I spent a lovely 3 nights there. Good location near lake monger and walking distance to subiaco and leederville centers with good food options. I enjoyed the homey feel and although not everything was super clean and spick and span but it was more than enough for me. Breakfast is really a selection of yoghurt cereals muesli milk fruits etc which is fine for me. Just go in expecting this to avoid disappointment.

This so called bed and breakfast has been one of the worst experiences we have had. There is no breakfast served - the host showed us a drawer with some cereal and in a small fridge we found milk and two yoghurts which were already expired. In the fruit bowl were 4 types of fruit from which only two were eatable. The banana was already too brown and the nectarine not good any more. The pool was not clean and had already turned green. Our reserved parking was used by their friends and family and we were not always informed about this. No word of excuse either. The floors in the living area as well as in the bathroom and toilet were dirty. They did not change the towel in the toilet even though it was used by several guests. The house was altogether not clean and we felt uncomfortable in it from day one. Fortunately, we only had to stay 3 nights but I regret that I did not inquire about alternative options in the first place. We felt treated like second citizens since the host paid more attention to entertain their guests and family members than their paying guests. I felt every dollar spent for this accommodation was a waste of money.

Stayed a night and loved it. Slept like a baby on the comfy bed, enjoyed the complimentary breaky and had it on the veranda, looking at the beautiful garden. What a piece of heaven. Jan is also a lovely and accommodating woman and I enjoyed our chat.

if you love federation old style then why not, it definitely a hit with us. We don't have issue with the shared super clean shower and toilet as there was only 1 other couple there and we did not have to wait at all.
highlights were the style of the house, super soft bed, awesome shower, TV and coffee in room. lovely people that valued privacy. thanks!

What a lovely, lovely place! The overall theme of the entire house almost made me forget I wasn't in France. The three year old I dragged along with me quickly brought me back to reality though.
The host is delightful and very welcoming.

Booked this place 10 months before visit to Australia after seeing photos on website and being promised ‘relax in luxury’. Luxury it was not. We booked for 10 nights. Found out very late in the day you shared a bathroom with everyone else. This is a heritage property so very old and quaint but that shouldn’t preclude the owners from cleaning the rooms! We first noticed about 7 years worth of dust on the window shutters, fireplace, picture above fireplace, skirting boards and around furniture. The rug had 7 years of people’s hair matted into it 🤢. Cobwebs in various places. You then start to question cleanliness of bed under sheets but we were tired so we went to bed. Then two Huntsman spiders appeared from behind the bed. That was it we spent until 1am searching for alternative accommodation. When I mentioned I wasn’t happy with cleanliness of room the reply was “if you do t want to stay here you don’t have to”! We paid for the 1 night then hightailed it out of there to a lovely clean hotel for our remaining 9 nights .

Thank you, Jan and Steve, for inviting us into your georgeous circa 1900s home in Lederville. You were great hosts. My partner and I loved the comfort and access to different parts of the home and felt spoilt. It was a lovely change from Melbourne, and we'd love to visit again on our return to Perth.
