No complaints. Came here with 4 adults and 2 toddlers and had an incredible stay. The property is pristine with all the basic amenities you need. Each unit is different but ours had modern appliances and comfortable beds and living spaces. The private beach access is second to none and you can even snorkel depending on churn. Pool is updated and the sunsets are incredible whether you are on the balcony or down at the beach. Great location too. Will never consider a “resort” after staying here. If you want a chill relaxing vacation with the full Hawaiian experience you can’t beat it.

Beautiful location and amazingly gorgeous grounds. Cannot beat your own beach access and although its not huge there was plenty of sand and adequate snorkling when the tide was right. Cannot speak for all the units but ours (A2) was great. The mornings listening to the surf and the outstanding sunsets will be hard to come home from.

Awesome spot for family trip. Close enough to food options and a quick walk to local market. Private beach, and excellent pool. Sightseeing to the North, along the highway. Excellent snorkeling places within walking and/or limited driving. Highly recommend.

We stayed at Kahana Sunset in November 2023 in room E2 and we loved it. The washer and dryer and the dishwasher all needs to be updated. They are so old and loud. We had a family of 5 and there was plenty of room, full kitchen and a great ocean view. The beach was awesome last year. We were able to snorkel and relax on the beach. However one year later totally changed. We stayed here in November of 2024 and unfortunately there is really no beach left. The pool area is nice, and there are so many wonderful beaches down the road. Overall, I would recommend staying here if you don’t mind driving to other beaches. We will be staying somewhere else next time. The photo below with a beach and sand is how it looked last year compared to this year.

Very affordable and a nice pool right by the beach. The beach its self is beautiful but is not the safest one for small children. Overall a nice place to stay right on the beach

We stayed in B2. Really nice upgrades and clean space, with a good size kitchen and everything you need. Private pool and beach access were super nice too. The grounds were well kept by friendly staff, with tropical fruit and a herb garden! Relaxing on the patio with gorgeous sunset views the best. Would definitely book again!

awesome condo clean smelled fresh everything needed except beach chairs would have been great. Air conditioner did not work in bedroom but there was a cwiling fan. Lots of baby gheckos in the condo everywhere but didnt harm you. Amazingly clran pool. nice chairs tp overlook tje ocean. we seen many Sea turtles. Very quiet condo area a bit of a ways from town to beaches buy nice nonetheless. Reccommend a rental car if you are staying here.

We have a beautiful location, unit 2A. 2 bdrm Right on the Ocean's edge. Clean beautiful units. Had a couple issues but were taken care of the Same day. Nice pool. Beach is nice and sandy but loosing shore line. No elevators so you know. mainly 2 levels and stairs.

We stayed in the same unit as our last visit (7 years ago) Kahana Sunset Unit A4 rented via Sullivan Property Management. This visit we were very disappointed with the cleanliness of the unit and the grounds. It is clear that managment is not overseeing housekeeping regularly and they are only doing the bare minimum. See photos. We found two cockroaches in the unit and when I mentioned this to Sullivan, the response was non-caring and said "that's just life on Maui". Okay, fine. However, it's like they are not even trying to keep them at bay. They need to seal holes and cracks in the walls/light fixtures and clean the common area walkways more regularly. During our 5 day stay on the walk up to our unit, we passed the same dead cockroach and dead millipede every day. Not once was this walkway swept. Inside the unit every cabinet door had greasey handprints, baseboards and light fixtures were covered in a thick layer of dust. Under furniture and in door and window sills were layers of dirt, cobwebs, and hair. The lanais were not swept at all. The upper lanai had spider webs that were holding dead insects. Overall, it's just not very inviting. At night, we were afraid to sleep and afraid to get out of bed because we did not want to see any roaches. We were meticulous in keeping every food item inside gallon size ziplocks or in the fridge, as well as toiletries and makeup. Prior to our departure I wanted to wash our clothes. When I opened the washing machine I was disgusted to see the rubber seal covered in mold. I wiped it with a towel which became black. I called housekeeping again and she said they run Afresh cycles every 3 months, and offered to come out and scrub our machine and run a clean cycle. After she did this I took a towel and wiped it again and the towel was black again. I was really nervous that this would be deposited on our clothes (or make them smell) but I had no choice to use the machine. Luckily they came out ok but I plan to wash everything again when I get home. A smoke alarm started chirping in our master bedroom. I called the maintenance # for Steve and left a voicemail around noon. We went out for the day and came back late, 11pm. It was still chirping. I called again and left another message for Steve and then saw a 2nd phone number which I also called and left a message. We tried sleeping in the other bedroom but it beeped all night. It was torture. I called again the next morning and finally heard that the first person I reached out to (Steve) was off island. Well it would have been nice to know that in his voicemail message so I could have tried the 2nd number earlier. During our stay we received a notice that they would be powerwashing the exterior of our building to prep it for paint. Which I think is great because these units need some attention. Power washing was quick and did not interrupt our use of the lanai very long except they did not clean up afterwards. There was dirt, pieces of chipped paint/wood, everywhere. Windows became water spotted and hard to see out of. Beware if you're staying there soon, the painting project should be starting. We were not informed prior to our stay of this project or that the BBQs located next to Building A would be closed due to a sink hole (See photos). Lastly, the views and the beach deserve 5 stars. The beach is incredible. Super calm water, soft sand, easy to enter, swim, snorkel, and float. We saw sea turtles every day. This helped offset the disappointment of the condo unit. I really hope this feedback helps management improve because it is easily fixable and would be amazing all around. I would love to stay again if the housekeeping/grounds maintenance improves.

No AC and the beds/pillows weren't great but the view and location were great. They have a very nice private beach that needs rentable umbrellas and a nearby pool. We went in September so it was still a bit hot at night but there were electric fans. Shower pressure was good and there's a washer and dryer. Lots of books available to read too. Very relaxing. We stayed 4 nights in a 2bed/2bath/2 patio for about $1500. They let us check in at 2pm so that was nice.

Great place to stay, been coming here for years. My only complaint now is the Kahana sunset got rid of "quiet time" at the pool area, that used to be when no kids were allowed from 6pm to 8pm so adults could enjoy a moment with out the screaming, splashing, jumping little rat bastard house apes in the pool, it's amazing to me tho how their parents don't even parent and they let them scream at the top of their lungs, splash other people in the pool and behave like little water assholes, no regards for other people vacationing!!! How times and parents have changed!!! Disappointing!!!

This review is basically for the vacationers that are looking into booking the B-10 Condo. In a few words, "Don't." I rated this place based on the disgusting condo issues and not on the spectacular view. If I could, I would give it zero stars and this is why..... We discovered roaches as soon as we stepped in the condo. A little visual for those that need it, Imagine opening the door to a place you'll be living in for the next week and seeing roaches not only scurrying around the floors but on the counter tops and walls. How about carcasses on the bed you were sleeping on. CRINGE! We attempted to report the issue twice and both times we were told that roach motels would be dropped off and that never happened. Not only is this gross and unsanitary but it is also a health hazard. Totally an unpleasant stay for us and a gross experience our children encountered. They will forever remember the roaches and not the lovely turtles we snorkeled with. To the property managers: Shame on you for not caring about your guests and not taking care of the issue. The least you can do is a "DISCRETION," so we the renters can decide if we want to share a place with roaches. Sadly no recommendations from us and good luck to the next vacation renters. P.S. I recently spent 6-days on Maui and stayed here. I had a wonderful time and this condo complex was amazing. Private beach. Pool. Numerous outdoor grilling spots. They even have a fresh herb garden for residents & visitors to use. I saw green sea turtles every morning while drinking coffee on the beach. I WILL STAY AGAIN here on my next visit. The landscaping and floral gardens are gorgeous

This condo resort consists of older buildings in an otherwise great location. It was like staying in a cheap apartment building. The lower level units of which we stayed are not sound proofed as we could here every move the upstairs tenets /owners made. The smoking area is right at the top of the parking lot walkway so you had to walk through a haze of smoke on your way to your unit. Would not recommend this place!

I was shocked how the bathrooms were both upstairs! Why? My husband & I were both handicapped & it was so hard to navigate upstairs ea time we had to use the bathroom! We have been coming to Maui for 2 decades not one of these condos had restrooms upstairs! Im so upset over this! It ruined my 8 day stay. Never again!

Second stay. First, July 17 in E building. Unit was outdated and we had a couple roaches but otherwise great stay. This time we are in F5. Wow. What a difference. Updated. Third (half) bathroom. Remodeled upstairs and down. Tastefully decorates. Carpet only in stairs. Beach front. My daughter stayed in B4B, a one bedroom. That, too, was simple and elegant with an even better kitchen than ours. Air circulation not fabulous and musty smell outside but perfectly fine otherwise. Some of the office staff is a bit prickly and unwelcoming but I just try to avoid them. There is one really nice gal in the office though so maybe you'll get lucky. The maintenance guys are on top of everything. Maid service every other day includes no cleaning or bed changing (even during two week stay) but they will replenish supplies and make beds. Kitchen in F5 is perfect. We had Christmas dinner for 7 easily. My kids like this beach best. They can snorkel and body surf and swim. We explore other beaches but they always want to come "home" to this one. I'm concerned about all the construction complaints. Looking at the complex now versus when it was built, they have problems with the shore. Big time. So I'm worried about coming back. I won't be happy if I have to listen to a backhoe.

No service!!! 4 nights, overflowing sewage in the unit, cockroaches, no lighting outside the unit at night, no plumber available when our plumbing backed up at 8:30 pm unable to use the toilet or shower, the manager finally sent a plumber around noon the following day. Unit next door had cockroaches, charged for room months before stay, was promised refund for 1 night, never received, uncaring aloof management. We worked so hard to go to Maui and this was heartbreaking. Find a room somewhere else with a nice snorkeling beach that offers maintenance 24/7 and is well maintained. It's worth the extra money you will spend. Not having a toilette is unacceptable!

It makes me sad to write this review, as I've been going to Kahana Sunset happily with my family for a number of years, but it's deserved. We spent Thanksgiving in unit F-11 (one of the beachfront units. It is renovated, however our dishwasher was broken the entire time we were there. We waited multiple days for someone to come fix it (and they couldn't fix it when they finally showed up), and we basically spent the entire trip running into the empty unit next door to use their dishwasher. Not how I planned to spend my vacation. The bigger issue was this: right after my mom submitted the FINAL non-refundable payment for the rental, she received an email about some construction. Upon arrival I was shocked. The beach, which once came up to the level of the patio, now starts about 10 feet below that. The "construction" is to rebuild the beach, which I certainly can appreciate, however I don't appreciate construction noise beginning at 8am every single day of our vacation, and the noise that ensued all day long. (see photos) Notes about the unit itself (F11): renovated unit, granite counters in kitchen and bathrooms, king bed in master suite, queen bed and separate twin bed in 2nd bedroom. Bedding is low quality and itchy, and the 2nd bedroom gets unbelievably hot (no A/C). Shower in 2nd bedroom has river rock stone floor, which while pretty, made my feet hurt. Free wifi, but it only worked downstairs where the router was. Our sheets (in the 2nd bedroom) were also dirty when we arrived, which was gross, but we were exhausted. They were replaced the following day. A few notes about F10: We borrowed the empty neighboring unit's dishwasher for part of our trip. Beautifully renovated kitchen (in love with their blue/gray granite), nice living area, upstairs didn't appear to have been updated as recently as ours. I've always loved this location, but for the almost $4k price for a 2 bedroom unit for a week, frankly I expect more. We did ultimately get a small refund for all the issues and construction, but it wasn't enough. I don't plan to return.

All these bad reviews for being dated are unfair and only the fault of the renter. Renters have the ability to get an upgraded condo (I'd say more than half are fully updated) So if you are a LAZY and just take anything .. You get what you deserve. Kahana Sunset is the best place to stay in ALL of Maui. Rent an updated one and this will force the slumlord owners to update their condos. Soon... ALL will be updated.

So tried to leave a decent review for this rental condo. You can see it on VRBO, but just wanted to make a few things clear since the property manager basically blamed us for breaking the shower. The shower handle was installed backwards, so hot was really cold and vice versa. So when we turned the shower to cold or off, it broke, it didn't take a lot of torque. Also, they informed us the shower would take at least two days to fix, not a couple of hours, so we didn't want to have some stranger come in for two days fixing a shower faucet. Another thing, there is no exception to have 7 people in the condo, it holds 7. If they allowed more, then it would be a fire hazard. Really disappointed in the owners response. Anyway, it's a decent place to stay. Of course they're going to make things look like your fault, but I guess that's business.

We enjoyed our stay here. We loved our condo as it was clean, comfortable and had everything we needed. The private Beach was wonderful. We swam and snorkled enjoying quiet time away from the city. I see negative reviews from others who stayed at the Condo... E9 was where we stayed and you can count on us returning.

what a difference 2 years make! OMG - we went back to the Kahana Sunset and stayed in Unit B5 again (see my previous review) and I'm thrilled to say the experience was amazing! while the property was promising during our last visit, the unit we stayed in was horrible...thankfully, the unit was sold and renovated and we were invited back by Page (the property manager) to come and stay in the new & improved unit. i have to say - i was completely blown away!!! the unit was gorgeous and the grounds at Kahana Sunset continued to impress. we had a fantastic stay - enjoying the private beach (well, as close to a private beach as you can get in maui) & lounging by the pool... i'm so happy that we decided to go back and give it another try! and i'm already looking to book again for the end of this year!

This was my families 3rd time here at Kahana Sunset and it's absolutely wonderful here. I love the atmosphere, not as busy as a high rise condo complex but busier than a secluded rental. It's perfect!! It is definitely my go to vacation spot on Maui. We stayed in B8 which is wonderful also. I would recommend this property to anybody who asks me where to stay in Maui.

Based on the reviews I read, location in the complex definitely makes a difference. We were in A facing the beach in a two bedroom unit. The view was spectacular. The place was spacious for five of us. The two bedrooms, including a master with a balcony facing the ocean, were upstairs. The stairs were steep and difficult to maneuver for my 77 year old mother. The unit had a smell and not sure where it came from but it became less noticeable as our week went on. Definitely dated and needing a makeover. Nice to have the full kitchen. Housekeeping every other day was nice. The second bedroom was loud. Conversations in the parking lot, the gardener-you could hear everything. Definitely could not sleep late in there. However, the access to the beach, the BBQ grills, the pool all made the stay worth it. We even saw turtles our second to last day. We opted not to pay the extra $25 a day to turn on the AC which was an iffy decision the first couple of days. Had two small geckos and one large roach get in our unit which was unpleasant but figured not unexpected in tropical weather. Overall, I think it was a good place to stay, especially with a child and for the price and location. It saved us a lot of money cooking the majority of our meals by not staying in a traditional hotel. An update: On the way to the airport, I realized I left my favorite flip flops at the hotel. I left a message, they called me back and took my information. A little over a week later, I received my flip flops. Very impressed with the customer service.

This is the place I've been to a dozen times since I was a kid. It's a great chill place to stay and reasonable by Maui's standards. A decent pool, awesome view of sunsets, nice private beach, a cove where you can see turtles frolicking - it's the best!!

December 25 2009 I have travelled 16 hours to get here and within entering the rental unit I want to go home. Looks like the luck of the draw sucked this evening. The unit (B5) is ANCIENT, musty, has mouse droppings all over the pull out couch and is desperately in need of a major reno. Compared to the neighbouring units on both sides I am extremely unhappy. We've talked to the night manager 3 times already and he is pretty useless. At the moment we are waiting for the property manager to get here to clean up the mouse droppings and discuss an alternate rental unti. After forking over $4000 for a 2 week stay I would at the very least expect a rental unit that is CLEAN and somewhat recent to this decade. The sheets and bedding are clearly heavily used and dingy. This is too bad b/c the actual grounds and other condo units appear to be very nice. UPDATE Dec 27 - oh so happy to find out that the dishwasher and the washing machine in this unit are broken and do not work properly. Feeling rather ripped off right now. UPDATE Dec 28 8.00am - WTF!!!! I woke up this morning to 2 huge heavy trucks digging up the property and now the sound of drills and saws. THIS IS FREAKING UNBELIEVABLE! UPDATE Dec 29 8.30PM - Rental manager has been busting her butt to try and sort out our issues. Has comp'd us 2 days so far and has had the cleaning and maintenance staff up here every day trying to sort things out. Looks like the owner of the unit doesn't feel a need to fix or maintain things and the rental company has their hands tied. Luckily the construction noise was minimal today and we got a chance to enjoy the pool and the beach which are both nice. Under other circumstances this place could be very nice.

Located on the western coast of Maui (ten minutes from downtown Lahaina, awesome snorkeling spots within a ten mile radius) and beach access right on the property. Accommodations were reasonable - we stayed in a one bedroom unit with a pull out sofa bed - although we didn't have a ocean front views, we were a two minute walk to the beach. The washer/dryer and kitchen came in handy throughout the trip. There's a pool in the center of the grounds which was at times filled with kids and their families. No gripes with anything really during out stay - the maid service was a bit uneven in the times they cleaned the rooms, but not a big deal.

I get to write this review with a big smile on my face because we're going to be at Kahana Sunset again in just two weeks! Can't wait! I've been staying here for about 15 years now. It's very traditional Hawaiian- with lush gardens, a nice pool (and kiddie pool) and PRIVATE BEACH!!! The complex is made up of privately owned units so there is a huge difference between each one. I second what the other reviewer said- make sure you see pictures of your unit before you book. I've stayed in the A-units and the B-units and I like the B units better. Nice, private decks, great ocean view (the beach is literally down one set of stairs!) and nice circulation. No, there isn't air conditioning in the units- but I appreciate it because if everyone there had A/C's the noise pollution would really take away from the experience. The price is right and you really can save money since you have the option of cooking your own meals- either in the full kitchen (in each unit) or one of the many outdoor grills (including ones right next to the beach!) I love, love, LOVE this place. It is unspoiled, quiet, relaxing, beautiful! Can't wait to go- and I imagine we'll be booking our next trip there when we're there.

Ok place. Excellent location. Very dated. Come prepared for the 1980's. Review is related to the on site services. Front office very unhelpful. Needed help getting the room safe open and asked for a couple of envelopes as I needed to send something back to the mainland. I was amazed the lady at the front desk told me she could not help me. WOW. I need to find a job like that one!

Stayed here for two weeks. Spent 4 grand with the room. Here is what you get : A very dated room, 1980's...lack of plug ins for electronics, Visiting cockroaches inside; Tiny bathroom and no tub.. Only shower. Toilet was loose.. Smelled like sewage when you kept door closed, Our shower drain was plugged with other people's hair. Took five days for something to be done about it. There is no quiet. We were in a downstairs condo. Above you, in the dining area, there is a unit, and over your bedroom, there is a unit. So consequently all you hear are chairs being drug all over the floor.. 10-11 pm waking us up. Got maybe three nights sleep in two weeks. Folks are very loud when on their lanais, no thought for keeping it down. Not everyone wants to hear shrieking kids at 7:30 am. You will have no privacy. Always a constant stream of folks walking by your unit attempting to peer inside,.. When your sunning... Above you as well with folks peering over the rail All the pics of the place when we booked made it appear you had a private area over looking the water. You do not. There is NO swimming beach here regardless of the pics. Strong currents, big waves and lots of rocks. We didn't hit the water once at the condo we went elsewhere. Beautiful grounds I will say that. Nice pool area.. However, folks with kids don't make the effort to keep them quiet. You can play in a pool without screaming. We will never stay here again. We will rent a house and enjoy the quiet. To be fair, the person taking care of our unit did what he could to fix things. When a place needs an ENTIRE remodel and update you can only do so much. If you like old, noisy, busy, condos this is your place. Wasn't ours.

I have traveled to many exotic places around the world and this place is without a doubt the worst place i have ever been. I was on Maui to get married and thought that Kahana Sunset looked like a beautiful place to stay. The surroundings were very nice but if you are coming to Maui to have fun this is not the place to do it. The rules of the condos are OUTRAGEOUS!! This place is covered with miserable people who seem like they have come here to live out their last days on earth and want to do so in complete silence. There is no talking, smoking or fun of any kind allowed anywhere on the property. If you would like to have a conversation past the hour of 9PM you might as well catch a cab into town because if you try to do it in your condo you will be yelled at immediately. STAY ANYWHERE ELSE ON THE ISLAND BUT HERE.

I'm cringing reading Andre G's real time report of his experience with Kahana Sunset. I finally did a little research and found out that we stayed in unit D2D during our not-so-great experience with Kahana Sunset in 2007. I stayed at Kahana Sunset years ago, also in the D building, but in one of the two-bedroom units which are all on the upper level. That experience was a pleasant one. I'll say it again, the grounds and the view and the location of Kahana Sunset are to die for. Unfortunately, the décor and cleanliness of each unit is hit and miss. My first experience with Kahana Sunset was good enough that I stayed at Kahana Sunset again. Unfortunately, thanks to my experience with unit D2D, I'll probably never stay at this complex again. And what pisses me off is that looking at the pictures of D2D on vacation rental sites, the pictures are taken in a way so as to deceive potential renters that the unit is nicer than it really is. Seriously, the bedroom furniture was so cheap and rickety, the curtains were old and thin, there were water stains on the ceiling and the carpet looked like it had been cleaned a few too many times. All things you won't find out about until you actually get to the unit and by then it's too late. Not that this is Kahana Sunset's fault, but oh dear gawd, I must write about Andrew's dad. No, we don't know who Andrew's dad is. We just know he has a son named Andrew. The whole complex knew he had a son named Andrew. And how did we know? And if you're reading this Andrew's dad (or maybe you were an uncle or just a friend, but you were totally obnoxious), you're the guy who was at Kahana Sunset during Memorial Day week of 2007.

We stayed in A8. It was okay. The 2 stars are mostly for the unit being right on the ocean. Sleeping/waking up to the sounds of the ocean that close was really nice. The bed in the master bedroom is comfy, but can't say the same for the second bedroom. I take off 1.5 stars because of the terrible communication with management. I reserved and paid for the stay via VRBO (immediate transaction), and got zero confirmation or reply until I called them a week later. Even after I called them to email me some sort of invoice, receipt, etc, I was instead emailed (at another delay) a number of attachments of rental policies and brochures covering activities to do in the area. I then had to call a second time and ask again for an invoice, receipt, confirmation of some sort of my reservation and was finally emailed an invoice. It all felt very sketchy. I take off another 1 star because the unit had bugs that visited us every morning. They looked like little weird white ants. They didn't look exactly like termites, but maybe they were some island-variation? We didn't leave any food out except for a little crumb left in the sink (which they were all going for). Kind of gross. I take off another 0.5 star for no AC, and the unit kind of felt... moist. Probably due to the humidity, but AC would have helped make the unit more comfortable. We will never stay here again.

I have stayed at Kahana Sunset probably 20 times over the years, but haven't been back to Maui for 19 years. We booked over New Years and into January not knowing what the property might be like now. If I had read the Yelp reviews posted here we would have run the other way. I guess we all live in separate realities because we had an amazing time and would go back to Kahana Sunset in a heartbeat. We were the second party to stay in a newly renovated unit in the B block and were extremely happy with it. It appears that all the construction work has been done a wile ago. The new retaining wall off the beach was fine, the barbeques were great, we found people to be friendly and it was fun snorkeling with the turtles just off the beach. We looked right down the beach from our condo and could see and hear the waves rolling into the beach all day and night long. It was probably the best break I have ever had.

We have been staying at Kahana Sunset for many years. (my husband's family has been staying there since he was 3!) It is really a great, great place. I will echo the other statements about the private beach...awesome! You can literally snorkel right out in front with about 4 or 5 turtles on any given day. The sunsets are fabulous! Just mix a cocktail and step onto your balcony! I feel bad for those who have stayed in B5. It is true, some of the units are still in their "original state" and have had no updates. Units I HAVE stayed in and can personally recommend C7, C8, B1 and B2. All have been remodeled. (B2 and C7 are the most complete, while the other 2 have had downstairs remodels with some work in the bedrooms) I will say you really MUST see photos before booking the units. Also, it is a little know fact that a lot of the rental companies will negotiate the rate, especially the closer you get to your chosen dates. I have also stayed in several of the one bedroom units, the only drawback I find is that they don't get as much air-circulation as the 2 bedrooms up above. Go to Merriman's for a fantastic dinner and sunset. I'll be there soon! There is a Costco right by the airport which is really great if you plan on a week long trip to stock up on all the stuff you want. Food prices on the island are expensive so this is really helpful for a family. Also, if you have small children, ask at one of the local dive shops about "baby beach". It is a quick car ride to a very secluded beach that has very shallow and calm waters, ideal for the little ones! We took our 13 month old and he loved it! Aloha!

I came to maui for business so luckily I wasn't at the condo the majority of the day. We stayed at kahana sunset from June 13-23, 2014. My coworkers and I are staying in condos D3 and D6. The condos were nice at first until we saw that our kitchen (D3) was filled with ants and bugs throughout our whole stay. The 2 "beds" in the 2nd room was like sleeping on springs and same with the couch pull out. Therefore, my coworker and I shared the master bed the whole time. The furniture was old and smelled bad. The people that own next door were rude and with one small noise they would yell at you to keep it down. One of the showers did not drain until about 20 min after you were out (it's not a tub shower) so you had to rush to stop the water before it over flowed. Also, D6s checkout paper work said check out time was at 11pm. Assuming that both condos were the same time we didn't check D3s paper work until 10am the day of check out and it says 11am. The office was not helpful and not considerate to the wrong paperwork. There was only one male employee that was helpful. However, the pool was very nice and was always being cleaned. Also, everything was beautifully landscaped. I wish the pool was open later till 10pm. The maintenance guy closed it at 8:55pm every night. Also, you can't beat the view of the ocean.. But you could find that almost anywhere in maui!

we love the kahana sunset. stayed there on our honeymoon (1985) and have been back four times. we've stayed in four buildings. my only complaint is the last time; F5. the surf was so LOUD. there was a high surf warning. my husband LOVED it. i did not. i still love the guy. we did use the community herb garden. so cool. we have always had a great time there, and this time was no exception. our 2 daughters and their significant others were in the A building. all four loved it. the landscaper guys were terrific; we talked alot about gardening (my hobby). I want to go back soon; the only problem is getting my husband away from his business. I really should quit telling people that the KS is so great; I don't want it ti be too hard to get in there. aloha.

Beware: I went to book this property on Booking.com and I was told that there would be no fee for cancellation of my planned September 2016 trip until the end of July. I checked my bank account and they immediately charged my account for the full value of the stay, 9 months in advance of my trip! This practice is highly unethical and the advertising is very deceptive. In very small print at the bottom of the confirmation it states they can charge the full amount ($1900+) immediately. I will never stay at this property.

The perfect place for reasonably priced and laid back accommodations. Nice pool area, not huge not tiny, with a kiddie pool and a secluded beach front. The beach isn't quite private because all beach access is public by law in HI :) ,but it does feel private since it doesn't get crowded. The units are equipped with kitchens so you can save money by cooking some meals. Seems like a great place for families, because it's quiet and secluded.

Unit F-6. Marketing photos are outdated. This unit felt dirty and dated. The showers don't drain and the kitchen sink leaked all over the floor, all week long. Management is sour and unhelpful. We have stayed at Kahana Sunset many times over the years. We are finding this resort to be below our standards and will not be returning again.

Our family has been staying here for over 30 years. We love the grounds, private beach, location and the peacefullness. When booking a room make sure to check the websight as some units have been re-modeled and some have not. The remodeled ones are top of the line. Many of the kitchens are done with granite countertops, stainless appliances and lots of counter space. We like B1B for a one bedroom and c-7 for a 2 bedroom. Enjoy!

First off I would like to say that the Kahana Sunset is a beautiful location. Our condo (E6) has recently been renovated and is very up to date. The owners of this condo clearly want their guests to feel welcome. They had beach gear such as snorkels, masks, flippers, kids toys and boogie boards here for use. They even had binoculars in the cupboard which became very useful when we spotted some whales from the balcony. I truly do love the Kahana Sunset but strictly the property. That said, the staff that works here is rude... very rude. Our first encounter involving the staff here involved us trying to get some garbage bags. With a handful of poopy diaper our friend went across the parking area to the housekeeping building and main office. She asked if she could have a garbage bag because our garbage was full and we were out. The housekeeper told her that she needed to buy her own and turned her back to her. Then my friend asked again and said she was sorry and we would purchase our own as soon as we had the chance but she was in a bit of a bind. The woman disappeared around the corner without saying a word and then her hand (and only her hand) came back around the corner with a wadded up garbage bag. Thanks? The second run in was at the pool. At about 800am my wife, our friends and our little girls decided to go to the pool. There is a kids pool as well as a larger pool. After blowing up all of our inflatable devices we got in and were playing with the kiddos. Mind you we were the only people there. A grounds keeper walked in to the area and stated that we were not aloud to have any flotation devices in the pool. "Why?" we asked. He responded by telling us "because there are a lot of people that want to use the pool and they get in their way." Hmmmm.... "But we're the only people here right now." He then responded by telling us it was because they will get sucked into the pool's filtration system. Well, which one is it? Finally, the event that inspired this review. When we arrived at the condo one of the window slats had fallen off of the front door. We set it to the side and thought nothing of it. At about 845am a voice called into our hotel. "When did this happen!?" We approached the door and it was another grounds keeper. "Oh, that was like that when we got here" we told him. "Well when you open these that one stays down" he stated. A bit confused my friend reiterated that it was like that when we got here and we haven't touched it. He said "oh" and left. While the condo was awesome and it has an awesome location the staff here stinks. Don't get me wrong I appreciate what they did around the grounds, it looked awesome and was always well groomed. They are very hard workers and are good at what they do. They just have no customer service skills and or people skills. Also, my wife wanted me to throw in that they were taking care of the recycling bins at 4am. A bit ridiculous. The beach here is great and the pool is actually really nice, despite the "rules." I would recommend this condo to everyone as long as you can look past the above problems that I encountered. I would stay here again.

Words can't describe how much I loved staying at the Kahana Sunset! I had a one bedroom condo in the C building. The condo was very clean and everything was in working order. The bed was very comfy and the even though this unit didn't have air conditioning, I never felt hot or uncomfortable. During my one week stay, not once did I have to call the office for any problems. The private beach is awesome! My friend and I went to Kapulua Bay and Wailea beach and decided that we should've just stayed at our private beach for just as much fun and less hassle with parking and lugging all our beach and snorkeling gear.

Mice infestation in the best units in Kahana Sunset. We found two dead mice early in our stay and then proceeded to trap two while they ran around kitchen and under our beds. Real Health issues! We moved without any assistance from the management. Find other accommodations NOW.

We enjoyed a March 2014 visit to Kahana Sunset, unit F-8, with two grandsons. Our unit was comfortable and well equipped. The Oceanside location was great for observing beach activities. Kahana Sunset has a special location and the grounds are beautifully maintained. Our unit was serviced each day and dish washing soap, paper towels, etc. were replenished daily. Rhoda, the on-site representative, was helpful with information, boogie boards, and printing boarding passes. We had a lovely week in a lush setting. Our only "bump" was not a reflection of the management at Kahana Sunset, but is a note about fellow guests. These condos, any condos, are built closely together. Late arrivals unpacking their cars, early risers calling people to the lanai, and late night beach groups are going to be heard by those nearby. As a courtesy to fellow guests, public space quiet time between 10 pm and 6 am?

Stay: July 2015 We rented unit F6 for 7 days. We are a part of a couples ministry who chose Kahana Sunset as our retreat location. We had four units with 16 couples and I believe one or two couples were slightly pleased with the quality of our units for the price we paid which of course is non refundable. Plus when you have flown from California to Maui, you will endure since you can't just drive home and want to enjoy the island. Unfortunately, this property photos online are a bit outdated on Sullivan website. You do not have direct access to private beach from lanai. You have a retaining wall there now so you can not walk from your condo directly on the sand. The property( or photos) does not inform you of this change or that because the wall is there that your privacy is invaded if you are sitting on the bottom level patio area because fellow renters have to walk pass you to access the beach. Along with that the fellow renters we had were rude in not speaking as they walked pass even if I had spoken to them prior. The appliances are outdated. The dishwasher was missing a wheel to the bottom rack, the iron knob to set temperature setting was gone, the refrigerator did not keep items cool enough even if set on coldest temperature, the washer and dryer has an odor which after cleaning would not come out, the dryer did not have labels on knob to know correct settings, the dryer took all day to dry one load and at the end of the trip the dryer went out so I had to take my wet clothing to a member of our group unit to dry. Upon initial entrance, to the unit there was a stale odor which implied that this unit has either one not been attended to or two was not aired out or deodorized prior to our arrival. I am an individual whom checks corners and cleans switches and knobs on lamps, cabinets and cleans remotes. With that being said I checked all corners and nooks and there was a dead( at least it was dead and only one the entire stay) cockroach in the corner. Now if this condo was cleaned or inspected by Sullivan Properties room inspector ( which I was informed they had when I called to inform that the iron knob was gone and we need a new functioning one) then why am I; a paying renter finding this? We proceed to air out the unit by opening the patio screen door and discover that the lock it not functioning (we did have maintenance come and he used pliers to bend the metal so it could latch and lock). Along with that, one remote controller had no batteries and one had a duct taped back. The kitchen utensils were just thrown in drawers but I will say the cutlery did have a organizer. I purchased towels, sheets and pillowcases for us because I took the pillows out of the pillowcases provided and they were stained and yellow. I did not trust the cleanliness of the mattress or pillows after that so I placed my purchased linens over their linens so I could have peace of mind and their linens were a barrier from the mattress and pillows. The shower floor was old and although after I cleaned still appeared slightly grey which gave the impression of improper cleaning throughout years or just stained. I purchased a bathmat. Also, I had to call for maintenance to come and snake the shower as to it was pooling water instead of draining. Later on in the 7 day stay, on the outdoor patio there was a visit from a little mouse which remained on the outside because after seeing it we could not feel comfortable leaving the screen door open. They did have a large white mousetrap between units 2 and 3 on the side where parking is designated. Kahana Sunset does a beautiful job at keeping the outdoor common areas,grill areas quite clean and kept which allowed for an escape of the horrific unit. I must say that the manager on duty stated that you have to call Sullivan for any issues with the unit and she is there for the outdoor common areas only. I give this rental property a 1/5 because you are able to escape to the outdoors of the unit but not being comfortable in the place you have to reside for 7 days, bathe and eat will not allow a return nor a recommendation to anyone. I hear that some units are updated which the Sullivan website should list in a separate category so once they are booked you can look elsewhere but then how will they scam you out of your money. They should lower the price to meet the quality of the specific units.

Property is lovely but beware about renting any of the 1br units as your upstairs neighbors will rule your sleep schedule as you hear every move they make. I stayed in unit b5b which is not in good shape at all. The kitchen is marginally useable and I've had two major plumbing issues in three days. This unit also has absolutely no privacy as everyone walking to the beach looks in your windows.

this place is nothing special, the unit we stayed at B1 was ok, nothing more. the front door took a linebacker block to get open. the floors were uneven witch bothered me being a contractor, the furnishings were ok, again nothing special. you must have patients with the tv. the master bedroom was nice and big we loved having the door open and listen to the waves at night. in the smaller bedroom, it was very dark and could use some better lighting, when it rains, the rain gutters sound like bongo drums so be warned. didn't notice it as much in the master. The oven part of the stove didn't work when we arrived Wednesday pm and a call to the maintenance was an answering machine, we left a message. called again the next day and they said it was on the schedule. well friday pm it got "fixed". went out again sunday am. we gave up on it. it sends out a loud morse code for help continuously so I shut off the breaker at the fuse box and only turned it on when we used the stovetop. we got a condo because we like to cook. had to use the microwave, you better be tall to use it. the beach is nice and private, the kids can get loud in the pool. you need to walk past all the smokers when you park your car so hold your breath for a bit. it could sure use some updating in the bathrooms and a good coat of semi gloss paint. get rid of the wall paper, it doesn't work in humid climates . the supplies were good, garbage bags, soap, things like that and thank you for the boogie boards and mask and snorkel we did use them. the electric awning was great. the grounds were perfect the man does a great job of keeping them up.

I am born & Raised right next to this Hotel. It used to be a quite beautiful hotel with great staff.... BUT, in the past few years new management and ownership has not only ruined the beach in front, but also ruining the reef in all the surrounding areas. They have construction going on day and night and have made soo many constructional mistakes that I am surprised they can still be afloat. Their arrogance and lack of education and respect for the land is slowly ruining the reef which is the most important part of our ecosystem here in Hawaii. They have created barriers around their hotel to protect their construction from large surf, but it is only forcing the surf to crash and undermine the homes directly next to them in turn creating those homes to collapse into the ocean. After 40 years of my family owning their home, we cannot even make it to the waters edge due to the undermining from their construction. Maui, and even more so, Kahana is one of the most beautiful places on earth, and it is up to YOU, to know who to support and who not to support by spending your money in the right places. Very disappointing because this place has great potential. Significant construction is going on to repair some stone walls on the beach so the noise is horrible and the beach is unusable. Of course, they won't be giving any of us a refund or discount. The full time residents are arrogant and rude and I've never seen so many rules in my life.

Thanks to the new owners, B5 is now beautiful. It has been fully renovated and updated. A great spot in West Maui with private beach, nice pool and beautiful grounds. Wonderful sunsets!
