We had the most amazing experience. I never understood how wonderful Hawaii is until I spent a few days in Kailua. With about a 3 minute walk to the beach, we really enjoyed watching sunrises and simply hanging out.

We have rented three places through them in the past 6 months. Angela is easy to work with and the places are Hawaiian charming. Kailua is a wonderful little town, easy to walk to beach and town from all their properties. The units are old and near the ocean which means something always breaks. No problem as they are very responsive, things are generally repaired within a day. We met folks who have been renting from them for 30 years. If you want the beach and a Hawaiian style house. You MUST rent through them

My family has been renting properties from them since the mid 80's. They are always relaxing and comfortable spaces. Easy rental process. Full kitchens so you can cook some of your own meals also plenty of close dining options if you don't want to cook. Zippys is a favorite. Is great to start morning on the beach if swimming in ocean is desired there is a lifeguard tower and swimming area. They are always clean I have never seen any bugs which is usually a problem in tropical climate areas. They are a really good at providing a relaxing vacation away from the congestion and tourist traps in Honolulu. You can go to the tourist area but you have a place to retreat when the day is over. Also if you are there at the right time watching a full moon rise over the ocean is mesmerizing. Only draw back is you have to drive to other side of island for sunsets. But sunrises are breathtaking.

What a treasure! Post-COVID family reunion We stayed in unit #9. It's nothing fancy but perfect for a relaxed Hawaiian vacation. It was comfortable and clean. Watch sunrise, sunset, or enjoy the beach anytime in between... Only a very short walk to the most beautiful beach in Hawaii . Kids and grandkids alike had the best time!The property manager, Angela, was wonderful to work with. We've already made reservations for next year.

We have stayed at two Kailua beach properties so far from November 2020 thru February 2021, and we loved everything about them. Loved each well equipped unique unit, loved their locations just steps from Kailua park and beach, and loved that the units were clean. Best of all, Angela (Kailua Beach Properties manager) is the absolute best. When we had to extend our stay or needed to change our stay in the last minute, she worked with us and found places for us within our price range. We are now happy to be returning to Kailua beach property units for a week in May 2021 to revisit family, after being happily adrift in the big island and Kauai. Once again, at the last minute, Angela was able to find accommodations for us in May, and again steps from the beach. Will return in the fall and plan to stay with them again and again. Thank you Angela for your patience and helping to make our stay in Oahu so lovely and safe.

We absolutely loved our time at Kailua Beach Properties. The location of their properties are second to none. The beach is literally in your back yard and you are close to everything that the town has to offer. The properties themselves were clean and had amenities that would allow multiple people to cook and mitigate some of the vacation costs of food. Lastly, I can't say enough about the management team. They are a local company who truly care about their guests. They went above and beyond to make us feel comfortable and welcome while in Hawaii. I would recommend this property to anyone.

We had 7 units rented through Pat's and our experience was great! The houses are in a great location for plenty of beach time and downtown access. Walking distance to some of the best beaches in the world! The houses were stocked with plenty of towels for the 11 days we were all here. Convenient laundry access for each house and enough supplies to make meals many nights. Wonderful trip and accommodations!

well let me see you know where do I start... first of all we stayed at Cottage 28, which has been upgraded from the pictures they show on their website. The attitude and customer service style of the management left something to be desired. they're cold and don't seem to care. we were told that when we arrived we would receive a welcome packet. once they received the deposit from me, I then received a letter in my email stating that we had to tell them exactly when we were coming into Kailua because they might not be home...well we never received the Welcome Packet all she told us to do is go to the business address and there would be a key there. there was no welcome packet there along with the key explaining things to us...except there is a book inside the property when you get there that's pretty like much like a manual of all these rules and regulations that you need to follow. sweeping and mopping and basically they want everything perfect by the time you leave or they say they will charge a $100 cleaning fee which is for excessive cleaning apparently. well ever since we got there we followed every single rule, and on the second night that we were here two huge, and I mean 3 inch long cockroaches were climbing up the walls. my husband saw them and we had to chase them down and kill them. we were freaked out definitely we called the management and left a message and told them that we think they need to spray. obviously a property that keeps it will sprayed for pests would not have these problems because where I live in my apartment building at home they spray once a week, and I never see any bugs there. so after calling her that night we never received a phone call or anything. my husband was very upset about it and I called her to discuss it with her and she said oh well we sprayed and we don't understand what you want. a few hours later after speaking to her 2 more huge 3 inch bugs came through the front door again. out when we very first walked in this property it leaves a pretty nice impression but to be honest with you I mean the furnishings are kinda second rate for the price you pay. another thing that was unattractive was the gross looking tree in the front yard. You can tell that it was updated but its really not fully restored because we looked on the walls and cracks in the walls, and one of the outlets is separated from the wall, and pretty much the whole time that we were here in addition to the other bugs ants were running rampant everywhere and we couldn't throw anything in the trash can, even if we rinse it just because the ants are getting in there, and since we never received the Welcome Packet we were never told where the washer and dryer were, and on top of it all the fridgerator has rust stains all over it and its old and it condensates it doesn't keep food cold unless on super cold and then it freezes things. and when you come on a vacation you don't want to follow a strict set of rules. when you stay in a hotel room there is no kitchenette you eat at a restaurant when you stay in a place with a kitchenette it should have a dishwasher and working fridgerator, and there should be a dishwasher. basically all these things are small things until the cockroaches came and that pretty much ruined it for us. management was very dry about the whole thing and pretty much didn't seem to care about it. when you have a property you need to upgrade it to the full extent including weather stripping on the doors which ours didn't have. and another basic thing it didn't have was an air conditioner when we first came in there were two fans sitting on chairs with all the windows closed it was hot in here. we had to keep all the windows in all the rooms open all the time, just for it to be comfortable. the one thing it did have was up graded windows with nice screens. everybody else seems to just love this company and they are a good value but not much else. if you want to have a pleasant stay don't come here.

My family has been renting from Pat's for many years, and this is my second time personally renting from them. Most recently I spent two weeks in Property #7, and we were very happy with our stay. The house was simple, but clean and well maintained. Pros: - Very short walk to the beach. Also quite close to the local kayak/board rental shop, some restaurants, shave ice, etc. - Kitchen had all the dishes and utensils we needed - Lots of beach towels and a number of kids' beach toys - There was a safe for our valuables - Lockbox provided for late night checkin Cons: - House is on a moderately busy street. Our first couple of times going to the beach were a bit nerve-wracking with the little kids. We felt a lot safer once we started cutting across the grass of the house next door (another Pat's rental). - WiFi doesn't extend throughout house; looks like it's being shared with next door, and isn't a strong enough signal. Works fine in the living room, though, and has reasonable speeds. - Clothes line needs repairs. While we were there only one string was left, and it broke. Also, the sprinklers come on every morning right underneath the line, getting the drying clothes wet again. - Beds are quite high, and all rooms have tile floors. Several times we had kids falling out of bed. There were lots of spare pillows available, though, which we put beside the beds. Other notes to help set expectations: - No air conditioning. I didn't expect AC, but some might be surprised. That said, there were lots of fans available, which help on the really hot days. And really, it's Hawaii, you should expect to be hot. - No dishwasher. Again, this wasn't expected, but it would have been a pleasant surprise if there had been one. Despite the minor issues noted above, we were happy with the house and I would definitely stay there again.

Cottage 23 was everything we wanted in a Kailua beach cottage: it was clean, well-maintained, and felt very low-key-Kailua in its layout and furnishings; one of the best beaches on Oahu was across the street; Kalapawai Market and Island Snow were a short walk away; and the folks who run the company, especially Angela O'Malley Reed, were friendly, helpful, and super responsive to our needs. I will definitely recommend this place to all my visiting friends.

My wife and I and several friends have stayed at these properties every year for the past 4 years. Some of our friends have returned to these same properties many more times. Obviously we would not return so many times if we did not LOVE the place. We share meal preparation duties and gather each night on the generous grounds to talk and review the adventures of the day. There are several types of homes and cottages available, some quite large, others small. We have always stayed in a large efficiency type apartment on the second story with a delightful view of Kailua State beach and the ocean beyond. There are windows on all sides and the breezes flow easily through the the entire unit. Several fans provide focused cooling, but this unit has no air conditioning - I can't imagine even wanting air conditioning! The beach has everything one could want. Trees shade the area 15 yards from the gently breaking surf while watching all the activity including kite boarders, paddle boarders and small children playing in the surf. More adventurous folk can explore the bird sanctuaries on the three islands a short distance away and watch the turtles on the way out. The islands also provide excellent surfing. We always rent bikes, kayaks and paddle boards from a vendor a block away from the cottages. The hike to the pill boxes at Lanikai is an must do for each visit. Kailua village has a wonderful small town atmosphere and provides all the other services one might need a short bike ride away. The people who run the properties are always very friendly and helpful. This is real Hawaii in my opinion and is not at all like Waikiki. There are only two high rise condos in the area and there will be no more, so it will stay "small town Hawaii". We will go back again and again and again. We have been to all the other islands except the big one, and see no need to go anywhere else in Hawaii except Kailua Beach Properties. We have even met people who live on Kauaii who vacation at the Kailua Beach Properties. Everything is available there and in the surrounding areas.

Too bad that Michele form CA had a bad stay. The bugs would have been a downer. She mentions that the owners "didn't seem to care", but does not specifically indicate that she engaged them with her issues. We are scheduled for our third stay with a "Pat's Property" at Christmas. In fact, we will be renting two properties this time. We have always had good interaction with the office (owners) and the property we stay at is EXCELLENT. Between the first and second time we went, the property had received some upgrades, and after our last visit, we have some friends that stayed at the same property, and the bathrooms have been refurbished, including a new shower in the master bath. The location cannot be beat, and the prices are the best on the Internet for a property that meets our requirements.

LOVE Kailua Beach Properties!...It's home, away for home for me! I've stayed here many times! As a former resident of Hawaii; hotels are out of the question. I want to stay in a place that is comfortable, clean, quiet and close to to the beach. This is it! The previous post here with two stars saddens me. These are beach cottages that are VERY reasonably priced. If you want an expensive spa experience than that's what you should pay for. Her complaint about the "rules" is hilarious. Look at the photo she posted of them and read for yourself. I don't know about you, but if I were letting someone else stay in MY home, I'd expect these same courtesies! If anyone has ever been to a tropical place, you understand that bugs are just part of the landscape! I lived in Hawaii...I know that for sure. It's a shame that someone would badmouth a business because of an uncontrollable part of the ecology. I've never had any bug infestation of any kind when I've stayed here. Exaggerated and untrue posts like this can be so unfair and hurtful to a business and its just SHAMEFUL! My most recent stay was this past spring in the very cottage that the previous reviewer gave such a poor review on! I LOVED IT! The property owners are awesome! Angie was very kind to ask how things were and if I needed anything every time I saw her. I've recommended this place many, many times and I'm already saving up for my next trip!

We just got back from a week-long stay at Pat's where our large group rented units 5, 21, and 7. It was perfect for us. I grew up in Lanikai, right down the street from Pat's, so I knew the area really well. The location on Kailua Beach Park (and walkable to Kailua town) cannot be beat. Our group consisted of 15 undergraduate students, and two university instructors, and having a small compound where we could share indoor and outdoor space was really special. The houses had everything that we needed to be comfortable, and the students ably cooked for themselves with what was provided in the kitchens. Reading through the other reviews on this page, it seems like they are written by folks who are unfamiliar with what Hawai'i beach cottages are. Of COURSE they aren't air-conditioned and can get hot - that's what fans and windows are for. And of COURSE bugs can get inside - you're in the tropics and at the beach. For those looking for a totally sanitized experience, you should rent a condo in Waikiki. For those looking for a real local spot (I know lots of ex-Kailuans who rent at Pat's when they come back to stay!), this is where to go. It's a fair value and has been operating in Kailua since as long as I can remember.

Excellent. Very clean (one tiny lizard, whom we welcomed! - and no bugs at all), well-stocked with every conceivable kitchen necessity. Plenty of bath towels and beach towels and a few beach things (but beach chair has seen better days). Delightful patio, and only about 100 yards from Kailua Beach Park (Kailua Beach is one of the top-rated beaches in Hawai'i). Such an easy and pleasant short walk to the beach! Small markets, shave ice and pizza a few yards away. Plenty of parking right at the cottage. No A/C but plenty of fans and tropical breeze kept it cool enough. Although these cottages were very highly recommended by friends of ours from Hawai'i I have to say our stay was even better than expected.

I don't think I can say enough good things about Pat's. I've made several business trips to Hawaii and just like everyone else, opted to stay in a hotel in Waikiki and was always sadly disappointed (the congestion, sirens at all hours of the night, the expensive restaurants, etc, etc) and my only thought was; "If this all Hono has to offer, then they can have it!!" Then, one of my coworkers suggested renting a home from Pat's for my next trip and being that their homes are close to work (MCB Hawaii), decided to give it a shot. I'm so glad I did!! I chose the home off their website based on budget and requirements and made the reservation from home (which was totally painless) and once I arrived in Hawaii, drove straight to their office. It was after business hours due to flight delays however as they were expecting me, stayed open and waited for my arrival!!! After I signed the agreement they gave me keys and a map to my home for the week in paradise, I drove the few short blocks and totally felt at home!! The house itself was "rustic" and "authentic" for Hawaii (washer and dryer sitting on the porch outside the house) but I didn't mind that at all and also had a full kitchen and when I ventured the few blocks to Kailua State Beach (beyond postcard breathtaking) and to the restaurants in the area which are frequented by the locals, I knew I had finally found the Hawaii that I was looking for. One night, the owners of the property who lived in an adjacent house invited me over for a barbecue!! Very laid back, friendly...so unlike Waikiki!! Honestly, this is how you want to experience Hawaii, in your own home and where the locals live in a friendly community like Kailua. Before this I stayed in Penthouses at some of Waikiki's finest hotels but never did I have the sense of freedom and relaxation than I did staying at Pat's house. And so much less expensive too!!,If you're going to Hawaii, you owe it to yourself to make it a low key vacation and stay in one of Pat's homes and experience Hawaii as it was before all the obscene growth.

We recently stayed in Cottage 14. It is clear from the moment you walk in, that the owners are not spending a dime more than they have to. They have the cheapest of everthing you could possibly imagine in the unit...from the couch to the bed to the hard benches at the dining room table. The refrigerator had seen better days for sure, no ice maker...two dollar store ice trays is all you get, so good luck making any amount of ice during your stay! You had to close all the curtains for any privacy at all, as there are units behind and on the side...I don't go to Hawaii to close my curtains! Not even the cheap CD player works in the unit! I wouldn't stay here ever, unless you want to pay a lot of money to be in the worst place possible! This place was more expensive than our condo on Kauai, which was ocean front and had beautiful amenities..This place was a total rip off! No AC either, the place was like a furnace!
