was outdated and worn out, and the space was uncomfortably small. For what they offer, this hotel is simply not worth the money. I strongly advise avoiding it.

Amazing hotel – perfect location, close to the shopping area, great restaurants, and not too far from the main station. The staff are friendly and professional, and the rooms are comfortable, spotless, and fresh. The breakfast is fantastic – the variety is simply outstanding. Highly recommended!

The hotel was very disappointing. Booking.com listed it as a 4-star hotel (which misled us), Google - as a 3-star hotel, but in reality it's a 2-star hotel at most. It's a bed and breakfast, but the breakfast was terrible, and we weren't particularly keen to return to the hotel itself in the evenings.

Considering the price, and its location its very well. Overall experience 4 and a bit higher. One of the factors can be improved is cleaning services which is every 5 days. You get a clean towel and water but no bed making.a which was fine and what we wanted... over all above 4 experience.

What I liked: - security: you need a card to tap into lifts and the main entrance after 12am - somewhat spacious, on the average end What I disliked: - centralised aircon system: can't adjust the temperature so even if you're too cold you can only endure. But both airs from room + toilet combine to be very extreme until my skin cracked. even while standing idly in the shower?! - amenities bar not as generous as hotels I've been to. - not as prime for location, but I guess you get the cultural vibes of gion, in exchange. Less convenience - water temperature not consistent, fluctuates temperature constantly so it could be freezing for few seconds - bring your own pyjamas if you're too tall: since the bathrobes doesn't come with pants it might ride up too high - mini fridge tends to be too cold and not well regulated - furnishings rather old - windows rather difficult to open

Hotels are a vital part of your stay in any new city when on holiday, get your choice wrong and it can ruin your trip away, get it right and you can be sure your hotel will contribute to making your stay a memorable one. Here's is the low down from our accommodation in Kyoto. Good. - great location for bars and restaurants. - staff friendly and helpful. - close to transport links to main sites. - quiet and clean. - you can buy bus tickets at reception. - Large bedroom. - not to far from Kyoto station in a taxi. (1300 yen) Bad. - no safe in room, only at reception. - small bathroom. - a wee but old fashioned decor wise. - average air con. All in I think I would stay here again, largely due to the perfect location, so for me it means the hotel ranks above average at 4 stars.

Best hotel we stayed in during our trip. MATCHA GREEN TEA SCENTED TOILET PAPER NUFF SAID. Bags delivered to our room. Perfect location by the canal, pontocho, Gion and tons of great restaurants. Bike rental 1300 ten so we went with the one near the Sanjo station near the canal for a 1000 yen daily max instead.
