This shopping area is close to the parks and has some good options. We wish it was even connected like the Downtown Disney to make it more accessible but it’s still easy to get to. The main train station being connected also makes this very convenient to use. The food in the area is simple but also very filling.

Shopping and entertainment all in one place! Ikspiari is a fantastic spot near Tokyo Disney Resort with plenty of shops, restaurants, and entertainment options. The atmosphere is lively yet relaxing, perfect for a day of shopping, dining, or just strolling around. There are unique stores, themed cafes, and seasonal events that make every visit enjoyable. Ideal for families, couples, or friends looking for a fun and convenient place to spend the day!

An interesting shopping mall just outside the main Disneyland. There's shopping, food and many other things here. Very convenient, too. A must visit if you've come all the way here.

Google
This mall is extremely unique They have a dome in the middle of the mall right next to the rain forest cafe and if you stand right in the middle and snap your finger or make a funny noise it will echo like crazy TGIF Fridays is a restaurant in this mall, if your looking decently priced food and drinks this is the place to go. Only reason I’m giving this place a 4/5 star rating is due to the layout. It’s a maze and a little difficult to find your way around. I stayed in a hotel close to it on my last couple days in Japan as I wanted to be somewhat close to the airport so I spent a lot of time at this mall considering it’s the only thing to do in this area (that I knew of) if your not willing to take a train into Tokyo. Once you’ve walked around it once you probably won’t care to walk it again (from my experience)

When waiting for friends or family, Ikspiari is the best place to chill. The number of cafes and restaurants here are amazing

Google
IKSPIARI is an interesting place and concept. It has many stores and restaurants within it and has access via subway and Disney Monorail system. It houses the Disney Store and movie theaters as well as western eateries like Starbucks and McDonald’s. They even have Rainforest Cafe. This is a great place to eat/visit especially if you are at Tokyo Disney or Disney Sea theme parks.

Google
The strategic location for this mall since it is beside the MRT station and the entrance of Disneyland. You can find lots of Disney stuffs and souvenirs here. Enjoy.

Yelp
its time for IKSPIARI! We had the some difficult pronouncing the name of this shopping complex....initially. After 3 days at the Tokyo Disney Parks, we just started using "IKS-PARI", or one day I think I might have called it "Downtown Disney". In any case, if you're visiting the Tokyo Disney parks, I'd recommend a visit to IKSPIARI for other food choices/options, as well as some shopping. NOTES 1. If you're taking the Tokyo Disneyland monorail, the monorail stop is Resort Gateway Station. 2. For those that are familiar with the US Disney parks, Ikspiari is comparable to Downtown Disney in Anaheim, CA, or Disney Springs in Orlando, FL. 3. IKSPIARI is also the access point for Maihama Station if one is traveling outside the Disney property/bubble. On our first visit to IKSPIARI, we were primarily interested in other food options (we wanted something other than park food). Thanks to the complex map, we found Ippudo Ikspiari. On future visits, we visited/found/ate at: 1. The Disney Store 2. Red Lobster (of all places lol!) 3. The lowest level where there is a food court, a grocery store, and other food places. We found an ice cream place, and a waffle place where we got chocolate dipped waffles. 4. On our last day we ate at a Shabu Shaba restaurant. The complex is multi-level and comprised of stores and food places. As we do have similar stores in the US, we gravitated more towards to the various food choices on the ground floor. BOTTOM LINE With shops and restaurants galore, IKSPIARI surely has something to offer the visitors/guests that flock to the Tokyo Disney Parks. After all, its only a monorail ride away.

Yelp
Yelp Review 2025 #50: Ikspiari is a mall located at Disney Resort. The monorail has a stop here (Resort Gateway Station). It's a smaller mall but it has everything you could want and need. 1F (The Courtyard): McDonald's, Tsukiji Gindaco (takoyaki), Omusubi Genbei (onigiri), Nana's Green Tea, Daikanyama Candy Apple, Starbucks, 31 Ice Cream, Manneken (Belgian waffles), Wagashi Nanarika, Lupicia (tea), Krispy Kreme, Ichibiko (a strawberry dessert shop), Ikspiari Kitchen (food court), Tully's, Komeraku, Kyo No Uta, and a buffet restaurant. 2F (Museum Lane, Traders' Passage, Trail & Track, Theater Front): Bar Rica Cerveza, another Starbucks, Dalloyau, Club Harie (baumkuchen) Chunky Airlines, Kafe Trail & Track, Lindt, Kuradasiyakaiimo Kaitsuka, Cafe Kaila, a gelato and crepe spot, Saizeriya, Rainforest Cafe, Guzman y Gomez, Rio Grande Grill (churrasco), Kua'aina (Hawaiian), Cafe Chez Madu, and Gong Cha. 3F (Gracious Square): Outback and the Disney Store are both big and bold with their signage. They're right smack in the middle of the mall. Delices, Godiva, Yakiniku Toraji, Red Lobster, Mai Chibo, Monsoon Cafe, Ippudo, Shabu-shabu 4F (Chef's Row): TGI Friday's, Tsukiji Tamasushi, Tonkatsu Wako, Old Owl (pub), Bott's House (beer hall), Torcedor (bar & cigar), Salon de Sweets (dessert buffet), Mare Cucina, Rin-Ya Okay, so, I was mainly focused on food and the Disney Store. The regular stores didn't really appeal to me. If Muji, Loft and Uniqlo were here then, I'd stay here for the day. I walked around on each floor and went and gotten stuff from Godiva, Starbucks, Disney Store, and had dinner at Ippudo.

Yelp
Several floors dedicated to retail and food. Considering it offers variety to the resort guests stuck in the Disney bubble, this mall is awesome! Whoever decided to put this mall here is wise!

Yelp
Monday May 8 59°F 58% Humidity Ikspiari (イクスピアリ) is the shopping center at Tokyo Disney Resort. It's a large complex, with four floors of retail, dining, and entertainment. Very conveniently located close to Maihama Station, the monorail, and the Disney Ambassador Hotel. 1F - Food court with various cuisines, cosmetics, an upscale supermarket called Seijo Ishii, and an ice cream shop. You'll find familiar chains like McDonald's, Starbucks, and Krispy Kreme. 2F - Movie theater with sixteen screens, apparel stores, watches, hats, and a drugstore. The Disney Store sells various cookies, chocolates, and popcorn buckets that can be purchased as gifts for others. Rainforest Cafe is here, what a throwback! Starbucks again. 3F - Jewelry, bags, fashion accessories, a beauty salon. Restaurants specializing in okonomiyaki and shabu-shabu. Red Lobster, Outback Steakhouse, and Godiva are here. Ippudo is a popular ramen chain. 4F - English-style pub and a cigar lounge. Food options include sukiyaki, sushi, katsu, soba, and TGI Friday's. Overall, it's worth taking a look if you're planning to have dinner near the resort. If you're seeking Disney themed merchandise specifically, options are limited since there's only one Disney store. Buy your souvenirs inside the parks or at the Bon Voyage gift shop. Japan 2023 Yelp collection: yelp.com/collection/5VW1mYIyr54rstI8h9NrYQ/JAPAN-2023

Yelp
We bypassed this mall and went straight to Tokyo Station from Maihama Station at the Tokyo Disney Resorts. This was a good thing because we came at night. SO beautiful! The lights are dazzling and there are many restaurants to dine at. After dinner we walked around the different floors and wow! Much nicer than Kahala Mall for sure. Even classier than Prudential Mall in Boston. Hubs went to check if Starbucks had a mug. He has a collection from around the world. They have shops galore and we ventured into the 3 Coins(300 yen) shop. Much more upscale than a Daiso. They have a cinema too. This is our 2 nd night at Sheraton Grande which is perfect cuz bus stop 1 for the Disney Resort hotels gets you here and back every 8 minutes from Bayside Station to Maihama Station. I'm looking forward to returning a couple more nights plus our last day here. Beautiful fun atmosphere you'll enjoy too especially during the holidays. Merry Christmas!

Yelp
Love how Disney Resort Line, a convenient monorail system, stops at Gateway Station where people disembark right into Ikspiari shopping Mall. With more than 150 dining, retail shops, and entertainment venues under its roof, Ikspiari Mall is walkable to and from Tokyo Disneyland and the JR Maihama railway station. It's provides a wonderful break from eating mediocre food in Disney's parks with countless international spots to choose from. My favorites ? Restaurants Ippudo - 5 stars Wako Tonkatsu - 5 stars Seiryumon - 5 stars Monsoon Cafe - 4 1/2 stars Snacks Gong cha tea - 4 1/2- 5 stars Heart Bread Antique 4 1/2 - 5 stars Krispy Creme - 4 stars Shops Daiso - for cheap needs for 100 Yens Disney Store - carries non resort items Bon Voyage - Disney original merchandise from Tokyo Disney Resorts, Tokyo Disneyland and Disney Sea. Great spot to check out!

Yelp
TikTok: https://www.tiktok.com/t/ZTRxtkhVw/ What a cool mall! There are tons of places to shop and places to eat. I had an awesome time just exploring the different floors and seeing what this mall had to offer. It was a great way to kill time after we got into the area because we weren't due to go to the parks until the day after. Outback Steakhouse was a surprise to see and we had to stop and get dinner! This is an outdoor mall and it's getting chilly outside so bring a sweater. Check out the candy apple stand in the courtyard too! The cinnamon apple flavor was really good :)

Yelp
Nice shopping mall in the Disney resorts area, it is located right between the Maihama station and the Disney gateway resort station. Lots of restaurants and shops. You can spend the day eating and shopping here.

Yelp
The Tokoyo Disney property has a cherry on top! And it's Ikspiari! This place is so well put places and has all the stores! I mean ALL the stores, even a grocery store down stairs nice right?! My husband and I were looking for a store to get a small umbrella from. A gentleman who must've been some type of general manager saw us looking very confused. He offered to help us and once he located the store that we needed he actually walked us over himself. If you are an American looking for a quick mall fix while visiting Japan this is your place there is a movie theater inside but like any movie theater in another country it is in the other language which is perfectly fine as there is so much to do! Finally the location is a major convenience it's right as you get off the Train!

Yelp
This was a very nice fancy mall conveniently located just Southeast of the Maihama Station. There were 4 floors of shopping, restaurants, and a movie theater. My friends and I checked out the Disney Store and ate yakiniku at Toraji for dinner after a day at DisneySea. There's plenty of good alternative food options here if you're not too keen on eating inside one of the Disney parks.

Yelp
I've said this in so many other reviews, buuuut...Ikspairi is Japan's version of Anaheim's Downtown Disney and Orlando's Disney Springs! It's located conveniently just outside of Maihama Station and there are lots of shopping and eating Choices. There is a Disney Store and a store called Bon Voyage, which is Japan's World of Disney (Bon Voyage is actually separate from Ikspiari, but is in close vicinity). My friend and I stayed at TDR for three nights and ate dinner here twice. The first night, on our arrival, we ate at a Japanese restaurant! Haha. I can't remember the name, but I had a dinner set of udon and katsudon. The food was really good, but the udon noodle and the rice from the katsudon was too much carbs for me! The second night, we ended back at Ikspiari and a lot of the restaurants were very busy. I really wasn't in the mood for Japanese food, so we ended up at TGI Friday's! There aren't any TGI Friday's in Hawaii anymore, so it was kind of cool to be back on one! OK, back to Ikspiari! There are a lot of twists and turns and levels to explore, but I kind of wish it was more like a rectangular mall where everything is viable and you don't have to go searching for certain places or restaurants! Well, it seemed like a maze to me! I'm sure I'll be back here at one point in time when I return to TDR and I definitely will visit the Disney Store and Bon Voyage!

Yelp
I was not expecting much from this mall because of the mixed reviews but my adult daughter and I found so much that was too cute to pass up! Lots of character stationery, toys, plushies, cookies, coin purses and shopping bags. Great place to pick up souvenirs and gifts. Daiso on the bottom floor. Tons of Western style restaurants, and an Italian restaurant if you want a break from Japanese food. We had a blast!

Yelp
Chances are, you'll be passing through here on the way to Tokyo Disney. It's a four floor mall with tons of places from food to clothes to a movie theater. Definitely a good place to stop by when you're going to/leaving Tokyo Disney. I would recommend eating at one of the restaurants here before heading to Disney so you can avoid the expensive but mediocre food at the park.

Yelp
This is a good mall to buy Japanese made and Japan inspired products. They range from clothing, cowboy wear, to a Japanese book store. It was a interesting walk around. I did almost give into a Hawaiian style hamburger but opted for the Mexican themed Restraunt next door. Did it meet my expectations? Nah. But I'm sure they had the second team working the grills when I ordered. So I will give 4.1 stars for my first review. I'll be back!

Yelp
So this is a good-sized mall located at the subway station where you get on the DIsney tram. There are a ton of shops and restaurants and even a little supermarket. I definitely loved the food court; there was a good variety of food options and at cheaper prices than the park. I also really loved shopping for Japanese snacks at the super market, which is located right across from the food court. There does seem to be a plethora of restaurants from Hawaii!! It made me miss home a little, but I obviously didn't try them because I needed to get my fill of Japanese food. The best part of this mall was the disney store!! It was late and dark, so I was a little disoriented, but the mall has an outdoor courtyard. The disney store opens into the courtyard. You can't miss it!

Yelp
My family stayed at the hotel which was literally connected to the mall. It was SO convenient. IF YOU'RE PLANNING ON GOING TO THE DISNEYLAND, YOU CAN GET A LOT OF NECESSITIES FOR THE PARK/HOTEL ROOM THERE FOR A CHEAPER PRICE (umbrellas, snacks, meals, water, etc). There is also a disneystore and plenty of restaurants inside the mall as well. The food court was great. Unfortunately we went there on a weekend so it was a bit busy and hard to find a seat. however, the food was delicious! Favorite place to get food: the steak place (can't think of the name right now lol) For most vendors, language barrier wasn't a problem as they have pictures you can point to of what you want. In addition, the place is gorgeous and it was pretty cool that the train that goes from disneyland and the other hotels in the area stops by here too.

Yelp
This is a four story indoor mall. It is connected to a train station as well. There are a few American businesses as well as Japanese companies. It is a great mall for food and light shopping and to come to on a rainy day. They have a lot of different shops and eateries. There is also a movie theater and very close to Disneyland and Disney Sea.

Rick B.

Yelp
Ikspiari is one part Disney, one part boutique mall and one part experience. As it's literally next to Tokyo Disneyland and Disney Sea parks there's going to be quite a bit of Disney related stuff going on. But if you're going to the Disney properties, why are you spending your time here? Come here afterwards and check it out. Otherwise you will find a lot of boutiques that sell clothes and accessories some of which you might recognize. There's a small supermarket downstairs that sells both Japanese and Western type items including a decent wine selection. And there's also a good selection of restaurants. One of the ones we used to go to several times was "Roti House" where they also sell their own beer called "Harvest Moon". We'd split a roast chicken, caesar salad and their beer sampler which was five different beers, one of each they made, from a pilsner to a stout. All of them delicious. Then we'd head off to the AMC theater, now an independent theater, to see whatever movie we wanted. I think on Wednesday nights it was 1000 yen after 6pm so that's when we went. It made for a nice night out that didn't cost too much.

Yelp
This was a nice shopping center to visit. There was a good balance of indoor and outdoor shopping. It was convenient to get to because it was on the Disney monorail and they have a Disney store that sells Disney store exclusives not available at the park. Similar to Downtown Disney, they have a Rainforest Cafe, which is the only one in Japan. The only downside is - there are 2 buildings to Ikspiari - one connected to the Disney Ambassador Hotel and the other connected to the monorail.
google avatar

Yelp
This is a small shopping mall owned by oriental land. Nothing special but good place to eat before or after Disney. You can wear wedding dress if you have a after party after Disney fairytale wedding. Most of respondents are pricy.

Yelp
This place is awesome! It is a mall connected to maihama train station that has shops, LOTS of food, drinks, a grocery store and more. What makes it so great is that it's open until 11(an hour after Disney closes) and is right across the street. What this means is that after a full day of Disney you can come and buy a meal and/or snacks before boarding the bus to your hotel. We stopped here every night before going back and went to the grocery store for onigiri, drinks, & snacks. We also hit up Krispy Kreme donuts, the takoyaki shop, & Starbucks. There is a food court with lots of options ranging from ramen, steak, Chinese food, and more. This is the perfect place to go before heading back to your home after a day at the park(s)!
