The hotel is just below average. The staff are okay they do their job but don't feel like they care if you are there or not. I was at check-in and stood there for a bit before asking the lady that we were to check-in instead pointed to a sign that said "check in at 2:00pm" and this is at 1:00pm. Usually most places allow you to check in early but that was no problem. They had a place to place our stuff while we waited in the lobby. Once we checked in the room was spacious and a decent view of the neighborhood. Breakfast was okay, when an item was out (example watermelon) we had to ask the ladies if they can restock more and seemed bothered doing it also note this is about an hour before breakfast ended. Also coffee is 20 baht a cup but not sure if that was a suggestion or more of a tip bases. They do have other services like scooter rentals and a bar by the reception, cannot say how good those services were. There is a few bars and markets near by. Overall the location and room is decent but can improve on staff services from our experience.

Staff was good but the hotel is older. It is clean but the water pressure was erratic in the morning and the AC did not work great. At first it did not work at all, a staff member came and turned it on/off several times to get it to work better. The area is good

# DON'T BELIEVE THE REVIEWS #Kamphaeng Ngam Hotel Chiang Mai. OWNER SENDS EMAIL TO ASK FOR POSITIVE AND GLOWING REVIEW. I recently stayed at this hotel with three friends, and our experience was completely at odds with the glowing reviews online. Now I understand why - the hotel actively solicits positive reviews via email! Talk about misleading. From the moment we arrived, the staff were rude and completely disinterested in helping us. Basic customer service appeared to be an alien concept to them. The rude barman made our experience even worse. He actually paraded around in what looked like a BDSM bondage outfit and spoke very rudely to customers. His attitude was appalling, and the bar itself wasn't even properly stocked. We quickly decided to take our business elsewhere rather than support such poor service. The pool, which looked so inviting in the photos, was absolutely filthy. I wouldn't let my worst enemy swim in that health hazard. The entire property is desperately in need of renovations. Everything from the lobby to the hallways looked worn out and neglected. The bathrooms were particularly awful, with a persistent stench that no amount of air freshener could mask. To make matters worse, the place was infested with mosquitoes - we were all covered in bites by morning. Even the bedding was subpar - cheap, scratchy materials that made for an uncomfortable night's sleep. The breakfast was terrible - barely edible and certainly not worth getting up for. The pest problem extended beyond mosquitoes - the place was crawling with cockroaches, and we even had a mouse in our room (as noted in previous reviews we've seen). This place is essentially a cheap hostel for backpackers, but priced like a proper hotel. It gets very noisy, making it difficult to get any rest. The curtains were so dirty and dusty that we were afraid to touch them. Like everything else in this establishment, basic cleanliness seems optional. Save yourself the disappointment and book elsewhere. This place fails to deliver even the most basic standards of hospitality.

These photos must have been taken in the 1970's as this place does not look like this now. After our month of travelling Thailand we have now reflected and this was our worst accommodation in that time. The place is tired and really needs some attention. Our bedding certainly didn't look clean and I slept on my own towel. The bathrooms smell. The location however was good and so we spent minimal time in our room. Update your photos and be honest - the reviews are all saying the same thing.

It has a lot of potential, but the upkeep is terrible, making it one of the worst hotels I stayed at. Dirty rooms. AC is barely working. The pool is closed. One star for the common area which is larger than average, yet nothing special with dated furniture.

I think this place has so much potential. The rooms are clean. The location is close to the happenings, but also quiet neighborhood, their cafés and restaurants near. They put me on the fourth floor, so I get a good view of the neighborhood. Honestly, all would have been OK except the staff I think needs training. The girl who works in the morning is OK, but the rest kf the reception staff there are either snob or just didn’t care at all. The other staff who works at the reception and at the bar I think needs most of the improvement, for my entire more than a week of stay here he/she didn’t even smile at me, but I would see him/her talk to other guests westerners in particular with such enthusiasm.

Charming and Stylish Hotel in the Heart of Chiang Mai This lovely little hotel is a hidden gem in one of Chiang Mai’s best areas—conveniently close to the old city, night markets, and a variety of great restaurants and bars. The rooms are clean, cosy, and spacious enough, equipped with cold air-conditioning and everything needed for a comfortable stay. While the bathroom could use a bit of maintenance, it’s clean and perfectly functional. The hotel’s public spaces, including the restaurant and seating areas, are beautifully designed and thoughtfully presented. But what truly makes this hotel special is the people. The entire team—from housekeeping to reception—is warm, cheerful, and always ready to lend a hand or share a laugh. A special shout-out to the lovely "bar lady" —we shared so many fun moments and giggles that made the evenings especially memorable. I noticed a few negative reviews, but it’s important to keep expectations in perspective. It’s not the Shangri-La or the Kempinski, but it offers genuine hospitality and a sense of belonging that many high-end places lack. I initially booked just two nights a few years ago, but I've been returning ever since—and each stay feels like coming home. No place is perfect, but this hotel more than makes up for minor flaws with its character and the heartfelt service. Huge thanks to all the staff for making my stay so memorable
