Posting this over a year late but my wife and I stayed here Oct 2023 and it was absolutely wonderful. Accommodating owners who prepared a different full breakfast every single day. We were the only ones staying at the inn at the time and it felt like home. Beautiful historic building right in the heart of Maine's lake region. Super quick to Shebago state park and only a 30 min or so drive to Portland. This place deserves much more recognition. I love what the owners are doing and I hope them nothing but success in the future.

This is such a cute place to stay at. The rooms are comfortable and relaxing. The owners are very friendly. The breakfast was delicious! It's in a great location, within walking distance to the cause-way. I am looking forward to coming back!

What a gem of a place! Sweet B&B with unbelievable breakfasts and a porch with views of the lake and 1/2 block from the main street of Naples. Anthony and Leila were the most welcoming hosts! Definitely highly recommend

NOTE: Anthony and Leila are the new owners since December 2020 - any review made previously are from the old owners. I am in just complete awe after staying at Lakeview Inn. The owners Leila and Anthony are truly the kindest and most hospitable people I have ever met. From the second we walked into the Inn it truly felt like we were right at home. The Inn itself is beautiful, quaint, charming and very clean. Our room was super cozy and the bed was SO comfortable (I will definitely miss it). The water pressure in the shower was great, which is hard to come by sometimes. The grounds are manicured and so comfortable. I spent hours on the hammock and in the rocking chairs reading and relaxing. What really blew me away was the breakfast and the treats. Anthony preps all the food and is a breakfast and pastries GENIUS. First night we were there they had snickerdoodle whoopee pies with a maple cream cheese filling (individually wrapped to be extra safe and clean) and I may or may not have taken a couple more with me to enjoy later in the evening... The location of the Inn is PERFECT. You are walking distance to Long Lake and a few little shops and minutes away from Lake Sebago. I truly cannot recommend this Inn enough, and I cannot wait to get back here! Thank you Leila and Anthony!

Location is great and the room has a nice view, but other than that it's a pass. Owners aren't very nice and the breakfast is mediocre at best. Was there for a wedding and needed an iron and ironing board. Only hotel I've ever been in that didn't have that. Bed was very uncomfortable. On top of that it's very expensive.

Sadly this place was a big disappointment. I have wanted to stay here for a long time but due to Covid we had to postpone. I always think of a bed and breakfast of being a friendly welcoming place which was the opposite of what it was. I felt we were putting them out by being guests. Very unfriendly and not worth the money.

These inn keepers are in the wrong business. They should not be in the hospitality business. The inn keepers were more interested in their rules than serving their guests. They are the most unfriendly and inflexible hosts I have ever encountered. A group of friends booked the whole inn so we could all attend a nearby wedding. The person who booked the block of rooms asked if the innkeepers would shift the time of breakfast a bit to accommodate a wedding event in the morning. The answer was a short no. The wedding officiant asked if he could check in 1 hour early so he could be ready in time for the rehearsal and received an immediate no. Many other simple requests were made and all were refused, including requests around food allergies. Before paying a deposit on our room, I asked if it was possible to have a fragrance free room as I have allergies. The inn keepers told me they would use non-fragrant cleaners. However, when I arrived, I was told the previous guest had smoked in the room so they had to use the fragrant cleaners. There was nowhere else to stay, so I had to wear an n95 mask in the room the whole night, which meant not much sleep. When I emailed the inn keepers a link to a professional cleaning product line that doesn't have fragrance, the innkeeper wrote back that their inn is clean and I could check out. The common room was also so chemically fragrant that other folks staying there who didn't have allergies found it really unpleasant to be inside the Inn. We did check out early and were not given a refund. For rooms that cost $300 a night, the rooms were dingy and not well kept. The carpet in our room was stained. The shower was almost too small to fit in. The prices this inn charges are not worth it.

Cancellation policy is to charge you no matter what. Unfortunately, my plans changed and I had to cancel 5 days prior to my reservation and I was charged full price. In 2023 with corporate hotels, Air BNB, etc, to have a cancellation policy like this is unacceptable. Don't make the same mistake I did.

The rooms, the breakfast and Innkeepers are amazing! We had to leave right after breakfast, could have stayed all day. We will be coming back the next time we are on the East Coast.

I too was also at the inn for the wedding (and was a paying guest for 3 nights) and while I didn't have a run in with the owner I was witness to much of her behavior to others. I felt like I was an inconvenience to the owner rather than a paying customer. I do NOT recommend this place

My friend I just drove up to Maine from Waltham Mass for a nice little overnight. Well let me tell you They will be seeing a group of is next year and we will be staying at the Inn for a couple. People Place and perfect place. I never stayed at a Bed and Breakfast before and I am sold on The Lakeview Inn 100%

I, recently stayed at the Lakeview Inn Bed and Breakfast in May 2021 for several days. My room was cozy, the bed even more comfortable than my own at home and the view of Long Lake was amazing! The inn-keepers, Anthony and Leila, were very welcoming and hospitable and served up a delicious three course breakfast every morning: cranberry scones, blueberry muffins, chilled strawberry soup, grilled pineapple with fresh berries, breakfast enchiladas, crab quiche. ALL were delectable! I could go on! Beauty abounds all around in the cute, little town of Naples, Maine. Oh, and the location is great! Walking distance to the Causeway, marina, ice cream shops, restaurants and water sports. It's less than an hour from Portland and I highly recommend staying at the Lakeview Inn!

What a wonderful B&B !! Not only is the establishment refurbished wonderfully the owners are delightful hosts. Coffee was ready for us at 6:30 this morning and Mike served us a delicious breakfast with homemade apple butter, cherry and blackberry jam for our toast. A must stay!

First time staying here and we loved it! Super clean, hand sanitizer available throughout the building, comfortable rooms, close to the lake and great breakfast! The innkeepers were friendly and knowledgeable about the area. Would definitely return!

As far as the charm and quaintness- very nice. But, as far the service and hospitality- ZERO!!! This should be called "hostility". My family was there for a wedding. We had guests that were joining us for pictures as most parties do for this type of occasion. While we understood the intimacy of the accommodations and were told that parking was not ideal. Instead of politely letting us know, we were verbally assaulted. Not only were we asked to leave "even though most of us were staying there for the wedding". Several in the party were screamed at including a family member who has autism and was very alarmed and confused at this woman- who we later found out is the owner. That's not all! The mother of the bride was asked to leave for no reason, the brother in law of the bride was told repeatedly to "f-off, and you're an a-hole". What type of owner says that to a large party of guests and in front of children who are guests from out of town? Not sure how this is acceptable to anyone. If you like being treated terribly- and verbally assaulted definitely go there. If you want real customer service and want a beautiful experience on a special occasion with family- BEWARE! DO NOT STAY HERE, unless you're masochistic. Bill and Jo

Wonderful stay here. Mike and Patty were great! Cookies on the table when we arrived! Rooms were extremely comfortable, clean, and spacious. Breakfast was fabulous with local ingredients. A kitchenette is available with coffee, tea, water, and soft drinks. We were extremely comfortable and relaxed here. Strongly recommend this Inn. Close to Long Lake, Sebago Lake, restaurants, and local attractions.

My husband and I stayed at the Lakeview Inn for 4 nights as a long weekend in Naples. We are definitely planning on coming back next year and staying again. This was our first time staying in a Bed and Breakfast style accommodation and we were pleasantly surprised with the inn. The atmosphere is cozy and quaint---older style couches and carpeting greet you in the common area when you first enter the inn. However, it didn't feel dirty or dingy, which is what my first concern was with an older bed and breakfast. There are larger rooms available, but we opted for a smaller room with a queen size bed (Comfy Queen 303). The space was tight since the bed took up most of the room. Also, the bathroom was also on the small side (though again there are larger options available with a tub etc). The room was perfect for 2 people that were out for most of the day. The biggest downside was that we were directly underneath the 4th floor library and could hear the heavy footed family above us walking back and forth from the library to their room. The confirm we received stated that breakfast is only served for an hour (between 8-9AM) which was concerning initially. Turns out, this isn't an issue especially during the week when there are significantly less people. During the weekend, I'd recommend getting down early since seating is limited. There's plenty of food since each meal is cooked to order, so there are no issues with running out of breakfast. The breakfast itself is good. Pattie is a great baker and her breakfast pastries are delicious. The fare usually consists of: 1) a small serving of fruit and pastries and then 2) small serving of whatever is on the menu, usually an egg and sausage combination. The breakfast portions weren't too big, but we definitely didn't leave hungry. Also, we were eating fried/oily seafood the rest of our meals there so it was refreshing to have some lighter fare in the morning. The staff is really friendly and casual. They let us check in 2 hours early no problem. FYI: You pay after check out. Finally the location: We were less than 10 minutes walking distance from the beach. No fee to walk on and Lakeview Inn provides free beach towels. Also, the Causeway, which is also walking distance, has a lot to do and many places to eat. The first 3 days we were in Naples, we didn't have drive anywhere except when we visited family in Sebago. All in all, we loved our stay here and will definitely come back to Lakeview Inn whenever we visit the Naples area.

My family and I came here for maybe an hour or two for my uncles wedding pictures. There was 8 of us inside sitting quietly waiting for the bride and groom to be ready. The owner, an older women, was extremely rude and short tempered with all of us over parking. She told us that they had limited parking and wanted us to move, which we all did and had been more then respectful about. However, when my autistic uncle approached the counter to ask her a small question about if she knew what room the groom was in she quickly unloaded on him and was being extremely rude. When we spoke up and said something about how she had been treating our autistic uncle she began calling us several names and uncontrollably swearing infront of several children and began getting in our faces and pointing her fingers at us and on us. We also weren't at all rude to her when we had said something, and we also had to explain to her that he was autistic and she didn't seem to at all care. We remained calm and as respectful as possible, but she still continued to walk around and call us several names for no reason, even when the room was silent. I'm not entirely sure if they hired people to give them good reviews or what, but I was here for less then 2 hours and it was the worst experience for my family who is very respectful and appropriate. Guests that weren't in the wedding were mortified by the way she had been acting, and her husband wasn't much help. I wouldn't recommend this place whatsoever, especially to a family. It was the rudest business person I have ever encountered and I wouldn't want to give a dime to them for how they treated not only my family, but the guests in general.

Enjoyed every moment of our 4 day stay here. Attention to detail in every aspect was evident. The breakfasts were delicious We prefer decaf coffee and after the first day a pot of it was waiting each morning. Innkeepers Patty and Mike were always about if you had a concern. Our room, with king size bed and additional sitting room with sleeper couch would be perfect for a family. Lots of things to do in the area or just enjoy the peaceful atmosphere.
