Disappointing. We stayed there two months ago and thought it was good so we booked another night for this trip. The rooms are good and the bed is nice and soft. However, we didn't have any towels or bath mat in our room so I had to go to reception to get some. The breakfast that was provided the next morning was all disappointing. The hot food trays were empty and there were numerous people waiting for them to be topped up. We went for breakfast at 9:00am and there were still people coming in for breakfast well after that. The only hot food available was baked beans, scrambled eggs (which were overcooked) , some hash browns and sausages. There was no bacon provided this time or none was provided while we were there and we stayed for a good 30 minutes (mostly waiting for the food trays to be re-filled but they weren't). Other people just good fed up and left and you could tell they weren't happy. I'm sure the standards could not have dropped that much in the space of two months, maybe it was an abnormality but I don't think we will stay there again. Once you consider that you have to pay $15 to park there also, it loses the value for money proposition.

Travelling as a family of four, we were very happy with our room and the provided Wi-Fi. Master 11 finally got his chance to decide what to watch, as there was a family movie channel available (though there may have been others—we didn’t check).||The water was always hot, and we appreciated the sachets of tea and coffee. Some hot chocolate sachets would have been a welcome addition. A complimentary carton of milk was provided each day.||The beds and pillows were very comfortable, although the comfort was slightly offset by the noise coming through the walls from neighbouring rooms. On the first night, there was some noise, but it settled early. The second night was more disruptive, with a child in the next room shouting out sporadically until nearly 10pm. Thankfully, the third night was blissfully quiet—just the gentle murmur of voices at most.||Staff were welcoming and friendly throughout our stay. Breakfast was excellent, and the cooked portion in particular was perfection—thank you to the chef.||The hotel is within easy walking distance of evening eateries. We’ve stayed before and are likely to return. While we could hire a cottage in another town for a similar price, it wouldn’t include the bonus of breakfast—and we’d have to make our own beds and clean before leaving. That’s why we chose Kingsgate Dunedin for this holiday. Thank you, Team.

Older style hotel in the middle of Dunedin business district. Our room was on the 3rd floor with a view of the city. Room was clean and the bed was comfortable. The bathroom could do with a tidy up but was ok with no real problems. You are within walking distance to eateries and other services.They do charge $15 per night for parking if you have a car and parking on the street is almost non existent. We had no problems and probably would stay again if we were in the area.

Close to shops and eateries. Rooms comfortable but need toilet/shower/bath revamp. Breakfasts brilliant. Tried to bill us for delivered evening meals & drinks. From where? They don't have a restaurant. We ate out, each night. Don't know whether servicing a room means replacing towels only. Thought this also includes replenishing tea facilities & bed making. No! Not the one.

Very nice hotel for the price we paid. It is a bit tired but room was comfortable and spacious. Hotel staff were friendly and helpful.|Upstairs rooms were accessed by elevator, which made life easier.|Breakfast was good and the carving covering the wall at the end of the restaurant was exceptional.|Very well placed, being just at the top of the Octagon, where we found heaps of restaurants and attractions. Will be back again soon we hope.|,

The hotel is very old and evrything is ok. But the location is excellent, just at the Octagon, very close to the St Pauls Cathedral. You can walk to The First Church, The Otago Museum, The Otago University and The Dunedin Railway Station. The Baldwin Street is 15 minutes drive from the hotel. Highly recommended if you plan to do some city walk.

I honestly don't understand why people were so harsh on this hotel when reviewing it, for the price I paid I wasn't expecting a 5 star hotel. It is a teeny bit dated, but it serves it's purpose. A very affordable accomodation with friendly staff, and a nice included breakfast! My only "complaint" if any (not many), is the room was a teeny bit dated, but that's to be expected. Good hotel, lovely stay, if I come back to Dunedin I'll definitely book at this hotel again :)

Do not expect anything new or exciting. This place is old and internal linings have been put in by someone that hasn’t really learnt the art of neatness. People are friendly that’s a good point Location although on top of a hill, it’s close to everything, note you can get in via the car parks and not have to walk Stuart if coming back from the octagon. Woolworths, and everything is walking distance. Lift - I thought it was very vintage and charming, people seem to hate it. Common areas - my god they need a clean, revamp, broken cracked tiles, it’s more like a dormitory. Room - they had no ceiling lights except for the bathroom, one lamp had a busted globe but there were two, tv didn’t work and required hard reset, door does not have a slide lock it seems to have been removed and not patched. There is no air con or fans in summer this place would be hot, I hat to regulate in may. Room simply is very dated and set up like no one really cared or checked. The lounge looked like there had been plenty of things happening on it. Bathroom - it was ok considering the rest of the place but I haven’t had to shower in a bath for a long time. It was not the worst but my tap liked to turn off a bit. To put it in a nutshell, it needs a floor by floor renovation and tidy up in most cases paint would make a difference and putty up holes in doors. The place was ok but I stayed a day too long and the price point you are really paying for the location, it’s not much less than I paid per night in Christchurch for a 5 star hotel, funnily enough had more dramas than the Kingsgate. The hotel could be much much better but right now it’s looking like no one cares and to be frank I’ve stayed at 2 hotels operated by this group and both have been very much the same which means I’ll never stay with them again. People nice but seriously the hotels are showing you don’t care and honestly I was not impressed…I had that pay by the hour room feel.
