Absolutely incredible resort and Golf Club. Really enjoyed the opportunity to play it again at the beginning of the summer. The course is an excellent condition and a very fun scenic layout. The river comes into play on a couple of holes and makes for a very beautiful setting. Located within the resort itself with a grill tennis club fitness center beach and so on. Kiva Dunes is incredible! ⭐️⭐️⭐️⭐️⭐️🇺🇸👏🏽🐺🐎💨

Have stayed a Kiva a couple times, most recently in July 2025. Wonderful & relaxing place to stay. The private community & beach is a great advantage for anyone with children or those that don’t like crowds Absolutely will rent again next time we go to the Gulf.

The Accommodations were tastefully designed, exceptionally clean, and the Beach Club staff was there to make you feel special and welcome. Golf rating only - played the blues. 6500 yards. Front nickel is more basic and easier than the back. The back is very different and has more character especially on the greens. Well kept course and definitely in line for what you pay for. If you don’t mind the money this is the place to play.

This is a beautiful place to be. All the employees are pleasant and professional. I enjoy spending time here, whatever it be the beach club, the kiva grill , proshop , golf course and the other amenities. Their food is great !

My boyfriend and I stayed at this resort with his family over the holidays and loved it! The houses are beautiful and the grounds are kept clean and pretty. There are two boardwalks you can use and even though one was down for maintenance, the other was close by. The boys loved the golf course and said it was one of the nicest they had been to! Definitely recommend if you are planning a family vacation and are in need of plenty of bedrooms and a short walk to the beach!

My wife and I visited Kiva Dunes for lunch based on several good reviews and was not disappointed. I don't know what they do to their hamburger, but it was the most delicious burger I've ever eaten. My wife's salad was fresh with a delicious dressing and grilled shrimp. My martini was perfectly mixed and my wife's wine was nicely paired with her salad. No need to golf there to enjoy a delicious lunch.

Just returned from a wonderful vacation at Kiva Dunes. The golfing, staff, accommodations and food were extraordinary. We stayed in a condo overlooking the 18th hole. We thoroughly enjoyed the view which kept us entertained most afternoons. We plan to return!

This place is phenomenal. It's a remote location with a golf course, 2 pools, a bar & a gym (if you're into that kinda thing). Only 20 minutes from the buddy town of Orange Beach and only 45 minutes from FloraBama!!!

It is a jaunt from Orange Beach be sure to allow 30 to 40 mins drive time. Cart guys greeted us and loaded our bags. We were fortunate to not be paired with another twosome so we had the luxury to enjoy the course without being concerned. Tight fairways with lots of trouble to get into with wild tee shots. Beautiful white sand traps and crazy fast greens. Don't take a two putt for granted. It was a cooler day when we played with clouds and spitting rain but still a good time. We will be back.

We loved it here. Came here with a group of friends. The property is beautiful. We travel to the Caribbean every year, unfortunately this year was not that year, but instead we came here. It really felt like you were on an island, and we were away from the city life. I loved not having giant hotels or condo buildings next to us.

In the fall of 2020 we received a gift card to pay part of the green fees for a round of golf here . We were down for Jan,Feb,and Mar of 2021 but we could not play do to some medical issues my wife had. Didn't come down in 2022 because of covid . We are back this winter and hoped to play Kiva Duns, we have played there other years and it wss okay. I made a tee time and I checked in assuming I could use our gift card but was told it expired after 18 months. Explaining my story made no difference. They just keeped repeating that the card expired . Not friendly at all . I would kindly say just rude . If they would have honored my card they still would have collected about $170.00 . We left ,drove down the road to Peninsula Golf course and were able to get on with no problem. Much more friendly and a better course .

Kiva Dunes is a beautiful resort! Beside an award-winning golf course, Kiva has private beach access, four pools-including the pool and spa at Kiva Beach Club. Food and service here are also excellent. You can rent a condo or one of the beautiful houses in the gated community. With two restaurants on site, 4 pools, golf, AND the beach...there's no need to leave once you get there! But if you want to explore, then there are endless options!

Golf course experience: Hell. This place SUUUUUUCKS. (Except for Mike, cart girls, and the small cafe area) I never leave reviews, but this place clearly deserves it. This isn't our first time playing in the area on vacation, but from the moment we arrived we were ready to leave. The starter was insanely rude and practically everyone else at the course. The quality of the course and staff does not match up to the price you pay here. You'd think after spending $600+ you would get a little bit of respect but it's clearly not the case here. Save yourself the time, headache, and money. This course is subpar.

Twenty years ago we had 8-12 guys come down to Kiva Dunes and a couple other courses 3 years in a row. Enjoyed it then. Now? Not so much. Most expensive course in the region and golf pro was not courteous enough to let me know the greens had recently been punched when I called and checked about playing. Rest of course was pretty good but slow bumpy greens were very disappointing. Cart staff, drink ladies, bar staff were all great but unfortunately the head pro was an arrogant prick. Much better choice to go to Peninsula or Craft Farms. Disappointing to say the least.

We were expecting more than we got with this course. None of our foursome had played it before. Yes, there had been an 8 inch rain in the area four days before. But... the amount of casual water was unacceptable. Almost every bunker was a small pond. Swales in the fairway looked like stock tanks. We lost several balls in these fairway lakes. Water over the cart path at times was up to the floor boards of the cart. Clearly, this course has a drainage issue. In fact, the terrain in all of the Ft. Morgan area has a drainage issue. Is this due to subsidence? But the most irritating thing was the virtual total absence of course signage. No tee box had a sign telling us which hole we were on. The transition from green to the next tee was seldom intuitive. We played the wrong hole on one occasion because of this. Come on, man! The pro shop guy I checked in with acted like he would have much preferred to be somewhere else. The cart staff, in contrast, was helpful and accommodating. With all that said, the course had interesting and challenging holes. Fairways that were not submerged were in good shape. Greens were as big as small counties, and rolled well. But the negatives I've mentioned were far too numerous and severe for this to be considered worthy of a $100 green fee. I will not play there again.

Best golf course in Gulf Shores area - no contest. Love playing here - great staff, great course and always a treat to play here. Gold Tees - leave that for the collegiate, pro and very low handicap golfers - you are probably playing this course on vacation - play the blues or whites and have fun. #9 - aim for the black and white stick - and take 1 club less to avoid water or thick rough. Play the right tee box and have fun at this course.

Kiva Dunes Beach Club Pool & Grill - Have had 2 meals here - both amazing...not your typical pool food. Chef Michael is a wizard. On "Tuesday Taco Day" I had 2 beef tacos and they had the best real beef and freshest veggies with cilantro! YUM. Not your typical cheap taco. Offer fish shrimp and chicken but I was in the mood for beef. Also devoured the curry shrimp for lunch - highly recommend Summary - Best foodie lover's food I have found in the Gulf Shores. High end ingredients. I think you must be staying at Kiva Dunes to use the Kiva Dunes Beach Club Pool &Grill...so a perk of the resort!

This is easily a 5 course. I played this past Thursday and I was overly impressed! The staff were A++, treated me like I was royalty. I don't get to play on courses this nice all the time, it was awesome to warm up on a flat driving range and actually see the true ball flight for the day :) The course is equally as challenging as it is rewarding. The greens rolled exceptionally smooth all day, every green had the same speed throughout all 18 holes. I did have trouble reading them for most of the day though, I would play not as much break and well there was more break than I thought. I can't wait to come back soon and give Kiva Dunes another shot after gaining some helpful course knowledge!

Lots of straight fairways to make it easy for the average vacation golfer. Beautiful landscape. It was very peaceful being here. I really like the layout. They keep the grass looking amazing. The greens were smooth and plenty of roll. The cost is a little on the high side compared to the usual courses I play. But hey... When in Rome do as the Romans. And truth be told... I'm not the best golfer in the world anyway so it was just nice being out here and enjoying my time for what it is. I will not be posting any pics of my score.. Lol. I really liked this course.

I love the course. Don't like how we were treated by the marshals. Always checking on us everything couple holes or driving by on their loud carts. We played our round in 4 hours and 10 minutes and we over heard the marshal complaining about the slow pace we had. We will not be playing next year due to the way we were treated. We had a group of 16 so they will be loosing over a $1000 dollars next season. So sad since I love the layout.

We really enjoyed our stay at the Kiva resort. We ended up staying in the beach house which turned out to be a wonderful choice. The house was the perfect home on the beach with nice beach touches. The resort itself was great with the kiva grill just across from the house. The pool was an alternative to the beach. The staff was always friendly and welcoming. A great choice for a family get away at the beach without all the extra hustle and bustle of beach goers. I only chose to rate it a four because the bed in the master bedroom was rather uncomfortable for our liking. That's a personal preference though.

Beautiful challenging course in great condition and lovely gulfside location. Especially appreciated that juniors 17 and under play for free with each paying adult. Folks in the pro shop and starter all very helpful and friendly and patient with us in weathering a brief storm. Will definitely return when on vacation again here.

Loved Kiva, definitely will go back. The condos are great inside, took one star off for the outside - elevators, doors, hallway are very run down and dirty. The Beach Club is 5+ stars, beach/pool service was prompt and the food was stellar. It is spendy but expected it and worth it. The Beach itself is wonderful. I'm still dreaming about our trip here and the coconut lime mojito....

Snooty Played a lot of nice golf courses and have to say, this is not the best Alabama has to offer. Hit the RTJ trail. The most disappointing thing was the service. The starters and Marshall's were arrogant and had a bad attitude. Was told their would be 'no sympathy, for our 3 boys playing independent. 13 and 14 years old. One of which finished with a 79 from the whites. Cancelled our return reservations on Friday and will try something else.

We are having a fantastic time at Big Blue in Kiva Dunes despite the nasty weather. The community is quiet and the access to the private beach is wonderful. Big Blue is in need of a renovation but it has met our needs. Our only real concern is that it advertised two cribs. They had one and a half pack-n-plays. They should advertise them as such. I would have much preferred to bring my own if given the opportunity.

This is a very good design by Jerry Pate; it is a destination "Resort" with one of the best golf courses you'll play. In one way, it typifies a resort course, in that the fairways are quite wide and the greens quite large (makes the average players happy that they hit more of both). However, it is a different kind of resort course, in that the game here really begins INTO the greens, which are huge, but fun to putt. ALL bunkers on this course are highly penal, both in the fairway and around the greens. It is the combination of penal bunkering and huge greens, that give this course it's fun challenge; play the course AWAY from the fairway bunkers, and hit your shots into the safe side of the greens (as much as there can be a "safe" side)....most shots into these greens require accuracy, period. Course is always in great condition, with the most fun greens that I have ever putted on and, YES, like me, expect to 3-putt a lot if you are outside 25ft from the hole.....HAVE FUN !! ... I certainly did.

The condo was not clean. Master king size bed had what looked like blood and other stains both on bed and sheets. Floor had food and other trash scattered all over. Found finger nail clippings on furniture. Looked like floors had not been vacuumed. We had to clean bathrooms ourself in order to use them. Found hair in towels in both baths. Found hair on walls and floors of both bathrooms. Condos are old and rundown. The decor is old and worn out. Not worth the money. To far out from area attractions. This location is a long way from beach. We complained about the dirty condo and the only thing they did was change the sheets and sweep bathroom floors. They smile and seem concerned, but do very little. DO NOT STAY HERE! There are to many places to stay in the area that are cleaner. When we checked out they did give us our $60.00 cleaning charge. Hardly enough to cover having to deal with a unclean condo.
