Airbnb, Niido Open First Branded Apartment Complex in Nashville | Condé Nast Traveler

"The 328-unit Olmsted apartment complex, open in mid-2017 and set to be renamed “Niido Powered by Airbnb,” will soon be a mix of short term rentals and full-time homes. According to Niido, the residents who choose to put their home up on the Airbnb platform will split their profits 75-25 with the landlord, and the so-called ‘ResidentHosts’—yes, that’s one word—will get help setting up their profiles, getting permits, and registering to pay local occupancy taxes. Hosts will still be the primary residents, and can only rent out their homes 180 days a year."

I saw that my review didn’t post or was taken down. This happened 4 years ago and remains one of the few truly negative experiences I have had with any company, so I feel need to make sure I share my point of view. The Lee had terrible Wifi which was slow and cut out in the middle of my zoom meetings. The Wifi issue cost me greatly when i was on a zoom call with a client and it stopped for 15 minutes. It was also much slower than the “premium” speed they advertised at the time. Of course, the biggest issue was the company’s response to my concerns. They lacked empathy, were dismissive and rude. I would have been able to overlook the wifi issue if they were upfront about it before I signed the lease and tried to resolve it or refund me afterward. There were other things wrong with the apartment, like the toilet would clog a lot and the heating system didn’t always work in the winter. It is an old apartment. It was a decent price. But there is no excuse for poor customer service and treating your tenants the way I was. I am not trying to be vindictive. I have forgiven and forgotten about my poor experience here, but I have had so many better experiences at apartments which made me happy that I haven’t had to remember the terrible way The Lee Apartments treated me. I hope this company gets its act together and starts prioritizing customer service

This is the worst place I have ever lived at. I will spare you the details of what I had to go through the last year, but I have hated every single minute of living here. This place made my move to Nashville, the worst part of the move. The leasing lady will tell you to ignore the reviews. Do not ignore the reviews! You’ll never find parking outside and it constantly smells like garbage. Their water quality is brown and nasty and the toilets suck. Definitely don’t live on the sixth floor because the elevator never works. The laundry is even worse they make you pay and nothing gets cleaned properly and they just switch companies. I consistently had an issue with staff and property maintenance trying to break into my apartment leading me to seek legal action along with a serious list of repairs that they never get to. This genuinely was the worst place I have ever stayed. Please stay away. This place is genuinely disgusting.

I toured The Lee today with the lovely Toya! This will be my first apartment, and Toya was very informative and genuine. It seems to be affordable and in a great location. I love the charm and personality to every room. Thank you Toya for the amazing impromptu tour!

The Lee is a great place with affordable pricing. Before I get to the negatives let me say some positives: It's affordable, spacious, and set near some great food and entertainment places. You're within walking distance of some great places! As for negatives, the hotel is basically an old apartment building. You're getting a place that's mostly furnished, with a single TV in the living room. Hardwood floors are very creaky, the window a/c units are loud, the walls have some cracking, and the gas stove is a little scary. I should mention for parents that the radiators are uncovered and a little dirty, and for the older visitors be aware that the bathtub has no grips or handles. (All of this is fixable) All in all though, I'd recommend it. If the owners spruced it up a little they'd be justified in charging a little more. The location and space is just so fantastic. If you do go with the Lee, you don't need much. Just keep the door codes with you! There's no check in counter.

Beautiful place to stay. It was much nicer than any hotel in the area that I could have chosen, and had a full kitchen, living room and one bedroom. Great price. Modern decor, more like an Air BnB. Very homey and in a great location. Very close to the multiple hospitals in the area, walking distance to Vanderbilt and others. It is also near Broadway.

it was not exactly what you were seeing in the pictures.in picture you were seeing the renovated parts but its actual was different.it is an old place.the hard wood floor neede in some areas major repair.the bathroom sink drain was clogged and water was not draining well.the sofa bed was in terrible condition and the mattress was terrible on it.elevator was out of order for one day and you had to take the stairs to the 4th floor.the shower curtain was so dirty. The radiator for heating in the living area was making noise all the time.the worst part was that we contacted the property representative,Nathan,he was supposed to send someone for fixing the sink and let us know about elevator but he never got back to us and for the radiator noise said it is normal !

if I could give it less than 1 star, I would. Regardless of proximity to Midtown (unless you’re a college student) the rates and quality of living are not worth it. if you sign here, make sure you don’t live on the 6th floor. the elevator never works, maintenance doesn’t show up, and there is ZERO enforced parking. they also don’t enforce their tenants. today I walked out into our hall to a pile of dog feces that a sweet neighbor was kind enough to leave caked into the floor. they say they will “look into it” but there’s never any action.

My niece and I stayed here for a few nights recently via AirBnB. My understanding is the building is now over 90% AirBnB/VRBO rentals...which is probably why we had another family walk-in on us. My guess is the owners are booking on both platforms and haven't coordinated their systems yet. Also note, unlike motel rooms, our apartment did not have multiple lock systems. Anyone with the code could walk-in - and did! Fortunately the family who walked in were very nice and cooperative and the rental company was able to move them to another apartment. I also met another woman in the lobby who had a similar experience. The apartment itself was lovely, huge (800 - 1000 sf?) and tastefully decorated. However, we were mystified by the lack of a microwave and a coffee maker in the kitchen. With delicious leftovers from several places it was a royal pain to have to take the elevator down to the lobby just to nuke our food or get a cup of coffee. Even a tiny microwave would help. There is a full sized stove, refrigerator, dishwasher, and dishes, but cookware is limited. The old school gated elevator, cast-iron radiators, original hard wood floors, high ceilings, moldings and other vintage touches are charming and romantic. The bed was comfortable, but the hot water in the shower was variable, as sometimes happens in this kind of building. Channels on the TV were limited, and I couldn't get my Firestick to connect, but the wifi seemed fine. It was within walking distance of several nice restaurants and bars, and not far from Vanderbilt University and Hospital, and the downtown attractions. You are entitled to one parking space in the lot behind the building, and street parking can be limited. In general, this building has it's charms, but for the money I spent (about $150/night), we could have had a nice hotel room with a microwave, mini-fridge and secure lock!

STAY AWAY!!!! I booked this apartment through booking.com. The apartments told me I could check in at 11am via email. Then when I arrived I was told 3pm. So for 4 hours I'm walking the streets with my bags. Initially they offered to hold bags on a first come first serve basis. Then i get an email the day before saying they weren't doing that anymore. I walk into my room at 3pm and it's filthy! No one had even cleaned it. I called the management number and they never even called back. It's almost 4pm now and the room is still not ready! The manager finally called me to simply say sorry and that the room would be ready soon. Didn't offer ANY accommodation what so ever! I'll NEVER stay here again! Complete nightmare.

This place is something else! To start with it was suppose to be a 2 bedroom with separate living quarters, but one of the beds was in the living room so the listing was misleading! We arrived late on a Friday night & when we got there all 3 smoke detectors were beeping because the batteries were dying...tried to call but the 24 hour operator was no help whatsoever! We couldn't get one of them off the wall so we had to listen to it beeped ALL NIGHT! There was a coffee maker, coffee, cream, & sugar, but no pot or filter holder! The next day I called management about everything and the were sending someone right then so we went to breakfast and were gone for 2 hours came back smoke detector still beeping and no coffee pot! I called again and management laughed and said they were sending someone right away...another hour and a half they finally showed up. They fixed the smoke detectors, but we never were able to make coffee! The air conditioner sucked and the beds were horrible! The parking area was terrible! I gave them 2 stars only because of the location...that is the only thing this place has goin for it!

I was willing to get over the bad reviews to live here until I (attempted) to deal with the management to sign a lease. They are the definition of unorganized. I toured last Saturday and emailed with a few questions afterwards. I never got a response and called 3 days in a row until I finally was able to talk to someone. During this conversation I learned rent prices were totally different than I was originally told. They were also very defensive when I asked about how many parking spots there were and how many were reserved, as parking is a major issue for this building. When I explained my issues getting in touch with management, I was told that the email adress I was given Saturday (as in 5 days prior) was no longer in use and the apartment had been sold to new owners. If an ownership change was occurring, it would have been nice to know. Needless to say I won't be leasing here.

This apartment does not care about its residents. There is not enough parking for all of the residents, you are not allowed to sublease EVEN THOUGH your lease says you can, and the building needs many repairs. Bath tubs are peeling and old. My friend's ceiling caved in right over her bed AFTER they said it was fixed! The elevator is always broken on the right side and the manager, TRACEY, refuses to speak to residents about their concerns, unless they go through her LAWYER first! Terrible management. There are two good people at the company, the repairman and the janitor, everyone else is awful. Just go somewhere else!

The Lee apartment building is located directly behind Loews hotel and a 2 minute walk to Vanderbilt University. This place is pet friendly. Though, I have not lived here, I might be moving here in the near future! Please write some reviews!!!

Management has been making upgrades to the units, which is great...in theory. In reality, they are completely disorganized with their construction schedule, make a HUGE mess, and have no regards for the tenants that are currently living in the building. Just a few of the issues I've experienced since moving in August 1: - I was never informed that the upgrades being made to the building are actually in the units... aka they're doing construction in my apartment while I live there. - Management leaves a paper notice on your door when they plan to do work in your unit... but they may or may not actually come during that time frame. - There is no organization to the construction.. they install things "as they come in" so I've now had workers in my apartment on six different occasions (once to install new blinds, once to install a new stove, once to hang cabinets, and a SEPARATE time to paint the cabinets they hung, etc.) When the workers are there they never clean up after themselves, so I am constantly having to clean up dust, tools, garbage, etc. - There is never anyone actually in the management office at Lee, so if you have any issues or questions you have to call and leave a message at the Blackstone. I've had three separate occasions where they just never call back. - There is not enough parking in the lot for all tenants, and now they are changing half of the parking lot to spaces that you have to pay additional for to rent out. Even though parking is noted as included in our leases. - The elevator door on the 5th floor is broken and catches regularly. Instead of fixing the door, they just put a piece of paper on it asking residents to please make sure the door is closed. - Last night, the fire alarm went off at 4:00 am in the building. When the fire department showed up, there was no key in the Fire Department box to turn off the alarm, and no one from management answered the emergency line. It took over 1.5 hours to get the alarm turned off. Yes, the rent is low for the area and the units themselves are charming, but the constant headaches and overall worthlessness of the management company is not worth living here.
