3 Stars only for the entertainment center and the tall guy that works at the pool bar. They are super friendly and very accommodating. Had an amazing time there! The rooms are nice too. But, we were ignored at the cafe and there was no one in line. We waited for 10min and were at the cashier waiting to order and no one greeted us or said anything to us, no eye contacts, no smiles. Just ignored and we were obviously seen because the girl stood at the cashier for 4min in front of us and didn’t acknowledge us. We ended up leaving and they didn’t care. There’s mold on the staircases and actually not everyone was friendly. Majority of the pool chairs had bird poop on them too. Also, the pool is not worth $20 fee for extra guest and we waited for the towels to be delivered due to cleaning them and my towel had bird poop on it.

⭐️⭐️⭐️⭐️⭐️ We just had the most epic family staycation at Leo Palace and I gotta say—it exceeded all expectations. The rooms were clean, spacious, and super family-friendly (even with a baby in tow). The staff was welcoming and really took care of us from start to finish. Our kids had so much to do—bowling, swimming in the pool (which they didn’t wanna leave), exploring the restaurants, and even hitting the trails with GU Adventures off-roading. There’s golf, nature, views… it’s like a full-on resort escape right here on Guam. Whether you’re local or visiting, Leo Palace is the perfect spot to unwind, explore, and make memories with the fam. Highly recommend. We’ll definitely be back! 👊🏽

The outside of the building may need cleaning but the inside is beautiful as ever. We had breakfast at the Lago restaurant. The serving portions were a little on the lite side but tasted delicious. We then enjoyed the bowling alley and karaoke rooms with snacks and drinks.

Beautiful course but they are not chill. We were the only people on the course and played 9 twice for a tie breaker and they gave us a lot of shit. It’s Guam… act a little like saipan maybe I’ll be back

We stayed here to golf. And the only entertainment they have is pretty much golf… Andy maybe a nice fitness gym. The gym actually not a hotel gym, it’s actually a full functioning gym, although old.The hotel is massive but mostly empty, and really old. It felt like a ******* mansion especially there is almost no hotel staff. The rooms are spacious and have a really nice bath tub, beds are comfy and overall clean. The room has a mini fridge but it works like an icebox so you actually need to put ice in it to keep it cold inside. The service was what I had the most problem with. Not only are they not friendly, they had a condescending tone and just lacked courtesy. This actually apply to the Japanese staff and the local English speaking staff were hospitable and lovely. I’ve noticed it’s the Japanese hotel manager that brings out this culture and I was highly disappointed. I’ve stayed in many hotels but this was probably one of the worst service. It’s located far from downtown and the beach, but if you’re just going for golf and want to relax in the green, this might be the the right place for you.

We had a good stay here. We booked through Agoda and were given one of the condos - the room was large and comfy, with a good view. There was a kitchenette with microwave, sink, kettle etc, but no cutlery or crockery. We asked about this and they do not supply it. It's odd because they don't want you to prepare food in the room, but supply some things to do so. Either give everything, or remove everything. The resort is well maintained and the pool area was nice - there was no one else there, so we basically had it to ourselves. The location is totally fine if you have your own car, otherwise I think it would be a pain to access. It's a 15min drive to town.

Good morning!! I absolutely love this hotel!! We booked the Mother’s Day special, me my husband and 2 kids. The outside could do with a touch up but as soon as you walk in the entrance, you are met with stunning, beautiful, clean atmosphere. The bedrooms were perfect and had everything we needed. The service was great and so friendly. The cafe downstairs was perfect for our coffee needs. The hotel pool was our absolute favorite, the check in counter at the pool, were so friendly and kind. The pools are the perfect height that our kids can go crazy without being too worried. The slide is so fast especially with the mats and so much fun!!! All in all we will be back and I highly recommend this place to anyone!! Thankyou so much

Not a bad hotel off the beaten path, very quiet location that not too many people know about. The rooms look very updated, we had a nice view of the lake and part of the golf course. Bathrooms were spacious with shower and separate tub. However the hotel is in some need of updates and cleaning as it got hit hard by COVID and Typhoon Mawar. The Spa and Bowling Alley had been closed for years, with no opening scheduled. This could be a very cool resort to stay at, especially with kids. Pool was pretty good, but needed to have the steps inside the pool marked; I kept tripping on them.

Basically a crap hotel with very lazy employees. I have not had my room cleaned in 3 days despite the please clean sign on the door. Tomorrow I will go ballistic on the front desk.

I am updating my review since Dec 2020. I had another opportunity to stay at LeoPalace but this time on both sides the housing and hotel side from June through Oct of this yr. 1. Housing side. While in the process of PCSing off island we found that LeoPalace is more pet friendly that other temporary housing locations that was available through the housing office on base. Plus, I loved the round the clock security patrols. The ladies at the leasing office was extremely helpful in every way. They made the process so easy moving in and out. While staying in a semi furnished condo at the Legacy Tower, we found it to be a bit out dated but nice. I never heard my neighbors through the walls. We had access to the pools whenever we wanted, the boys (our dogs) enjoyed going for walks on the property. They loved visiting the goats during their walks. My only complaint is the kitchen. The smoke detector was above the stove so even steam from boiling water would set it off so forget about frying anything. 2. Hotel side. For our last two days on Island we moved out of our apartment and into a hotel. Because we have pets we were put into a room at Discovery Tower. We paid a non refundable pet deposit $100 per pet for 2 nights. The room itself was really nice, you could tell instantly it kept up since it was a current hotel room. My only complaint is the following. In the bathroom you had no wash clothes or hand towels. You had one paper thin small bath towel. I think it's great they are fixing up the place now that everything is open and people are allowed to do more. Maybe they will add a small pet playground in the multipurpose grounds. LeoPalace is a pet and family friendly resort.

If you try dining in their restaurants, do not attempt take photos with your family in the lobby before or after a meal. The insensitive and classless security will approach you to remind you that photos are off limit because it is private property. In other words, leo palace will gamble with a familiy's customer experience to make sure they can capitalize on nickel and diming the public.

Prepare yourself for driving down a sketchy, unkempt 3 mile road and being tailgated by muddin' trucks or dirtbikes. It's obvious this area of Guam is used for off roading, making it dangerous for unsuspecting visitors when a truck or Jeep flys out from a muddy side trail. First time trying to visit Leo Palace and got turned away by the gate guard for wanting to see what the resort looks like. Um, okay...seriously? I was asked at least 3 different times by the guard why we were there, and explained each time 'to see the hotel and possibly book a room.' I can visit and walk into ANY hotel on island with no issue, and the guard here gave us the impression it was super exclusive. I also got the impression we dodged a potentially weird situation, like Dusk 'til Dawn (if you know what I mean).

If you ever wondered what a "Luxury Resort" would look like if the world ended and Mother Nature started to reclaim it, then look no further. This place honestly looks as if 80% of it has been abandoned for at least 5 years. If you are deciding to come based on the picture-perfect photos they have on their website, then be prepared to be shocked when you arrive (as I was). Many of the pools are brown, shrubs growing on the roof, EVERYTHING needs repainting, rust and black mold galore, cockroach in the bathroom, etc. my lunch today was a gas station sandwich, bottle of water, and a small bag of chips...it was $20. I gave this place 2 stars only because there was an earthquake the other day and the building didn't crumble down on top of me...so...it has that going for it...also the golf course actually looks decent.

Review during COVID, only two stars because the food service for delivery since I'm on Restricted of Movement (ROM). Otherwise, overpriced and when I asked for more water (gave 14 bottles of water for free at beginning) they say it'll be $1 a bottle. This is even after paying full price for a "resort" but am restricted to my room, I think free water is the least they could do.

Not the worst in the world but for what you're paying, not worth it. We stayed in a condo for 1 night because the hotel was booked and we were planning our staycation. Check in was at 3 and not a minute earlier. None of the restaurants were open so eat beforehand. They all open at 6. A little ridiculous. The mini cafe was the only thing open. They charge additional 10% service fee to everything so keep that in mind. We bought a little ham and cheese sandwich to share which we didn't eat because upon opening it, the bread was totally soggy and the lettuce was super suspect. Did not want to run the risk of food poisoning. 1 sandwich, a tall latte, and a tall "Frappe" which was really just a milkshake with no coffee came out to about $24. Not even Starbucks robs you that much! The Frappe was absolute horse shit. It didn't even taste like chocolate. I don't know what that was. I couldn't even finish it. We walked around the resort for a bit then finally head to our condo to relax until dinner. The curtains had some stains of some sort on them and the floors were covered in matting. No carpet. The view was nice and the beds were comfy. The outside of the main building is nice but make your way to the condos and they look totally run down. As if the budget only allows upkeep paint job on the Belvedere. The elevator was a terrifying experience. It flickered once while we were in it and shut down for a few seconds a second time. We have an 8 month old so the thought of being stuck in a hot elevator was a horror. We decided on dinner at a buffet. Which, on the guest service pamphlet, the restaurant claims to be american cuisine. We asked if there was a menu or if they could tell us what was in the buffet but they said they didn't have anything. We took the chance and made reservations. It was more like a Korean BBQ. The only "American" thing they really had was pizza. Even then, the flavors were foreign. My husband only ate the pastries. I had some pancit and that's about it. $32 each down the drain. We dried to have some drinks at the "Sports" bar while playing billiards but, a las... no bartender. We asked for help and someone came over but they made it clear that they would only help the one time because they weren't the bartender. More guests came but a bartender was no where to be found. They also had a jukebox which my husband decided to pump with money only to find out the speaker for it was broken. When notifying a host, his response was "Oh yeah... The speaker broke. I don't know what happened. Sorry." No refund or anything. Maybe a sign that says the jukebox isn't connected to a speaker? There was really nothing else going on. No "Scene" to hang out. We walked back to the condo. The next morning, we woke up to go to the pool before check out at noon only to find out it was closed because of no lifeguard. We were over it. We packed out stuff and went home. We found it funny that upon check out, they didn't even ask if we enjoyed our stay like most friendly resorts do. They already knew the answer. Save your money. I will say, the golf course was beautiful. If you're looking for seclusion, check this place out.

The manager Alyscia Falruw has the worst customer service skills I have ever run into. Rude, no time to answer questions, no smile on face. She cant explain why the food is soo bad. They fired the high quality management during COVID...Japanese people, DONT COME HERE!!!...Go to the beach hotels

This hotel has recently undergone some changes and although change should be for the best, this hotel falls short when it come to servicing it's clients. Room accommodations were mediocre at best. Not what I expected from this hotel. The restaurant that was accessible for Sunday didn't even have a brunch. It was ala carte with outrageous pricing. Even for a tourist, this place was a total rip off. I guess their motto is "you're here, where else can you go". I also experienced what was to me, my worst ever run in with the hotel on the service end. I perform for many occasions and Leo Palace Zefiro ballroom is not new to me. This time, under new management, the ballroom experience was the worst. To all my fellow DJs and Bands on Guam, forget about performing at this hotel ballroom. Access is super limited, not to mention that as soon as I parked my van to offload, I was instructed "per management" that I had to remove my vehicle right away and that I was not bale to off load my equipment at the closest point to the ballroom. I couldn't even bring my equipment in back of house so as not to cross the ballroom setup because "management" expects all entertainers to roll in their gear through the front of the ballroom. The difference is rolling your gear on a hard surface versus rolling it on carpet at a longer distance I might add. The back of house access leads you right to the stages of either ballroom. but this is not inaccessible per management. I had to deal with this 3 weekends in a row this past June 2017. Ballroom staff have their hands tied when they try to help out because "MANAGEMENT" instructs them otherwise. In other words, bring your own setup tables and other provisions to hold your mixers and stuff because it takes almost forever to get approval for you to use their stuff. THE WORST BALLROOM EVER! I alongside many other DJs on Guam have decided to boycott performing at Leo Palace here forth. I invite all DJs to do the same and let this hotel know that we too are in the business of pleasing our clients just as they should be. If you plan on have your event here, get ready for some really inexperienced F&B service. The first weekend I played there in June was for a sweet 16 event. First off, $250.00 charge to the client for a "DJ SETUP FEE?!!" How are they going to charge you for a DJ setup when your DJ uses his own setup. It's understandable if you are using their equipment for your function, but almost all the time your DJ will use his own stuff. The sweet 16 client paid for a projector for their function. The projector came at 6pm for a function that started at 6pm. The next 2 weeks was shocking as well. On top of the worst load in access, when I arrived to set up for the triple grad party, there was so much debris in the ballroom from the sweet 16 party the week before. The carpets weren't even vacuumed. I explained to my client that the debris on the floor and stage were from the party the week before. He was already upset it was dirty, but to know that they had a week to clean their ballroom made the issue much more of a concern. The client tried to call the F&B sales person and of course she wasn't available. He contacted the front desk to send down housekeeping to vacuum the ballroom. The housekeeper arrived with a vacuum at just a little past 5pm, bear in mind that the function was set to start at 6pm. My client was not in the ballroom when she arrived and I had asked the housekeeper to go ahead and vacuum the filthy ballroom. Her response to me was "I cannot vacuum this ballroom, it's the guest who called for the vacuum that will vacuum it himself". What the heck is that kind of service. Bad enough they paid an outrageous price for the ballroom and banquet catering, now my client was expected to "CLEAN THE BALLROOM HIMSELF"! The 3rd week (consecutive) there, was for a wedding reception. Again the ballroom floors and stage had debris from the graduation the week before. 3 weeks and the carpets have not been vacuumed, I wonder how they treat the dishes and utensils. I made note of this to the bride and she was furious knowing that she already instructed F&B to ensure a clean ballroom. If you have plans to do a function at LEO PALACE, I suggest you go elsewhere. There are so much more accommodating hotels and banquet staffers on Guam. Nikko, Sheraton, Hyatt, Lotte, Dusit Thani, Outrigger, Fiesta, Holiday Resort, etc., etc.. Anywhere but the Leo Palace. Trust me on this. This hotel only wants to please it's management not the clients!!!!

The "basic requirements" of a resort are defined by this establishment. Stay here, and pay over $60 to get anywhere by cab, and you'll find yourself yearning to stay somewhere else. He who cares less, is this establishment. There's no shuttle to the airport and no checking out early. Also, their Wi-Fi is terrible. Restaurants here suck too.

*DON'T STAY HERE IF YOU CAN HELP IT* Date: 3Nov19 This incident is currently occurring at the Leo Palace hotel in Guam US territory and they are knowingly operating with a black mold infestation. I booked the hotel stay for 4 nights did not know about the mold before I booked the hotel otherwise I would not have booked it. Since my stay I have been experiencing shortness of breath, severe cough, and nearly a asthma attack. I notified the front desk management as soon as I discover it festering on my AC vents. And all that was done was them wiping off the mold with a rag. The mold is present everywhere I go me and my colleagues we're eating and their bar/restaurant and we happened to look up and there it was again festering at the ends of every AC vent. It even smells like mold and mildew as soon as you enter the main entrance to the hotel. It is a shame in a outrage to know that we are being charged $150+ per night to live among mold unknowingly. It is a health risk to everyone that checks in and some have no choice due to availability but regardless that should not matter because they should not be knowingly operating with the presence of mold and some even have small children that are being exposed deadly mold spores. This place needs to be shut down until the mold is corrected.

I don't know what happened to this place but it definitely don't look like the pictures. The room were okay in size but not worth the money. It's in the middle of no where. The pictures online should be update to show the dirtiness that it actually look like. The maid never changed the sheet they made the bed maybe 3 times and I was there about a week. Baseball field look abandoned and the track isn't even there anymore

Miles from any were I know that is hard to believe on such a small island Service at the restaurants in the resort leaves something to be desired by the main land traveler. The place is heavily oriented to the Japanese traveler and it shows. Meals breakfast in particular are an out rage for the quality of the food $20.00 dollars plus an added in $2.00 service fee. It may be or may not be custom here or in Japan to bring the customer there check but I have yet to have them bring me my check. It appears also that all the amenities that one would except at a resort or a decent main land hotel are extra (i.e. a charge to use the work out faculties, towels at the pools are rented to you). Yesterday my smoke alarm began to malfunction and was chirping ever 20 seconds or so It took two calls to the front desk and three hours of waiting to get it fixed. While I will have to agree with the Leo palace golf course review (http://www.yelp.com/biz/leo-palace-golf-course-yona) that the view is stunning it does not make up for the fact that the place is not all that great. The golf course may be nice but the rest of it is shall we say in need of a business model revamp in the mind of this main land business traveler.
