The resort is beautiful, staff and facilities are wonderful. They changed me an additional $359.78 for cleaning and maintenance that PRICELINE.COM did not disclose in my booking. I spent hours on hold and finally was told by a Priceline representative that Priceline was at fault and I would get a refund, on Monday 6/16/2025 I called again for the 7th time and was passed around and hung up on until I was finally told they wouldn't refund the fee. I recommend the facility but expect a large cleaning fee and several other add ons.

The grounds are over the top amazing - you are in a tropical paradise with the sea on one side and a pristine golf course on the other. Three perfect pools, BBQs, tennis and covered parking. Private tropical resort. Villas have 4 condos each and privacy is very nice. Staff are fabulous. Spacious condos with gorgeous lanais, big kitchens, washer/dyer, lots of room. I believe each condo is privately owned so each is unique in furnishings. Some may be a little dated but our stay was fabulous. Going back.

Unit 2001. The primary bath shower is amazing. The king bed in the primary suite was comfortable. The view is fantastic. ||We were a bit away from the rest of our family units but we had the better view without any hedge or grass between us and the rocks and surf. ||The kitchen could be better stocked. There was a coffee grinder. It didn’t work. Units don’t have any spices or anything left or available to use. ByoEverything. ||The units only have four beach towels and four bath towels, a couple hand towels and a couple hand towels in the kitchen. It comes with one dishwasher soap packet and one laundry packet, and the condo doesn’t do towel or maid service. Bring your own laundry and dish soap or pay for the service. ($2+tax per laundry packet). Hand washing dish soap was plentiful, dish towels were not. ||As others have said, the condo charges $30/day for AC ($25 for 1 br, $35 for 2br+loft). We made due without however this unit didn’t have any floor fans and the ceiling fans were a joke. They definitely need to be replaced. Many of the other units had floor fans that definitely helped to move air around. Without the floor fans it was unbearably hot until the middle of the night. ||The condo pools are nice. We used two of the three hot tubs which weren’t overly warm and the jets suck. Very very low, not even on your back. For those with mobility issues you may not be able to get in to the Ocean Pool hot tub. That first step is a doozy. ||The condo staff were great and very accommodating. Their level of service was excellent. Some of the units are just a bit run down from over use and not having maintenance performed. Living this close to the salt air EVERYTHING rusts and corrodes. Check power outlets before plugging anything important in. ||Would we stay here again? Probably, however I’d be up for looking elsewhere as well. Central between Honaunau and Kilua.

Castle Kanaloa deserves its mixed reviews and I probably would give it 3 to 4 stars. All the units are individually owned, so the condition of each unit is highly variable. We stayed in unit 1103 for a week in September 2024. It was a second floor 2-bed, 2-bath unit without air conditioning. ||On the plus side, the location is great in Keauhou on the south end of Kailua. You can avoid the heavy traffic in the main town. It's quick to go to Honaunau or Captain Cook for some of the island's best snorkeling. It was also a reasonable drive to the beaches around Waikoloa. There is a shopping center close by for groceries. Three pools and grounds are in excellent shape. We used the BBQs by the pools every day. Parking was easy with assigned spots. The community is gated.||Many units do not have air conditioning, which works great in Hawaii if your unit is oriented properly to get cross ventilation. Ours was not, so we moved the many supplied fans around to help. It would get rather warm in the afternoon, but sleeping temperatures were fine with the fans. Mostly we were out all day anyway.||The unit was in acceptable shape. It was not remodeled so there was definitely wear and tear, but it was pretty typical for a Hawaii condo at a reasonable price and it was clean. The beds were good and that's the most important part. The living room furniture sagged but was clean. The refrigerator, stove and dishwasher were new enough. The washer/dryer combo was prehistoric but worked to freshen up our towels.||Expect about $400 in cleaning fee, insurance and association fee to be charged on arrival. The Booking.com booking via Southwest Hotels only specified a $35 on-site fee, but after reading the reviews I wasn't surprised by the extra charges. It was odd, however, because our booking already included about $600 in taxes and fees on a room charge of about $1200. I tend to not get too stuck on individual charges and just look at the bottom line. So for about $2200 for the week all told, I was satisfied with the price. I also got a nice chunk of Southwest points that I would value around $300.||If you do get a unit with added air conditioning, expect a $30/day charge to use it. It might be worth it for a top-floor unit as they have steeply pitched, uninsulated roofs that really build up heat throughout the day. I believe you can elect to not use the air conditioning to avoid the fee.

Unit 1402 was amazing! Nestled between the golf course and the ocean, with great ocean views from the lanai, this condo was beautiful and spacious for our entire family. The bathrooms and kitchen are updated and filled with everything you'll need for your vacation. The complex has three pools and several two to three story buildings set amongst a manicured garden that is reminiscent of old Hawaii. The complex is within walking distance to Keauhou Bay where we snorkled with Mantas, and a short drive into downtown Kona. We can't wait to return to Kanaloa Unit 1402!!

Google really needs to allow for a zero star option. The only thing that makes this place worthy of 1 star is the proximity to the ocean. Otherwise this place is disgusting. I don't think it was ever updated or refreshed since it's opening. The pictures online are deceiving. It is old, musty and FILTHY. The kitchen was so dirty we had to wipe the cabinets down because touching them left grime on your hands. There were bugs all over the kitchen. Disgusting! . The showers were moldy. The floors were sticky and filthy throughout. The bathroom tiles were literally sticking to our shoes and coming off! The beds are old and disgusting as well. Linens from the 70s and I'm sure the mattresses are too. Beds you can feel the coils. The blinds in the master (which look out to the parking lot) are broken so you can't even shut them for privacy. Fans we're filthy. On top of this, we paid almost $400 for a cleaning fee. I'm not sure what they are cleaning with this fee, but it's definitely not the condo. Also AC will cost you an extra $33 a night. 😵‍💫

We stayed in unit 2905. This is a two bedroom two bath condo with a very nice lanai, with a very nice ocean view. There are lots of stairs, as this is a three story unit from entrance up to the master suite. The place was clean and inviting. The kitchen was well appointed. The beds were better than average. The bbq grilles were awesome. The lanai was my absolute favorite part of the condo. Now, the stuff that wasn't great. The water pressure in the showers was very disappointing. I really can't stand weak shower water pressure. AC, there is NO AC unless you pay an extra daily fee. AC was clearly shown as an included amenity. The guest services people were NOT helpful at all with the AC issue. BEWARE. This AC thing is THE reason for the review being average.

Conveniently located near the Keauhou Shopping Center that has everything you need for a stay in a condo, including multiple restaurants if you prefer to dine out. The unit we were in was nicely furnished and clean. We did not ask for a first floor unit so we had to lug our bags up the stairs, but the layout of the unit was great. Huge master bedroom with a desk area and huge master bath with vanity, large shower. A/C: Note there's a daily charge (because you can take advantage of the ceiling fans in the rooms and the ocean breeze is you prefer) and it's worth it. (Electricity is expensive in Kona). Only drawback was we had to go back to the front desk for new batteries for the remote. A/C worked very well. Our unit's kitchen has the basic plates, cups, utensils, even grilling utensils. There were plastic cups to take poolside (no glass allowed). Gated community, so you get a gate card. Be sure to return it and the A/C remote or you'll get charged. Jim, the GM was very nice and front desk and gate staff were very friendly. Gate staff even open the gate for you if they see you coming and greet you, too. Living area was spacious. A sofa, loveseat , two additional chairs. Dining area was adjacent so you could seat even more is you wanted to. Was so impressed with the master bedroom I forgot to take pics of the other bedroom and loft but all were nice. Carpeted stairs from the entrance and to the loft so it's very quiet. Awesome large refrigerator unit. Would stay here again!

The one star is for the front desk. Very friendly. The condo we stayed in had roaches. The sofa was worn and looked dirty. It was very spacious but I don't feel that the cleanliness of the place was great. After checking in I had to pay $400.00 for cleaning fees. I would have expected more for what I got.

For the price this place is terrible, the only good thing I have to say about it is the ocean view. Before you rent here just know that AC is not included, you have to pay $26 a night to get the remotes to the AC units, the fan in the bedroom didn't work either. All the dishes were dirty, the shower had black mold on the wall, the freezer had opened bags of ice in it, most of the staff that I encountered were rude and condescending, the parking stalls were very very tight, I had to unload the bags before backing into the stall, and barely had a foot of room on either side. The door to the condo was left unlocked when I checked in, with all the windows and vents opened. I would not recommend staying here, for what it cost you can find somewhere much nicer.

Kanaloa at Koa in Keauhou on the big island of Hawaii is one of my favorite places to vacation in the world! Their location on the ocean is stunning! I have been staying in their condos for over 30 years with my kids, sometimes with their grandparents, and always with my husband. They have several lovely pools and a tennis court. Condos have 3, 2 or 1 bedroom. They are furnished and have 2 lanais. Each condo has a kitchen and washer-dryer and comfortable living room. The condos also have 2 flatscreen TVs. The location is close to a grocery store, several restaurants, a snorkeling tour company, and also very close to the Kona airport. The Kona Country Club is adjacent to Kanaloa at Koa, if you're a golfer. Also, i can fly nonstop from Dallas to Kona. One of my favorite things at Kanaloa is sitting at the ocean pool in the early evening, watching the waves crash on the large lava rocks, and also watching the spectacular sunset every day! Great place for a family with kids to stay! Wow....paradise found! PS-Be sure to request a "first floor" condo, so you don't have to carry your luggage up stairs. You can also request an ocean view or garden/fairway view. The Hawaii weather is always fabulous! However if you like air conditioning, you will pay an added fee. There is also an added cleaning fee. Love it here!

You guys..... this place was the biggest dump we have ever stayed in. Roaches, mice, ants and no a/c. While the view was fantastic absolutely nothing else was good. Absolutely disgusting. This horrible experience has also got me questioning Airbnb. AVOID-at all cost

ice quiet condo village. 1 to 3 bedroom. Some Airbnb. 3 pools. Ocean view and golf course view. Outdoor BBQ grills. No gym. Big tennis courts. Gate access with security personnel. Some units require check in at the other Outrigger which is way too far away. Our unit was very well stocked with a big kitchen and everything you need for an extended stay. Note that there are many "Outriggers". Looking at the reviews it appears that some are mixed up.

We've been staying at Kanaloa units for nearly 20 years now - 12 visits. We've always either rented directly from the owner or via small managment (Sunset Hawaii Vacations was one). We've never used Outrigger, Castle or 3rd partys like Expedia. It seems most of the 1 star reviews come from people snookered by 3rd partys or the like, not disclosing fees. So upfront, this is a CONDO, not a hotel room. EXPECT a one time cleaning fee. You maintain the interior during your stay. No maids come a knockin. Electricity is expensive, you can 'go local', use fans and open windows, or pay extra for the electricity for AC. The grounds are lush and well maintained. 3 pools. Barbeques that WORK are everywhere (hint, go to the KTA, get the Korean Marinated Chicken leg, throw it on the barbie, heaven!). Birds and views abundant. Sunsets easy to see. Now, realize there is NO sandy beach nearby. The closest is Kahalu'u, and youre in luck if you're a beginning snorkeler, its perfect for you. Beautiful easy snorkeling. Lots of fish. Anyway, its pretty darn secure. We've never had a problem. These days you drive up to the gate, press a key to get in, go to the VERY friendly desk person who takes your info and gives you a gate key and car pass. Gotta return the gate key or risk $50 fee. Dont smoke on the grounds. They WILL catch you. Love having a full kitchen, great internet, 1-2 TVs, books, travel info, beach toys usually included (PLEASE rinse with fresh water and clean when youre done) Heia Bay is a few steps south, pretty and secluded. Keauhou Bay is very close too, for your manta ray night snorkel (you ARE going to see the Mantas, arent you? YES you ARE) Paddle boards and kayaks to rent or charter here too. Make a friend with the Keauhou Canoe Club and they might let you come as a guest on their tough outrigger rides. We've done it a few times. Leave a generous tip if they do. Teshimas and Sun Dried Fish Co., Rebel Kitchen, three of the islands best restaurants are close by, as well as a fabulous KTA store in Keauhou shopping center. Aloha!

This place gets only two stars because the view is amazing. Our three bedroom condo was right on the water with wonderful sunset views. That is where the good stuff ends. We booked here because of the things they promised to provide!!!! Like washer and dryer for our clothes and also air conditioning... these things were not working for us and when we asked them to fix them it was not possible. Housekeeping did offer to do our laundry which involves putting the clothing of 3 couples into 1 Bag and sorting it all when we got it back. Awkward!! The condos are individually owned so maybe some are better than others but this one (2304) the beds were awful and the owners weren't Interested in fixing anything.

Pictures looks fantastic but when we arrived it was a disappointment. The condo we stayed at had partial ocean view, 2 bedrooms (One of the bedroom was on the second floor and the other bedroom was on the third floor). As I check in they say I need to pay additional $420 for cleaning fee, I was shocked and they wanted me to started the laundry by washing some towels and bed sheets before I check out. So I end up paying $1,600 for 2 night stay. Which is very expensive for an old condo. The lockbox at the front door keeps falling out and we had to fix it. As we enter into the condo it was so hot especially the third floor unbearable. We had to pay another $25 per day for AC. By opening the window and turn on all the fans did not cool off the place. The carpet was old and high, with stains, just gross. Some spider webs found on the ceiling of the kitchen. We use the plastic ice trays to make ice and could not take the ice out of the ice tray, it was a cheap ice tray. Overall, we are NOT happy with the condo. The only good thing was the pool, it was next to the ocean and we were able to see pretty sunset there.

The receptionist here is racist toward Asian people. We came from Asian country and we did not notice 500+ dollar 'cleaning fee' until we checked in and we wanted an explanation from the receptionist. The receptionist had very condescending attitude and we demanded a manager or someone else to come to us but the receptionist murmured racist slurs toward us and even threatened us with security guard. If you want to have PTSD, you may choose this place. Otherwise, please run away from this place.

Don't stay here! On top of the nightly room price we paid an additional $161 for cleaning and tourist fee!! We stayed 1 night. Really?!! Could have gotten a room at a luxury hotel for that price!! You're definitely getting jipped coming to this place. For a whopping cleaning fee you must arrive between the hours of 3pm-5pm to check in properly at the desk. Have any additional questions? Well they'll be open by 8am the next morning. Expect dirty moist carpet, foul smelling cabinets with dry stained kitchenware, and black soap scum surrounding entire shower edging. Not welcoming. Not clean. Not a pleasant stay.

There are 3 ways to rent at these condos and we rented directly from the owner, unit 1004. Based on these reviews, units vary a LOT. We payed cash to the owner, Ray, an older guy. We were nervous, but everything worked out perfectly. The grounds were absolutely immaculate, so clean and beautiful. It was 15 mins to the action, restaurants etc. but we liked having more space and places to park and walk around. The pools were absolutely fabulous and incredibly clean. Again, not resort-like. But we like that. Our unit was great. It felt very much like we were staying at a friends vacation house. It had so many amenities. Lots of kitchen appliances and nice dishes. A few spices and condiments. We stayed 2 weeks and really felt at home. We cooked almost every meal. I hope future renters will take great care of this great condo in the future.

I made this account just so I could write this. Before this whole COVID-19 shutdown of Hawaii, I had planned on booking a condo for my 22yr old daughter and her 2 cousins for Spring Break. But then I heard from a neighbor of mine who had just returned from the Kanaloa at Kona who said they had a disturbing experience there. Apparently, the guy who was the head of maintenance had approached and made inappropriate comments to her 20 yr old daughter on 2 different occasions. When her husband mentioned something about this to one of the longtime residents there (an older Canadian man) he just laughed it off. What?!? So, of course, I decided against booking at the Kanaloa. To be honest, I debated about posting this for several weeks, but after talking with my daughter, we felt we had an obligation to warn other families and women about this guy and this property.

Pros: Great view Lots of towels Cons: Floor had sand, hair, and food even though we had paid a large cleaning fee for the unit. Not sure what they cleaned. Dishes in the cupboard were dirty (food, spots, sticky), had to wash before using. When it rains the entry way floods. There is no mat for the inside by the front door. I slipped but my husband caught me. Fridge water dispenser had black mold/gunk under dispenser. I figured this out after I got sick on the third day. Activities booked through the front desk will require a "time share tour". Very stressful! Would recommend paying the extra money to save everyone stress and half a days time. Tips: Wash all dishes before using. Sweep the floor before tracking sand in your bed/sofa/chair, etc. Place pool towels by slider and front door to stop water coming in and falls from happening. Don't use fridge for water, get bottled water. Don't forget to purchase the air conditioning, it's worth it. All in all we had an ok time, mostly because we didn't stay in the unit. The first day was spent cleaning. The days we did stay in were ok. The unit has been used and abused. Marks on the wall from food, grease and who knows what detract from the potential beauty of the unit.

Cleaning fee $130 or more depending on kind of unit. Also pay $20+ each day for air conditioning. Unit itself was nice enough. Security guard at night was an asshole and clearly hated his life (accent sounded like he's Filipino and looked to be early 50s). Office closes after 5 or 6 (forgot exact time) so you have to call security to open the condo door for you.

Terrible place to stay!!! Room was musty and hot when we arrived after hours. There was a sour smell all over the condo. Broken coffee maker that would overflow because of the wrong pot to the maker. Garbage disposal and kitchen sink wouldn't drain, they charged me an additional carpet shampooing fee of $175 Wrongfully claiming I stained the carpet and the smell was from me. The AC is disclosed as available, but for a price of $20 a day. Condo had roaches that could be seen at night. Ronald Sugihara at Kanaloa at Kona basically told me tough luck and is unwilling to work with me despite their offices being notified of the smell when I checked in the next morning. Terrible experience and Costco should pull this place from their availability. Overcharged me the cleaning fee as well. Ron requested proof of the original cleaning fees and of the AC having to be included. RUDE and pushy, glad I had proof, but still did not refund the $160 paid for 8 days of AC. Overall I was overcharged $390 for cleaning fees, AC, and a professional carpet cleaning company to come in. Save your money and stay at a decent hotel for the same price.

Booked two rooms supposedly with two beds, there was a king and a sofa bed in not great condition. Was told immediately we had to pay $230+ in cleaning fees for EACH room for three nights! And if we wanted air conditioning, we had to pay $25/day (even though rules clearly stated $20/day)! (So we had to pay $535+ before we could even check in!) And one unit had no A/C! And according to check-in personnel (which we had to search down, no one at desk) we were supposed to have researched all of this ahead of time, so we should know it all! The unit with no A/C had obviously been renovated some, had a newer fridge with ice & water, the other had a bag of ice in the freezer that was freezer burned. The other had obviously not been renovated since the 80s, shabby and bathroom fixtures were difficult to use even. Tile was obviously old and towels and washcloths had holes (see pic) or was frayed. Had washer and dryer in units (stackable in renovated), but stackable dryer had obviously died in older unit and was replaced with a standard one taped together and behind a sliding door that did not allow the dryer door to open properly (see pic). Pools were very small, but had three. Quiet hours were clearly stated, but not really enforced, yelling etc after. Air conditioning does not go off after thermostat temperature hit, just runs all night. Had to buy food and supplies unexpectedly (since we didn't realize it wasn't a hotel), fortunately grocery store nearby, but even had to buy salt and pepper. Oven had no instructions, and was left in Celsius, very difficult to change. Not one unit was ADA accessible, all had five or six stairs or more. No ADA accessibility for office or pools (all up steps). DON'T STAY HERE IF DISABLED. Parking was under an overhang but very tight for rental minivans, couldn't hardly get in the door if other was parked there. NEVER AGAIN AND WOULD NEVER RECOMMEND.

So, like you, I saw the photos of the unit I chose on Kanaloa at Kona by Outrigger. I made reservations for a great holiday. Upon arrival, you check in at another complex near Kona, not Keahou bay where this is located. You drive to the complex and there is a lockbox. You open the unit and find a 1980s era decorated unit with dirty furniture, old appliances, sliding doors that barely work, ground floor (even though the pictures show a top floor unit). No, the inside looks nothing like what you selected when you clicked the book button. They then refuse to refund your money because you agree to a cancel prior to 60 days for a refund. So, if you open the door and think, YUKKY, you are still stuck to 2 nights charge and your Mastercharge credit card company will not back you and only support the misleading merchant. Buyer beware! Nowhere does Outrigger indicate on their website that they are a property manager for privately owned condo units. My tip is to use another property manager with single units as there are many great ones at this complex. Oh, there are rats in the complex, too.

Excellent exterior view of the courtyard and very clean viewed swimming pools. Renters beware: There is a mandatory cleaning fee that is not disclosed that exceeds 140.00 whether you stay one night or seven nights, it does not matter. We checked in at 10 p.m. on a Friday night, turned the light on in the kitchen for the first time, and the roaches were swarming all over the counters and common areas. Because they were all over the dishes, coffee pot, and utensils and common areas, I clearly had to mention an infestation problem. Anytime we went to the swimming pool or anywhere on the property, had to get a wristband. Just be forewarned everything is dated and to be ready for additional charges that are mandatory even if you are the best renter ever. American Airlines vacation packages will not tell you this either. You are better off staying at a location that will have your comfort in mind and pre thought of prepping a room for your stay. Room was 90 degrees when we checked in. Additional fee is charged if you use the air conditioner. Lady at the front desk had a positive attitude, but the rentals deception practices are outright illegal. Lastly, there is zero access to the ocean. It is a view only property. No beach access.

Stayed at this location for five days and loved it! We booked the condo about a year in advance and were a bit worried after we read some reviews. But I'm glad we didn't rebook. The place was really clean and I actually enjoyed the cheesy, tropical furniture and decore. It added to the tropical ambience. It was so much more comfortable than staying at a hotel and it had a washing machine and dryer in the condo which was a plus for us!! We did go during a very humid, warm season so we had to pay the A.C. fee, but oh well, not gonna let that ruin the vacation. Hey, we were in Hawaii!! How much better can that get! There was a shopping center close by and lots of nice beaches to spend some time at!! Location was lovely!!

Our family stayed at kanaloa condo from 7/18/2020-7/25/20.I was expecting to play tennis and swim in the pools.The tennis court was closed,all the swimming pools were closed.Our family was very dissapointed.

The location was really awesome! We got an oceanfront and we enjoyed every bit of our stay in our unit 2303. The lanai has s great view with two seating areas. We watched sunset for 5 days from there. We were also watching boats gathering everyday for sunset and night Manta Ray. We spent hours and hours watching the waves crashing on the black shore just about 20 yards away! It was really quiet unit even being next to the ocean pool, we can only hear the waves and lots of birds. The unit was good size, about 1850 sq ft with 2 bedroom, plus one loft 'bedroom' and 3 nice sized bathrooms. The master bath was really nice and roomy. We did not use the pool, but used the community bbq unit next to the pool and also played. table tennis. We were 4 people, and I asked everyone to pick their top 5 for the Big Island trip and all 4 of us picked the condo as #1!

Review Oceanfront - Kanaloa (Unit #1802) at Kona VRBO#1533 Awesome, excellent, wonderful (fill in your own superlative here)! Bruce and Janice have the premier property in Kanaloa. This unit is well kept, well provisioned, well appointed, and has the best view on the property and as a bonus, with the prevailing wind and open doors and windows, there was no need for the AC (July 2017). Janice is a pleasure to work with; she responds to email instantly and was willing to accept Paypal or CC for payment. You cannot go wrong with this unit! Mahalo!

Location, location, location! Excellent oceanfront property set on the fringes if He' eia Bay in Keauhou. The best weather on the island which makes it arguably the best weather in the world. The outside common areas are very well maintained however the interiors are subject to the whims of the individual owners. The staff, especially Bobbie, Steven, and Leesha were all about Aloha, and were very responsive to our needs including fixing a broke bed box springs and holes in a screen door. We were in unit 2905 for 3 weeks and the breaker tripped twice when we used the range. Also, had problems with the microwave. Overall a beautiful property and would definitely come back.

Our family stayed in unit 1803 for 5 nights in April of 2012. We absolutely loved the place. It was easy to book with the owner on the aloha condos website and it was cheaper to do that than book through the Ourigger Hotel. Our unit was large and had two bedrooms and a loft. Everyone had their space but came together for breakfast and dinner on the large lanai. The view was gorgeous - right on the water with spectacular views day and night. We chose not to pay for a/c and were just fine without it using the fans. You can tell the owner is trying to update and improve the condo a bit at a time. The master bathroom was terrific with the double headed walk in shower. The beds were all very comfortable. I loved how the windows were permanently open but locked. I loved the fresh air and hearing the waves right outside the condo. We enjoyed the washer and dryer being in the unit which made packing lighter being able to do a load of clothes. The grounds are very nice and felt safe. We could park our car fairly close to the condo with a short walk. THe pools were clean and the pool area was nice with lots of chairs and a bbq. The condo is close to downtown kona and a shopping center with restaurants, grocery store, and a cinema. We loved that the owner stocked the condo with beach toys, snorkel gear, cooler, beach chairs and umbrella, and boogie boards. This saved a lot of money renting these items. The only down side was a couple of cock roaches but hey it is the tropical islands, we just threw them outside. Also a lot of the dishes were dirty and we had to wash them. This isnt the owners fault but maybe he needs to spot check the cleaning peoples work or have them double check the dishes when someone checks out. ALso, the handles fell off of a few drawers in the kitchen while we were there just by opening the drawers. These are really minor issues... We would definately stay here again and highly recommend it to anyone.

If I could give this place a zero star I would. Since we arrived after the front desk or whatever that was, closed. We had to call the security guard to get our room key for us, he was an old local looking man, he was really rude and unpleasant, he was also shining flashlights into our condo unit. On top of that you have to pay additional charge for the AC. He showed us where to park and literally stayed by our vehicle until we unloaded our personal items which I thought wasn't very respectful. We walked into the condo and it was really hot, it felt disgusting and muggy. It took hours for the AC to get decently cold. The worst part is that there was a maggot on our cutting board because the unit provides pots and pans and they had a cutting board which has a MAGGOT. Worst place every I advise anyone to never stay here it's not worth it and the security guard is a rude man, he should not be working as a security guard in the hotel industry. He makes guests feel uncomfortable. He threatened to come into our unit when we had no noice complaints at all.

I purchased a week for my family for may 21st thru may 28th in the two bedroom suite and when I arrived there were extra fees for cleaning and air conditioning. I have never had extra fees like this added after you make reservations. It was 25% higher than the listed price. Then my family was attacked by fleas. An owner next to unit 304 rescues feral cats and has a flea infestation that is spilling into unit 304. When I went to security they told me that they knew about this problem. Are you kidding me? We work hard all year to go on vacation and mine was ruined by this resort and Expedia for not listing all the hidden fees. If you want to get eaten by insects in your room or if you like to have your fees raised by 25% when you arrive, then this is the place for you! I am not happy and our vacation money, including 2800 in airfare and medical bills for treatment and blood testing should be refunded.

Terrible place to stay!!! Room was musty and hot when we arrived after hours. There was a sour smell all over the condo. Broken coffee maker that would overflow because of the wrong pot to the maker. Garbage disposal and kitchen sink wouldn't drain, they charged me an additional carpet shampooing fee of $175 Wrongfully claiming I stained the carpet and the smell was from me. The AC is disclosed as available, but for a price of $20 a day. Condo had roaches that could be seen at night. Ronald Sugihara at Kanaloa at Kona basically told me tough luck and is unwilling to work with me despite their offices being notified of the smell when I checked in the next morning. Terrible experience and Costco should pull this place from their availability. Overcharged me the cleaning fee as well. Ron requested proof of the original cleaning fees and of the AC having to be included. RUDE and pushy, glad I had proof, but still did not refund the $160 paid for 8 days of AC.

I tried to write a review on VRBO but it has not been published. Anyway, the pricing is extremely misleading.The VRBO listing said that I would be charged a $155 mandatory fee once I got to the property on top of the what I paid through VRBO, so this is what I was expecting. However, the second charge was for almost $100 more than that. Now I'm having to spend an hour + on the phone trying to dispute this since this was not mentioned on the listing or told to me as a disclaimer before checking in. The check-in process was also confusing. Besides my reservation confirmation I did not get additional details. We got there around 7 pm and found that there was a gate to the complex. We were able to push a button to get buzzed in, but there was no one on the intercom who said anything. We walked to office since the door was open, but the lights were off and we saw a sign that said they closed at 5 pm. After wandering around the office for a bit, we found a phone which allowed us to call the security person on duty. He was a man of few words and pretty much gave me a piece of paper, told me I needed to check-in the next morning when the office opened, and showed us the direction to the rental. As others have mentioned, there is a $25 fee on top of the other hidden fees for AC. The rental was stifling hot so there was no way to not pay that $25. Several of the windows had broken handles. We also saw several spiders which looked like daddy long legs, but scarier. Other than that, the inside was pretty nice, but since we were only staying one night we didn't get to enjoy it much. Overall, I would not recommend staying here because of how little visibility the listing provides in the extra fees, check-in process, etc.

BEAUTIFUL Location on the rocky seashore, the grounds are so beautiful. The pools and staff, perfect. BBQs available for all to use, and it was a great place to hang out with others over searing meat, chatting over where we were all from. It had a great feel, comfort and homeyness, Drawback- second bedroom TWIN BEDS! yep! pushed together! No air cond. but none was needed. The condo came ill equipped in the kitchen unfortunately, but had plenty of beach toys... we just didn't get to a beach!!!

Love love love this place! Makes you feel like home! They have everything like what an apartment / condo will have! Great ocean pool that you can see the sunset from. They have 3 heated swimming pools which is very nice btw for night swimming. Tennis court but you got to bring your own rackets and balls or ask the front desk to provide you with them for an additional cost. Would've been a 5 star but no AC ={ but it's all good! We have electrical fans everywhere and its not too hot! Great weather. To get AC its about $25 per night so we didnt do that. Great atmosphere. People are really nice here. Great way to spend your vacation! I would definitely come back here next time!

My best advice about this place is keep looking. It's okay, but rough as it lacks in several areas. I'll elaborate. The outside grounds are well kept, there are 3 pools, grills, etc. and there may be some units with updates in good shape with variations in fine print. Units are individually owned with different management companies, which drives much variation in how each unit can look/feel or cost. Unit 302 has a warm welcoming letter from the owners framed inside dated from 1980. The unit appears to have been last updated in 1980 as well, with very few exceptions. Pros: has Wi-Fi, TVs, kitchen basics. Cons: Even with mild outdoor temperatures, there is a need to turn on the a/c to get cool air moving; the a/c is available, but for an additional $25 daily fee. Totally ridiculous. Booked as 1 king bed and 1 queen bed, it was actually 1 queen bed and 2 twin beds. Unsightly 1980s decor throughout, scratchy polyester bedding, thin white towels which feel so old and bleached over the years you feel like you need to careful drying off so you don't rip the towel; a library of VHS tapes and DVDs, but no VCR or DVD players; clean-ish, but several 'clean' glasses/dishes in the cabinets had lipstick on them; fans in each room, but with years of dust collected on them. Years of wear seen throughout the unit anywhere you look. Could be cute, but needs work, updates, investment and TLC. The complex, pros: grounds are well kept, 3 pools, with hot tubs and grills. Cons: pool hours are 8am-7pm and 8am-10pm (keep in mind this is the island of adventure and driving, so forget relaxing in the hot tub when you return late from a day of hiking). There is a 24 hour security guard, but they seem to perform to duties of a nosy neighbor more than anything else. We parked in the designated space assigned at check in, but still had a note on the car about needing a parking pass; another day the guard (who always seems to be around) directed us to another open spot with more room, seemed nice and helpful, yet we still had another note on our car the next morning for not being in the assigned spot... and the same guard was still around the next morning. Overly complicated for no reason. Wondering why the pool/hot tub closed so early, we were happy to catch one 15 minutes before it closed... guard was there at 9:59 to make sure no one stayed past 10pm. Don't expect to relax outside of the strict rules they have established. No complaints with order, but again unnecessarily over complicated for a vacation spot. Upon check out there is an additional $225 cleaning fee. Note there wasn't any daily cleaning, towel service, dish service or anything else. The fee is on top of the nightly booked rate (and a/c fees) for simply cleaning between guests. Since this was on a travel sight it appeared much like a hotel; I don't have an issue going without daily cleaning, but $225 for cleaning between guests should be covered by the nightly rate. For the price, this place should offer more. At a minimum, they shouldn't have up charges for a/c and cleaning... but it still needs work. Overall I really loved the Big Island; tons of adventure, beautiful landscapes and variations in climate all here to enjoy. The missing element to our trip was a nice place to relax, recover, rest and recharge. I will search for a better place next time or just pack a tent.

Outrigger Kanaloa at Kona is a condominium association, at least parts of which are managed as a hotel. We stayed in Unit 1204 on nights of 8/23-8/25/14. This is one row of buildings from the ocean, which affords a narrow view of the ocean from the front lanai, and a full view of a fairway to the rear lanai. Pros: 1. Convenience to Kailua village, about 12 mins. 2. Friendly, interested staff 3. Clean, spacious upstairs one-bedroom, one-floor unit (sleeps four including LR); unit smelled fresh and not musty 4. Unit is fully outfitted. For example, our foam cooler broke; there was a replacement we could borrow in the closet. You have appliances, can cook, etc. 5. More homey than a hotel 6. Gorgeous oceanfront pool 7. No resort fee Cons: 1. Mattress was cheap and uncomfortable in unit 1204; Miss G and I hated it, actually. I'm sure that this varies by unit. 2. AC comes at a charge (we did not need it) 3. Gorgeous oceanfront pool closes at 7 (understandably, I suppose, as some people can't handle their liquor, and surrounding owners shouldn't have to hear them all night) 4. This didn't bother us, but maid service did not come every day as it would at a conventional hotel 5. No wi fi, but we didn't miss it

Horrible experience & horrible management!!! The GM Steve Hicks is a sorry SOB!!! I booked a room here a week ago and paid almost $200 for a room with 4 beds because that was what we needed. I show up and they don't have any record of me booking a room. After an hour of waiting they get confirmation from corporate headquarters that I did indeed book a room through hotels.com. So at that point they tell me that they didn't have a room ready because of their inadequate internal systems. They make us wait while they sort it out, which took almost two hours. The entire time I had my kids waiting in the car on a hot summer day. Then, after two hours of waiting they inform me that they don't have the room we requested, but they could give us a room with 3 beds instead of the 4 that we purchased. I happily agree because we are already way put out at this point and will make it work. THEN, they decide that we need to pay a cleaning charge of $88.54 for no reason other than "that's normal for this area". I inform the GM Steve Hicks that it wasn't part of our agreement but he doesn't care. He was even rude about it. I wouldn't give them the business if my life depended on it...it's all about principle. Screw this place, I had a much better experience at the Sheraton across the bay. I will never be back, nor would I recommend these buttholes to my worst enemy.

It's a very nice condo complex south of Kona. The units we stayed in our individually owned & managed. Mine right by the guard shack has been remodeled & is terrific. My parents is right on the ocean & is spectacular. Found on Aloha Condos. The grounds are kept up & there are many nice outdoor grills Nothing is in walking distance unless you want to walk up a steep hill The Keahou shopping complex has Longs, a KTA, a great coffee shop & pizzeria. Oh & a terrific bookstore!!! Ding bc pools are freezing! It's under new management now- not outrigger

Major steal! We had an oceanfront condo through Outrigger/Pleasant Holidays. There is nothing like being to eat breakfast or have happy hour on that porch before and after driving to places like Volcano NP. There are three pools, and they were never crowded. Walking along that rocky shore - or just listening to the waves crash from inside - is so worth the upgrade to oceanfront. Much like another reviewer, our condo owner had stocked it with some beach towels, a cooler bag, boogie boards, and even some snorkeling equipment. The only thing that could have made it better would be prestocking it with 'staple' foods like spices, oil, sugar, etc. We also appreciated the washer/dryer and detergent. We were on the road enough that we didn't end up doing much cooking - but even just having breakfast and a few cold beers when you get home can really help offset the prices. Our was two bedroom, with a loft for the second bedroom. The loft clearly isn't the most private place as both light and sound will come up from the living room; for our family, all being jetlagged, we all got up so early that it didn't matter. Without a doubt, this was a much more peaceful and pristine place to stay than on the main strip in Kona. It was quiet... breathtaking... relaxing - but still an easy drive to restaurants and nightlife. Would not hesitate to book again if I wanted to stay on the Kona side (next time I might try Hilo side to be closer to the waterfalls et al).

I would not recommend this place. We checked in and found out there was a cleaning fee of over $160 just for a one night stay. When booking there was no mention of this fee. After a long day of adventuring we came back to go to sleep and the mattress was pretty much a wooden board. It is more comfortable to sleep on the floor. They also gave us powder detergent for a washer machine that only takes liquid, as stated on the note on the machine. I am only giving it one star because yelp doesn't go lower.

The unit we stayed in is 301 the unit above us had like 20 cats. My friend and i have horrible flea bites all over our legs and feet. NEVER again

From the moment we entered the gate, it was an unpleasant experience! 1.) RUDE WELCOMING: *Security staff, Donna scrutinized us before we could even turn our vehicles off. *Each time a group of Bikers came through the entrance, she would get on her cart and follow them frantically through the property. *Donna apparently is the only Staff member that can issue wristbands. We asked for wristbands for our children who were asleep in the car, she refused to give them to us. She told us we would need to return to the front desk the following day to get them. *When asked to speak to a Supervisor, Donna stated that the only Staff available was herself, another security (George), and the front desk clerk. She gave me the General Managers card and said he should be back tomorrow. You can bet he'll be hearing from me. 2.) ROOMS ARE NOT READY @ THE ADVERTISED CHECK-IN TIME OF 3PM-5PM: *Traveling over from the east side of the island, we were careful to meet the check-in times and arrived @ 3:45pm. There was a line of 8 people in the very narrow check-in area of the lobby waiting to be serviced. There was only 1 staff member available to check-in guests. A family of 5 women were patiently waiting to get wristbands to use the pools on property. They had been waiting at least 10 minutes before we arrived. There were at least 2 other unhappy guests that arrived while I was checking in that mentioned they were there after 3pm to check in and was told to come back because their room wasn't ready. Another guest said her family stays at this property every year and couldn't believe all the new restrictions. She said this would be their last stay at this property. *Before being issued our unit keys, front desk clerk called housekeeping to check if our room was ready. They confirmed it was. Went to our parking stall (which was in front of an entirely different building). After locating our room, I was quite surprised to see the front door open, linen thrown on the couches, music blaring, women's voices singing, etc. After ringing the doorbell and getting the occupants attention, we discovered it was the housekeeping staff. Instead of cleaning our room, they were singing and having a good time. Mind you, it was over an hour into check-in time AND they confirmed our room was ready upon check-in. *After returning to the front desk to ask for another room as our room wasn't ready, I was told that there wasn't any rooms available and that we would just have to wait until housekeeping was done. The front desk clerk offered to waive the cleaning fee but couldn't give us an estimated time of completion. It was now 4:25pm. With nowhere else to go, we waited near our assigned unit. Security (George) came by to check @ 4:45. Our room still wasn't ready. At 5:15pm, our unit was finally ready. We had dinner reservations @ 5:30pm. There was no time to shower or get ready after unloading our vehicles and we were late to our dinner. 4.) UNIT 2001 WAS SUBSTANDARD: *Upon entering our room after housekeeping had "cleaned" it, it was obvious they didn't do a thorough job. There were no towels or bath mats in any of the bathrooms. There was a cleaning cloth left on a chair on the porch (*see picture). The vertical blinds on the sliding glass doors were splattered with sticky residue and 2 were broken on the floor (*see picture). The floor tile in the kitchen are cracked (*see picture). The jacuzzi tub in the master bathroom is old and dated and knobs are broken making it unusable (*see picture). Appliances & kitchen hardware are rusty. Broken pocket door pull. This entire unit could use an update. It's definitely not the unit pictured in your ads. 5.) AMENITIES ADVERTISED ARE NOT ACCURATE OR INADEQUATE: *Free self parking (*see picture)- you're only allowed 1 stall per unit. If you're traveling with more than 1 vehicle, you must park your vehicle off property at your own risk. *Sleeping accommodations for 6 people state: 1 King bed, 2 Single beds and 1 Sofa bed (*see picture)- can you imagine our disappointment when we were preparing for bedtime and found out that the Sofa did not contain a bed. It was just a couch. We were short 1 bed. *Additional amenities included barbecue grills. Well, the grill near our unit had a sign on it that said "Temporarily Out of Order". I guess we're not barbecuing tomorrow as planned. *"Picnic area" consists of a wooden picnic table with benches and an umbrella covering near barbecue grill. Picnic table was covered with bird droppings and red ants. In conclusion, we have staycations in Kona at least a few times a year. We have never had such a horrible experience, even at much cheaper properties. Believe me, if there were availability at other Resort Condos in the area, my family and I would've left this place in a heartbeat! I know one thing, we're never coming back and we'll be sure to share our unpleasant experience with everyone we know.

Totally ghetto. We booked a 1-bedroom unit months in advance and called to make sure it had A/C, even if we had to pay more (which you do). They said no problem, they would make sure we got one of the units with A/C. We checked in and they were all out of units with A/C. It's 86 degrees outside, so it gets over 90 inside when you're gone all day with the lanai doors locked. The unit is outdated with tile, wallpaper, decor, and appliances from the 1980s. You can't even tell which controller is for what burner because the markings are gone. The ice maker in the freezer doesn't work, the cupboards reek, half the silverware is rusty, the toilet constantly runs. We killed 2 cockroaches and dozens of ants, and we've lived in warm climates before so we know to keep everything clean. We were actually happy to see the lizard in the condo because we hoped it would help with the bugs.

waiting for an hour because no registration until designated time--"no sooner!" After registration, was notified for another $75 cleaning fee for only one night stay! We've already paid around $140 in advance, so total we need to pay more than $200 for on night! The Sheraton near around only cost $180 in total, which is much better than here. We were very angry and didn't even stay there. Will call my bank to dispute this charge! I'd like to give it 0 star!

The staff was completely rude at every interaction. We tried to check in and they charged us a separate tax and made us wait thirty minutes before we could go to our condo despite our check-in time was hours earlier. The residents who live here were rude at the pool and even asked if we were trespassing at one point. Then they charges my account twice and were clueless. I will never stay here again!
