This is a nice and fairly cheap place to stay, unless you prefer luxury. The place is quiet and has a homely feeling to it. Even though the guest house is small, there are some things to explore, like old paraphernalia, which is all around the place. ||||The location is great too, because it's not too far from the old town, but not as busy.The street has loads of shops and restaurants, so if you want to have a quieter day, everything is still available. ||||The owners were really nice and did us a couple of favours. ||The minus is that room service is not so great.

This guesthouse is in a great location, not far from the centre of chiang mai down a peaceful road! We were there in songkran so were glad it was slightly away from the main roads when we were tired of grtting soaked! The owners are a lovely helpful family and the daughter and son speak good English! Clean medium sized rooms with good fan. Had a lovely time here- nice Italian restaurant down that road!

Perfect location, near to night bazaar which easily access to food and drinks places. Lots of detail in the guest house, the 80 years old owner uncle Kim is a talkative veteran, friendly Thai Chinese teochew uncle, can speak fluent English, Thai and mandarin. Room is simply clean and comfortable, for me it's more than the pricing. Cheap and highly recommended. I am sure I will be back here for my tattoo trip.

I stayed at Kim House for about a week at the beginning of July 2006. It is very basic, but set in beautiful surroundings, with tropical plants fringing either side of the walkway from the main road to the building. I stayed on a room-only basis, although tea and coffee and light refreshments are available. There are many restaurants within walking distance to eat more substantially. All in all, Kim house was excellent value for money, the staff were friendly and helpful, and if in Chiang Mai again, I would certainly stay there.|

We stayed here 4nights at our trip in chiang mai. Owner was nice and helpful and rooms where clean. Near night market and it has its own closed tiny/small yard/garden what i liked verry much. |After visiting the more expensive and "better" hotels in chiang mai i recomend this place if you like peace and quiet. |Only minus was that i didnt understand how to get warm water from the shower...

A nice family run hotel with a garden right in the middle of the city. Nicely decorated with a small fish pond, small library of books and tastefully decorated with handicrafts. Friendly owner, good security. Rooms cleanliness can be improved, a little dusty but otherwise, well equipped. with attached bathroom and hot shower.

Cheap but dirty and run down. The beds were not too inviting as the blankets didn't have any covers, I used a blanket of my own plus my silk sleeping bag or else I wouldn't have have wanted to sleep there. Bathroom dirty too, very hard to adjust the hot/cold water. ||Lots of restaurants nearby. Quiet during night, we had a room not facing the street. ||Only stayed two nights, and that was enough!

This place was recommended to me by my cousin and I was very happy with it. The beds were ok and rooms were clean and comfortable. Location was perfect for us - go right and turn right into the first lane and you come to one of the best massage places (Fa Lana), keep going and you hit the night bazaar, turn left and keep going and you come to the markets, cross the road and cross the iron bridge and you are at the supermarket. Lots of shops and restaurents nearby.
