Stayed here as a couple for four nights. Our room (#3) was very spacious and bright, located at the corner of the building, so we had three windows, plus one on the bathroom. The room has a walk in closet, with a mini bar equipped with espresso machine, electric kettle, mini fridge and sink, all very welcome and convenient. Bed sheets and towels are good quality and we were satisfied with cleanliness. The building is located on a relatively busy canal so boats passing by can be heard at all times of day and night. Curtains are not very efficient blocking light so if you need total darkness to sleep, bring your sleep mask. Breakfast must be ordered the night before, via a form hung outside the room, and it is brought either to the room or to the courtyard below at the requested time. It is basic breakfast fare (bread, butter, fruit, cereal, yogurt, fruit, OJ, hot beverages) and two options of eggs, boiled or scrambled. The location is perfect: close enough to St. Mark's Square, but far enough from the hordes of tourists permanently commuting between St. Mark and Rialto. Also, it's conveniently close to the Arsenale vaporetto stop, which is much less busy than San Zaccaria and San Marco ones. A few cons are: the shower floods the bathroom floor. We had to put rolled towels on the floor agains the glass of the shower enclosure, to avoid the bathroom becoming a swamp after the first bather. Important to mention that the shower is excellent, with abundant hot water and a large rainfall style shower head. The shower enclosure also works as a steam room, but we never used it as such. Also important to mention that the ground floor of the building is home of a couple of restaurants, so when they are open, the reception area has a strong smell of food. You can actually see the cooks working, from the entrance courtyard. In fairness, we could not smell any food inside our room. Big highlight of our stay here was the service and support given by Franco. Such a nice gentleman, so helpful and always available with the best Italian disposition. Despite the few minor issues (nothing is perfect) we would definitely stay here again.
