Great location, decent room for the price, and friendly staff. The pool was nice, clean, and used daily by guest. The room was good enough for me during a month long stay. Everything worked and when I had a minor problem with the shower head coming loose, it was fixed ASAP. The staff was always friendly and smiling. I’d stay again.

Basic room, quite compact, had small efficient fridge, kettle and daily bottled water in room, shower room very basic but fully functional, a/c unit in room good, bed firm with clean linen, no evidence of bugs/mosquitoes. Good music bar, good pool, excellent French bakery just down the road. Didn't try food at guest house.|Room was on left on entering property on upper floor.

A good location, near to temples and transport. We booked 3 nights and had a room change due to lack of warm water for showering. The bathroom was quite dirty and in need of a good clean. Our upgraded room was also in need of a replacement bathroom. AC worked well. Pool good. Reception staff pleasant but spoke no English. Adjoining guest house is Red Jazz which is really good music bar. |Overall, if you are using it as a transit place, it's acceptable. It needs a lot of interior work doing to the rooms.|

I booked a deluxe room. When I arrived they told me I paid for a standard room, so I had to pay 200 baht extra per night. So I did. The deluxe room has airconditioning that doesn't work. Bed is very short and give you back pains for sure. So after 2 horror nights I escaped and take my loss. So if you want to relax in chiang mai than avoid lai thai.

Stayed here last year and everything was great: cleanliness and room. Even though the room we stayed at didn’t have the greatest wifi signal to the tv and we could hear all the noises from the staff (not a problem for us since we’re heavy sleepers😅). Staff were ok but not amazing, same with location. Although is central, it does have a walking distance from the nearest 7-eleven and laundry. Pool is clean and cold, which is great for hot days ☀️ We visited again today, even though we didn’t stay this time we went to the pool and it cost 100 baht each to use it, which is great!

We only stayed 3 nights and had to change rooms because it was grubby and no hot water. The bathroom was definitely in need of grout cleaner and a scrub up. The floors creak like a Vincent Price movie. Our upgraded room was bigger but hygiene is missing as bathroom also grubby. The pool was good and clean. Reception staff were pleasant enough but out of their depth. For one or 2 nights if you only sleep in the room, it's ok. It could be a great guest house but needs a root branch upgrade.

This is a nice affordable place to stay when in Chiang Mai. It's close to old Chiang Mai city centre and a short walk to one of the best night markets I've been to in Thailand.
