*19 September 2025* Visiting from Atlanta. This is a nice place to shop to get good deals. One of the things that I dislike is that their food court doesn't have many options. Also, they have two Asian restaurants right next to each other and they serve the SAME menu items for similar prices. I don't see how they thought this was a good idea.

The mall has a solid variety of stores, but the service—aside from Tommy Bahama—is honestly disappointing. Tommy Bahama - Fantastic service! Every other store I entered, there’s a consistent “I don’t really care” vibe that makes shopping feel like more of a chore than a treat. Ralph Lauren, where I normally drop a good amount of money on pre-Christmas gifts for the family, was one of the worst experiences this time. It genuinely felt like I was inconveniencing the staff just by being there. J.Crew wasn’t much better (maybe worse). The only person working near the front was brand new, which is perfectly fine, but her answer to every question was simply, “It’s my first week.” No offer to check, no attempt to find someone else ... just a dead end. Went back to being disengaged reading her iPad or phone. It was frustrating and honestly a bit ridiculous. I would have happily made multiple purchases at both stores, but the attitude and lack of any effort completely pushed me toward just buying everything online instead. Retail shouldn’t feel like this strange blend of entitlement and indifference. Do better!

Great outlets, very clean. We came and they were washing the concrete outside of the stores.. they maintain the outdoors very well, the stores are very clean and have great staff. Plenty of restrooms. They have a food court and various food options scattered around the whole outlet. Love the stores and the wide variety of shopping.

There is not enough information about stores's location and food court. If you don't go there on sale time you couldn't find cheapest... if you will spend much time on there you have to have bag.

My 1st time here. Nice place to walk around and shop. It’s an outdoor outlet so yes it gets hot. There are shaded areas while you walk around. A good selection of stores to choose from. There areas where you can sit down if need be. The food court is okay, they need to clean the tables regularly. Patrons should not have to clean tables themselves in order to eat. Other than that it was okay. Oh and if your shoe size if bigger than a 10 or 10 and a half hang it up. 😂

Overall, the outlets were very good — plenty of stores, clean surroundings, and we found great prices, especially at Tommy Hilfiger. However, one unfortunate incident spoiled our experience. Someone stole our shopping bag that we had just purchased from Tommy Hilfiger. This was extremely disappointing and left us feeling upset after what was otherwise a pleasant visit. The management should consider improving security measures to prevent such incidents in the future. Apart from this experience, the outlets themselves were excellent, but the theft was a major drawback.

I enjoy coming to the outlet stores...I rather come here than shop at the mall...they have every store you need out here...plus at outlet prices...it's an outside outlet...but at times it feels overwhelming with people...but if you're in this area and you want to get your shop on...come to the Houston Premium Outlet

I've been coming to Houston Premium Outlets for years and always love how I can find exactly what I need. One of my favorite stores here is the Luxury Beauty Store, along with Nautica--they consistently have what I'm looking for and provide exceptional customer service. The shopping experience is always enjoyable, and I appreciate the great selection and deals. Highly recommend!

This outlet is a shopper's dream! It's one of my favorite outdoor venues to take a stroll, enjoy the breeze and covered walkways. When I do shop, I really enjoy these are factory outlets with better pricing. I've had great service each time I've been here. I haven't ate at the food court but it's indoors, air conditioned, and has quite a variety of foods available. There's also food trucks and stands as you walk around.

This is specifically about the Tumi store at the outlet. I acknowledge that the store was very busy, but there is NEVER a reason to ask a customer, "What do you want?" NEVER! Avoid the middle-aged man with gray hair. The other worker I approached was much nicer.

If you like discount-price shopping, this is the shopping place that you must visit. It is a bit out of Houston proper, but the drive is doable. There are plenty of good stores to browse and shop for!

Compared to other Premium Outlets locations, I felt like this one didn't really measure up. It's fairly small and really only includes the absolute basics. IMO, the best store was Lululemon. It's missing most designer brands. If you're there for Tommy Hilfiger and Chico's, you've come to the right place. I should mention - I'm spoiled since my local Premium Outlet is Woodbury Commons (best in the USA!) We got there early and found parking easily. On our way out early afternoon it was PACKED, so get there early!

What can I say... it's an outlet. It has all the usual suspects: Nike, Victoria's Secret, a combination of mid to high end luxury brands (Coach, Kate Spade, Versace, etc). I like that they have covered awnings here and there to protect you from the sun (or in our case today, the rain). Today we just went in to grab a few Versace bags and with the rain there was no time to linger. I'll be back to check out the other stores later

This is an outlet mall and it has some great stores. The food court is not good at all. My children both worked at the mall when they were young and said the food court is terrible. They would always go to Starbucks and get food and a drink. There is no franchise restaurant here. It is all no name places with food that is sub-par. The shopping is great though. Michael Kors, Coach, Kate Spade, Nike, Burberry, Lucky Jeans, Uggs(new), Victoria Secret(new) and tons more to spend that pay check!!! Great place for Xmas shopping but go early in the season. Just eat before you go.

We had a big meal at Dario's steakhouse and thought to come by here to walk off the calories. It has been several years since our last visit. Plenty of parking; it was scorching hot from the parking lot to the front entrance. I almost melted!! Lots of folks shopping without masks and it was quite packed. Saw lines at Victoria Secrets, Bath Body works, Kate Spade etc. We visited Puma, Asics and Lululemon as they had some specials deals for Labor Day. Starbucks was packed and there were a few food stalls selling popcorns. The bathrooms were not very clean. I never understood why there aren't more trees (hello, need shade in 100'F) in the parking lot. Good place to burn a couple of hours.

The Houston Premium Outlets mall is my go-to shopping destination! There are so many great factory stores with awesome prices- Banana Republic, Calvin Klein, Saks Off 5th, Express, Ann Taylor, Loft, Aldo, Nike, Adidas, Armani Exchange... the list goes on and on! And there's always a sale of some sort, so be prepared to spend many hours here! There's a food court with the typical mall-food options like Chinese, Pizza, Philly Cheesesteaks... and there's a Starbucks right next to the Food Court. This Starbucks accepts mobile orders, making online ordering fast and easy! Only tip is to come early or have patience when looking for parking, as it does get crowded on weekends.

Not to be confused with the Houston Premature Ejactulations (which are very common according to my bad bad girlfriend) and the Houston Preemie Outlets, which are maternity wards that induce labour WAYYYYY early. The Houston Premium Outlets are not nearly as much fun as the Tanger Outlets way down south on the Gulf Freeway. You would think they would be comparable, but I think because there are a lot more people living up this way that these particular Outlets end up selling out of stuff more often, and being a little bit less friendly and definitely more busy.

Howdy y'all! From New York to Houston Outlets oh Yes!!!! My mom knew exactly where to take me and it was between the outlets or the Galleria Mall and me being the adventurous one I wanted to go to the outlets. I must say I had a BLAST! The weather was literally perfect for walking the outlets! Houston Premium Outlets has many stores to choose from, such as Aldo, MK, Coach, Colombia, Nike, Addidas, Forever 21, Journeys, Vans and so MUCH MORE! This outlet reminded me of the Tanger Outlet of Riverhead in New York which is one of my go to places, except I love how the set up of all the store are here. Literally a great place to shop at especially if you are on a budget but want some great things for a GREAT price! It does however get very busy fairly quickly, but you most definitely won't be disappointed!

Really glad we have something so close to Houston that offer all these stores in one area. It's a really nice outlet with all the designer stores for the entire family. We found great deals for back to school. The parking was ideal although it was a lot of cars it's a lot of parking area. Easy to get to and family friendly.

I absolutely loved every place I entered in this outlet mall. My daughter and I celebrated Mother's Day on Monday because I can't handle being around so many people. I've been wanting a Kate Spade wallet to match the purse she gave me last year. My 3 kids pooled their funds & I had enough for not only the wallet, but part of another purse too! Every store was nice, clean, extremely inexpensive & surprisingly helpful. After visiting Kate Spade we went to New Balance, Crocs (I still love them, don't judge), some store with "salt" in their name, & finished with a cold drink from Starbucks. We didn't budget enough time for any more, but we're definitely going back soon!

This is a wonderful outdoor mall with a large selection of outlet stores and a beautifully landscaped setting. Situated near the cross of Grand Parkway and the NW Freeway, this mall offers easy access to shoppers living on the west side of Houston. Whatever the season you will enjoy walking this mall. There is lots of shade and cover for hot or rainy days. Many places to sit and rest and plenty of shops or stands to make your shopping here worthwhile. We always shop this mall during the Christmas season and before taking vacations because it seems we have the most luck finding the gifts or clothing we need. Houston has plenty of big malls but those places all have the same stores. Plenty of parking top off the reasons to try this mall.

I have been to the other Premium Outlets: Seattle, Las Vegas, Woodburn and others. But this place I found so so. Its definitely big. But its also so far out. I didn't find the sales here very attractive. I mean seems like if I went to Seattle Premium Outlet or Woodburn Premium outlet, there are much more better deals. I heard that it used to be better in the past before the oil price went down. I mean I know TX Houston is driven by oil price economy but it effects discount prices too. Well, I have to say the parking lot here is quite big. Lots of free parking. Valet parking is not free. I mean if you are into shopping. Might as well visit this place.

Honestly this outlet is like any other outlet you can find but this one seemed a bit smaller than the ones I have been too. Its outside but there are coverings to prevent too much sun or rain in those weather conditions. There were so many ppl there and sales too! Would honestly be a go to shopping if I lived there. Would reccomend to come and visit and do some shopping if you are trying to find something to do!

Plenty of parking space. Lots of shaded areas and places to seat. Overall facility was clean and well kept. Absolutely loved the variety of stores. Lots of favorites, like Sperry, Le Creuset, Justice, Tory Burch, Burberry, and many more. This place is not lacking good stores. Now to the reason for the No signal. Nothing at all. You can't even connect to their Wi-Fi. If you are one of those individuals that pays with online gift cards or does any other payment transactions which require a celular services, this may be a problem. Then there's the food court... or more like some kind of cafeteria with few options. Gyros, Pizza, Cajun, and something probably oriental. Talk about variety (that was sarcasm). It was very disappointing to say the least. Despite the dislikes, it's definitively a place we will return to.

This outlet mall is pretty cool! It's an outdoor mall so that was cool, however, on the day that i went it started to pour down raining so that wasn't a pleasant experience. They have an influx of stores for all sorts of shoppers. I would definitely go back on my next visit to Houston.

I went at 9am and so glad cause it was so packed at 4pm That people were parking on the grass. I bought boots, Naturalizer was 50% off Nine West was 70% off. I bought glasses at Solstice and got another pair free. I bought sweaters from Banana Republic their stuff was 50-60% off. I bought a phone case and earrings from Kate Spade their stuff was 70% off.

It's a nice outlet with some one of kind stores that you don't see in every outlet. It is an outdoor outlet which means you are a slave to the elements. In the summer it's blistering hot, and all the stores have super cold AC. They even leave their door open to entice you in! There are some coverings above the walk way to help keep off the sun or rain. Make sure you always dress appropriately for the weather unless you plan on just going to one store and not move. Strangely enough parking seems to always be a problem despite the really large lot. In the really peak times, they cordon off a section and sell the primo spots for $7. Food court is way too small for the number of people who come to this outlet. I hope they can expand or add a few more food options.

They have great stores and I'd love to have been able to shop. That being said it turns out they haven't updated there store hours on any of the websites. So just so you know Thursdays they're closed till 11 am. So make sure you go to the official website, because every other website including the stores inside say they're open at 10 am. The hours vary and I'm not the only one sitting here now waiting. There was a total of 5 cars ready to go inside, and shop. It's quite disappointing to say the least.

This is a great place to go shopping in the Cypress area. I noticed it lacks many of the high end stores you would see at other outlets, however I still enjoy all of the other stores they have to offer. There are also several restaurants. There's even a nail shop and a eyebrow threading place here. This outlet is a one stop shop.

Although it isn't the newest, it is still Houston's best outlet mall. I've found many great deals here over the years. Some of my favorite stores have either moved, downsized, or relocated to a different part of the mall, but the deals can still be found on any given day if you're a patient shopper. All of the stores were open for Black Friday (Thursday night) on a recent visit, except for one (New Balance) that I saw. Parking can be difficult on some weekends, especially free tax days, xmas time, black friday, etc. Keep in mind there is always free parking in the neighborhood (Field Green Drive) along the west side of the mall. Their indoor food court at the center of the complex is a nice relief during hot summer days, and there are at least 2-3 vendors giving out free samples if you come around lunch or dinner times. There aren't any gourmet food stands or sit down restaurants here. For those, you'll have to drive. Some notable food spots that are close to the mall if you decide to take a drive include Nyam Nyam (a small Russian cafe on Mason), Slurping Noodles (ramen next to HEB), and The Shack (great burgers in Cypress-Rosehill.)

Five stars for an abundant selection of stores in a well designed and decorated area. One star removed due to the lack of cell signal and WiFi availability in the area. Logging in to the HPO WiFi results in no change unfortunately. Now to the good stuff. There are so many store to choose from. My favorites include: Saks off Fifth, Express, White House Black Market, Francesca's, Godiva, Michael Kors, Coach, and Kate Spade. The purse stores just listed normally have 60% the entire store and sometimes an additional 20% off of that. The purses in those stores are made with the same materials (lamb skin, leather, suede) and quality as what you would find at Macy's and Dillard's but they are designed slightly differently, normally with just different hardware. To the naked eye they look the same. Many other stores have clothing that is only designed for the outlet which is made much more cheaply. I just bypass those shops. There is a variety of the typical mall fast food. They also have hot dog stands, bubble tea, and Italian ice. The bathrooms have been decently clean but always smell like a constantly used public restroom. There is lots of parking around the entire mall. Keep in mind the weather when going as it is an outdoor mall with some covered areas. They also have a very small playground for kids that is in full sun.

I just love this mall! Although I couldn't find everything on my shopping list, I was able to locate some great buys. Clean outlet mall with massive parking lot (although almost always full). Great store selections, but more/ different stores would be great. More awnings and restrooms would be great. Altogether, I recommend this Outlet Mall. Great shopping experience.

(Weekend Review) I would not come back here. First off, parking is really bad. There are tons of open spots in the $7 valet lot, but who comes to an outlet to save money then pay $7 to park? No one, and that's why people are fighting over spots and following people coming out for parking spots. Its an outdoor mall which, a outdoor mall in Houston is a pretty terrible idea. Granted, if the outdoor area was COVERED it would help a lot but most of the mall is not covered, and you are walking in the sun. In and out of the stores, you go from hot to cold cold to hot in and out. Super annoying and why any shopper would want to go through this is beyond me. Why is there no wireless service here? Dead. Plenty of shady, free wifi connections available though. Many big, SALE signs, but only for that small area over there with all the stuff no one wants. Lame. I shopped around and didn't see any of these deals other people were speaking highly of. Nothing you cant get anywhere else or online using codes or coupons. Fancy name, Houston Premium Outlets. They forgot the roof at this Premium experience. I saw some tourists here and thought that was pretty funny. This is definitely not a tourist attraction, but I can kind of see it with all the fake deals and people asking for your personal information. The only exception I can see to coming here is as follows. 1. You live nearby. 2. The weather is nice. Otherwise absolutely no point.

Finally, an outlet mall with shops I actually enjoy going to. Nike, Crocs, Oakley, New Balance, Eddie Bauer, Tag Heur, and many more are all dude friendly shops. In addition to the dude friendly places, there are plenty of female friendly shops as well. This mall has a unique layout, with all of the shops connected by alleyways that are covered by high metal roofs. I didn't notice any good food places, so you may want to eat before you go. My last trip was on New Years Eve so it was completely packed, which made shopping difficult but not impossible.

Visited several times and though they have great stores to choose from, they never have great selections in my size... I don't see much of a price difference either. Not my luck I suppose, though I wish it was different. Plenty of parking and shaded areas to walk through. Food court selection sucks though... seriously can't believe its mostly the fake Chinese/Japanese restaurants you typically steer clear from when you go to the mall. Oh, and each one of them harass you to try their samples... it was super annoying. Never stepping foot in the food court again unless I have to go to the bathroom.

Too hot or too cold out, no deals you're actually paying more for lower quality products, so crowded and these people don't understand personal space, line for Starbucks is always way too long and multiple times have had other people take drinks that weren't theirs.

These outlets are awesome and have a great selection of stores. It's rarely crowded, even on the weekends. Unless you come shopping on a holiday sale... then it's super crowded. They have great deals on Kate spade purses and accessories you can get your Michael kors purses for a good deal Coach, Burberry too. There's so many stores, one of the biggest Nike store is here as well. They also have makeup stores , lots of clothing high end too like saks 5th Avenue and true religion , shoes and toy stores. There's a food court with 2 Philly cheesesteak pop ups right next to each other one is Charlie's and the other one I don't know the name, but they are both good. There's also a pizza and a Chinese pop up. There's a lot to do here for your shopping needs. There's lots and lots of parking, areas to sit and it's outdoors with lots of shade. There's a place to charge your phone as well. There's also a Starbucks so that's a plus.

This is one few big outlets in the great State of Texas. The good brand outlets offer genuine sales for black Friday and people travel from differnt parts of the State to take advantage of the sales. The offer starts Thursday at 6:00 pm and all the shops and food court remain open all night. There is live music and seats everywhere. The sales range from 20-70% off of the original prices. There are very long lines into some shops. There long lines behind the check out counter of every shop. Parking is usually a problem on this kind of sale days and people wait until other people leave a spot.

This isn't the biggest outlet mall, but the store selection is pretty good. My favourites include Banana Republic, theory, Tory Burch, Kate Spade, Off 5th, and Burberry. They also have high-end luxury retail such as Giorgio Armani and David Yurman. On holidays it can get crowded, with parking a bit difficult to find, along with lines outside very popular stores. As much as I wanted to visit Tory Burch and Kate Spade, I was not willing to stand outside in the cold to wait my turn inside the store! What I should've done was check-in on Yelp sooner, as they offered a free coupon book of sorts ($5 value or something like that.) But oh well, next time! As this is an outdoor mall, be prepared to deal with the elements (the cold, or rain.)

Pretty decent place to shop you can find a variety of good deals. I only went to few stores but the place it self has more than hundreds which would take you more than a day to go and see everything which is great. The place is nice and well managed and it was an enjoyable experience compared when it barely opened .
