Decent budget option if you're just looking for a place to sleep. It's very affordable and located right in the middle of the city, which is convenient. That said, the hotel is quite old and could really use some updates. Some areas had a bit of a smell, which wasn’t ideal. Overall, you get what you pay for-okay for a short stay if you're not too fussy.

Awesome place to stay: Super friendly and helpful staff who gave us a full historical tour of the building. It's close to otago settlers museum, railway building, octagon and amazing places to eat. Clean and tidy rooms with comfy beds, and everything else we required to make our three night stay awesome. Thank you

The hotel is located near town center, few minutes of walk can reach the octagon and it’s next to railway station. Very good location. The hotel was built around 1875 if not mistaken so the room is very very vintage and old. Most of the amenities in room look old especially the bath tub look dirty and room space is quite small. A lots of parking space provided by the hotel and it’s opposite of the hotel.

My family stayed there for 3 nights. Upon arriving from a long trip late at night, I went to talk to the receptionist and asked if we could borrow plates and spoons. He let us go to the pantry of the workers, but when we went back and asked again for proper utensils, he was hesitant and rude, saying that we should return them after using them. He guided us to the kitchen/buffet area where the utensils were stored. He also implied that we couldn't afford to buy meals. I don't know what he meant by that, but he was being rude, and I felt he was being racist. He told us that this is a hotel, not a motel. By the way, the room where we stayed was very disappointing. I don't mind staying in an old room as long as it is clean, but it was not. The walls were dirty, as well as the ceiling. The carpet was too old and needs to be replaced. The toilet area was moldy, and my kids complained that the blanket was itchy, which likely means it wasn't clean or dusty and possibly had bed mites. The elevator was a risk hazard since it do close quickly. Receptionists are not hospitable; there are no greetings or anything of the sort, as it should be. I will not recommend this to my family or to whomever I know. If there's a negative rating for this, I would rate it as negative 3.

As much as I would have loved to give 20 out of 20 stars the Site for the Liviathan said 12dollars/person for the pastryless continental Breakfast I had Breakfast the first day and on the last day myself another adult and child had Breakfast and we were charged $53.55 this includes a surcharge of $1.05 dollars witch should have worked out to $49.05 with the surcharge but we were charged $53.55 witch we paid due to needing to head off to our Ferry booking but we also feel like we were somewhat racially profiled not just because of certain manorisiums of the host but also because when our stay was booked with Trivago the price of the oolong included the costs of this mediocre continental Breakfast. If we had known we would be treated this way we would have missed the out the gate expensive double take and paid this unnecessary hustle and gone to Deslas in Ricaton Christchurch with is a wonderful place to have Breakfast.

If I could give this zero stars I would! From the minute we walked into reception the man behind the desk was rude and abrupt to another customer on the phone. We got to our room to find the door very difficult to unlock this was maybe a blessing because upon walking into the room it was worse than a prison cell. The paint was peeling of the walls, the carpet was hideous and torn and there were cracks in the walls. The window didn't even shut the bathroom was mouldy and the shower was so low I had to bend double to wash my hair. The beds... where do I start. The mattress was 2 inch thick at best and you could feel every single wooden lat below. Not only that but the lats were so unevenly spaced you could fit a whole person through them, this is definitely a massive safety risk as you could fall from the top bunk. We all had very little sleep and have started the morning crippled from a bad back from the awful beds. The toilet leaks and is constantly running and the bathroom door doesn't even lock. The decor of the room looks like something from my dead grandmas basement, it is dated and unsightly as well as unclean. We thought the hotel could revive itself with breakfast as it was advitised as included online but once at reception it was revealed it would be an extra $15, and that was for only toast and cereal! I would not pay to stay in this hotel a second longer than necessary. We have stayed in some questionable places but this definitely takes the top spot!

I recently stayed at the historic Leviathan hotel in Dunedin, built in 1887. The place exudes charm and character, with its elegant architecture and vintage ambiance. However, I did notice a few issues during my stay. The room felt a bit dated and could use some maintenance. There were coffee marks on the side table, the white sheets had started to turn yellow, and the heater in the shower didn't work. Additionally, the shower head pressure was like a water blaster, making it uncomfortable to use. Despite these drawbacks, the overall comfort was satisfactory, although there was some traffic noise, which I didn't mind. On a positive note, the staff were very friendly and accommodating, and the hotel offers a free car park, which is a great convenience. Overall, while the hotel has its charms and a rich history, it could benefit from some updates and better maintenance to enhance the guest experience.

Great location to central Dunedin but well and truely showing its age. You do get what you pay for but is in some serious need of attention. Front desk lady at check in looked to be the same age as the hotel and had the same level of service. No welcome or greeting, and gave out our room key without telling us how to navigate the rabbit warren that is the Leviathan. Served a purpose for the night but not again.
