Khum Phaya Resort & Spa Boutique Collection

Nice hotel. Nice pool. Rooms are great, bed comfy. We had poolside view which was nice. Food, drinks and spa is massively overpriced. We laid by the pool for an afternoon and would’ve liked to sat by the pool bar to have a snack and drink but they didn’t open it until 4pm which was disappointing. The service and rooms overall are more like a 4 star rather than 5 star hotel and the price was okay for western standards in Thailand but retrospectively I would say it’s also slightly overpriced. Especially cause the nearby area doesn’t have that much to offer.

I think if you are considering booking here you have to understand what KP is all about. |You are not booking a large modern corporate hotel, this is a small boutique place that has seen better days and is in need of some TLC in various areas. |However this is Thailand and this hotel feels very Thai.|Upon arrival you will smile when you see the character of the hotel lobby, and first glance of the pool will make you go Wow,, as it is gorgeous. |However when you look closely you may realise that some of the featured photos are more flattering than reality. |I can only comment on the room we took which was actually one of the Villas number 1101. Firstly these villas do not have direct access to the pool despite a featured photo showing differently.|Our Villa was a decent size with a large comfortable bed, but it was also disappointing in several ways. The decor is many teak and therefore very Thai, however this makes for a dark room and the lighting is very poor. The Steam/Shower is very old and whilst cleaned, it just feels grubby and dark. The room is poorly laid out, with the TV impossible to watch from the couch , and a challenge to watch from the bed as the netting around the bed blocks the view. |These suites have an outdoor private patio area which also didn’t feel clean. It has two massage tables which I would even consider laying on , and the large patio bath just wasn’t appealing as it looked grubby. The tap in one of our indoor sink had been badly fixed and just not up to the quality I would expect, also better cleaning is need around corners and more attention to the tired worn teak.||Now like many hotels in Thailand the main asset here is the staff, they are all friendly, smiling and trying to please. |Obviously at different times if the year the leaves do fall from the many trees around pathways and the pool, the staff sweep these up on a regular basis, and even get into the pool to scoop leaves up that fall into this beautiful pool. |Also be aware that the direct pool access rooms only have regular chairs on the small terraces, not sun loungers . |In fact this is a major downside to this hotel, they have a large number of rooms but only about 18 loungers that are available to all guests so getting one is a challenge. Especially considering 8 of those are on islands in the middle of the pool that can only be accessed by getting wet. |The KP is located about 15 minutes from the main areas of CM, taxis are easy to get via the Grab App and not expensive.|So in summary we did enjoy the Thai vibe of KP but would not choose to stay there again.|| Anyone can take flattering photos of KP ( I did ) but closer inspection tells a different story.||.||.

Located near malls, restaurants and many tourist spots, but still far away enough to avoid the hustle and hustle of old town Staff were extremely kind and accommodating. Theres a buggy service from the reception to the rooms. An in-house cafe is where you have breakfast. The entire area of the resort is built up beautifully. Pool can be easily accessed from all rooms. Best part was that there's beauty wherever you look.

Great resort. Beautiful grounds and entrance. Lovely atmosphere; quiet and relaxing. Comfortable and great facilities. Rooms are big and comfortable (pool access) Staff were very nice and helpful. Swimming pool area is lovely and clean but a bit cold in November. Breakfast is good with good variety. Location is a bit isolated, so taxi / grab required to move around and visit town. They offer shuttle (free) service to town, but just once a day. 7-eleven and other shops in the area. It’s definitely a return.

we totally loved our four night stay at Khum Phaya Resort. Our room 5102 was great. I totally loved the shower! Unfortunately, no time to try out the bathtub, but it looked amazing. We enjoyed our sitting area by the pool, but, yes, the water in November was a bit colder than would be inviting for us. Staff was amazing. The hype about Pond at the tour desk is legit. She's great, as were the women at the reception desk. Breakfast wasn't the most amazing we've ever seen but the omelets were very good and there was a good choice of fruit, it was enough. The place is beautiful with all its trees. We'll be back for a conference in January. I think it may be a different experience from the quiet stay we just had. We found the location good with lots of businesses and a very nice massage place just across the street. Central Festival Mall was a long walk (we tuk-tukked back). Mostly, Grab taxis came quite quickly.

The villa that we got was a nightmare!!! It was beautiful but at night time we heard people from the opposite singing karaoke until midnight!! It was so loud and disrespectful. After midnight they were still keep talking. They were drunk, the woman screamed and laughed like a witch. It was not worth it at all to stay at the villa. We complain to the front desk and they said they have been dealing with the noise concern for many years!! And yet, they are still selling the villa to a customer? That was not smart at all. They should have renovate the room instead of letting the trap go on to an innocent customer who willing to pay for such a high price

The grounds are nice, although the water surrounding the hotel didn't seem cleaned or taken care of.||The room does not look like the photos, its tired looking, run down, and needs a good deep clean. The mosquito netting covering the bed, had a bad smell to it and was dirty. There was mold all in-between the cracks of the tiles, the large bath we didn't use as it not clean. |The bed was large king bed, clean bedding, but I did find it uncomfortable. |We had a open crack in our patio door, the mosquito net door, had some holes in, tapped over.|We was staying in a room which faced towards to the main road, we could hear loud motorbikes pass quite often, and hear quite alot of noise outside near the pool area, which didn't keep us up at night.||The pool we didn't get into as it didn't look clean, the staff would clean the leaves from the pool, but there was lots of green algae around the sides and on the children slides. ||Breakfast was okay pretty average, although on our last morning at 7:30am, they did run out of a few things. Lovely coffee machine, almond cakes and stir fry was nice.||The staff were lovely, we didn't mention anything about our room to the hotel as we knew they couldn't fix anything during our stay as we thought it would be the same in any other room. ||I would rate this hotel as a 3 star. |We came from a 5 star hotel in Bangkok which was amazing, and was miles better and cleaner.

The resort is lovely! The room was comfortable, food was delicious, and I have a fabulous massage at the Spa. I enjoyed the free yoga class and pool. It’s a haven and a calm retreat from the busy markets in Chiang Mai. I’d love to go back!
