King Street Townhouse Hotel

My husband and I enjoyed a short break at this boutique hotel in central Manchester in June 2025. Ideally located - a quiet street with v little noise but only a 5 minute walk away from bustling bars, shops and restaurants. We enjoyed breakfast and room service within the hotel itself with a great choice offered for both. I visited their spa which is based in the adjoining building. I enjoyed a blissful massage and as a guest of the hotel was then able to stay and enjoy the other communal facilities of the spa on a complimentary basis. What probably sets this hotel apart from other boutique hotels in the area is their lovely rooftop infinity pool. With great views and open air (during the warm weather) it felt really special. Being a converted Georgian building there is only one lift (elevator) which is small. This is often in use by the hotel’s staff (housekeeping etc) so you may have to wait a little while. No parking on site but discounted parking a short walk away. The staff were really warm and friendly. Would definitely stay here again.

Had an amazing time fir my husband and I birthday treat off my daughter and her parner. Service was exceptional . Friendly service evening meal and breakfast perfect comfy bed with great bathing shower. views from the pool spa was brilliant . Fantastic weekend thank you

The most incredible stay, as always. Our favourite city hotel that we come to often for a little 1 night couples escape. The staff are always so lovely. Shoutout to Gloria and Falko for helping make my partners birthday so special. We stayed in the new ESPA suite and it was absolutely stunning.

Good for location, beautiful decor, shower, breakfast choice, small residents only infinity pool, room facilities, sauna, afternoon tea. Lovely, helpful waitress at breakfast Just some aspects prevent it being top tier. Feels somewhat understaffed for the price point, with reception staff not especially welcoming or proactive, don’t show you your room or help with bags, and several aspects of the stay feeling unclear, such as directions within the hotel and how to order drinks in the spa or at the infinity pool. Not sure if they just speak quietly on reception but there was a lot of mumbling about credit card holding but no explanations about breakfast timings, facilities, Wi-Fi - they seem to assume you find out yourself online. They could really upsell the experience with a bit more training and actually encourage more sales of drinks, choosing the eat in their restaurant etc. Welcome literature in the rooms, outlining services and timings, would also be helpful. There is a lot of signs warning you not to take things like towels out of the room and how much you will be charged if you do! The spa itself is pleasant but not something I would personally pay for if it wasn’t included in the room, as there is no pool in this part, the “salt room” is simply a small, rather dingy room, and there aren’t enough relaxation beds. The upper terrace seen in the hotel photos is currently a building site so can’t be used. The residents only infinity pool is a great feature, however, we saw how easily one or two disruptive guests could affect the atmosphere, with a loud, drink couple shouting and behaving inappropriately, and the man then falling over, which looked dangerous. There were no staff present to supervise, ensure safety, take drink orders, keep it tidy or maintain a calm environment. Unfortunately, we were also woken at ~1am by someone shouting and swearing in the corridor outside our room (5th floor) which felt quite unsettling. Initially I wanted to call staff as it sounded like someone was trying to get into a room but there is no clear method of calling reception from the room. It quite upset us and ruined the night. Someone was also repeatedly knocking on someone else’s door later in the night as well. When I mentioned it the next morning, staff were unaware and just brushed it off. At this price point, you expect a greater sense of security and a more refined atmosphere, and while the hotel is beautifully designed and in a superb location, the service and attention to detail don’t quite match the price yet in some ways.

My partner and I recently had afternoon tea at King Street Townhouse Hotel. (We didn't stay overnight so cannot comment on the accommodation) Our experience was exceptionally positive. The staff were friendly and helpful. One gentleman in particular served us and gave us great advice on tea choices. We opted for the Marsala Chai but he reassured us that he would swap it if we didn't like it. We did though, it was lovely! The food served was delicious, the service was friendly, efficient and informative. At no point were we pressured into buy anything extra. This was a real treat, would definitely recommend 👌

A lovely night’s stay in a ‘comfy’ room. Really big bed,stylish decor, robes/slippers ,coffee machine,teas ,well stocked minibar. Spa was a relaxing way to spend the next morning after a delicious breakfast. Thoroughly enjoyable entertainment in the Tavern with a violinist playing. A special mention to the extremely friendly and helpful staff,nothing seemed too much trouble.A particular mention to the porter Tom for excellent service and to the lovely Lizzy on reception who ‘saved the day’ by helping me retrieve my concert tickets! Assets to the establishment.

Cash flow alert!! Sadly, this lovely hotel does pre-authorisation on your bank card on check in - for the amount of the rooms plus £100 per person deposit. You pay on departure as normal. BUT they don't cancel the pre-authorisation! Of course this affects your available balance. We checked out on Tuesday morning, but pre-authorisation for nearly £800 wasn't removed until Friday, in spite of us contacting the hotel several times. So you need to budget for twice the cost of the hotel for 3 or 4 days. Sad, because the rooms are lovely, staff on reception and in the bar are friendly and the location is great - notably the wonderful 10 Tib Lane bar/restaurant round the corner. But this practice spoiled it for us and we'd never recommend it to friends for that reason.

A wonderful treat staying at this elegant, clubhouse-style hotel. The room is very well styled, and has everything you need, including a perfect bathroom. The staff are very helpful and we had a lovely birthday platter waiting for us in our room on check-in - a really nice surprise. The rooftop pool is a perfect place to start your day at 7am, and the steam room and relaxation area is fantastic. It's a perfect location and a calm place to stay. I would highly recommend.

An iconic hotel in Manchester that has been serving guests from around the world for many decades. It used to be a bank building and since been updated into a charming hotel. Don't expect this place to be cheap but, old world charm never is :-) We stayed here for a night and it was lovely. The room was big with a separate living room and spacious. The room was a bit awkward in that the space was not so well utilized. The bed was super comfortable and came with nice pillows. The bathroom was well stocked and so was the mini bar which was included with the tariff. Hotel staff were lovely and the breakfast service was great. Hot food made to order and good service. All in all a good experience in the heart of the city.

We booked our services to included a LED face mask. Neither of us received the add on. After asking about it-we were told only one therapist was qualified to do the service. So why did neither of us get the add on??? The spa area was dirty: used glasses littering the tables (all the tables), what appeared to be fecal matter on the floor, cracked benches in the salt room and an unusable steam room due to over saturated eucalyptus where you could barely breathe. Locker room laundry bins were overflowing and there was a hole in my robe. Our package included a first course. Unfortunately, the kitchen was under repair and we were told 5 items were unavailable. Basically anything cooked was not being offered-leaving you approx 3 choices. 10/10 don't recommend.

I've been to the King Street Townhouse twice now - once for an event and once from afternoon tea. I haven't stayed over, but know a few people who have, and they were very impressed. The first event was the launch of the PA awards. It was held in the lounge/event space on the South Terrace on the 6th Floor. The lift leads straight to the balcony area and to the room itself. It's a really great space and ideal for a wedding/private gathering of some description. The canapes were really tasty and service attentive. The only downside was the cost of the drinks at the bar, as I thought they were quite steep for Manchester - £11 for a glass of prosecco. At the event, I won the raffle for Champagne Afternoon Tea for two. Of all the prizes I could have won, this was by far the best for me! As it turns out, three of us went for the afternoon tea. They were really helpful when I asked to add a third person to the booking (paying for the extra one of course). On the day itself, the weather was beautiful and they were very accommodating when I asked if we could have it on the terrace, as I thought the view would be impressive for my family. As it was a Friday afternoon, we had the terrace to ourselves for the first hour. My brother went for the Gentleman Jack Afternoon Tea rather than the ladies one my mum and I had as part of the prize. The main difference being that he got savoury bites instead of finger sandwiches and the Gentleman Jack based cocktail rather than champagne - I had a taste and there was some cherry liquer of some description in there. When the cakes came out, he also had a plate of cheese and biscuits and brownies. The finger sandwiches were pretty nice finger sandwiches and standard type of flavours as you'd expect. The star of the first round has to be my brother's savoury bites. I've been to quite a few afternoon teas and have seen a few takes on gentleman's versions but this is the best - there was a scotch egg, mini fish and chips and many other things. We had the alcohol served with the first course. The tea/coffee came with the scones and cakes - I went for camomile tea and it was very delicate and nice. You can ask for it the other way round if you want. The scones were freshly baked and fell apart in our mouths. The clotted cream and jam were good too. The cake selection was good = a mousse type thing in a little shot glass, a lemon macaron, an orange cheesecake and a mini chocolate tart. The chocolate tart was my favourite by far - the pastry was thin and delicate and there was an almondy taste to the whole thing. I also had a taste of my brother's brownie and it was just perfect. We were absolutely stuffed when we left to head over to a concert at the MEN - I think waddling is a more accurate word than walking. It was so nice. The Tavern itself looked very nice and cosy, so I'd like to go back - maybe to have the Afternoon Tea again but downstairs, or for a normal meal. It was nice though having a view and making the most of the unusually nice weather (though it clouded over at the time I took the photo - typical!).

Wow. What can I say? I went here for an afternoon tea with friends, and, let me just say it was perfect. Upon arrival, you're greeted by friendly staff who'll take you to your table in the restaurant area (the furnishings and seats are not only beautiful but also v comfy, we were given a table with a sofa). The service was slick, fast and professional, but also friendly. We ordered three afternoon teas, combining of unlimited tea and coffee, scones with jam and cream, finger sandwiches, and a wide variety of mini sweet treats. From the fresh smoked salmon and cream cheese finger sandwiches, to the delicate pomegranate tartelettes, the food really was delicious. I would definitely recommend this place, an absolute must for anyone wanting to go for afternoon tea in Manchester! I just can't wait to return!

Had a lovely afternoon tea with champagne today... what a hidden gem!! I highly recommend the comfy cozy atmosphere and great food at this lovely place!

Noisy hotel room, air-controller in room not working, South terrace closed for private event. Wouldn't recommend this hotel. I paid a standard rate and requested specifically a quiet room. Receptionist put me into a room facing Booth street. Permanent loud humming noise (from probably an aircon exit from the opposite building) was really annoying and I had to sleep with earplugs. The temperature controller in my room didn't work, I had to ring over 7 times reception to regulate temperature in my room. Bathroom toiletries were already used, they had been opened and were half-full only.
