Initially booked in for 3 nights however extended our stay for 2 weeks. |Loved the Lanna style villas; basically the whole entire ambience and atmosphere of the resort.|It is an oasis on the outter ring with safe haven from the suns heat with tropical trees well manicured to give vital shade and shelter.|Our room has ample space and lounge area with balcony. The bed is beautiful and I just love the pillows and mosquito net. The bathroom has spa bath as does shower. Ample space for all bathroom needs.|TV, mirrors, dressers, safe, mini bar, coffee station, hair dryer, bathroom needs, water, lighting both natural and artificial. |The rooms and furniture are designed to mimic Lanna style of which you can truly appreciate the aesthetics of when wandering the resort.|Our balcony overlooks the magnificent pool, a godsend in this heat with multiple private alcoves around and in the water. The pool is situated in the middle of the villas with branches draping over giving necessary shade. |The frangipani is in bloom and they are a wonderful frame around the pool, as are many other beautiful trees; it truly is a wonderful place.|Bar pool has towels, food and beverages on offer and if staff are not present the phone provided will take your orders and staff will bring to you.|The restaurant is a finer dining menu with options that are mostly Thai, Japanese and Chinese influenced and some Western cuisine; it is very underrated. The chef is a culinary master, the meals are super fresh, flavourful and vibrant and undoubtedly some of the best dishes I have tasted thus far; even compared to aunties curry stall around the corner or uncles fish cart or that other place in that other part.||All staff in general are extremely courteous and polite as are the gate guards and the canal attendants.|There is also much on offer (night markets, mall, 7/11, coffee, gaming etc) for any and all wants outside the ealls of the resort, all within easy walking distance no more then 5mins in either direction, 15mins from old city via bolt, grab or motto, obviously longer in peak. |

Very very nice resorts, very chill and leisure. Even though the room might be sound-proof at night, we can hear people walking and using the water above us. The mosquito is one of the main issue too, there’s too much mosquitoes, even sitting outside chilling still got bitten by the mosquitoes, recommend people to bring some spray. The staffs give excellent services, I like the smell of the room and the soap, the staff ran to one of the room and give me a free sample, unfortunately I forget to ask for her name but she is the one that check me out today at 11:30am. Recommended to book the room with pool access because the pool is just at the balcony!

We had a lovely experience at Khum Phaya. The resort is beautifully decorated and the pool is divine. The front desk was very helpful with answering all our questions and helping us find excursions and taxis. We caught the show next door too and really enjoyed it.

Beautiful property, a gem away from the city madness but superbly maintained. Services were good, specially at the restaurant and of house keeping. |Spent a fortune for the Lana Villa room with Jacuzzi but it was not working. They could not rectify after repeated calls. Promised anniversary room preparations were not given. |Hospitality was the biggest flaw in this amazing property.

Absolutely gorgeous hotel! The lush grounds and the many different pools, ponds, lakes, and river made it so peaceful. The air was scented with flowers all the time, the bed was comfy, and the staff were amazing. We will definitely return when we come back to Chiang Mai.

Very very nice resort. It's a fair ways out of town (~15-20 min drive) which is nice because the noise is less but it takes that long to get into the old city. It's only a 1-200 bhat Grab ride ($2-4). Definitely a steal when you compare it to what you'd be paying in the states. The rooms are beautiful and the pool is really amazing. The service is also great. Our only complaint is that the restaurant, spa, and laundry service are overpriced.

This resort has gone above and beyond to make their guests feel like royalty in an expertly landscaped and secluded spot with a lovely story about the resort. Their hospitality is exceptional and they are very kind and accommodating. My husband and I visited from New Zealand for our anniversary and couldn’t recommend this place enough for couples and families. ||The food was fantastic, especially as I wound up with the flu and they delivered delicious, hearty Tom Yum Goong to my door to help with my symptoms. The breakfast buffet was ok, it’s great that they give you many choices. ||Out WiFi cut out at one point and they addressed it straight away. ||One qualm I have is the beds are quite firm, however I have issues with beds in general for the most part.

Rooms and pool were fairly nice. Staff were standard and polite. However, my biggest takeaway from this experience will be the mosquitos. I awake to more than 20+ bites from sleeping in my room(with everything closed). Reading the reviews this is an obvious problem and should be addressed! I won't stay here again. Maybe a rooftop pool next time.
