"A gravel path leads up through four terraces, past rambling roses, secluded sit-outs, honeysuckle and the pool to the shade of a tamarind tree, where lines of lavender direct you to the front door; at night candles illuminate the path. This 400-year-old mas is a beautifully crafted house, both inside and out, endlessly charming and very homely, a place to escape the coastal crowds and luxuriate in blissful tranquility. Silks draped over elegant sofas, a candelabra on a grand piano signed by Liza Minnelli (who used to stay for the Cannes Film festival), lime-washed walls, and an open fire in one room with a pane of glass in the bathroom so you can watch the flames flicker while you soak. The five suites are unique and carefully thought out: beamed and warm in colour, with huge baths, ample storage, sublimely comfortable beds, fine Ralph Lauren linen and Bose sound systems. A Breakfast, a classic Provencal affair in keeping with the aesthetic of the guesthouse, is taken on the terrace looking out at the lush garden, or in the cosy dining room. Dinner was the best we had on our trip by a country mile. Made famous by the great and the good including Picasso who spent his last decade here, hilltop town Mougins has a plethora of art galleries, sculptures, fine restaurants, long views and a food market. The perfume factories of Grasse, the fleshpots of Cannes and golf are also nearby. Perfect. ‼️ Warning: Do not stay here!!! You will waste your money on a dirty, uncomfortable, non functioning room. If you confront the owner or post a bad review, you will be gaslit and painted as a liar. I posted this review on Booking.com and the owner’s response was disgusting and shocking.. So I came back here to post photos and videos evidencing the issues I had during my stay for all potential guests to see (the truth). My partner and I spent more than 350EUR per night, but would not return and stay here even if it were free. There were so many things wrong from the start - when we first arrived at the room, we noticed multiple bug, spiders and webs along the entrance and throughout the bedroom. There were some pieces of old food on the floor next to the bed at arrival. WIFI did not work in the room. The light switch in the bathroom didn’t work and we had to unscrew/screw in the light bulb each time to turn the light on/off. There is an old toilet in the room which sprays water all over the toilet seat, the wall, and floor when flushed. Towels and bedsheets both contained holes. While advertising air conditioning for the room, it turns out the the AC does not actually cool down the room at all. The bathtub doesn't have a curtain, so the floors and walls get soaking wet when attempting to wash hair, etc. There is an old gross rug in front of the bathtub that clearly gets wet everyday from the bathtub but is never cleaned (very icky to step out of the bathtub to a dirty old rug that isn't cleaned between guests). We booked the room based on the fact that it included a hot tub, just to be told upon our entrance that the jacuzzi was broken and not usable. After speaking with the owner the following day, he mentioned that the jacuzzi was not actually private despite my booking being clear that it was. He also mentioned that only one of the jets in the jacuzzi was broken and it was usable. Upon my partner and I using the jacuzzi, we turned on the jets and water exploded into the air and everywhere - wetting our hair, phones, towels, shoes, books that were left just outside the hot tub. The jacuzzi was also extremely dirty - lots of dirt and sand through the bottom of it. The bed was like a rock - highly uncomfortable. Upon requesting a different room after our first night, we were told it would only be possible if we paid for an upgrade.

Les Rosées was such a special find! From the moment we arrived, we felt completely at home. The place is full of charm, with beautiful little Provençal touches everywhere that make it so warm and welcoming. The gardens are absolutely stunning, perfect for relaxing with a coffee or a glass of wine at any season of the year. ||The owner and local staff were wonderful and made sure we had everything we needed. They were so friendly and gave us great tips for places to visit nearby. Breakfast was a real highlight, with fresh, local food served in the prettiest spot on the terrace. It was a bit fresh, but the stunning morning light made it a perfect start to the day.||We left feeling so relaxed and refreshed, and we’re already planning our next visit. If you’re looking for a peaceful, beautiful getaway, you can’t go wrong with Les Rosées.||Thank you to the amazing team for such a lovely stay! All the best, Liam and Zoe.

I deeply cherish looking back at our trip at Les Rosees. It was such an extraordinary setting and the "house" fitted our group pretty much to perfection. I would love to go again during the summer and have a totally different experience from last time, but this is a spectacular spot for Christmas/winter time too

Went to the restaurant only for a romantic dinner. The chef is very welcoming and we got the feeling to be home. The plates were well dressed, simple and “true to themselves” if we can say that. Everything was tasty, delicate and well chosen. Congratulations we had a lovely night.

Terrific place to stay for a family visit. The houses themselves are gorgeous, interior spectacular and holy smokes, the nature around here is spectacular, especially during sunrise or sunset hours. 3-6 months and we will return with some of our good friends for another stay

Les Rosees is an absolute gem! I went with my partner for a romantic getaway and it was the perfect choice. A serene location with breathtaking views that really made us forget about our day-to-day and just enjoy our moment/trip. ||We are most certainly going to be back for another stay during the summer time!

This is a very pretty, charming and rustic guest house. The rooms were comfortable and stylishly decorated, the food good, and the welcome from the owner and staff was very friendly. We enjoyed our stay - it was super peaceful and most unlike typical larger more ‘polished’ luxury hotels. Breakfast was tasty if a little limited.
