We loved this place. It's half a block from Duval St, and yet it was quiet 24 hours a day. This place has all the charm of old Key West, yet is modern and comfortable. The room was very comfortable. The upstairs patio was delightful for breakfast. The Front Porch was great for a game of cards, and people-watching. But the best thing about this place is its staff. Destiny at the front desk went far above and beyond several times for us. The first night she steered us to the sunset on the harbor, which was amazing. She gave us tips on where to go, where to avoid, where to get help, and where to park. All that with a friendly smile and kindness and warmth. Marisela in housekeeping was also friendly, and our room was spotless. This place still does your room daily, unlike the big hotels. AND, next best thing is, the price was better than most chains or fancy guesthouses.

The location is excellent and the support you get there as well. Although the guesthouse offers quite nice breakfast, there is no room to sit and eat. At least our room was too small to eat inside comfortably, besides we had only one chair at a tiny table.|Part of the charm of this guesthouse is the old style; the downside at least for rooms downstairs is that doors have clearance and it is super noisy in particular as all people catch breakfast items at the so called lobby which is the hallway.

We were very disappointed with our room. First, I requested a room in the rear, because other said it was noisy in the front of the building, and it was. But they put us in Room #11, it is right inside the front door. Every person went by our room, and slammed the main door. This went on until 2am. The bed was not only uncomfortable , but noisy too. The dead bolt on the door didn't work, The rain shower head, was truly like trying to shower in the rain, No pressure, could hardly rinse the shampoo out of my hair. The room was a nice size and could have easily accommodated two chairs, but only had one. The one pro was location to Duval Street. I have stayed at many places in Key West and this was worst. 4 night of not getting a good nights sleep really affected our stay in Key West.

Lovely little guest house just off Duval Street. The lady who checked us in was very helpful. Our room was lovely, clean, nice bathroom, quiet, and comfortable bed. There is a continental style breakfast to help yourself to, which you can take to your room, or eat on the delightful front porch. The location is perfect, you can walk to everything in the old town, yet it's still peaceful at night.

Staying at this guesthouse was really a very good and not too expensive choice. The room had all you need and the people were so friendly and helpful. Duval Street ist just around the corner. The complimentary breakfast gives you a good start for the day. I will stay here again sometime.

Great service and welcoming host. Clean, tidy and super location. Easy to walk to any of the famous Key West spots (Mallory square, Duval road, beach, southernmost point, supermarket). In addition also a lot of extra facilities such as purified water, unlimited coffee and tea, microwave, cosy living room and continental breakfast. Felt immediately at home.

Very enjoyable place to stay. Fun sitting on the front porch during the day. Breakfast was croissants, fruit, hard-boiled eggs, cereal, juice, yogurt, cheese, and coffee. They also had wine in the afternoon with snacks. Location was great: close to Duval St and the Sunset Pier.

Honestly, it was a good stay! It's a town house that's been converted to a Inn. There's like 4 bedrooms on the main floor, and more rooms upstairs. Each room comes with actual keys to get into the front door of the guest house and into your actual room. There's cameras located in the common area. There's patio areas to hangout and the home is on Duval street. The prime bars and food spots were 5-10 min walk. The beach (Fort Zachary) was a 20 min walk The rooms were not super modern, but it was comfortable. It came with a tv, iron, mini fridge, and fresh towels. You don't hear the actual noise on Duval street from the bar. I heard more noise from guest moving around and slamming doors. I would definitely recommend packing eat plus if you're a light sleeper. Especially if you're on the main floor near the front door. They provide a small continental breakfast including boiled eggs, freshly baked pastries from a local spot, cereal, oatmeal packets, milk, juices, and coffee. There's also a donut and coffee shop next door with THE BEST donuts EVER!!! It's called Glazed. The service was great! Foster is the main go to guy for questions and needs. He was super kind and helpful. He gave us really good recommendations for places to see, eat at, drink at, etc.... Overall, I would definitely stay here again. It's a prime location, clean, affordable, and good service. If you book directly through their website you save 10%.

You just can't beat this quaint, B and B style place. It's a house right off Duval, in the heart of all the action, that has been updated and arranged into a hotel. The staff is super friendly and happy to be there. It is clean and spacious with a wonderful upstairs patio to enjoy or the front porch has ample seating to meet and mingle with the other guests. They have a water cooler in the hall which was a surprise but very appreciate.

Great place to stay! Very close to Duval street but just enough away that you can't hear it all. The room was very clean. They had some snacks for breakfast and a little happy hour which was nice. They even held our luggage for us after we checked out until the express boat was ready. I highly recommend it!

Nice spot with good prices in a perfect location, accommodating staff, and a cool front porch to relax on. Breakfast options are fairly limited (didnt see any eggs, anything cooked, etc) mostly grab and go type stuff. Not sure why but ended up receiving a manual $28 discount towards a night too which was a nice unexpected suprise.. would recommend.

When my husband and I decided to spend out anniversary in Key West we checked the availability at the place we usually stay at and they were full. We found L'habitation and decided to give it a try. I'm so glad we did!!! Nina was very helpful right from the beginning. We arrived before check in time and luckily our room was ready. The room We had the deluxe king which had plenty of room. The bathroom was super small but I did find out that they plan on remodeling it this summer. Everything was very clean and the bed, linens and towels was all new and super soft. There is a bus stop for the free Duval Loop located just around the corner which made it very helpful. The breakfast was very adequate. They had coffee from Cuban Coffee Queen and pastries from Croissants de France along with yogurt, cereal and fruit. Nina made our stay personal and made us feel very welcomed. You can tell that she really enjoys what she does and wants her guests to feel right at home. My husband and I have decided to stay here from now on when we visit Key West. Not only are they in a great location but everyone we spoke to that worked there was very helpful and super nice! We can't wait to return.

The place was overall nice until five am when a raccoon started scratching at the wall. The raccoon eventually put its paw underneath the floorboard and continued scratching for over an hour. When we brought our concern to the front desk the man kind of laughed the issue off and provided us with the information that someone earlier that week had also complained of scratching. Overall no responsibility or resolution was provided for the pest incident.

We stayed here for two nights and I'm very glad I found this place! I hope others see this review and decide to book here as an alternative for some of the other Duval locations. First off, we were just steps off Duval on Eaton Street. Located next to the historic movie theater and a delicious doughnut shop! [Bonus: The breakfast they had in the morning at L'habitation actually included some of the doughnuts from next door!] Since we were going off season [June], the price per night was very reasonable for being so centrally located. This place seemed to be the most affordable option we could find that was close to Duval and also not too far away from Mallory Square. The location proved to be perfect! We had rooms 17 & 18 and these particular rooms had a deck that we shared. It was very nice since we were traveling together and could have drinks on the deck or read. Our room was quite large [we had the king room] and it had a couch and table with a mini fridge. The shower was small and our friends next door in the smaller room had a larger tub. No big deal though! Just tiny details if you are specific to wanting one thing or another. Staff was friendly and helpful. The only negatives I can think of was that our room didn't have hot water but I chalked that up to staying at a B&B and showering at odd times. We had hot water come out of the sink though. Parking was a bit rough as it was unclear where we could park. There were unmarked spaces behind the courthouse that we could use that were first come, first serve. There is metered spaces in front of the b&b though.

My husband and I chose to stay here for our anniversary, and we are SO glad that we did. Nina and the rest of the staff are so hospitable and truly make you feel at home. The rooms are cozy and clean, and we even enjoyed breakfast on a little patio outside of our room. It is really close to Duval Street, and not too far from Mallory Square and Zachary Taylor state park. Everything we wanted to do was walking distance. Although there isn't a full on "hotel breakfast", they provide a really good spread of freshly baked pastries, fruit, and Cuban Coffee Queen coffee- perfect breakfast for us. We truly enjoyed staying here, and highly recommend to others. We will be back in the near future

Stuart, the owner and proprietor, is awesome and I loved being able to chat with him! My boyfriend and I stayed here quite a while ago, and I'm surprised that I never wrote a review. We stumbled upon staying here last minute on a very spontaneous trip, and I feel lucky that we did. Very accommodating, and the house itself is just beautiful. I'm a sucker for old houses, especially when it comes to old houses in Key West. Prime location, we were able to walk everywhere without feeling overly exhausted afterwards. Charming breakfast available in the mornings including coffee and freshly baked pastries. I'm really looking forward to coming back next time I make it down. Hope that Indian motorcycle is treating you well Stuart!!!!

Great location off of Eaton/Duval street. This B&B is maintained well and the staff is very accommodating and nice. The room we were in had a King size mattress that fairly comfortable and came with a small refrigerator. The bathroom in this particular room is my only complaint and thats due to the shower/tub being great for anyone who's under 5'4" and 120lbs. At 6'2" and a carnivore I found myself forced to take a shower sideways and carefully turing my body as not to slip. Shower fixture is also to low for my height. I was told by staff that some of the other rooms may have larger showers but not ours. The room had a tinge of mildew or mold smell when you enterd it but once the AC was left on it was less noticeable. The breakfast was decent and was fresh French pastries prepacked. Your typical fruits and juice with excellent cuban coffee was included. Between 4p-5p they have complementary cocktails. To sum it up if the price is right I wouldn't mind staying again, i just need a larger bathroom. Great staff and perfect location for Key West getaway.

I am giving L'habitation 5 stars because Stuart, the owner, made us feel right at home. We talked to him several times during out stay and he gave us advice on places to see and do. He also gave us a history lesson on the area, which u thought was awesome! Our room was cute and spacious for the 3 of us. The continental breakfast was satisfying and the location of this b&b was perfect. Right off if Duval St and walking distance from many if the sights. There is free parking a couple of blocks away at the courthouse after 530 pm. We were there for the weekend so we were able to just leave out car there for the entire time. I would definitely stay there again. Thank you for your hospitality Stuart!

I was a little apprehensive since I have never stayed in a Bed and Breakfast before. We always stay at the big chain hotels. Let me tell you that our experience was superb. Room was clean, bright and spacious. Did I also mention the A/C was refreshingly awesome. Bed was comfortable and the location is outstanding. One block off Duval St. Conveniently located near all of the restaurants and bars. Mimi and the staff were very helpful. Went there for our 13 Anniversary and I am so glad I choose L'Habitation for our special event. Will definitely come again. Thank you for making our special weekend special in deed. Nice room, furnishings and bathrooms. Great breakfast with lots of options including bakery items. Parking was offsite at $30 a day. Big downside was the noise. We were on the entry floor. Noise from the front door, from the room upstairs at 6 am, piped music all day and a very talkative and loud staff members. Otherwise great location . And if you have never been to key west before be prepared for the local roosters who crow through the night.

Close to Duval. Free street parking near by. The host of the home was super sweet. Checked me in a couple hours early. I stayed in one of the least expensive rooms for the house, and it wasn't bad. Wish I had paid a little more to have one of the better rooms. My room, the bed was pretty noisy, but not uncomfortable. Could use a bit of updating,still every thing was clean. The shower head in the bathroom is a bit too high up. Showering and not wanting to wash my hair was a bit of a challenge. My advice, pay a little extra for the better rooms if you can. They looked beautiful, and the beds looked amazing.

My wife and I booked this property many months in advance based on our past visits to the island, and the various reviews throughout the online world. Well, our expectations were exceeded. The charm, the character, the gracious southern hospitality, it all revealed itself. In close proximity to all that is the quintessential Key West experience, L'Habitation nails it. Rent bikes, put away the phone, and don't shy away from Nina's warm conversations and her and her staff's willingness to please. Thanks again, Nina. We miss you and we miss Key West. Room not ready even after the resort confirmed my arrival time several days before. No consideration given. Lady quoted me $30 a day at the post office for parking. I feel like that rate fluctuates. No hot water for two days, only luke warm on a few cold days, that sucked. Loose and broken floor tiles in the bathroom and around the toilet. Make repairs. Close to Duvall but that's about it. Cold pastries for breakfast were decent. You need to invest in a Keurig. There are better options out there.

Cute place to stay right in the heart of downtown Key West. We could walk everywhere! Also, the hotel staff were very friendly, and the location was clean and comfortable. Updated bathrooms and well- air conditioned bedrooms that were spacious and nicely decorated. In particular, Nina gave us some great recommendations!

Okay so I wanted to love this place because I love stuart the man that runs it BUT unfortunately I think it has some things working against it. No parking. Which did not seem like a big deal because there was free parking about two blocks over BUT after our rental car got hit (and no one left a note) all of a sudden off street parking made more sense. The breakfast was a joke. For anyone even slightly health conscious the muffins were little debby, and the fruit was very poor quality. Go for the friendly faces, stay for the location, leave to go to breakfast.

I booked 3 rooms last November for a family trip to Key West in September. We were pleasantly surprised. This place is beautiful with big clean rooms and friendly staff. Each of the rooms were stocked with hair dryers, soaps, and shampoo. (Took the soap, shampoo and conditioner with me because they smelled wonderful.) The location is ideal for walking around. A beautiful sun porch on the upper deck and a front porch is perfect for a few cocktails before heading out. The continental breakfast was perfect. Things from pastries, hardboiled eggs, cereal, yogurt and fruit satisfied everyone. I recommend trying the pastry quiche. So good. The staff was very friendly. We will definitely stay here again when coming to Key West.

Bugs! We stayed 4 days, 5 nights. We found a large cockroach on the bed. We are Disgusted that we were sleeping with cockroaches on the bed. The staff was friendly and breakfast was good. When the cockroach issue was brought up to the manager, we were told that this happens in island areas. I even sent the picture to them when asked. Our concern was not remedied and the manager just blew us off. The manager does not care about customers as long as they have your money apparently.

Decided to stay here this past weekend in Key West and absolutely loved it! We arrived on Thursday about 3 hours earlier than the check-in time and the owner had no problem letting us into our room ahead of time so we could drop our stuff off and get our trip started. The parking is about 2 blocks away behind the courthouse and after 5pm during the week and on the weekends there is no problem parking back there. The walk is literally only about 3-5 minutes so that's not really a concern unless you're using a walker. The price was perfect for the place ($119/night) and while the queen rooms aren't huge by any means, they are certainly big enough and the beds are comfortable enough to serve you well. Why spend $250-300 per night for a place that you're only going to sleep in? It's ridiculous. I'll pay half of that and do twice as much with it. The Wifi was very reliable as well. I watched several shows while resting and didn't have one problem loading them on the computer from the Wifi. I've heard that the breakfast is lacking, but I cannot speak for that myself as I didn't even see it and we just went out for breakfast in the mornings anyways. Go to Blue Heaven (5 mins. walking) or Camille's (10 mins. walking) and you'll be much happier you did. The only problem are the thin walls and the echoes. If you have considerate neighbors it isn't an issue, but we had some obnoxious people from Spain staying next to us on our last night and they acted as if the place was their own personal home by yelling, etc. throughout the place. Other than them, the place was quiet and I would definitely stay here again if I were to find myself down in Key West. It's within walking distance of everything and is only 1 block from Duval Street. You can't beat that for the price!

I Live for being treated right. The home is deceptive. It looks small from the outside, but it is large and very accomodating inside. Each room is decorated with a personal and welcoming touch. This is very familiar to me like the bed & breakfast in the area of Moffat, Scotland. Helen the owner is very gracious and Maria is great too. The breakfast was more than ample. I totally plan to visit again soon. Located right near Duval Street which is the party zone. Side note... the most beautiful young woman was walking through the door just as I was leaving out. I then wanted to stay longer.

I have to give L'habitation 5 stars because I rounded up from 4.5 stars. The only complaint I had was that the free parking was 2 blocks away behind the courthouse. There was metered street parking, though. L'habitation is tucked away down Eaton street, just a couple of buildings away from Duval, but nestled enough where you aren't exposed to all of the noise of Duval. This B&B had comfy beds and sheets, mini fridges, cool air conditioning (important during hot Key West nights!), a nice private bathroom and lots of other amenities that are bonus. Every morning you can find breakfast on the upstairs patio, featuring coffee, juice, croissants, donuts and fruit. There are a couple of mini fridges in the lobby stocked with water and soda that guests can help themselves to on the honor code that they'll leave a dollar in the basket. Staff was beyond friendly and helpful and there is a full maid service. This will be my go-to B&B for stays in the Keys. Special props to my friend and fellow Yelper Krystal B. for finding this gem!

I enjoyed our stay here, we had a nice room it was the first one as you walk in, nice comfortable King sized bed. Very friendly staff! Our room was clean upon arrival which is a huge plus to me, however the shower was so super tiny that it was a bit of a struggle not making a mess with the water. However since our room was right up front the mornings outside were very noisy, workers start cleaning the streets very early, each day I was up too early with the very vocal rooster next door:} his time clock was a tad off for he crows am & pm...part of the charm of being away though. We spent 3 nights and then added on an extra night last second which worked out well but we had to swap rooms , the next room was a few down the foyer and did not smell so nice , hair in shower which happens, This shower was awful, the size and set up even harder then the first. We did enjoy our stay here, great location . I'm glad we were a few blocks from Du val due to the noise and I must note it was Spring Break when we went. I met a group of people who stayed in the back rooms and they said it was very quiet & lovely so I would definitely stay here again I would just book the back room in advance.

I stayed at this cozy little spot for 3 nights and was very happy with just about everything. I'm a single female who was traveling on a budget so finding somewhere affordable that was also in a good area and felt secure, was important - L'Habitation had all of the bases covered. It was my first time staying at a guest house vs. a hotel and I was pleasantly surprised. I enjoyed the homey feel or the room and I thought that everything was very clean and maintained. There is a little bit of a tug of war with cold/hot water - I assume if multiple rooms are taking a shower at the same time, etc. but I didn't find it to be too much of an inconvenience. The bed was comfy, room was sunny and I enjoyed the breakfast pastries that were available - not a full breakfast meal, but enough to get you going in the morning, for sure. The location was great - walking distance to everything in the main center of KW. Nina was super helpful and friendly before and during my stay. I would absolutely recommend staying here.

I stayed at L'Habitation House with my dad for 4 nights in July. First off, the location is great. It's situated a half block off Duval street right in the middle of all the bars, restaurants and shops. We were originally only planning staying in this location for two nights and finding another place, but after two nights we loved the place enough to extend it another two nights. The owners, Helen and Stuart, were very helpful in letting us extend our stay. The house has lots of pamphlets on things to do in the area, which helped us, as well as a breakfast upstairs every morning which consists of pastries and donuts (from Glazed Donuts which is a few doors down). Parking can be a bit of an issue, but we were able to park next to the courthouse for free and didn't have a lot of issues finding another open spot when we moved the car. Overall, it was a great experience and I would recommend L'Habitation house to others.

We stayed for one night at l'Habitation in 2008. We were 4 people and as all single rooms were booked we decided to go for the Suite. We really wanted to stay at l'Habitation because one of the most famous critics book in France (le Routard) wrote this b&b was fantastic. The welcoming was not so great : we didn't even visit the room before we paid with the owner. The owner eve made a remark that I called too many times to get the Suite. We discover the Suite on our own after paying $330. The A/C was a bit noisy but efficient. I suppose this is the same for all b&b and expensive to change. But I also suppose that when a b&b is booked like this with those prices, changing A/C putting newer ones could be an added value for the b&b. The rooms were comfortable and clean. Large TV, nice sofa, small fridge. It was ok and it was exactly what we expected. The location of this b&b is awesome. Few meters from Duval Street, sunset point, there is also a free postal parking just right in the corner of the hotel. Regarding the breakfast, it was good but not as good the french critic book wrote. Yes, there were croissants, bread, apples, milk, newspapers on a large balcony with wood tables. It was raining but the atmosphere was interesting. It was very quiet which was important. To put it in a nutshell, this stay was nice but they should be careful while welcoming guests. The room we were staying was ok but apparently, we walked through a room near the entrance (single room) which appeared to be very beautiful.

Absolutely amazing! The manager was the sweetest women and remembered each one of our names. I felt extremely welcome and at home here. Every spot in the house is relaxing and peaceful. It is the most perfect spot on the island. The workers are great company I couldn't ask for anything better. The coffee was delicious!

The best place to stay in Key West by far!!! The location is perfect and the staff is excellent. Very attentive to all of your needs. All of the rooms are large and comfortably furnished. We rented the entire place for a "girls reunion" and had a blast.

Really enjoyed staying here as it was so close to everything. I thought the staff was great, very accommodating, and really enjoyed the breakfast and coffee available every morning to us. Would definitely recommend. No pool is the only downfall. We stayed in the 2 bedroom.

We decided to go to the Keys for a quick little getaway. We wanted to stay in a nice place that I can't find anywhere else (ex. Hilton, Double Tree etc.) A friend of mine recommended this place and after much reviews we thought the place and the price sounded perfect. We were 2 adults and a toddler. The room was not much smaller then your typical hotel room. It was cozy. I think people forget that these are houses turned into hotel rooms. I don't know about you, but from what I know, houses only have 1 master bedroom and then a couple of smaller sized rooms. The room was perfect for changing your clothes, taking a shower, and sleeping. I never understood why someone needs a huge room in a place where you will hardly be. I met both owners and they were very friendly. Stuart always stopped and chatted with us. The reason I couldn't give it 5 stars is because the breakfast is kind of lacking. They have coffee and tea with an assortment of packaged things like muffins and danishes. Although it did fill us up, when staying at a B&B or Guesthouse, I would expect a home cooked style meal. HOWEVER, in there defense, I also see it pointless to cook suck overwhelming amounts of food because the place is rather small and I have sure they have tried it before and it was just a waste. We will definitely be returning!

love L'habitation!! Have stayed there several times and have zero complaints. Location is perfect, one block off Duval so walking isn't bad but far enough away that you dont have any of the noise. The staff is extremely accommodating, and have been able to meet me at different points throughout the day and night when I'm checking out or arriving later than expected. Very nice people and gorgeous rooms, every room with free wifi, TV, air conditioning, and refrigerator. Will 100% be staying here for years to come

This B&B is centrally located on Eaton Street...just yards from Duval Street. Helen is a gracious hostess. She is very accommodating. The room was clean, but the bathroom looks like an after-thought. Way too small and no shelves to put toiletries. Coffee is available 24/7. There is a continental breakfast, but it is upstairs which is not convenient for the disabled so we could not participate. This place could be five star if there was adequate parking facilities which is in short supply in KW. It would be best to fly in and use a taxi. Had to park three blocks away in a city employee lot. There is closer parking, but you must pay $2/hour. Good place to stay.

This quaint guesthouse right off of Duval was so much more than we expected. My boyfriend and I spent two nights here over St. Patrick's Day Weekend and couldn't have been happier. We got an awesome room at the back of the house that had its own private entrance and a patio. The king sized bed was squeaky, but comfy, and the mini fridge came in handy for bottled water (which were a dollar by the front office). The only problem was that the shower was super small, but it was definitely not a deal breaker. The whole house was so cute and clean, the staff was friendly and helpful, and the location was perfect: right near Duval, the beach, and Mallory Square. We didn't bother eating the breakfast because of all the bad reviews, but the coffee is free! We will definitely be back.

Cannot believe this place had 4.7 stars, if I could give this place less I definitely would. The guy that runs the desk was rude and the room was very tiny I will never be back and we come down 2-3 times a year

Very quaint and clean guest house in the heart of everything. We were here for 3 nights and could walk to anyplace you would want. Staff is super friendly and helpful and personify the laid back Key West style!!! Would high recommend staying here!!!

I stayed two nights at L'Habitation and it was quite pleasant. I made my reservation based on Yelp reviews and was pleased. L'Habitation is in a good location--off Duval St. and the place is spotless!! A continental breakfast is provided on the terrace. The doughnuts, croissants, coffee, tea and OJ were just enough. Who wants to eat a big heavy meal early in the morning in all the heat? It was nice to sit, eat and chat a moment with the other visitors. And the price...very reasonable. A lot of the other places charge twice as much as L'Habitation. After spending the day parasailing, snorkeling, etc., it was nice to come back to a comfy, cozy room. The only downside is parking, but that has nothing to do with L'Habitation. There's limited parking in all Key West. Period. For the hotels that do offer parking, it's very expensive. It's a small island that's full of tourists! I highly recommend L'Habitation and would stay there again.

Let me just say I was extremely pleased! Beautiful room..comfy bed...Stuart was extremely helpful. Can't beat the location...half a block off of Duval! The only thing lacking was the breakfast, though I really wasn't expecting a lot. Packaged muffins and some fruit. Other than that, I would give L'habitation 5 stars. Worth every penny. You won't find a better place for this price. I will stay here again.
