Place is well located, it's exactly as pictures, it's clean and offer cleaning service everyday. But unfortunately the drain has such a strong smell that it can be felt even with air freshener. (There are few moments when the unpleasant odor isn't present). Laundry works with $10 baht coins ($80 to wash, $20 for soap and $30 for 25min dryer).

To be honest, I read quite a few negative reviews on Google Maps about the room having a weird smell and such, but when I stayed in July 2025, I didn’t experience anything unpleasant. The room was actually nice: it had a fridge, microwave, and strong water pressure in the shower. The only minor issue I had was that the shower curtain wasn’t long enough, so water would always spill onto the floor after showering (but it wasn’t a big deal). One night, I accidentally left my room card inside while going out to buy dinner, but the host kindly contacted a staff member to help me get back in. Everyone was friendly and helpful. There are plenty of great food options nearby, all within walking distance , including cute cafes and the lively Song Wat Road. I booked the place through Airbnb and had a good overall experience.

The place has an excellent location and is very clean, but the beds made the two nights we stayed here uncomfortable. Springs with a thin cover of fabric. The room was small and the AC made it very cold, which was nice.

Location is decent, just a heartbeat away from Yaowarat. However the sewage smell coming from the toilet bowl is real, strong pungent smell :( Water supply disruption happened 3 times during our 5 days stay, all happened during crucial timing from 8pm to almost 9am. No notice for the first disruption and second disruption notice was up but the disruption timing was all wrong, it was longer than what they have mentioned. Imagine out for the whole day sweaty and tired wanting to shower and rest, but this happened and we had to sleep in without cleaning up. For this price I do not feel it is worth all these inconvenience. Important: I posted the exact review on booking.com where I booked this place but the website decided that my review contains HATE :) best to check google reviews for any accommodation bookings

The stay was decent overall. The location is tucked away from the main road, making it pleasantly quiet. However, the service from staff was minimal. Basic amenities like a towel, shampoo, and shower gel are provided, but you’ll need to bring the rest yourself. It’s conveniently located a short walk from the MRT station, which is a plus. On the downside, the pillows were very flat and not comfortable. Suitable for a no-frills stay.

I stayed there one week ,, they said clean daily change towl but ,, surprisely they said ( clean it ) but the room is verry dirty , towl not change because i saw the same stain They just make a bed only not even change bed sheet . The floor is lots of dust what they clean??????? The room is good ,, good Airconditioner ,, checkin/checkout was smooth waterheater is good toilet was good too Just service not GOOD :)

We stayed here for three nights on our second visit to Bangkok. We’d previously stayed in The Royal Bangkok and The Grand China hotels and this place was a short walk from both of them but, much closer to the Wat Mangkon MRT station, which made arriving there very easy using public transport. The ‘Residence’ is around the back of the main ‘I’m China’ complex, in a separate building. The room was compact but pleasant enough with a shower room and small kitchen area. Aircon, Wi-Fi and a small TV (that we did not use). Room cleaned daily and towels changed, bins emptied and toilet roll restocked. Just like in a hotel! Laundry service available at the reception office. Quick and simple check in and check out.

Terriblenplace, we had to wait one hour to get someone to open the door and let us check in. Terrible smell coming from the outside. Not even water in the room. Make yourself a favor and book something else
