The grounds are beautiful and well maintained, but unfortunately the condos themselves are in desperate need of attention. The beds are extremely hard, and there are many small things throughout the unit that are broken or worn out. It is LOUD, you hear everything. I think it was the garbage truck we heard at 0630 Monday. Staff parking was behind our unit they leave very loud cars running for 30 minutes at 9:30pm every night. It was frustrating. The staff was okay but not especially accommodating. One situation that really stood out was during a medical emergency on the beach. A man was bleeding and 911 had been called it was a very awful situation . I went to the beach hut to ask for towels to help, and the staff refused. That was very disappointing and sad. You get ONE towel a day, they are struck about this. Be aware that they charge for almost everything. Fresh sheets cost $25, and if you ask for something to make the bed more comfortable, they bring a cushion from a lawn chair—and charge for that as well. Rooms are not cleaned during your stay, and you must request fresh towels; they are not provided automatically. No pool on property, it’s across the street. It’s a sweet pool for little kids. It’s very small. There is a restaurant there that is nice. Overall, while the property looks nice on the outside, the experience did not match the price or expectations. I would not stay here again.

Magical grounds, but very noisy since there are no glass in windows. Just screen with shutters, so you can hear everything: screaming kids early am and drunken adults late PM. Gardeners cutting something daily. Bugs get through the screens and we ended up with dozens of itchy bites. No AC, but nice breeze on 2nd floor. Very close to everything, can walk to breakfast, stores, restaurants, beaches. Beautiful tropical grounds. Not for us, because we value quiet setting, but works great for families with kids. Our building 20 unit 136 was remodeled and very clean with lovely ocean views.

We got a room that was far from the beach and really close to the main road. Or room was a long way to the big green lawn in the pictures which was a disappointment. Standard time share condo things, a little older and written but not bad. Room has only screens and no windows so it is a little loud between the road noise and the neighbors. Location is great. Very walkable for the beach and athletic club and limited shops across the street, but avoid the restaurant at the beach club, they have curated their reviews somehow and their rating is inflated. There is a free dinner shuttle that will take you into the shops at Poipu and perhaps Koloa.

Great place to stay on Kaua'i. The grounds are absolutely beautiful 🌺🌴I would recommend staying here. Close to the beach. This is apt/condo style that is managed by outrigger. Which is nice because, you get towel exchange(s) and Linen exchange(s) *frequency depends on how many nights you book. Across the main street, is an athletic club that you get access to for swimming, gym, multiple courts and a restaurant.

Kiahuna Plantation Resort is a wonderful place to stay! The condo felt more like home with more than enough space for me and plenty of room for a family as well. It included a queen-size bedroom, pullout couch, inflatable mattress, full kitchen, dining area, and outdoor seating! Everything you could need for a comfortable stay. The layout made it easy to relax, only an 5 minute walk to the beach, and the resort grounds are absolutely stunning! A great choice for anyone visiting Kauaʻi! ❤️

Married here 20 years ago, back now for writer's conference. The resort remains largely intact with some management changes and upgrades. Service and staff are great, the rings are still 4 star, and the location is very central to local outings if desired.

Please Update Your Website !! The location is nice enough- really clean and lush and beautiful. The listing on Priceline is incorrect! There is no swimming pool on site. The pool is across the street in an Athletic club. There is no restaurant. It’s been closed since COVID. 5 years!! The add on cleaning fee of $250 + tax= $377 is outrageous. My booking on Priceline said the price included all|Taxes and fees. The resort charged an additional $377. Non-negotiable. Also. No AC in our unit.

Very dirty, very hot. No portable fans, 1 ceiling fan in main living space, 1 ceiling fan in each bedroom. One of the ceiling fans was broken on the first night, office gave us a couple of box fans and did replace broken ceiling fan. Were not allowed to choose rooms, ours was up by the road. So you had lots of road noise. No staff on site over night and there was lots of noise from other guests, one guy played his guitar on his balcony until 2am. We've stayed with out ac before, but up by the road there is little to no breeze. Also NO PRIVACY there were zero curtains in our rooms and the only way to get airflow was to open the wood slats so everyone can see in and the bedrooms were on the ground floor. Our room also had roaches and was very dirty on the ground floor. Furniture was worn out, cushions flat from use. Rug in the main living space was disgusting. Place was probably nice 12 years ago. All the fountains etc were in disrepair on site restaurant was no longer in business. Pool is across the street and is pretty small so very crowded.

We booked 2 1 bedroom condos for family vacation. One room had NO A/C and was 86 degrees with fans running. We were not made aware that many rooms had no A/C, It would have been miserable to stay there. We were also unaware that each unit had a different owner, and some had been updated, while others (like the 86 degrees with unit) were original and in need of updating. We were able to change the one room, however we had to pay an extra $30 a night to do so (different category), an unexpected expense that felt very unfair. Also, our rooms were on opposite ends of the grounds, and we were sharing a rental car, so it was very inconvenient to get together and we needed to drive to our family's room. Overall very disappointing! Because the walls had shutters to the outside instead of solid walls/doors, it was very noisy when anyone else was outside or there was traffic. Pictures we were shown on AAA website had us excited about the pool and water slide, we had no idea it wasn't even on the grounds! It was at an Athletic Club located across a busy street. It would have been so inconvenient to drive to where the pool was, we never bothered. $704 cleaning fee to clean 2 one bedroom units was exorbitant. Especially since it didn't even include a room refresh during the week.

Maybe we got lucky, maybe we're low maintenance - either way we had an incredible 3 night stay here for our honeymoon. Such a beautiful area with an unbeatable view. Staff was friendly and it was such a treat to be able to throw on a swim suit, run across the lawn, and jump in the ocean with ease (unlike staying in Princeville). Walking distance to the Ali'i Luau, too! We absolutely loved our time here and agreed this will be our go to place for future Poipu visits . Sure, there's no A/C, there are some bugs, and the pool is at the club across the street. 1 open the windows and use the fans 2 chill out, you're in a rainforest, there will be bugs 3 a short few minute quarter mile walk will do you some good. This place has really gone downhill last few years, Gotten expensive with hidden cleaning fees, cleaning services are towel exchange every 3 days and 7 day sheet change. Grounds are beautiful but no Aloha in staff. I have stayed here several times but since covid prices got jacked up to make up for last time and amenities have been cut back. Beach hut hassles for a beach towel return. Son got eaten by bed bugs and was refused to move. We have stayed here 30 times and never experienced any rash or more than an occasional mosquito bites.

The grounds and location are beautiful and the employees are nice. That being said the unit I stayed in (150) had smelly pillows (even the extra pillows on the shelves were stink. They all smelled like toe jams and dirty scalp oil) and the bed, couches smelled old and moldy/dirty. The unit was very nice but if you are sensitive to smells I do NOT recommend it.

Rented "Royal Condo" with Outrigger. Got a 2nd floor apt on an end (roadside) unit that looked nothing like the website pictures (which showed a 1st floor apt). Apparently that this is the norm. Apt doesn't have a/c, hence walls have no insulation, windows have no glass pane for airflow. Outdoor noises start at 6AM - vehicles, trucks, mowers, compressors for cleaning the laundry floor - they flow inside unabated. Woke up on the fourth morning of our stay to the extremely loud noise of rotary cutters and hammers of a construction crew remodeling the stairways to the apt. This is happening like 10ft from the bedroom! Soon we were hopping over a debris field to enter/exit the apt. Outrigger DID offer to move us to a new apt, but not before I spoke to 3 front desk ladies ("we are fully booked" was the standard response) - by that time the experience had soured me enough that we chose to check out, before completing our stay - a first!

The only place we stay in Kauai! Been visiting for 40 years. We've never had a bad experience. On one trip we were surprised with an upgrade to a 2 bedroom which was a treat. The kitchen is always well stocked and we love the lanais. Sometimes the bedroom could use a newer bed but overall no big complaints. The grounds are still lovely and winter sunsets are epic. The beach is our favorite on the island. We miss Plantation Gardens and hope something will open in its place in the future.

Hidden cleaning fee's! This was unacceptable and will be disputing this charge. Limited bath towel service is also unacceptable. They only replace your towels after 3 days. The Silicon cookware had plastics pieces coming off and the non stick pans were all scratched which made our family hesitant to use. Outside our front door we had a nice view of trash which included paper and plastic toothpicks on the grass area. I was informed by the front desk that these units are all owner owned after I addressed my concerns. Definitely seems like it's an owner that has occupied their own unit in a while or they simply don't care! Had I known I would have booked in Airbnb and left a negative review. Location was fair. Close enough to the beach but the pool/hotel were across the highway. The laundry mat was also on the opposite side of the property. It was only open from 7am-9pm. Why is it necessary to close? I won't be booking at this location again.

10 day stay through Costco. First week in a two bedroom 2 bath. Beautiful ambiance but lots of stairs! Difficult for elderly to get to bathroom and bedrooms all downstairs. Last 3 days moved to a 1 bedroom. Ants galore right above headboard in bedroom. Called office but didn't take care of the problem until the day before we were scheduled to leave. Beautiful views, beautiful grounds and kind staff. Could have done without gardeners running loud machinery in the early mornings to sleep in and relax. Loved that they accepted unopened food donations for local seniors in the area! Excellent idea!

Amazing view of the ocean! Property maintained very well. Customer service a bit sluggish. Communication with the front desk difficult, phone numbers on the in room phone states number out of order. Attempted to get a 2 hour late check out and was told that we would be charged another night fee. Absolutely unacceptable No beach available on property, public access only. Available pool access at public athletic club, extremely crowded and jammed. Not relaxing at all.

This use to be our favorite place to stay on the island !! Unfortunately it is going rapidly down hill - we stay here 1/2 year and this trip was miserable..we stay 14days each trip and usually there's groundsmen constantly keeping the place pristine and exterminators regularly keeping pests at bay. From the first night we had roaches flying everywhere from the living room to the bathroom with no food in the condo and no water in bathroom ‍ prices keep going up here and now there is no housekeeping (even though they still advertise it) we had barrow trash bag to take our towels and bedding down to do it ourselves . We kept having to park up the hill and walk our things back and load our car because staff parked infront of our unit (apparently closest shade tree‍)- u pay thousands to be comfortable and enjoy your time off, not to pay to be miserable.

Current guest here x1 night. Trying to negotiate moving out. 0 stars not possible hence the 1 star rating. Horrible rooms. Our "upgraded ocean view room" has no ocean view due to the hedges being so tall. Hate to think what our regular room might be. 3 cracked tiles in the condo, door handles missing. They will not comp anything other than waiving the cleaning fee of $311/- No AC. Grounds are pretty. We booked through AAA travel agents as our past experiences have been great. Horrible venue ; wouldn't recommend at all. Going to tell AAA to discontinue working with this property.

My friend and I stayed at Kiahuna Plantation, Building #2, Unit #5 for 6 nights. Pros: Outside grounds are beautiful. Lots of animals out and about. Beautiful views of the sunsets Cons: Pool not onsite - Although the pool is very nice and the bar & grill onsite has delicious food and drink and the wait staff was wonderful!  False pictures! - The photos posted in the VRBO show a beautiful lawn out in front of the lanai even though there is now a note on the VRBO posting stating the erosion of the beach happened in December 2019!!  That's almost FOUR YEARS AGO!!  And the response of the owner stated he was the President of the HOA there at Kiahuna Plantation so I find it to be malicious that new pictures haven't been added.  I understand erosion is Mother Nature and we have no control over it but to leave the false photos on the listing is downright malicious and greedy.   Condo drawers full of junk - The closet was jam packed with so much stuff, we had to store our empty suitcases in the living room.  Two rolled up rugs shoved under the bed and I kicked them every single night.  Dirty - The pendant lights above the bar dirty and rusty.  With the $4300 I paid for the week, the owner should replace them. The couch has a long rust stain (looks like a pole was laid on it) and it smelled super musty.  The condo is in desperate need of upgrading. NO A/C! - There were two ceiling fans but you had to have the bedroom fan on medium because it rattled.  The standalone fan sounded like a kids bike that had a card in the spokes!  I understand this was my lack of noticing an A/C not being an amenity but I guess in this day in age, everyone has A/C. The front desk staff was very rude about the beach towels being returned to the kiosk hut that was closed before 8am when we checked out. She was not there to be kind and take care of the customer....she was there to be as rude as possible. Not the way to end the trip, but was not unexpected. Overall, I would not recommend this unit. The view was absolutely gorgeous! But you can get that elsewhere without the rude employees and the false advertising. Honesty goes a long way for me. If current pictures were posted, I wouldn't be so upset, but we definitely didn't get what we paid for. Check out all the reviews on VRBO. This unit is not the only unit with erosion. Most of the units beachfront are in this conditon.

Really disappointing stay. A lot of potential but property needs to update their units. For the money they charge, it's a shame... If you get a lower level, you will hear all the noise from upper level. We got a very outdated unit- building 17, #103. The bathroom was dark and dingy. Toilet faced the bathtub so awkwardly... it was just very strange. However, the lot is nice and location is great. The beach is just a walk away and the garden and trees make the best view. If you don't care for an old and outdated unit then hand them your money. Otherwise, Hyatt is the way to go!

Location calls to you to be near the beach, near the Athletic club and near shopping - this is one of the better places around. Reviews from the past on construction thankfully have abated and the area was quiet and peaceful. The beach is close with towels and chairs available and as noted the athletic club opens at 7am for those who wish to partake. There is a coffee shop across the street as well as a Starbucks of so desired. Down the street is an additional selection of eateries and shopping as well as a Longs drugs for those forgotten sunblock bug spray and even coffee. The unit itself was older but very functional with as noted a quiet ambiance and no issues with errant noise. It did have some beach toys which was a bonus since we didn't bring any with us. Overall if you do your homework with reviews of the various units you can find one that can suit your needs.

Our first time to Kauai and found this hotel/condo through Costco Travel. Definitely pros and cons but I would stay here again. Pros- Beautiful grounds, easy beach access, board rentals, full kitchen, ocean views (extra), shopping and restaurant across the street. Cons- parking is tough, especially if you have an ocean view room, condos need updating, the foot noise for bottom units is loud, high cleaning fee and no cleaning/ housekeeping during stay, towel service 1/2 through. We use 6/8 towels a day, bare kitchen, no salt, pepper, cooking spray, coffee filters etc. you need to get everything you need at the local market which is pricey. If you come during tradewind season and you have a second story end unit it is incredibly loud and noisy, we are barely getting sleep. We're going to try closing all windows but there's no AC so airflow is tough.

I never expected to be on vacation and be told to take out my own garbage. This hotel was the worst experience on our vacation. Some of the reasons I hated it include, the shrouded $300 cleaning fee, the forced $50 insurance fee, the hidden $381 fee to check out of the hotel, the RUDE and unhelpful front desk, the DIY garbage service, no air conditioning, the lack of towels for four guests, and finally, the request of them for us to be out of our hotel for an afternoon for them to spray for bugs. If you were suspecting that the hotel room had bugs in the first place, then why would you have that room still operating? Also, maybe if you took our garbage out, at least every couple days, there wouldn't be bugs in the first place! Oh and you want to take your kids to the pool? Be prepared to cross a busy street. To sum it up I would stay in a Motel 6 rather than here. Mahalo!

Beautiful location, grounds, beach, etcetera. However the actual accommodations are poor. Horrible bathroom, in both design, upkeep, and cleanliness. Furniture is worn out and outdated, beds are extremely uncomfortable, very tight quarters, dirty and smelly. Nonworking lights in very dark bedroom, maintenance takes several days to replace. Lamps and appliances and everything is outdated, falling apart, unclean. Living room is small and cramped. Coffee maker is from last century, and so on. Would be great if they completely renovated and updated these units, they are a joke at this point. We stayed at this resort twenty years ago with our young kids, and it was fabulous. Too bad history didn't repeat, but we won't be tempted to come back a third time.

Office staff were horrible. There were hidden fees that were never disclosed to us as we booked through Expedia. We did end up getting it refunded during checkout, only to see that 3 weeks after we returned home, they simply charged our card again. This means they kept our card on file and used it without our permission. The whole ordeal completely tainted our stay, not to add that the condo was dirty. Food all over side of refrigerator and the completely moldy mat in the shower. The king mattress was VERY old and needing replacing. There was such a huge high bump in middle and sag on each side that it made me roll off the mattress. I ended up sleeping on couch. The noise from the traffic was so loud too as the bedroom window looked out to road.

"One towel per day" policy at the beach is just one example of the cost cutting they are doing. $400-500 per day for a room and no towel exchange at the beach after a rain storm? Give me a break. Maybe time to look elsewhere; things aren't getting any better here. BTW, we've been here 18 times in the last 24 years...

My husband and I stayed at the Kiahuna Plantation for a week. It is a beautiful place! The grounds are kept up beautifully! It is close enough to walk to a few different places. Our specific condo couldn't really see the beach more than just a glimpse, but the paths were very nice and took you right to the water. The staff was friendly when we needed them. Check in and check out were a breeze.

We were lucky enough to get a unit right across from the beach access path, so that was amazing. The pool is not on the property, so that was a bummer. It's across the main road at an athletic center, so we did not go. The beach area is amazing. Plenty of lawn chairs to enjoy the view and sun. They rent chairs if you want to chill on the beach. No A/C in the units, so all windows needed to be open to stay cool. The condo has everything you need to save money on going out to eat. I enjoyed myself.

Really .. be prepared to buy everything no salt pepper spices oil cleaning supplies nothing .. old and needs update .. clean towels once

Building #9, condo #46. GREAT LOCATION, overlooking a terrific greenbelt. very private. Comfortable bed, well appointed with beach chairs and umbrellas. Great lanai for setting and reading. Fans and wonderful airflow. Clean. The condo needs much upgrading. The tile floors may be new. The styles looks to be original 80's decor. Decor and a total kitchen and bath makeover are needed. Appliances look to be new but doesn't help the overall feeling of being VERY dated. I took lots of photos, not sure where to post them. Rug under coffee table looked to be from home depot and did not match decor. TV stand in bedroom looked like it was from Walmart.

well where do I start. After having to cancel our reservations for two years due to covid, we finally were able to travel June of 2022. We made the 2022 reservations in spring of the same year. REPEATEDLY we told them that I was handicapped and could NOT do stairs. Since they had our deposit since from two years before...they wanted to charge us the new going rate. We negotiated a higher rate but not as high as they wanted to charge. By the way, this was supposed to be our 50th anniversary trip for my entire family we asked if we could be close to each other. Seems like everything was okay until about a month before our trip. My husband would call and get the run a round about what building we were going to be in etc. I had a bad feeling as we never encountered this before (we had stayed there 3 times before). When we finally arrived at Kiahuna Plantation, we were given a room at the back of the property and with the room located with 10 stairs down to it. Needlesstosay, we were so disappointed and could not believe that they would do this to a handicapped person, especially since this had been a huge talking point to the reservations. We went the next day to the manager to ask for a different room. She said they were full and only had one other room she could give us, which would have taken us away from my family and made it hard to do dinners together, which was something we planning on doing each night when not going out. The manager then said that there was a "path" to avoid the steps to get to our room. So we decided to stay in the room when we were told that. Fast forward to finding the "path"....there was NO PATH. Not sure what she was talking about but we didnt find a way to our room to avoid the stairs. Not sure what she was talking about but we looked and there was nothing. I would tolerate the steps every day. It was not easy but we were so disgusted with this whole experience. I will never stay there again after being treated so poorly. We believe that they gave us these rooms because we had a cheaper rate than what was being charged at the time and with absolutely NO CONSIDERATION for my physical disabilities. There are plenty other resorts in poipu, kauai. This was a terrible experience and as I said we will not be going back.

Oh man, such a disappointment. After doing an extensive amount of research, Expedia steered me SO wrong. I WISH I looked at the yelp reviews first. This place is completely outdated, there are way too many hidden fees and you have to pay to get your room cleaned. I get it, it's almost like you have your own little apartment. But it's not worth it when the place is kind of left not fully cleaned when you first come in and it's super old school. The views are sweet, the property is so green and lush and poipu beach is a few steps away. I think we loved that the most, this def makes it worth it. Honestly, I would say pay a little more for a better place to stay. You are going to want a more modern hotel with better and clean amenities. Also, I'm on vacation, I don't really feel like cleaning and taking out trash almost daily :( Sheraton is right next door, may be better to splurge on that.

This place is pretty nice but we were given no warning that their would be INTOLERABLE construction noise that made it impossible to occupy the room from 6am to 3pm daily. Update: the noise here is just really out of control, it's not limited to the construction which might be specific to us being here now. They're also doing crazy gardening round the clock. You really can only reasonably stay here if you just plan to come here and sleep from 9pm to 6am and spend the rest of the time out and about.

Stayed here recently and loved it! All rooms are walking distance to the beach. They confused our rooms the first night we were there and tried to fix it the second night, kind of a hassle and we had to call to make sure we didn't go a whole day without a room. This was really the only issue. Rooms are clean and spacious and tons of grass area. There's no air conditioning in the condos but that's basically all of Hawaii. The beach is beautiful, from the sand to the water it's very short so during high tide your stuff will get wet. The pool and spa are across the street but definitely walkable! It's about a ten minute walk. Also across the street are some awesome breakfast spots. The grounds are covered with roosters who won't bother you, but you'll likely be woken up by them each morning. The staff is really friendly and the grounds are well kept. Besides the room mishap, we all loved our stay here.

DO NOT waste your money on this 1 Star (if that) Kauai Resort. The rooms are 30 years old, with 30 year furniture. Did a 10 day stay, and was given housekeeping services ONE time. Appliances that do not work, furniture that smells, kitchen good sparse (no spices, salt or pepper, one frying pan) etc. get here before 8:00 PM, as the office closes then and you left to fend for yourself. I will NEVER stay at this dump again. Aloha!

Really disappointing. My spouse booked this place and missed the detail that there was NO A/C at this facility. I didn't even realize there were still places in Hawaii where this was a thing. The facility was smart in supplying some fans. However, these were the cheapest fans you can find. One of them actually fell off the table we were using to circulate air. The pullout couch was convenient because we had two kids. However, it was the worst mattress I have seen. I don't know how the kids were able to sleep on it. The other bed had a horribly uncomfortable mattress and I had little sleep the two nights we were there. The inside is really dreary. Not much decoration and probably hasn't been updated since the 90s. The bathroom and kitchen were completely outdated. Their pool and other facilities aren't even on the property. You have to walk across a busy road running along the complex to a neighboring community pool. To get assistance we had to wait on hold for prolonged periods to get answers to basic questions. The only reason that this place didn't get a 1 star was the grounds are beautiful and it is right next to the beach. If you are reading this review, then please spend the extra money and go to either of the neighboring hotels.

This place needs a major make over. Our room # 77 the sliding doors were broken and strapped together. They won't open completely, microwave was broken only one TV worked. The bedroom TV needed a new box and house keeping said that they were waiting on spectrum to replace the box. When we ask for another room none was available. I will never comeback to this place!

I can relate to so many sentiments I read in the reviews. Negative: 1. Super frustrated at the unforeseen cleaning fees and yet no cleaning service during the actual stay.** 2. The lack of A/C never became a real problem but it threw us the first night until we got used to the tradewinds. :) 3. The "steps from the ocean" translated to mean about 3 blocks. 4. The pool/hot tub is not on the premises and where our condo was located, it wasn't easily walkable. Positive: It's easy to gloss over the negatives because reality is, I was on vacation in Kauai at one of the best beaches we experienced in our two-week vacation. (One week here, one week Oahu.) The grounds were breathtakingly BEAUTIFUL. We arrived at dusk and the tiki torches were a fantastic tough. It was close to plenty of restaurants and grocery stores. I enjoyed mangoes from the tree outside our unit almost every day. My son enjoyed "catch and release" frog hunting...(no frogs were harmed in his adventures. haha) We booked our trip 7 months in advance and it was, by far, the least expensive option so that's a bonus. Truthfully, I'll do more research next time and probably find some place else. ** Yes, it was in the fine print on the Costco website but as often as I read the description, I never noticed it. I'll call it a learning experience!

We got stuck in the huge record rainstorm in Princeville, and the staff at the Outrigger were great about getting us into a unit created by a cancellation. The staff was accommodating, and the room, while somewhat outdated, was nicer than some of the other places that we stayed on our long trip. Location is huge, and close to several beaches, and walking distance to restaurants and shops, which we loved. They even held our bags for us since we had a late flight out. For the cons: there was no housekeeping, yet they charged a mystery $190 cleaning fee for just a 3 night stay. To me, this is like the baggage fee of the hospitality industry- since when is this not part of the deal when you stay somewhere?! To us, this was a deal breaker for returning. Otherwise, the Outrigger could easily be a 4-5 star in my book.

Beautiful resort!!!!! Friendly staff at checkin. Our room was just beautiful and clean. Short walk to the beach with beautiful sunset. Location is very convenient and across from shopping center.

Ridiculously priced and hidden fees. We booked a room for more than $$$ per night and just for 3 nights. We were placed with a $200 additional cleaning fee at checkin. And there is no standard housekeeping. You need to clean everything, they will not even change the towels and then have the audacity to charge a cleaning fee. When asked about this, the answer was that 'everybody charges the same way' Also for the pricey room, the room given was a first floor, room with open louvres facing a noisy highway. The bedroom just has a open louvre facing the noisy highway. Don't stay in this place. There are similar places with the much lower cost and better service.

Love this resort! We come every year for Thanksgiving. Private beach access with towels and rentals available! Units don't have AC and they're independently owned so quality varies by unit but you can't beat the location!

I am in Kaua'i, paradise! That being said, let's discuss this condo. The location: great, close to the beach and WALKABLE. 20 min from the airport and Costco. 10 mins from the Spouting Horn. The grounds: very well maintained. Lush green grass, blooming hibiscus flowers. Hubby and I enjoyed just walking around. Ponds with koi fish. Like GINORMOUS koi fish, pretty cool. The chickens: yes they have random chickens walking around and roosters. The roosters are vocal but it really didn't bother us. I think it added charm. The condo: the kitchen and living room are a good size. We stayed in a 1 bedroom 1 bath. We could have easily accommodated another person or two in the living room. The bathroom is tiny, but a large sink area. Kinda odd, the toilet and shower is in small room, and then there's a sink and mirror outside of the toilet. The decor: ITS HAWAII. It's Hawaiian themed. Most condos are kinda cheesy in Hawaii, it's a part of its magic! If you want fancy you gotta pay for it! Spend the cash and stay in a big expensive resort. The problem: NO A/C. Sure they do provide fans, and they help, but during the day it can get warm and a/c would be amazing. So overall 3.5 stars. For the price, amenities and location. I would have given 4 stars but not having an a/c is pretty big, and the bathroom needs an upgrade.

Unfortunately what used to be a desirable location, is not quite that anymore. Sure the greens and landscaping are nice and the building look pretty freshly painted, but the units inside are mostly outdated. With the amount of rent the owners are getting for these units.... there is no incentive to update or remodel (or even buy a new mattress). These owners also pay a very high monthly HOA... so that keeps the rent high but the amenities supplied through HOA dues are minimal. Bedsheets are dingy, towels are limited, staff not very welcoming or friendly... and do not expect to see the beautiful gardens and ponds that used to be. The ponds, all but 1, are empty and full of plant debris and dirty water. The restaurant is closed with no intent of opening again. The pool... you won't go. It's a public athletic club. It's not a beautiful on-site convenient pool as most resorts have. Oh and apparently seeing roaches in your room is "normal". LOL My next trip, I will be back to staying at the main resorts. Price is about the same especially with the fees you pay through Airbnb and such. I'm really bummed this place was not as expected. Covid has clearly done a number on things here. Maybe you will have a better experience though?!?!

Only 1 star because it's way too expensive for what it is. Be aware, you will have a enormous cleaning fee. It's not an hotel. They will also charge you if you want the cleaning lady to come during your stay. The garden room DO NOT have AC. they mention it in their website but really, what kind of place in a humid and hot island doesn't have AC for that price. 24h after booking, I tried to cancel it when I realized the price per night all included (with cleaning fee). Because of they 2 days cancelation policy, they refused to accommodate us. I will definitely NOT recommend or book them again.

We were very pleased with our stay here at Kiahuna plantation Resort. Location was great!! The staff was friendly. The property is very cozy and very lush.There is The little fish coffee right across the street that serves breakfast and lunch. Which made it convenient. Our unit, 423 was clean and comfortable. I like the fact that it is like an apartment. We had all comforts of home. A full kitchen. The bed was comfortable. No air condition but we had 2 fans in our unit and it was very cool at night. The restaurant on property Plantation Gardens is very good, fresh food. This property has a pool and access to the beach.

I've seen quite a few bad reviews of this place so I wanted to throw in my 2 cents. First off, this is not a hotel. It's more like VRBO (and they do book through them though we booked through Costco). You are staying in someone else's condo. When you do a VRBO, you don't expect daily housecleaning or laundry service. So if that's what you want this is not the place for you. It also does not have A/C. You won't be sitting in your little hotel room box with the doors closed watching TV. If that's what you want this is not the place for you. That said, we really loved our stay here, we stayed in unit 68. With the two of us, we did not need a lot of housekeeping and we had plenty of towels between cleanings. We loved the feeling of the tradewinds blowing through the room in the evening. We closed the shutters during the day to keep the heat out and opened each evening. We were comfortable. The grounds were gorgeous! We spent most of our time on our lanai which had an ocean view but was far enough from the crowds at the beach that it felt private. The room was mostly updated. Could have used a new fridge and the lights in the bathroom were glitchy. Bed was comfortable and room was clean. The only drawback was the flip side to no A/C and no windows (only screens and shutters). The noise. Our unit was centrally located with little ambient noise but you are really at the mercy of whoever your neighbors might be. Our first neighbors decided to do the dishes at 5:30 am and it woke us up. That evening they put on a movie (Jurassic Park) at 9:30 and we could hear every line. Luckily I brought ear plugs and my husband sleeps through everything. We loved the traditional feel of Kiahuna and are likely to return. Very relaxing and beautiful setting.

DON'T DO IT ! DID YOU TRAVEL ALL THE WAY TO HAWAII TO TAKE A CHANCE AT A TERRIBLE PLACE TO STAY ??? I NEVER WILL AGAIN - it is our 5th time staying here and it's either ok/good or terrible , it is basically vacation Roulette- spin the wheel and see if you are a winner or a loser depending on the unit you get! Close to the ocean or with owners who care about their unit - YOU WIN !! On the street or in a unit time has forgotten - YOU LOSE !! Don't get me wrong ALL of the places we have stayed here or walked through ,say a dozen , look the same - they are old , they are run down. But a few owners have upgraded the sleeper sofa, the chairs, the TV, the beds, the kitchen equipment. Unfortunately the staff only makes it worse - they could not care less, they don't return phone calls they don't try to solve problems. I guess Kauai is at full employment because no one acts like doing a good job or taking care of clients matters to them, they act as if the tourism dollars don't matter to their families. Yes Poipu is beautiful and Koloa town is unique, but pick somewhere else to stay !! Or if you want to stay here use VRBO or Air B&B and rent directly that way you know exactly were your unit is what it looks like if it has a working washer and dryer and other equipment , if not you did it to yourself, there is only you to blame for giving your money to the people who run the property at 'Kiahuna Plantation Resort Kauai by Outrigger ' you were warned , you let them treat you poorly

Do not under any circumstances have a short stay at this property as they wack you with a full day rate cleaning fee for just a 2 night stay. Yup, stay two nights and pay a $175-$189 fee for cleaning your room. Horrible as this 'cleaning fee' should be included in the room rate! Won't be staying here again

I'll try to keep it as short as possible. First, this resort is beautiful, the grounds are very well kept and you're right next to Poipu beach which is one of the best beaches on the island. It's not just you're typical one big building hotel. It's lots of small individual buildings and it is very beautiful. The rooms themselves are nice and kept clean, ours had a balcony which you could see the ocean from. That's the only reason for two stars. Second, on our last day our flight wasn't leaving until 9pm so we planned the whole day thinking check out was between 4-5pm. I had requested late check out before we even got to the island. (Attached is the email) so on the last day we were at the beach (myself, hubby and baby) and I get 2 missed calls from an 808 number with no voicemail. I figure I should call back since who else besides the hotel and car rental would have my cell number. It's the front desk telling us we needed to check out at 11. I just went to the front desk to resolve the issue. When I got there and showed the lady at the front the email she just kept saying we don't do late check outs and you should call booking.com(which is who we booked with) LADY NO. YOU GUYS SHOULD NOTIY BOOKING.COM AND TELL THEM TO NOT TELL YOUR CUSTOMERS LATE CHECK IS OK. This made me furious. She did nothing and we had to go to our room and pack up and leave. With a baby and a flight at 9pm, it just really ruined our last day there. This issue needs to be fixed before it happens again. This hotel needs to tell booking.com not to offer late checkout if it can't be promised.

Inexplicably one of my wife's favorite places to stay on Kauai. I do not share her enthusiasm after 2 different stays. On vacation I'm usually a gracious and super agreeable guy. I overlook petty faults and go with the flow. But the first unit that we directly rented from the owner was dungeon dark, furnished in old shabby furniture, a queen size mattress that should have been thrown away 5 years ago and smelled musty. Owner lives in CA and never visits his unit, it's just income flow for him, so complaining seems worthless. Following year was a somewhat happier experience with a brighter and fresher unit. So my 3 star rating is an average. Though I now stay exclusively on the north shore during my annual Kauai visits for the gorgeous views and the sandier safe swimming beaches, I admit that the South Island has much drier weather. If I did decide to vacation in Poipu again, it would not be at Kiahuna.

Kiahuna Plantation is a great place to stay if you want a bit more of a low key hotel on Poipu for your vacation. It doesn't feel as much of resort like everything around it, cause it isn't really. Which was exactly what we wanted. It's more a bunch of condos and timeshares that get rented out. There's a lot of open grass that is very nice and there's plenty of beach to walk to if one area is too crowded. Our condo was about as far from the ocean as you can get and it was still only a 3 minute walk. They even have bbq stations near the water which we took advantage of.
