I just moved to DC from Saudi Arabia for studies . I was searching a new home and visited few buildings on the Wharf, as soon as I entered iINCANTO , i was greeted by Dorcas’ smile , the Executive Concierge. Dorcas has helped me, because my English is not very good . I have to use Google translate. Dorcas has the most beautiful heart . She is caring and make sure i feel at home . She is the reason why i chose Incanto over other buildings on the Wharf ! Indya was very kind and patient , when I applied at Incanto , My future apartment was not completely ready and Indya made sure all the repairs were done before i move in . And she has remained extremely niece to me . Overall i love my apartment at Incanto , all the staff members are very nice . The building is clean and well kept , the neighbourhood is secured and pleasant. I want to mention Sammy the overnight Concierge who is always polite and welcoming .

I moved here from Montana and it was nearly impossible to find parking nearby. Oftentimes I would drive around and wait 2+ hours as there is a waitlist for parking with the apartment. I knew this coming in, but what I didn’t know was there really wasn’t anywhere else to park around. If you were lucky to find a spot, it would cost an arm and a leg. The building is very nice and the amenities are good. The staff was very nice and helpful as well. I just was very frustrated by the parking. The building itself can also be noisy, especially if there is something going on at The Wharf. Overall, it would probably be a good spot for someone who doesn’t need a car or doesn’t mind paying a small fortune for parking. The apartment was a little small for the price but it is about on par with the rest of the buildings in the area

It's been wonderful living here at Incanto! The staff are welcoming and make you feel at home. There are monthly events that are fun to attend and have great food and drinks. The apartments are beautiful, spacious, and quiet. The gym is great. Neighbors are friendly. There are lots of pet dogs in the building, and my husband and I always enjoy saying hello to them! The location on The Wharf is fun and feels safe. Overall, we love it here and definitely recommend it!

I moved to Incanto August of 2024 and I absolutely love it! The facilities are great, maintenance is always responsive and prompt, and most importantly the concierge staff is amazing! Ms. Dorcas, Ms. Keela, and honestly the entire staff makes me feel so welcomed and well taken care of! The monthly events and gifts are a great addition to their already superb service!! Without them my experience would not be as wonderful as it has been!!

As a new resident at Incanto I have enjoyed my stay immensely, and Indya Bowden my leasing agent was beyond helpful in getting me settled. One of my favorite aspects of the Incanto is its friendly atmosphere. Since moving in, I have been absolutely amazed by the high quality of service that is provided from the concierge desk. Two notable names that I felt the need to mention due to their stellar service and kindness is Keela Harris and Sandra Taylor. Highly recommend Incanto as a living location, they definitely hire the best of the best.

I’ve been at incanto for close to 3 years now and have always felt at home. The concierge staff is all lovely and makes me feel welcome. Dorcas N. has been super helpful and watches out for residents. Regarding the property, it’s in a great location close to the water, and the building is always kept clean, safe and quiet.

To be honest I will say I have had quite an experience. Exceptional service from various concierge people and leasing consultants. So shoutout to Dorcas, Keela, Ahsita, and India. I liked living here. The scenery was nice.

This review is for Ms. Dorcas and team on curating really thoughtful events for us. This review is overdue from the candle making class, but we appreciate the level of effort that is put into events. The catering selections, bakery and menus are always great. S/O to Dorcas and the Concierge team for making our events special. Also, Dorcas, is very kind to my guests and treats them like family and they love her.

I moved to Incanto to a studio apartment on the 6th floor on July 23, 2018 and so far I am VERY happy to call Incanto my home. The building is beautiful. My apartment is beautiful. The building has a very low key, comforting ambiance. It's almost like you're walking into a serene day spa. Inside the apartment there are large windows bringing in a ton of natural light. My plants are thriving. The appliances are name brand and high quality. Besides the live music from Pearle Street, my apartment is quiet as I never hear my neighbors through the walls or in the hallways. All of the staff is amazing. Everyone seems very organized and on the same page. I love that they have a dedicated concierge staff that actually works for the company. The last building I was in, the concierge were all from a temp agency. They often lacked knowledge of the property and you could never get to know anyone too well because they were always coming and going. At Incanto, the concierge staff is very knowledgeable and proactive in helping in any way they can. Henry, LaDonna and Jackie have been awesome. They are constantly organizing really great events from wine tastings to 4th of July BBQs. Weekly, we get surprise treats as we leave for work in the morning or come home in the evening. They seem to really support the local businesses in the community but especially on the wharf, which is really cool. The leasing staff made everything incredibly smooth and seamless for me, as well. Ranija and Jacob had everything ready to go for me and were incredibly accommodating to any questions or concerns I had. On my move-in day, my apartment looked amazing with tons of treats they left for me in the kitchen, the laundry and the bathroom. It was such a great surprise! I got everything from sparkling sodas and power bars to a gift from Sur La Table and a rubber ducky and clean white, decorative towels! Getting to the metro is much easier than I thought it would be. The SW Waterfront bus picks up right next to Incanto in front of CVS. It will take you straight to the metro, which is incredibly convenient. It feels great living on the wharf. It is a hot spot with great restaurants and shopping. If you ever just want to get up in the morning and take a walk along the water or go out onto the pier, it's right there. It's so peaceful and serene. I can't say enough good things about living here.

I'm really happy I decided to live at Incanto this January. While the wharf isn't as popular during the winter months, the Incanto team does a great job of having weekly events and getting events going on around the Wharf and/or have local restaurants/ vendors/retailers come for lobby events. I wish I was in town for more of them! Henry does a great job with the party planning and I love getting greeted by LaDonna every night when I get home from work-- she's the absolute sweetest. When you move in they'll give you your founders membership card with discounts to nearby wharf restaurants, some small gifts, and a hand signed card. The Bozzuto group knows how to leave nice touches! The studio apartment itself is well over 500 sq/ft and when friends come over they're always so impressed with the roomy size. All of my appliances are brand new and great quality which I love as well. I've only one time ever complained to the concierge about construction and that was for one day when a resident at the Vio was doing some construction to their apartment. The negative complaint on here is out of date! You can opt in to pay for the amenities at the Channel as well, which I've decided to do now that it's summertime-- you can't beat their pool! I just liked how much quieter and home-like the Incanto felt like in comparison. The only really complaint I have, but it's for the Wharf in general is the lack of parking without paying a fortune in the underground garage. ($35 a night or $300 a month). At least my guests know where to go to for street parking and there generally isn't an issue unless there's a bunch of events going on (concerts at the Anthem or shows at Arena stage). But hey, lack of parking in DC these days is the standard. Luckily my commute to my work building in SE is a breeze.

I moved into INCANTO on July 1, 2018. Thanks for Justin for going above and beyond to help me make my move in experience smooth. From day 1 I have felt at home-This experience has been like no other. The location, amenities, Discounts to nearby restaurants, access to the FREE Southwest Shuttle, lovely neighbors and sooo much more! I am looking forward to calling INCANTO my home for years to come! Thanks to Justin, Rinaja, Henry and LaDonna and the rest of the crew for going above and beyond to make us feel at home.

I've lived in Incanto for over a year and a half and I have had a very pleasant experience. The staff is attentive, the area is popular and modern, and the architecture and furnishings are impeccable, definitely one of the top quality luxury apartments in the city. All this aside, the staff is what really makes this place home. The concierge LaDonna is beloved by the entire building and like a mom to us all. Our cleaning staff is so sweet. Sam in leasing is the coolest guy around!' And our newest concierge Sandy is so friendly. Incanto is different from other apartment buildings because we have such a tight knit community.

Overall overpriced and overrated 1) The construction noise from the area is unbearable. They are building offices on the second floor of this building. You can hear it at all hours and no one cares. Additionally they are working on the street level. Construction workers usually show up at 5am. Several complaints have been made to management by several tenants yet nothing was done. 2) Washers and specifically Dryers are horrific. Even though they are newer models they take incredibly long to dry even small loads. You're looking at several hours to dry clothes. 3) Thin windows - originally i really enjoyed the amount of natural light in the apartments until i realized how thing they are. Don't even bother living on Pearl Street side since you will always hear noise. Whether from the music venue on pearl street, people who are drunk leaving the wharf screaming obscenities at 2am, or overflow leaving the Anthem on a busy night so they can be picked up by an Uber 4) speaking of - good luck trying to get back into the building/garage while a concert is going on. It's absolutely awful traffic flow and not well planned. Not to mention parking on the street in the area is impossible and parking here is $275 - much higher than the average $200 in DC for a garage. 5) Overall the amenities at channel are much better than Incanto. For what you're paying for there's very minimal other than some grills and a gym that rivals a nicer hotel one. However you're charged extra to use the ones at Channel. 6) They've already had issues with people smoking marijuana in the building and have had complaints about it from tenants, including one tenant who asked police to get involved. 7) They cannot fill this place. I opted for it because i was in a bind and got two free months rent. Within a few months they were still less than 50% full. There's a reason why. They keep having to try to make deals to fill the place because it's radically overpriced compared to what you can get at other spots. 8) The area where you have to talk bulkier trash is consistent flooded and smells like fish. In fact if you're moving in - this is the hallway you have to use and can be flooded. The only reason it's getting one star is because McKenzie (a former leasing assistant) and Jacob are great along with Henry their evening concierge. Their daytime morning and weekend concierge are extremely unhelpful - usually the morning one spends her time flirting with local security. I would avoid dealing with Joe as he is probably one of the most unfriendly and socially inept leasing associates that I ever dealt with in the 6 years in this area. He's far from what a typical Bozzuto associate has been, and most residents agree that McKenzie's leaving was a real loss. I lucked out because of my deal but without this you can live in other DC neighborhoods, have better amenities, and still be in a luxury apartment.

Great place to live. There is a wonderful community vibe and people are quite friendly. The building is well kept - beautiful aesthetics, clean, and modern! The staff are friendly; a special shout out to LaDonna, Sandy, Jason, Terence, Keanna, and Ibrahim. Also, the location is pretty incredible - the Wharf is an amazing place with lots of events happening all the time.

I moved into Incanto in September 2017 and I love it. It is a great place to live and very exciting to be a part of the rebirth of the SW Waterfront. The management team makes you feel at home and like family. The concierges are very friendly and take care of every request. Weekly events brings residents together. Everything from wine tastings to fitness training, workshops, cookouts, etc. Almost anything you need is available for checkout. From tools, grilling utensils, carts, etc., etc. Even his and her bikes. Incanto is a great place to live. I

I am/was one of the very first tenants who moved into the INCANTO and ever since I have been treated like a queen! From the lovely toiletries to the kind management team dealing with all my questions, it has been nothing but exceptional. The Wharf is an amazing exciting fun place to be but living at the INCANTO feels like home.

I'm another one who loves calling Incanto "home." My wife and I moved in almost a year ago and look forward to re-signing our lease. We can't say enough about Henry, the coolest concierge in town and the community's resident party planner. Bozzuto needs to clone him, and we are sorry he has been transferred out of the Incanto. We still have LaDonna who is such a nice, sweet person who always has a personal greeting for everyone. Incanto has the most amenities and social events (w/food and alcohol, even better) of any placed I've lived. The gym isn't great nor is there a business center or pool. That said, you can't beat the location. We don't even have to leave the Wharf to experience the best of DC. We have the "Founders Club" card so we get discounts at all the restaurants and local businesses nearby. Spacing inside the units is problematic however, even in a two bed room, two person spread. The kitchen has decent appliances but virtually no cooking or decent storage space. Sure its pricey (and insultingly they charge you a $5 service fee to process your rent, unprecedented in any place I've live.) but for the location and newness of the building, its not surprising.
