Good: -The owner is sweetest and friendly. -Distance to night market is like a street down.making it so convenient to be in and out on Sunday night. -bed room is separated from bathroom area, which makes AC works nicely in the bedroom. Bad: -Wall is thin. My neighbor guests were very loud and I heard conversation and life noises. They came back late and very loud outside and inside, woke me up every night. -kids school is right next to this guest house. They use VERY loud mic singing songs and talking in the morning.

It is the second time I come to Thailand and the second time here at Koko’s Palm Inn. The hotel is in the best location sorrounded by many “must seen” temples, best and inexpensive restaurants and places to get a nice massage. The rooms are huge, having the bathroom semi-outside. Very cozy and clean. The free WiFi, the nice garden with palm trees, running water and even frogs might make you think you are in paradise here at Chiang Mai, but the best of all it is the HOSPITALITY that you get from Koko, the owner and her husband. They booked us a cute restaurant for one of my friends Birthday with cake and candle included by the River side. They found for us tuk-tuk to go to the further temples and she even brought us for free on her car to a Elephant Park, Tiger Park and even for lunch to an authentic and unexpensive Thai place coming back home. And it is HOME because the make you feel like at home and being among friends. Later in the afternoon Koko offered again to come with us to a market in order to help us with something we wanted to buy. On our way home she took us to the best Pha Thai place I ever had. She is adorable and she did have to make this to us. Love the place, cozy cute boutique hotel but most importantly owned of people with beautiful souls. That’s really hard to find, so, come over!!!!!

Beautiful place in the heart of Chiang Mai. Feels like home away from home. Rooms have everything you would expect from a room when on holiday. They are cleaned daily, the air conditioning is working without problems, the internet connection is good enough to let your family know you are ok. Bathrooms are cute, with nets instead of windows so it feels sometimes like you are showering in the open air. The hotel is close to everywhere - bars, temples, shops etc. Owners are one of the most loveliest people on the planet, and they have a heap of friendly cats in super cool t-shirts. Owners are genuinely interested in you enjoying your stay and they have a lot of hints what one can do in Chiang Mai. As big food lovers we were sent by them to the place where Thai people go to eat and loved it. We initially wanted to stay 2-3 days in Chiang mai, ended up staying for nearly a week. If you love cats, you will be on cloud nine there, as they have quite few cats around and nearly all of them love to cuddle :)

From the moment we arrived we were greeted with a great deal of hospitality. The room was at the far back on the right side and worked well for us. The bed was comfy, the room was spacious enough, and clean. The bathroom was big and there was even a fridge to store drinks, which included complimentary water every day. The bathroom had a fan and some hangers, so we were able to wash and hang clothes, a necessity for us. The shower had warm water and consistent water (we hear some hostels did not). The wifi was free and worked decently well.||||The location was perfect as we could walk to places to eat, temples, and the night market very easily. Also it made it easy to ask drivers to drop you at the 3 Kings Monument since they know where that is. Although we were there during the end of Loy Krathong, it still did not feel busy where the inn is tucked away.||||We love cats probably as much as the owners do and so it made being away from our own more manageable. They just hangout in the gardens, are super friendly, and very well taken care of.||||The owners went above and beyond and that makes everything worth it. Chiang Mai was our first stop in Thailand so the whole experience was very new. We felt more like we were visiting family as they were always willing to chat and find out how our day was. Anything that we needed they could help with. Whether it was writing down locations in Thai for the Tuk Tuk driver, helping us with how much we should pay, or arranging tours the night before and making sure we were having fun.||||The price was extremely reasonable and all in all we could not have asked for a better start to our trip. Thank you Koko Palm Inn!

I stayed here with my mom for 3 days and we loved it! The rooms are clean and the lady who owns it and her husband were extremely helpful and nice. They were always around to give advice and help with directions or to call us a taxi. There are a lot of cats around but we love cats and everything is clean:) the location is perfect and is right in the middle of town. We walked to most of the temples from the hotel and to the night market. Lots of great restaurants and bars that are a short walk away.

Stayed with my family, including elderly travellers at the year-end & we loved it. The owners, Mr & Mrs 'Koko', are wonderful hosts who make sure your stay is comfortable & are quick to help with travel plans, etc.||||Cozy rooms with semi-outdoor showers & a lovely little garden at the centre filled with their cats.||||Best thing about Koko Palm Inn is the location - steps away from some famous local restaurants & a stone's throw away from the Sunday night market.

My boyfriend and I really loved this hotel. It was cosy and relaxed, we had privacy, the staff were lovely (gave us maps and advice about what to see, booked us a taxi) and there were 8 friendly cats. We fell in love with the cats.||The hotel is pretty central in the Old Town District. Easy to get everywhere on foot. The Walking Market is just down the street.||Only downside - it was a bit noisy outside in the mornings, but we still had a lovely stay and would recommend to anyone. Especially cat lovers.

The hotel is located near many attractions and rooms are spacious and clean, with everything you need for the day. The owners have 10 cats, which likes to be cuddled. Owners are the friendliest people I have ever met, they introduced me to attractions and restaurants in Chiang Mai.
