First experience review of First Impressions & Vibe – 4/5 The location and setting are definitely a highlight. The atmosphere was bright, happy, and inviting. Inside, it felt a little cramped with limited space to move around, but nothing unmanageable. The Menu & Food The menu was fairly standard – nothing that jumped out. That said, dishes being carried past us looked vibrant and fresh. • Hylin Bruschetta – 2.5/5 When a dish bears the name of the café, it sets the bar high. Sadly, this one didn’t quite deliver. While the ingredients were clearly fresh and of good quality, the flavours didn’t blend or pop. It felt a bit underwhelming. • Breakfast Burrito – 2/5 I usually love burritos for the punchy, layered flavours they can offer – but this one was disappointingly bland. A missed opportunity. • Iced Latte – 3/5 I had originally asked for a filter coffee, but they were out. Settled for an iced latte, which was just okay – not particularly well balanced. Service – 3/5 Service was polite but a bit slow. Not unpleasant, just not memorable. Price Point Unfortunately, the experience was made worse by a hefty public holiday surcharge. For what we ordered, the final bill felt steep, especially considering the underwhelming food. ⸻ Overall 3/5 Beautiful spot with good vibes, but the food didn’t live up to expectations. Would give it another shot on a regular day, hoping for better flavour and value.

Ordered their signature chicken croissant and it was just lovely. Chicken was fresh & crisp. Absolutely enjoyed my meal here. Drinks aren't too shabby as well. There wasn't any queue when we went, so we were seated immediately. Service was pretty good as well.

From my experience, brunch cafes can be a huge hit or miss. Many places serve average food at prices that don’t match the quality. But Hylin surprised me with their smashed avocado. I requested the vegan version, and the portion was great—generous amounts of spinach, avocado, and mushrooms served with a thick slice of bread. Nicely seasoned as well. It definitely made me want to come back! The atmosphere and interior design are also nice and chill.

This place was absolutely buzzing with atmosphere on a Sunday morning and so we had to sit outside which was not a big deal given how much warm it was inside. We ordered the Korean Sticky chicken and Streetx Chicken Croissant and both were incredible in flavour. Highly recommend this place even if not in the area and you’ll understand why it’s so popular!

Karla and I went for a Sunday coffee run and wanted to try Hylin. We got here around 8:30 AM, and there was plenty of space and no line. We ordered a hallohmi wrap, spicy chicken burger, latte, and hot choco. The wait was decent, and the food is pretty good. The only complaint was that the coffee had a bit of a weird sour taste.

Dropped in for breakfast hoping there wouldn't be a queue. With the opening of the "back bar" there was plenty of seating. I ordered the Cauliflower Croquettes with Cauliflower purée and poached eggs... it was divine! The coffee was great as usual!

A sunny morning meant I enjoyed brunch outdoors with my dad at Hylin, a trendy and super popular café in West Leederville. You'll need to wait for a table on weekends. The menu has some fun brunch and lunch options, plus a bunch of allergy and diet-friendly options. Yessss! My chilli cheese scram with jamon and truffled mushrooms ($18.50) was the brunch winner. Slippery scrambled eggs with fragrant (and not too spicy) red chilli, plus a mountain of jamon serrano. To top things off, crispy truffled mushrooms were scattered about for a rich, earthy tone. I devoured everything except one crust of the lovely ciabatta bread because I was so full. The green veg bowl ($17) seemed expensive but made a good post-gym meal for my dad. It was definitely well-prepared with a runny poached egg, nice chunk of golden halloumi, crunchy blanched broccolini and various other greens. I still don't like quinoa... Super food? Nah, super boring. Line up inside to put your name on the waitlist, then order and pay at the counter once you've been seated. Brunch costs a little over $20pp including coffees. Hylin had me hooked with a perfect eggs + ham brunch, so I'll be back again soon.

This is my third visit to Hylin and it is a fantastic spot for breakfast and lunch. I am an early bird so I love that they open at 630am. They have seating available inside and outside under some gorgeous trees so it would be a great spot to have breakfast with your four-legged friends too. The coffee was great and the service is very friendly. Their menu has a lot of different options for breakfast including bagels from the Holy Bagel company. These guys make legit bagels so give one a whirl if you have never tried a proper bagel. They also have acai bowls which are starting to take off over here (they are everywhere in Hawaii!) The menu is reasonably priced with most things around the $12-15 mark. I had the scrambled eggs on GF toast (from Strange Grains) and it was great. They have a few GF options on the menu so those with allergies will be happy. My only gripe was that the little pats of butter are straight from the fridge so you have that agonizing wait on buttering your toast while warming it up! Other than that, it is perfect!!

Heard from numerous friends about this place but maybe that has set my expectations too high. The mural by Chris Nixon is absolutely delightful, loved the coffee but the food was just alright. I had the granola and liked it but the brisket that my friend ordered was a bit too dry, such a let down. Nice coffee and attentive staff.

I'm highly impressed with this place. Nestled on a quiet street in west Leederville - it's got a great atmosphere in here. Has the breakfast bruschetta and it ain't just ordinary ! The flavours , herbs, artistic presentation put into it was all well thoughts. Great balanced on flavours too especially ! Try it out and you'll get what I mean. It's not too pricey either about $15 for a big meal. I couldn't finish my meal ! Great quality teas and coffees! I'll definitely come again !

Yes yes yes! Just yes. Just pick up your bag. Get your wallet and car keys and go down to Hylin. It's awesome. This place looks great and the service is first class. The staff are so intuitive and they knew what we wanted even before we asked for it. Need some water and glasses? Just think and it will magically appear. It did for us! Wonder when you food is coming out? Oh look... There it is heading to your table. Amazing!! We ordered 2 Spanish eggs, breakfast bruschetta, breakfast bagel and eggs with avo. They were all awesome. The Spanish eggs I'm told were very tasty and huge servings. The bagel was lovely and filling but I got such envy looking at all the other amazing fresh food. I bought 2 coffees, 2 brekkies and a juice and walked away at $40. Holy moley. Has to be the cheapest brekkie ever!

Despite being located on railway parade next to construction and warehouses and the train line of course which makes it slightly obscure, hylin draws in the office workers, the morning cyclists and joggers. You walk into an open space cafe with a visible kitchen, pumping yet relaxing tunes and the sssh sound of the coffee machine. Order at the counter and grab a seat or order takeaway and while waiting grab a newspaper or one of the interesting reads available. There is a combination of high tables, low round and square tables, balcony seating, outdoor seating, and even seating close to the kitchen action (the best spot in my opinion). This Thursday morning around 7.30, it was easy to find a table for two though the cafe was more than three fourth full. I ordered the chilli scram which are scrambled eggs with chilli, truffled mushrooms, jambon and sprouts on sourdough. The eggs were creamy and melt in the mouth texture with a kick to them. The mushrooms were delicious. The bread was nicely toasted and easy to cut into and was good for scooping up the creamy eggs. The jambon was flavoursome and easy to devour. My friend got the breakfast bruschetta with the customary tomatoes, feta, avocado with a bit of balsamic drizzle. He enjoyed his meal too. I got a large skim cappuccino and was disappointed by the coffee. Too milky and not strong enough. I'm still feeling exhausted. :( Lots of things on the menu to try. Want to go back for the grilled chorizo dish or the green veggie bowl. Mmm.

Hylin you have set the bar so high!!! There aren't many places that are this busy and can still deliver to a really high standard. When we got here for brekky there was a line for takeaways and people putting their names down for a table, which we did too. We waited about 20 minutes (maybe?!) but were always looked after. What I loved is before we were seated we were given menus so that we could order and have our food come almost as soon as we sat down! Good forward thinking. We only waited 5-10 mins for our food once we sat and it was worth the wait. I had an amazing open brekky burger which wasn't overpriced and yet huge and filling and full of flavor, it had 2 poached eggs, a potato rosti, smashed avo and bacon on a yummy bun. Sooooo good. I also had a fresh juice and a soy mocha - I basically rolled out of there!! My girlfriend had the beef brisket with poached eggs and that was amazing too. An excellent kewl for $30! On top of everything the service was impeccable. They literally had a line out the door the entire time and they were a well oiled machine. Well done Hylin I'll definitely be back!

Went to Hylin for a quick brunch over the weekend. It was quite busy (maybe on account of a lot of other places still being closed over the new year), but I managed to put my name down for a table of three, and then be seated within about 5-10 minutes. The staff were very friendly and accommodating when I initially tried to get their attention, despite them looking very busy. Kudos! You have to get up and order at the counter - I tried the bruschetta and the mandarin, strawberry and apple juice. My friends got the same juice, a Reuben bagel, and the eggs with truffle mushrooms. There was a sign at the counter saying food orders would take at least 30 minutes - this is a fairly long time considering the size of the establishment, however it was decent of them to notify everyone up front. The food itself was amazing. Absolutely loved everything! The seasoning on the bruschetta was great, and the fried shallot have it a little something extra. I think it would have been nice though, if it had contained a little more tomato spread through (it had a couple of halved cherry tomatoes), but nevertheless I was very satisfied with what I received. The juice was lovely, but at $7.5, I didn't think there was anything particularly special about it. Having just come back from the US, I'm still acclimatising to Perth prices, but it seemed a bit steep for the small glass (with ice) that you receive. I wasn't unhappy, but I thought it would be nice to get a bit more bang for your buck ;) All in all, it was a great meal! Good food and a light and friendly atmosphere. I'd definitely go back, and would recommend it to others to try out too!

Arrive at the cafe, and there's a few seats scattered around outside. Enter the venue and be greeted by a beautiful wall mural and sexy Industrial fit-out. This newbie was pretty busy on a Wednesday afternoon, especially for a place that's only been open five weeks. Residents and people working in the area must have clapped their hands with joy when Hylin opened, as there was definitely a need for it in this part of West Leederville. We were there for lunch, and on offer was a selection of bagels and rolls and one salad. It would be great to see more salads on the menu. The staff were absolutely stoked to be working there, such a friendly happy bunch! I probably wouldn't even bother trying to visit on the weekend, it would be crazy busy. Overall, a great little addition to the area that really needed a cool neighbourhood cafe.

Hylin is bright and modern, I like how the windows are always open letting natural sunlight flow indoors (a tick in my box for good Instagram shots). It has a contemporary feel with clean finishes and exposed brick mixed with greenery from scattered plants and adorable shrubs. I think coming here four times within the space of a week already says that I have good vibes for Hylin. My top recommendations are the Creamed Corn & Chorizo, Green Juice and Nutella Cronut!

The first thing you notice when you come into the cafe is it's wonderful atmosphere. A combination of happy customers, lively staff and smart architecture really brings the place alive, and makes it feel like you've escaped from the city -if only for a while. With a lot of natural sunlight, and an unpretentious unique twist in it's design, it' isn't a surprise to discover the owner Josh started off as an architect before bringing Hylin to us lucky folk of West Leederville. In my experience, you'll often find him behind the register, which is a wonderful thing. He takes pride in his cafe, smiling and happily chatting with each customer. The staff reflect this genuinely friendly attitude, high quality customer service. Being a long black drinker, there's no where to hide when it comes to my coffee. Hylins coffee beans come from Micrology Coffee Roasters in Fremantle, with 250g bags available for purchase as the counter. The barista's tailor their bean of choice to your coffee of choice, delivering the perfect flavour profile every time. Best of all, the pricing is very kind too, starting at $3.00 for a single espresso. The food is currently an assortment of glass box eats, with nutella and banana slice bagels a favourite of mine to see every morning, as well as a couple tasty breakfast options. Some of these tasty treats are supplied by The Holy Bagel Company, whilst the chefs dish out the rest. In addition to this, it's been said a breakfast menu should be made available shortly. Hylin is to me exactly what the area needed... an unpretentious, modern cafe, with great coffee at a good price, a nice atmosphere, wonderful hospitality and some enjoyable eats. I think I'm in love.

Came here for lunch on Thursday and was surprised as to how busy it was, definitely seems like a popular place for people to come to on their lunch breaks. They have a nice selection of savoury items and rolls for lunch, my friend enjoyed her frittata, "it was very flavourful." However you only order what they have in the window. The wait staff was very friendly making sure that we had a full bottle of water on the table at all times and clearing our plates as soon as we were finished. (which personally I liked as we had a table full on laptops.) Also in saying that they have free wifi :) Its a cute little café on the corner of Railway Parade and Abbotsford Street in West Leederville with outdoor seating and chill "unplugged" type of music playing in the background. Definitely a nice spot for a quick lunch or to catch up with friends

I am in the process of trying as many new places as I can, especially for breakfast. Not coming back to Hylin in the next couple of weeks is going to be hard. Arriving for breakfast at 7.15 on a Wednesday morning is always risky business, will there be a table? Will the food be good? Please, God, I hope the coffee is good! There are many thoughts to be had but thankfully, every scared thought I had was completely brushed away. Hylin is totally awesome because: 1. There are breakfast options under $10. Do you know how rare that is? I go out for breakfast every Wednesday with my mother dearest and it is hard for us to find somewhere that doesn't cost in excess of $50 for the two of us to eat. I had a bagel with cream cheese, tomato, and basil. It came in at around $7.50 and was scrumptious. Mum had a cheese toastie at approx the same price. Again, freaking yum! 2. Beverages. The coffee was great, my watermelon, orange and lemon juice was bloody wonderful (fresh, refreshing and the right amount of tart), the smoothie mum had was perfectly balanced and everything was made to order. 3. The service. The team seemed the think the service was a little slow this morning as they apologised for the wait when they served everything. I, on the other hand, thought it was perfectly timed. We were in and out in 30 minutes (which is pretty quick), and we didn't feel rushed. 4. Layout. The space is filled with tables and chairs of a variety of heights which gives the venue the feeling of business, but doesn't make you feel cramped. It was busy this morning but there was space to move and it wasn't too loud either. 5. Food envy. I do not remember the last time I wish I'd ordered everything that went to another table. The smashed avocado looked divine, I was devastated I hadn't ordered that (not because my bagel wasn't smashing, but because I wanted everything). I am aware I get bad food envy, but this was ridiculous.

Staff was friendly , service was promptly even that it's busy on a normal Monday morning. Drinks prepared freshly (i had green juice n sit next to the bar) coffee was nice too. Food was the one that surprised me the most. I had the Vege Bowl n it comes with a very good portion n very rich flavor with the combination. Husband had chilli scram n he loves it so much. Overall, we really enjoy the food there n will definitely become the regular in future .

I thought the menu prices are extremely reasonable, which was surprising but brownie points for Hylin on this matter. The service was rather quick so we didn't wait long for breakfast to arrive to our table. The presentation of the dish looks great but where is the bruschetta, I didn't order a salad? Needless to say, I did not enjoy this dish at all as I do not eat salad. After removing all of the irrelevant greenery, there was a slice of sourdough, a few halved cherry tomatoes, a few pieces of chopped tomato, crumbed feta and one egg. I may as well have ordered Eggs on Toast (12.50). Although it looks great, I was hungry so this is most definitely not a dish I would consider ordering ever again!

Hylin is a very useful place to go if you want a visual and edible illustration of what "hipster" means. Raw wood, concrete, brick and steel? Check. Industrial chic? Check. Little succulents in recycled pots? Check. Shared tables? Check. Edison bulbs, graffiti art, vintage chairs, skinny tattoed waiters in beards and a clientele whose age and BMI are both under 25? Check. As for the food... great coffee? Check. Cronuts? Check. Bagels, check? Thick-cut bacon, acai bowls, smashed avocado, chipotle, quinoa, "super foods", "organic" and creamed corn? Check ad infinitum. You may be getting the impression that I don't like Hylin. Are you kidding? I adore Hylin. It's cool and hip and the food is amazing. The only reason I don't go there more often is because you have to get there practically pre-dawn in order to secure a table, especially on the weekends. I guess I'm just a hipster trapped in a suburban guy's body.

This gem of a place opened approximately two months ago, but it's already causing a stir in the Perth cafe scene. Not many new establishments can boast queues running out the door early Saturday morning; Hylin is ticking all the right boxes. Their coffee is made with beans sourced from local independent roasters Micrology. These guys are serious about their coffee, and you can tell - each sip is pure ecstasy. If you want one of the best brews in Perth, you need to become well acquainted with this place. The menu is simple, uncomplicated, but you're sure to find something on there to satisfy. My breakfast staple is muesli, and Hylin offers a delightful rendition by Perth girl Shannon, the brains behind The Prospect Project. Having said that, you'd be a fool to visit and not try the Spanish beans - I'm not typically a morning savory person, but even I can admit that these were heaven on the taste buds. The architecturally designed space has a relaxed, casual vibe. Local illustrator and designer Chris Nixon from Nixon Illustration is responsible for the stunning wall mural. The staff are incredibly hospitable and friendly; very accommodating and eager to please. Check this beauty out ASAP.

Google and yelp say they're open on a Sunday which I learnt after going there and when we opened the door a lady who was on the rudely said they weren't open. I tried again on a week day and went around 2.15, they close at 3. After reading the menu for 5 minutes a guy came over and said the kitchen shut at 2 and we could only order from what was in the counter. This is not advertised anywhere so it's pretty frustrating when you go somewhere for lunch as it says it's still open only to find the kitchen closed. The food that we did have was pretty good it just would have been nicer to order off the menu.

Here's hoping the "negative newness" wares off soon because it's a gorgeous space to catch up with friends in or even unwind to do a little work at. My only real criticism is that not only is the menu extensive enough, but on the two occasions that I've visited since it's opened, they've run out of food at crucial timings. It's a little sad to be eating of out the display fridge at just past midday when the menu promises all day breakfast. The staff are friendly, the flat whites are great ($4.00, standard) and it's got some of the best decor in town. This one is definitely for the freelancers and mobile workers. Wouldn't write them off too early - rumour has it, the house made baked beans are killer and they have cronuts...when they're not sold out, that is! Tip: Wifi password is "helloHYLIN"

My morning wouldn't be complete without a quick stop at this little gem in West Leederville offering coffee, chow and cheer. Located in an urban setting, this trendy space offers open seating areas that look out onto the street with cool wall art and industrial edgy vibe. Always busy, Hylin offers the best pastries, I highly recommend the chocolate croissant or a raw ball for a healthier option. Sometimes the queue can be long due to its popularity, but it's worth the wait.

The decor is sexy, the staff are attentive and very professional and the food and coffee are brilliant. Take my latest brunch choice - a chicken bagel. Now that doesn't sound too exciting, does it? Well, you're wrong. The soft, melt in your mouth chook was layered between lashings of pesto and avocado and topped with a mountain of Swiss cheese and sundried tomato. The flavour combination was insanely good, and I wish it was bigger. Plus they use bagels from Holy Bagel Company, and you know I'm a fan of those by now!

I love it when I find a place where the food is delicious but it won't affect the size of your ass. Hylin has a broad and varied menu and everything on it is delicious - and healthy! I enjoyed the Open Street Tacos and my friend's Mushroom and Haloumi Burger looked amazing. Kick ass coffee, refreshing juices, a lawned area for your pooch - this places is the cat's pyjamas. Three thumbs up!

Menu is ok but another menu from a cafe in Perth that is overpriced. The cafe is also very noisy, hard to have a decent conversation in the cafe. Coffee is ok, nothing special Not much seating for customers Worth a visit but not a top ten cafe

I came for my lunch break and the ruben on a bagel was fabulous!! Perfect cafe sandwich for lunch. To be honest, i was initially disappointed when i saw the size and lack of piled high meat you would get in a NYC deli. But after one bite that changed into tastebud satisfaction! What really makes it great is the bagel and oh that sauce! Paired with a cappuccino. What a fantastic lunch for $13!

Outstanding food and coffee. This was obvious judging from the amount of people crowded in and the numerous staff bustling In what looked like a Masterchef-style busy kitchen. Problem: I stood at the counter for about 5mins waiting to order my takeaway, could have been shorter, but understandable. Acknowledgement or even eye contact would have made the experience far more enjoyable.

Amazing. If this cafe was in my area I would go broke buying breakfast. I came in a group of 6 and everyones meals looked so good- hearty portions, great presentation. I had the beef brisket dish and I could barely finish it, but of course I forced it all down and slapped my friends hand away when he tried to 'help me finish it' because it was just too good

Fantastic café. Looks cool on the inside and the grassed area out the front is popular - office workers, footballers, pets and kids are often found drinking coffee out in the sun. Coffee is a winner and so are the breakfasts.

Great little cafe in a quiet, convenient location. We really enjoyed the coffee and the menu was delicious. I asked for the chilli scrambled eggs without the jamon, and they were happy to accommodate. Really impressed!

Gave this place a try on a Saturday morning for breakfast. Looks very cool, love the design and location. There has been a coffee shop missing in this area for a while now. The place was reasonably busy for a weekend brunch time, but we managed to get a seat without waiting. The breakfast menu is very small but luckily we both just fancied eggs on toast. I ordered a side of bacon and my wife the gluten free bread with a side of avocado plus two coffees. The staff seemed gear to start with and the waitress came over with water and glasses very quickly. It was a great start that went down hill as quick as the water arrived on the table. Our food and coffees took an eternity to arrive!!! My wife's order come out first with no gluten free toast and bacon on the plate. Wrong and wrong, so after sending it back and having it come out two more times unchanged she finally received her gluten free toast. Still had the bacon (that wasn't ordered for her?). I still had no breakfast and we had no coffees? After asking for my order they then I'm guessing started it from scratch, during which time my wife's coffee came out as ordered skinny flat de-cafe in a takeaway cup. I again still had nothing to eat or drink bar the water. After asking for my coffee again, I got my skinny flat in a thimble of a cup not the takeaway cup as ordered? I was happy just to have something close to what I ordered. Still no breakfast or apologies. Eventually my food arrived by which point I was very hungry. Food was nothing special but hungry and fed up I finished it off and we left. Both never to step foot in the place again. Despite this their bangles looked good and I imagine quicker to prepare?

There is much to like about Hylin, and one of those things is their potential. I arrived at 8.30am one Saturday and they were already busy - get there before 9 if you don't want to wait around for a table! The coffee came out in a flash and was full of flavour. Unfortunately we had to remind the waitstaff to bring out water, but no biggie. The wait for food was approx. 40 minutes so be prepared. The smoothies looked delicious and will try one next time. There is so much on their menu I want to try! It is simple, flavoursome food. First time around I just had poached eggs on delicious toast (hate it when it's too crisp) with the avo and sautéed spinach. Very tasty. I can't wait to try the Spanish Beans and the creamed corn with chorizo and asparagus. Their website has their menu and prices too - yay! It's not pretentious, it's just a clever menu with tasty food and drinks. It will only get better.

Great coffee, awesome vibe, cool fit out. I think it is great that some cafes know that good food does not necessarily have to be elaborate. I had a great grilled cheese sandwich which really hit the spot. You can tell these guys love what they are doing.

right! that is it #Hylin Cafe - never going back. How the hell can it take nearly 30 mins to make poached eggs and avocado smash when most of the people in the coffee were drinking coffee and not ordering food? Two staff members are standing chatting with the barista cluttering up the access between tables when customers have to squeeze past to order at the front. No doubt your coffee is good and it comes really fast but this is the third and final time for me because your food service and ordering systems are frankly inefficient. Hope the amount of coffee you sell makes it worth it.
